Analysis of Residential Environment Satisfaction and Residential Preference in Daegu Downtown (대구 도심의 주거환경만족도와 거주의향 분석)

  • As an empirical study on Daegu Downtown showing decentralization phenomenon, the purpose of this study is, based on the residential satisfaction research targeting the Downtown residents, to analyze the residential environment satisfaction and residential preference. Considering the parameters of measurement, we used the Ordered Logit Model and Logistic Regression. The results are as follows: First, the comprehensive residential environment satisfaction is relatively lower than that in 2008 and the residential preference in Downtown is similar to that of the past. Second, among the 7 factors that constitute the Downtown residential environment, the house, the landscape, and the security have a relatively large influence on the comprehensive residential environment satisfaction. Third, the residential environment factors which affect those who are hoping continuous Downtown residence are the safety, the house and the complex.

  • The purpose of this study was the evaluation about the evaluation of the local community as family-friendly residential environment. We executed the survey to find 1) the evaluation of local community as family-friendly residential environment, 2) the usage and satisfaction of the local community facilities and programs, 3) the improvement of local community as family-friendly residential environment. The method was a residents survey. Data were collected from 160 married men and women with children lived in Seoul and Gyenggi-Do. The findings of this study are as following; It was more satisfactory residential environment with family-friendly elements than residential environment without family-friendly elements in residential environment satisfaction. The children care facilities was used higher. Local community facilities and program for family-friendly residential environment was not satisfied. Local community facilities and program for family-friendly residential environment was needed higher. The representatives as leading role was local community and residents in family-friendly residential environment.

  • The purpose of this study is to analyse the pedestrian environment of the residential area in residential development. The result of the research are follows; first, the pedestrian environment in the apartment quarter is better than independent residential quarter. second, the pedestrian and the automobile use together the street, because the side walk ist not established from the road where the width is narrow. finally, the condition of side walk paving ist bad, so that the pedestrian environmental level decreased badly

A Study on Correlation between Residential Environment Stress, Residence Coping Style, and Emotional Intelligence (주거환경 스트레스와 주거대처방식 및 감성지능의 상관성 연구)

  • The purpose of this study is to consider the importance of residential environment by grasping factors for residential environment, and also grasping the relationship between residential environment stress, residence coping style, and emotional intelligence. Self-report survey and emotional intelligence measuring tool developed by Wong & Law (2000) were conducted in this study to investigate the contents of residential environment stress, residence coping style, and emotional intelligence, and subjects of this study were students of D university. As a result of this study, residential environment stress that respondents recognized was not high, but stress in super ordinate stage of residential desire was higher than that in subordinate stage. Also as the result of conducting correlation analysis of the relationship between residential environment stress, residence coping style, and emotional intelligence, there was insignificant correlation. It is supposed that the result is caused by limited respondents in this study, and it is considered that more reliable analysis with expansive inspection will be required in the future study.

Need of Dormitory Environment Improvement and School-life Stress in the Special-purpose high school according to Residential Satisfaction in Dormitory and Housing (기숙사와 자가의 주거환경 만족도에 따른 특목고의 기숙사 환경개선 요구도 및 학교생활 스트레스)

  • The purpose of this study is to investigate the influence the need for improvements to dormitory environments and to study the stress from school-life according to residential satisfaction in dormitories and housing. For the purpose of this study, a survey was conducted including a questionnaire consisting of a residential satisfaction scale, a need of dormitory environment improvement scale, and a school-life stress scale. The subjects were 453 special purpose students in Daegu and Gyeongsangbuk-do who all live in a dormitory. Factor analysis, Cronbach' $\alpha$ and MANOVA were employed for data analysis, and Scheffe test was used for post-hoc analysis. First, the lower group the satisfaction of a physical residential environment in a dormitory, the more likely it is that the dormitory environment need improvement. The result of this study suggests that dormitory students are much more sensitive to conditions relating to physical residential satisfaction than to sociopsychological residential satisfaction. Also, the residents believe that change to these physical residential conditions facilitate an improvement to sociopsychological residential satisfaction. Moreover, when the satisfaction of a physical residential environment is lower group, more perceptive stress occurs from academic, health and personal factors while a lower satisfaction for the sociopsychological residential environment results in a more perceptive stress from the environment. The result of this study suggests that dormitory conditions indicate the necessity of improving the environment to adapt well to school-life, thus reducing stress. Also when simply providing a supplementary physical residential environment the sociopsychological residential environment should be considered, as this can cause conflicts between roommates. Second, the lower group the satisfaction for a physical residential environment in housing, the more likely it is that the dormitory environment need improvement. The result of this study suggests that for environments of inadequate housing there is a strong urge towards needing more independence and a better living environment. Third, when group feel there is a more substantial difference in the physical residential environment between dormitories and housing, it is more likely it is that the dormitory environment need to be improved. Also, when they feel there is more substantial difference in the sociopsychological residential environment between dormitories and housing, a more perceptive stress is detected from the environment. The result of this study suggests that dormitory students want to have the same level of conditions as those provided in housing. Also, dormitory students want to need more physical environment improvement than sociopsychological environment improvement.

  • Recently, people's attitude toward residential environment has been changed from a simple shelter to a place affecting their mental function, and the change has increased demand for high quality of residential environment. Nevertheless, a number of unsatisfactory elements that do not meet the demand of residents for residential environment have continuously caused them to be exposed to stress. The purpose of this study is to explore the importance of residential environment by examining stress factors from the residential environment and finding out the effects of the residential environment stress on human emotional intelligence quotient and its application pattern. This study was carried out using not only self-report questionnaires with the Likert 5-point scale to find out the origin of residential environment stress factors, but the emotional intelligence quotient measuring device developed by Wong & Low (2000) to analyse correlations between the residential environment stress and emotional intelligence quotient. The questionnaire survey in this study was carried our among students of D College, and data were analysed using the statistical program SPSS, version 14.0.

The Development of Measurement Model for Evaluation of Residential Environment in Low Income Families by LISREL Program (LISREL을 이용한 주거환경 평가 측정모델 개발 -대전시 저소득층을 대상으로-)

  • The purpose of this study was to develop a measurement model for evaluation of residential environment in low-income families. Residential environment means the housing unit itself and neighborhoods and community characteristics. Based on the previous research on housing environment, six factors (comfortable environment in indoor and outdoor, facilities environment in complex and community, sociopsychological environment, management and economic environment) were selected to evaluate residential environment and to provided a foundation for exploring the multidimensional factors of this research. As s confirmatory study, an Analysis of Linear Structural Relationships(LISREL) was utilized to develop the model. Despite of some measurement errors, the goodness of fit of an overall model was acceptable. Facilities environment in complex and sociopsychological environment were the most important factors in residential environmental evaluation of the low income families. the findings showed that housing policies and programs to improve the quality of homes in low-income families seemed to be beneficial to improve residential satisfaction of the residents.

Study on the change in the Satisfaction Degree on the Residential Environment and the change in the Selection Tendency of the Residential Property - Targeting Seoul Residences - (주거환경 만족도와 주거선택요소 중요도 변화에 관한 연구 - 서울지역 거주자를 중심으로 -)

  • Recently, Seoul residential real estate market showed a big change, especially in 2007. The residential property price in Seoul had been mainly affected by 5 provideces: Kangnam-gu, Seocho-gu, Songpa-gu, Gangdong-gu and Yangchun-gu, but these providences started to show the decrease in price while the other providences ironically showed the opposite direction. Therefore, this project was derived from this phenomenon recognition and the necessity as the new market trend requires. The pre-research was carried out with the point of social-population academic view, but this project provides the analysis on the new market trend by simplifying the complex valuation indexes, originated from the pre-research. In result, the aspects of the change could be categorized into time-manner classification and territorial-manner classification, in cope with the change in the satisfaction degree on the residential environment and the selection tendency of the residential property. Based on the the moving-preferred area criteria, the territorial classification was categorized into 3 areas: 5 providences, which showed the initial decrease in real estate price (area 1), the other Kangnam area (area 2), and Kangbuk area (area 3). The result illustrated the reasonable change in the satisfaction degree on the residential environment and the selection tendency of the residential property. This project was able to reach the following conclusion : Firstly, the housing development planning should be devised by the residential environment, including the view and the natural environment, not by the area. Secondly, the housing development planning in the other Kangnam area (area 2) and Kangbuk area (area 3) should embrace the business function, not the housing development only. Last, the housing development planning in Kangbuk area (area 3) should be able to enhance education and culture function and be connected by various transportation system. This project analyzes the change in the satisfaction degree on the residential environment and the selection tendency of the residential property. Thereafter, this project has the purpose of providing the aid in understanding of the basis of housing development information.

The Effects of Personalized Residential Environment Improvement on Occupational Performance Satisfaction and Activities of Daily Living : Case Studies in Stroke Patients (개인맞춤형 주거환경개선이 작업수행만족도 및 일상생활활동에 미치는 효과 : 뇌졸중 환자를 대상으로 한 사례연구)

  • Purpose: The purpose of this study was to investigate the effects of personalized residential environment improvement on occupational performance satisfaction and activities of daily living(ADL) in stroke patients, and desire to use as the basis for presenting an effective method for improving the residential environment of the disabled patients. Method: This study has been carried out with 3 stroke patients undergoing therapy for rehabilitation at the S hospital from August 2014 to January 2015. Residential environment improvement was conducted based on the desired space. Occupational performance, satisfaction and ADL assessed by modified COPM, K-MBI. Intervention has provided grab bar and aids fit to the environment of each person. Result: After residential environment improvement, ADL score was improved, but improved scores for specific items only. In occupational performance and satisfaction, there was a significant difference. Conclusion: The results of this study were to find out that there is a positive effect of personalized residential environment improvement on occupational performance satisfaction and activities of daily living in stroke patients, could be used as a basis for presenting an effective way to residential environment improvement of the disabled patients.

  • This study has the purpose to reveal the differences of residents' level of satisfaction & demand of neighborhood environment and recognized residents' importance level & improvement priority of neighborhood environment at new 3 residential areas in the middle-sized city. The 3 residential areas had differentiated development concepts; (1) residential area in the downtown (2) government-residence compound area in the downtown and (3) industry-residence compound area in the outskirts. Followings are the results of the study. 1) It is different that importance level which have effect on satisfaction of neighborhood environment according to the 3 residential areas. 2) In terms of improvement priority residents present higher preference on location. In terms of improvement priority is different according to the 3 residential areas.
