The numbers of the elderly who suffer Empty Nest Syndrome have been accelerated as an aging population has increased vastly and nuclear families have been a dominating family type in modern Korean society. To make the elderly get out of this phenomenon and live actively, the scheme of converting their existing houses into shared houses was set as a hypothetical solution in this study, and finding out the responses of the elderly who owns their own houses is the purpose of the study. A small workshop panel method was used and the elderly aged 55 years upwards took part and they own a detached house that is relatively large for the elderly or the elderly couple to live alone. The workshop was consisted of 3 stages: 1. a survey 2. an interview 3. a site visit. Through this, problems that the elderly have been experiencing within their houses were looked into and the responses of the elderly on converting their houses to shared houses by introducing developed schematic plans. As a result, positive responses from the house owners were carried out based on the fact that subsidies from the government on house renovation and tenants matching programs are supported. Shared houses could provide home owners economical support with rents and help them to feel less lonely. This is one way of supporting the elderly to live and age actively in their later lives. Therefore, this idea should be established in connection with preparing aging, aged, and super-aged society.
The study finds a constructive way to improve shared houses by analyzing shared house living conditions, satisfaction of the residents and potential consumer's needs. For this, a survey of 179 single-person university residents and interviews with seven young adults residing in shared house was conducted. The results showed that shared house tenants had high satisfaction in regard to bedrooms, common spaces, and rental costs. They successfully adapted to community life by frequently using the living, dining spaces, and common spaces with respect and consideration towards other tenants by following rules. Single-person university household should prefer single rooms and the biggest consideration when they move into a shared house is rent. Affordable rates were 300,000 to 350,000 Korean Won per month (40.5%) and deposit of 3 million won or less (64.3%). Results also showed a need for a professional manager residing in the house with a cleaning service for common spaces and a want to share hobbies with other tenants (3.25/5 point scale). It is very important in a housing welfare perspective that one experiences the value of living and emotional sharing to heighten the satisfaction through shared houses. It is essential to put effort into developing a service that reflects consumer's needs for shared houses to continue as a housing alternative model for young adults.
The purpose of the study was to suggest the housing alternatives for the elderly from the viewpoint of aging in place. The study was intended to present the alternatives on the basis of the concept of group home and shared housing. In order to achieve it, first, the concept and characteristics of group home and shared housing were examined. Then, the living conditions of the elderly and the home sharing related needs of them were examined. The subjects were 201 older persons whose age was more than 65 years and lived in detached houses. Results were as follows; 1) It was identified that group home and shared housing were acceptable to the subject aged. 2) The modified group home which consisted of less than 10 individual detached houses and common area was presented as an alternative for the elderly. The individual ones were existing ones which the elderly lived in. The common area included of common kitchen, dining room, bathroom, and living room for about 10 old persons. The common area can be provided by building a new one and remodeling the existing building for other purpose or community center for the elderly. The detached houses which had spare bedrooms can be shared by another old persons. This alternative would be economic and useful to the elderly.
The number of 1 or 2 households is rapidly increasing due to the participants of women in the working society, the increment of unmarried men, and the change in family structure. The current housing market and the housing administration focuses more on the bigger number of households so that single person households are being neglected. As more individuals move to the capital, living in the city for a single person household has become very difficult. Sharing has become an important aspect among the society and shared housings have hit the minds of single person households as a new way of living. Comprehensive properties, boarding houses, housings for studying (Go-Si-Won), and officetels match the ideas of shared housings. The absent of clear standards on private rooms and shared facilities is making the living very challenging. This study aim to understand foreign (England, Australia, and Japan) institutional characteristics for shared housings to build foundations in order to bring in shared housings into Korea. The residential concept can not be applied to shared housings in Korea directly since the idea of living is different for each nation and its cultural distinctions. However, a clear classification and standards on shared housings depending on the size of the house and number of residents are needed alongside with an index of principles and residential criteria.
The purpose of this study was to find out tendencies in the planning characteristics focused on the community, single building, shared spaces and interior concept of apartment houses in Daejeon City, and to analyze these characteristics according to apartment unit floor plan based upon the arrangement of room, the type of main entrance, the type of LDK, anbang, kitchen, bathroom and the 3rd space. This study used the content analysis method and analysis was made on drawings and descriptions showing planning characteristics of apartment houses. Above all, 34 cases of apartment houses and 159 unit plans were analyzed. The results of this study were as follows: 1) The most important characteristics of the direction of housing development was the "well-being" concept including greenzone and natural environment. The most mentioned community spaces were children's playgrounds and parks. The emphasized interior concepts were noble, well-being and natural concepts. 2) The most prominent front arrangement type was the 3-bay unit plan, front space arrangement was focused on rooms and, livingroom. The most prominent front space arrangement types were R/L/R, R/L/R/R and there is a new tendency towards KD/L/R/R. 3) The most prominent LDK floor plans were of the LDK type. The type of "Anbang" arrangement consisted mainly of room-bathroom-dressing room. The type of public bathroom arrangement consisted mainly of bathtub-toilet-washbasin and the "Anbang" bathroom arrangement was shower-booth-toilet-washbasin.
Purpose: This study aimed to find out the characteristics of the communal shared housing preferred by the housing vulnerable single-person household young adults and adults. It also intended to identify overall characteristics of the young adults and adults and compare and analyze the differences. Method: The the questionnaire using face-to-face interview was conducted. The research subjects were 100 housing vulnerable single-person household young adults and adults, who were living in Gosiwon, Jjokbang, detached houses below the minimum housing standards, multiplex housing units and multi-household houses in Seoul. The research was conducted on the general characteristics, housing environmental characteristics, preferred characteristics of space planning and non-physical elements on the communal shared housing, and the collected data was analyzed using the SPSS statistical package. Result: Out of 15 categories on the communal shared housing, there were common preferences to 6 categories and differences in 7 categories between young adults and adults. At a time with the need for customized housing welfare by life cycle, these research findings are expected to provide basic data to realize customized housing welfare for the housing vulnerable and develop appropriate housing alternatives.
This study was designed to derive the characteristics of shared space composition of shared housing for one-person household through an examination on domestic and overseas cases. To examine the systematic approach to the planning of shared space, the concept and current status of shared housing were analyzed; and, the concept of shared space was derived based on the concept of Altman and, through the analysis on cases of shared housing, the shared space was classified into shared spaces for living support, passage, and community. And then, based on the standard of classification of shared space, the configuration of shared space in shared housing was examined through the analysis on domestic and oversea cases. Thereby, the arrangement and function of each type of compartment in shared space were examined and the configuration of the shared space prepared for an entrance of residents was analyzed and classified into 6 types. Each type revealed a relationship between privacy, living, passage and internal community which were all provided with respective configurative characteristics of each space. Result obtained from this study is estimated that they could be used as a basic data for the design or planning of shared spaces in shared and further, they could also be employed for the design or development of shared spaces of such houses taken the type and characteristics of residents into account.
Over the course of time, changes occur in family composition and members, and such changes impact housing life as well. In contrast to shared housing structures such as apartments, detached houses show a greater variety of changes to interior spaces such as family composition, rural area, natural environment, and modernization. The purpose of this study is to examine the change and factors in interior spaces in detached houses of rural area. Out of 40 houses studied in a 1995 survey, 23 showed changes when studied again in 2015, and 13 were selected for final analysis. This study indicated that at the time of the survey in 1995, two aspects of change occurred which showed in interior space only and internalization through interior-specific additions and improvements. An analysis of interior changes demonstrated there was significant change in kitchens, multipurpose rooms, and other spaces focused on housework and homemaking. Internalization through interior-specific is showed in balcony. As family member is increasing, it is intended to be increasing size of interior space; however, it is showed to increase size of interior space in the step that family member is reducing. It is reason that more spaces are needed when their children whose the old are living in detached houses of rural area are visited.
The purpose of this research is to find applicable design characteristics of communal spaces in multi-family houses. With this goal, international multi-family housing projects are selected and their communal spaces are identified. The purpose of study lies in analyzing on recent 10 years trends of shared space of multi-family houses in Europe, Japan, central America. The design characteristics of the communal spaces are analyzed with a special focus on the four Aspects such as Organization of space, access roads, parking, pedestrian movement In terms of the framework for analysis, community, rest, separability, rambling, territory, distribution, entrance, openness, view, prospect and aesthetic characteristics are reviewed. As a result, the communal space of the analysis are integrated in plans and sections throughout the multi-family houses. Openness and connection with surrounding urban environments are articulated by communal spaces. Communal identities and aesthetics are emphasized by various space for dweller and the other inhabitant. For a further research, it is necessary to combine a design method study with new multi-family houses for the future.
Nagaya is one of the traditional Japanese housing types in which multiple houses are attached together. In Nagaya, walls are shared by several houses but entrances are privately owned by houses. Nagaya consists of many wooden houses for common people located in parallel with narrow alleys between them. Nagaya was one of the representative housing types in Japanese architectural history. This research is to study the background of the origination of Nagaya in Japan, the characteristics of space and land planning, the features and causes of the changes in the space and land planning. In this research, we observed and analyzed unit plans of a block of gate-type Nagayas in Hanan, Osaka. The results are as follows. First, as the inner alleys(Roji) are closed, the number of entrances to each housing lot decreased from two to one since one entrance that used to be open to inner alleys(Roji) are permanently closed. Second, walls between streets and housing lots which used to be one of the outstanding characteristics of gate-type Nagayas are disappearing. Third, as the bathrooms are added to houses, the front gardens are being degraded to empty spaces or sometimes totally removed. Fourth, the space in the first floor of houses become family spaces, and that in the second floor is divided into private rooms for individuals.
