  • The purpose of this research was to find out the housing history of Sakhalin returnees since leaving hometown under the Japanese ruling period. Face to face interview had been done with 20 returnees in the community center during October to December, 2008. Personal life as well as housing histories were differed by the reason to move into Sakhalin, which still influenced the returnee' life in Ansan. The housing they had lived changed from barracks like a training camp, to Japanese small wooden cottage/row house, and then Russian brick house/apartment. Housing alteration and addition were common to renew the old house. The boundary of residing area was mostly limited to the first residing location throughout one's life without a long distance move. Housing satisfaction was very high in Gohyangmaeul because of the improvement of housing facilities and residence itself as well as convenience of housing management compared to the residence in Sakhalin. Economic and emotional aspect of life satisfaction were also high through about 8 years of living in. Forced movers still require the compensation on hand no matter the amount.

  • Researches on the pit dwellings in the Joseon Dynasty era have been constantly conducted in the archeology field since the beginning of the 2000s. Most of the related researches in the past have been on the classification and chronological record of dwelling types in archeology, but architectural researches on the dwelling history that is connected from the prehistoric age to the Joseon Dynasty era are insufficient. There are no big differences between the excavated pit dwellings of the Joseon Dynasty era and those of the prehistoric age, so pit dwellings were considered to have been used as dwellings for common people until the Joseon dynasty era. This fact is confirmed by the frequency and density of pit dwellings. In this research, what space composition of the pit dwellings that are equipped with the Korean floor heating system is shown according to the plan types was examined and the development and transition process from pit dwellings to Folk houses were analyzed and their correlations with the Folk houses of the Joseon Dynasty era were examined. The Folk house form did not start with the form of the house on the ground but originate from the introduction of Ondol, the Korean floor heating system, to pit dwellings. As the Korean floor heating system is used, the room and kitchen space are composed in the pit dwelling, and the kitchen is expanded to the one that separates the fireplace for cooking to avoid heating that is unnecessary for the summer season. As the size of the dwelling was getting bigger, the division of the space is made by the pillars that support the interior space. Also, the dwelling is expanded into a single row house and a double row house according to the progress direction of Ondol. In other words, the pit dwellings in the Joseon Dynasty era develops with making up diverse floors through the combination and expansion of Ondol and kitchen according to the dweller's convenience and life style and surrounding environment. This research is significant in the sense that it helps understand the formation and development process of our traditional Folk houses and fills the gap between the pit dwellings, which have been dealt with inadequately, and traditional Folk houses in the Korean dwelling history.

  • Urban style row-rise houses for rent have been supplied to the center of city from the 1950's first half The amount of stock is about 450,000 houses and occupies about 40% in the private rented house. As for the structure, the 60% of them is wooden-structure and the rest is non-wooden. Stocks of 57.5% of the wooden-structure and 86% of the non-wooden were built after 1981 years. It was 1981 years that the new earthquake-resistant standard was carried out, the improvement of stocks built before 1981 is necessary because those don't satisfy the present standard. To investigate the renovation possibility of urban style row-rise houses for rent, actual situation of two-story apartment at 2,4, and 5 Chome Taito-Ku in Tokyo was surveyed from July to November 2001. The number of building analyzed is 227 ridges among 234 ridges of the surveyed two-story building. 90% of building analyzed is wooden structure. 1) The site of 88% building surveyed is close to a road less than 4m width. It becomes the existing non-conformed building in the building construction act. It is impossible to make a renovation such as rebuilding, extension and remodeling because it requires the set back when renovating this type of non-conformed building, 2) The building built before 1981 is almost wooden-structure, and occupies 37% of the building surveyed, and doesn't satisfy the present earthquake-resistant standard. An improvement of them is needed because the decrepitude of building proceeds. 3) 50% of openings and 40% of windows of the building surveyed doesn't use noncombustible materials. Though it becomes the existing non-conformed building, it can satisfy the present standard by replacing openings with noncombustible materials.

Housing alteration and addition and rebuilding were common to renew the old existing house. The boundary of residing area was mostly limited to the first residing location under soviet governing system throughout one's life without a long distance move. Housing satisfaction was very high in Gohyangmaeul because of the improvement of housing facilities and residence itself as well as the convenience of housing management, compared to former residence in Sakhalin. Economic and emotional aspects of life satisfaction were also high during about 8 years of living in the apartment. • Multi-unit house, multi-household house, row house and apartments with less than 500 households were included in the list of anti-crime for buildings following the revision of the "notice of crime prevention building standards" on July 31, 2019. Strengthening the performance of crime prevention buildings is inevitable to increase the cost of building construction, including installation of preventive facilities and use of facilities that have secured performance. Thus an economic analysis on the costs and expected benefits of implementing the standards is required for social consensus. Economic analysis is divided into cost analysis and benefit analysis. This study aims to perform an economic analysis on the installation of crime prevention facilities in the buildings subject to expanded crime prevention obligations. Cost analysis is calculated as the sum of the cost of installation and the price of the crime prevention facilities installed for each target residential building. Benefit analysis is calculated as the social cost of targeted crimes that are expected to decrease due to the installation of crime prevention facilities. Economic analysis shows that the total cost of installing crime prevention facilities in residential buildings is estimated at 107.31 billion won per year, while the total benefit from enhanced crime prevention performance is estimated at 9.38 billion won per year. Considering inflation, benefits are expected to outpace costs in the 28th year since the system was implemented.
