The Improvement Direction of Piloti Space for Neighborhood Regeneration of Deteriorated Low-Rise Residential Block (노후 저층주거지 근린재생을 위한 필로티 공간 개선 방향)

  • The objective of this study is to propose a community facility design for the revitalization of the piloti spaces of deteriorated low-rise residential blocks. For this study, the precedent research and institutional limitations are examined. In addition, this study selected and analyzed a deteriorated low-rise residential block utilizing pilotis. Generally, in this type of residence, 8 to 10 generations live together in multi-family houses and row houses, so it is a type of housing that lacks both public space and parking places. Therefore, we attempted to improve the situation of the communities by making use of the space between the pillars and walls without infringing on the parking places. In addition, we took into consideration the design and arrangement of the piloti by evaluating the inconveniences and needs of the residents through interviews. Specifically, various modules were planned and used to transform the spaces between the pillars of the pillar type piloti structure. This study examined the possibilities offered by various materials and modules, and studied the diverse possibilities that can be offered by changing the modules.

Priority of Residential Choice and Housing Satisfaction among Studio-type Multi-family Housing Dwellers in the City of Gwangju (원룸형 다가구주택 거주자의 주거선택 중요도와 주거만족도 - 광주광역시를 중심으로 -)

  • The purpose of this study is to gather baseline data on perceived priority of residential choice and housing satisfaction rates among consumers with the aim of using this information for future planning. Self-administered questionnaires were provided to 196 studio-type multi-family housing dwellers in the City of Gwangju from 2009 Apri 5th to 29th. The collected data was used to conduct comparative and descriptive statistical analysis: factor analysis, t-test, one-way ANOVA, correlation analysis. The main findings obtained are as follows: Firstly, in relation to perceived priority of residential choice, dwellers identified seven factors as important. Secondly, in terms of housing satisfaction about a unit room, the respondents identified five factors as important. This study confirmed that there existed passive correlation between priority of residential choice and housing satisfaction among residents in studio-type multi-family housings in Gwangju. It is very necessary to project a studio-type multi-family housing close to transportation for easy access, avoiding commercial districts. Delicate interior and design will attract more female residents as well as fully-equipped parking lots for people who drive to their workplace. According to research on a degree of housing satisfaction, all respondents expressed dissatisfaction with "noise". Therefore, in dealing with construction plans of studio apartment units, from now on, sound proofing facilities are required to reduce the acoustic invasion of privacy, especially, for units with more than two people. In order to satisfy all the demand of residents in studio apartment units, we have to pursue systematic and succeeding research about a studio-type multi-family housing well-fitted for the actual circumstances of local area and suitable for longer stay. To sum up, more research and development will be required for high-class studio-type multiplex housing for sale in dealing with households with financial stability such as two-paycheck couples, so-called DINK, or a professional single person, in the future.

A Study of Supply Patterns and Residential Characteristics of Urban-type Housing in Seoul (도시형생활주택의 공급현황 및 거주특성 연구 - 서울시 공급사례를 중심으로 -)

  • This study investigates supply patterns and residential characteristics of the Urban-type Housing in Seoul. There have been 3,336 buildings and 71,790 housing units approved until the end of 2012. One-room apartments and small units less than 30 $m^2$ of residential area amount to 81% and 82% of total units, respectively. Major findings are as follows. First, single- and two-person households less than 30 years of age are mostly lived in the housing. Respondents are mainly professional and white-collar (43%) and service and sales workers (27%). Most of them are mid-income classes (67%), which is twice more than that of single- and two-person households in Seoul. They pay 672 thousand won in rent more than average rent of mid-income class. The rent to income ratios are 29.9% for single households and 24.5% for two-person households, which are higher than that of mid-income bracket. Third, their satisfaction level is relatively high in internal environment and access to public service facilities, but not in external environment and community service facilities. They are satisfied with security and daylight, walking and safety, access to public transport and parking space, but not with noise and vibration, natural environment, access to park and cultural and sports facilities, and most community service facilities. It is necessary to reexamine the articles of deregulation and prepare design standards while considering different housing and locational types.

The Post-Occupancy Evaluation of Outdoor Environments in Bundang Model Complex: With Super High-rise.High-rise.Low-rise Apartments in Hyundai Apartment Complex (분당시범단지 초고층.고층.저층단지의 옥외환경평가 : 현대아파트 단지를 중심으로)

  • The survey site, the Hyundai Apartment Complex in the Bundang Model Complex, includes three housing layout types; super high-rise, high-rise and low-rise apartment buildings. The site includes artificial ground over underground parking lots. The overall objective of this study is to evaluate social and physical factors of housing environments in each types of layout. The data has been complied from residents of apartment through questionnaire. The questionnaire include elements of neighborhood, outdoor space, parking zones, and the overall complex design in each layout types. The predictors of outdoor space satisfaction in apartment housing complex are found as follows: "abundance of trees in quantity", "the role as front yards", "harmony of buildings with landscape", "the more distance between buildings" and "maintenance quality of site". Layout of super high-rise apartment site is most satisfied. Introduction of car-free deck space is favored by resident because of safty and quiet resting area. However the low quality of green and lack of shades on the artificial land are identified as problems.on the artificial land are identified as problems.

  • Securing a stable residential location is one of the most important decisions that must be made in the modern society. On this matter, both individuals and their families must decide on where to live after taking into consideration various analyses. Contributing attributes in the selection of our dwelling place are crucial. In this research, influencing variables were derived from the intention to move by focusing on the characteristics of the household and traffic conditions, while implications were suggested through a comparison of urban characteristics. Suwon was selected as the case study. The result of the analysis showed the city of Suwon has longer communal satisfaction, relies on self-sufficiency, and is conscious of parking regulation. Preferences for rental housing, having infants and elementary school kids, high savings, and commuter convenience in Suwon and Gyeonggi-do ranked higher in the hierarchy of the intention to move. Compared to Gyeonggi-do, Suwon was influenced by commuters in the city and parking regulation-related variables. Meanwhile, Gyeonggi-do was affected by the lack of public transportation facilities and traffic congestion. Suwon, on the other hand, has a high share of passenger car ownership, so it seems that the psychological stability of parking space is significant. This research will contribute in the policy-making of Suwon, especially on the subject of migration prediction of citizens and real estate location selection, through analyses of variables related to the intention to move to a new residence.

Revitalizing Plan for Public Using Building through Current Status Survey in Rural Residential Area (농촌주거지역의 실태조사를 통한 공동이용건축물의 재생방안)

  • A demand of public using building in rural residential area changes over times. With the changes, the function and the scale of the public using building are also changed, the building is more influences on people in rural area. However, the most of facilities have been focused on the agricultural productions, and thus the facilities of health care, culture, and daylife supporting were not enough comparing to the facilities in urban area. This study surveys the facility and grasps the current status and problem of 37 rural residential area. In addition, three different revitalizing plans of public using building as a current availability and plan for use are suggested. A new community center where is expected that the public usage is increased should be managed intensively regarding an air conditioning, and waterproofing work, while an old community center and the warehouse where are expected that the public usage is decreased, but have locational advantage should be used as a rural life experience facilities and a accommodations with remodeling unless the safety matter A parking lots are considered that the availability is gradually increased and needed for public while it is difficult to get a new available site because of the ownership. Therefore, it is national decision to secure the site by removing the discarded facilities.

  • The urban areas have various landuses such as residential, commercial, industrial and official purposes that are highly concerned with human activities. The other landuses are relating to vehicle activities, which are roads, parking lots, bridges, parks etc. The mainly using landuses by human activities are possessing three different areas that are buildings, parking lots/roads and landscapes. Of these areas, the buildings and landscapes can be classified as non-pollution areas. However, the parking lots or roads are classifying as the main pollution areas because of vehicle activities. Therefore, the landuses arising the nonpoint pollution during a storm in urban areas are roads and parking lots. The vehicles are emitting lots of nonpoint pollutants such as metals and particulate matters and it is impacting on water qualities and aqua-ecosystems nearby the city areas. Therefore, this research was conducted for characterizing the pollutant types and determining the EMCs (Event Mean Concentrations) and unit pollutant loads during a storm. The monitoring was performed on 9 locations such as highways, service area, tollgates, parking lot and bridges. All of the landuses selected for monitoring are concerned with transportation. The results can be effectively used to predict the pollutant loading before urban planning and to select the BMPs (Best Management Practices) for reducing the pollution.

The Evaluation of Outdoor Environmental Quality Level at the Improvement Area of Residential Environment - Case Study of Taegu - (주거환경개선사업 지구의 옥외환경의 질적수준평가 - 대구광역시를 중심으로 -)

  • The purpose of this study is to evaluate the outdoor environmental quality level at the improvement areas of residence and examine the changes of these areas where the improvement process has been performed. The indicators of outdoor space were examined for case study and several improvement areas were selected and analyzed in terms of these indicators. The improvement areas may be divided into two branch, one is a housing improvement area and the other is a multi-family housing area. The results of this study were as follows; 1) Land-use intensity in both cases was much higher than before. 2) Open space ratio in the housing improvement areas was not enough but in the multi-family housing areas was enough. 3) The road ratio in both cases was much higher. 4) Parking space was not enough to accomodate all the cars in projects. 5) Public facilities and green space did not exist in housing improvement areas but existed a little in multi-family housing areas. In order to improve the environmental quality level, the proper residential density such as dwelling density, open space ratio, land-use intensity should be planned in advance.

  • The study aims to figure out the problems of Daldongnae (hillside shantytown) in Jaman-dong, Jeonju, and to propose the countermeasures for village regeneration. Based on the survey of current conditions in the area and the case study of successful regeneration projects, this study suggests regenerating concepts for the community. The study on the current state analyzes that Jaman-dong is faced with the population decline, especially among the young, the lack of community facilities and infrastructure, and the unfavorable situation in the residential environment. The case study involves three successful Daldongnae regeneration projects: the culture-based regeneration of Cultural Village (in Gamcheon-dong, Busan), the regeneration focused on healthcare and education of Ibagugil (in Choryang-dong, Busan), and the community-led regeneration of Rainbow Village (in Dae-dong, Daejeon). The regenerating concepts for the community are as follows: utilizing the existing local community center as a gathering place for the residents, furnishing a cultural space for a growing number of visitors, adding new parking space, installing convenient facilities in order to provide better pedestrian environment for the disabled and elderly, improving street landscapes, and establishing citizen participation programs.

A Study on the Suitability of Characteristics for Planning of Exterior Pedestrian Spaces in Large-scale Apartment Complexes (대규모 아파트단지 외부보행공간의 계획특성에 관한 적합성 평가 연구)

  • Lately construction companies are differentiating the outdoor spaces of apartment complexes to satisfy the needs of residents by providing underground parking area and variety of outdoor community spaces. Building walking networks through residential unit area, the major passage area and the entrance area of the complexes is very important factor to increase the use of the outdoor environment in the complexes. The purpose of this study is to evaluate the characteristics and the elements for the planning of exterior pedestrian spaces carefully through the analysis of current large-scale apartment complexes. In this study, the utilization of space, the connectivity to other spaces and the application of Universal design were evaluated through site visits in 5 large-scale apartment complexes. As a result, the utilization of space is well applied in the most of complexes especially in residential unit area. The connectivity to other spaces has low application compared to the others. Universal design is also well applied except sub criteria for the blind in most of complexes. This study will be able to help in providing better exterior pedestrian environment for residents in apartment complexes.
