A study on sampling design for house price survey in city area (전국 도시 주택가격 동향조사를 위한 표본설계 연구)

  • This paper describes the design of sample of the survey on the trend of house prices in city areas. The purpose of this research is to increase the precision of house price index in 39 cities and to provide with an accurate house price indes. The sample is selected in the stratified two stage sampling. In chapter 2, review and discussions are given on the sample design now in use. In chapter 3, we describe the sample size and the stratification, the house price index and error, and the substitution of sample. Finally we consider on problems of the sample design and some alternatives to solve them.

The Inconvenient Details in Houses Pointed out by the Elderly (노인의 연령 및 주거유형별 주택내 각 실의 불편사항)

  • By 2019, Korea is expected to be an aged society, age group of 65 and older being over $14\%$ of the total population, considering their rapid increase today. Also the phenomenon of population structure are accelerated by a low birth rate and long life span. This study was intended to find out the inconvenient details in houses pointed out by the elderly. This survey was taken by trained interviewers from the people of ages 65 and older living in Daejeon city. Statistical analysis was implemented from 583 appropriate data out of 624 questionnaires using (SPSS PC+ 10.0). The results were as follows. The elderly were put to inconvenience noises in room, old facility in living room and outmoded facility in kitchen and bathroom in detached house. And they were put to inconvenience the size of room, living room and bathroom and old-fashioned facility in kitchen in apartment. The stairway and bathroom in detached house and balcony, elevator and bathroom in apartment were pointed out dangerous spaces in house.

  • The important goal of urban renewal is not to reform only Physical environment but to improve people' life quality. people who have been lived in urban renewal area are grouped to owner and tenant. owner of land or house has substituent right but tenant has only house-moving money or rental house by urban renewal. But rental house condition is not good to tenant because tenant has large family, low-income and low grade and it is essential to provide rental house for low-income class and it is worth to analyze tenant house problem The purpose of this study is to analyze the problems of public rental house and to presents solutions. The study was done in following process. First, the literatures on this subject were investigated to seek the problems of public rental house. Second, Survey were done on the staff, who works in the cooperative housing redevelopment and whose jobs are officer, consultant, real estate introducer and designer, to seek problems and solution of public rntal house. survey which is made by three group. one group is made by people who already lived in tenant APT, second group is made by people who are waiting for moving in tenant APT. Third group is made by specialist who has many experience-more than 3years- to urban renewal. Third, the Correlation Analysis was used to analyze the relation between the Area and dwelling satisfaction. Fourth, tenant policy' altenative is presented to solve tenant APT' problem which is analyzed by this study The results are as follows : First, tenant APT' size Which is regulated to 30-$45m^{2}$ is enlarged to more than $45m^{2}$ because tenant family is made up averagely of 4.8 persons. Second, tenant APT' rental cost is reduced to 100 thousand won. Third tenant APT' arrangement is divided from owner because tenant and owner want to live in group by group. Fourth, tenant house type is changed to various house type because tenant is not familiar with APT

  • In order to measure the allergen penetration of micropore fabrics, it is necessary to develop a convenient and appropriate experimental method for measuring a pore size of micropore fabrics. In this study, a simple and economical experimental apparatus was developed for the analysis of the pore size of micropore fabrics by measuring the weight reduction rate. In addition, the allergen blocking properties was evaluated by measuring the pore sizes of various fabrics. According to this study, the size of the pores of the microporous fabric could be obtained by measuring the weight reduction rates. In addition, higher weight reduction rate was obtained as the suction pressure passing through the particle permeation device decreased and the suction time was increased. It is expected that the developed experimental method and apparatus can be utilized as an experimental standard for quality control methods to verify the effectiveness of micropore fabrics used for house dust mite blocking bedding.

  • Construction of vinyl house structures is increasing because they do not have a large cross section as non-permanent structures. Vinyl house structures are apt to collapse by snow load because they have a small size member as a temporary building. Therefore, it is very important to ensure not only the stiffness of the individual member, but also the overall stability of three-dimensional arch-type vinyl house structures. The purpose of this study is to estimate the stability of arch-type vinyl house structures that have a various curvature under the vertical load such as snow load. As a result of the study, the buckling load of V27 model is the largest, and the values of buckling load have a tendency to increase with increasing H(height of arch) in the case of $H{\leq}2.75m$, but to decrease with increasing H in the case of $H{\geq}2.75m$.

  • The purpose of this study was to (md out the characteristics of the residential house in Ulleung Island in terms of building materials, structure and construction method, structural design by actual field surveys. This study found several facts; First, the house was classified into the log house and mud-wall house according to building material for wall structure. The log house prevailed in the early days of the settlement in the island because of affulent timber materials available around. However, the mud wall house became a popular type in later days because of the depletion of timber materials. Second, the Udeki wall was an unique installation reflecting the severe climate conditions of Ulleung Island. However, many aspects of the Udeki wall was changed according to the change of living style and the introduction of modem heating systems in terms of its function, size, building material, layout position etc. Third, the roofing material also has been changed from materials available locally to slate materials transported from the mainland. Fourth, the bamboo slender-ribbed door as a single-swing door type was popular and later time the single-sliding door or three ribbed door was widely used in rooms installed later instead. Fifth, the roof was placed over the room, kitchen, and Chukdam (outer wall) and this was a resonable way to cope with heavy snowfalls in the winter season in Ulleung Island.

  • This study was conducted to examine the architectural characteristics of Hak-seong Lee Family's Geun-jae-gong Historic House located in Seok-cheon-ri, Ung-chon-myeon, Ulju-gun, Ulsan. The house is said to have been rebuilt in the early 20th century after it was built in the 18th century, and now there are nine buildings left, including the An-chae, Sa-rang-chae, Sa-dang, storehouses and etc. This house is a large-scale house that is difficult to find similar cases in near region. The division of areas on each building is clear, and it is evaluated that it retains the typical characteristics of the head family in the late Joseon Dynasty in terms of its overall size and layout. In addition, the current wooden structure, which is said to have been rebuilt in the early 20th century, shows the composition method and space utilization method of the 3-Dori type upper structure, which have become more diverse since the late Joseon Dynasty. This has not been dealt with in the previous survey, and should be considered in detail through this paper.

The life style and dwelling preferences of the university students (대학생의 생활스타일과 주거의 선호성향)

  • The objective of this research is an investigation and analysis of life style and preference trend for dwelling for 450 university students. The major findings are as follows: (1) The life style is classified into 3 categories according to the priority of fashion and privacy, brand and social relationship, and family and domesticity. Women give priority to fashion and privacy as well as family and domesticity than men do. (2) Dwelling awareness is grouped into 3; one for pursuing the value of asset, another with the inclination to residential transition and the other for preferring for a detached house. Women have a stronger inclination to the economical value of house and prefers to live in the big city than men do. (3) As a factor affecting the dwelling preference, men give priority to the exterior condition such as environment, but women do the interior condition like the size of house. Men and Women showed various preferences for housing style such as detached house, villa, apartment and commercial complex dwelling, which is accord with the present housing style.

Residential Preferences by Occupation and Health Status for the Elderly (노인의 취업여부와 건강 상태에 따른 주거선호)

  • The purpose of this study was to analyze the residential preferences, the type of house, the size of living space, and the region for later life and contributing factors to their housing plan. The sample in this study consisted of 572 aged couple living in Korea. Statistics employed for the analysis were frequencies, means, X2test, logit analysis and multiple regression. The results could be summarized as follows. They preferred 31.2 pyung as living space, the single detacted house(81.1%) and living in middle-small cities or rural area. The present living space, present living area, satisfaction of economic status had significant effects on the living space in later life. Those who had a plan to live in the single detached house were affected by husband's educational attaintment, the type of present house, present and future living region. And the factors affecting furture living region were present living region, household income, household expenditure, total asset and preferred housing type. The affecting factors were different from future residential preferences by occupation and health status.

A Study on the User's Evaluation for the Visual Types of Virtual Model House (가상모델하우스의 유형에 따른 사용자 평가에 관한 연구)

  • In Korea, the construction company has provided houses through apartment sales system. Residents have obtained a variety of information about their future house by visiting a sample house called "the model house" before they purchase home. Advanced technology such as web-based VOD or Virtual Model in recent years has gradually replaced those built environment. In 2009, the Ministry of Land, Transport and Maritime Affairs announced the restraint to the construction of sample houses. Instead, they highly recommended a Virtual Model House as an alternative solution. This study aimed to propose how to design the user-oriented virtual model house through the experiment and survey research. The 3D virtual model house of 85m$^2$ apartment was built and presented by two types (Type A: Bird's Eye View, Type B: Walk through View) on the web page. The subjects evaluated presence, spatial perception and cognition, and usability of each type after exploring them. The results are as follows. (1) The subjects' evaluation of presence showed Type B has more negative effects than Type A such as feeling dizzy or tired even if their values were not so high. (2) The subjects perceived and cognized both types of virtual model house more realistic for the expression of volume of space, the size of opening, and the arrangement of furniture than that of wall finishes and materials. (3) The usability of Type A was significantly higher than that of Type B.
