A Study on the Residental Environment of the Housing in Cheju Island. -Entering Around the Spatial Peculiarity of the Village of Ojori- (제주도 민가의 주거환경에 관한 연구 -오조마을의 공간적 특성을 중심으로-)

  • The traditional housing of Cheju Island has been steadily researched, but from the point of an environmental view which has been neglectly treated all the while, the formative process of the housing and its relationship to the structure of a village are studied, so the writer summarized the relation to the housing type. To study the peculiarity of the physical space, a type of a way, and element of the spatial structure, by stage and a type of the arrangement of the residential space are researched and analyzed, and to understand the plane peculiarity, the distribution of the plane type has been studied. In consequence, the housing and the structure and the form of the village have an organic relation each other and have been made under a very diverse and mixed background, we can find. Especially, the element of the natural environment acts as an important element which decides the type of life and the residential type. The arrangement of buildings is gradually free from the traditional type, but a traditional type of "Three-Room House" is kept well in spite of a change of the plane type.

A Study on the Correlativity Between Land Price and Residental Environment Elements - Focusing on the Haeundae-Gu and Suyoung-Gu in Busan City - (지가와 주거환경요소의 상관성에 관한 연구 - 부산광역시 해운대구, 수영구를 중심으로 -)

  • This paper attempted to investigate not only the correlativity of land price and residential environment elements but also the effect that the residential environment elements influence on the land price, focusing on the Suyoung-Gu and Haeundae-Gu which are representative residential and waterfront area in Pusan. For this purpose, regression analysis and correlation analysis as the residential environment elements in independent variable and the land price in dependent variable were carried out. First of all, from the correlation analysis between the land price and the residential environment elements, it become clear that the variables such as the land use, the distance to arterial road and, the distance to subway station have high correlativity with land price in all the research area. Then from the individual power of explanation and accumulative power of explanation of the each variable to the land price through the regression analysis, it was become clear that 7 variables which are the land use, the distance to trunk road, the distance to subway station etc. have 67% of the power of explanation to land price at the Suyoung-Gu, and 50.5% at the Haeundae-Gu. Moreover, researchers had an special interest in the correlativity between the distance to the coastal line and land price as well as the power of explanation of the distance to the coastal line for the land price. It means that researchers expected the variable of the distance to the coastal line have a strong correlativity and high power of explanation for land price. However, from the regression analysis and correlation analysis, it was become clear that the variable of the distance to the coastal line have a weak correlativity, and low power of explanation which is just form 6.4% to 7.6% in all the research area. In other words, it might be said that the variable of the distance to the coastal line is not so important one to presume the land price.

  • Apartment complex has become the major residental type of the urban structure. apartment complex has started to equip various subsidiary welfare facilities recently. environmental planning for play space has especially been important due to the growing attention over children's emotional development. In this study, arrangement types for play spaces in apartments to invigorate communication had been analyzed focusing on physical environment. based on previous studies, the arrangement of subsidiary welfare facilities can be categorized into dispersal type, concentrative type, affiliated type, and affiliated concentration type, and the elements to invigorate communication consist of circulative elements which contain location of play space and affiliated facility, visual elements which contain visual openness, and social elements which draw arrangement types of benches. the result of the analysis devide the arrangement type into concentrative type, affiliated type, and affiliated concentration type. referring to the location of play space, the first, if it is situated outside of apartment complex, theme-centered play space can be equipped to invigorate communication, the second, if it is situated in the center of the complex or outside of the apartment complex, low fence can be applied for free sight, and the last, straight type of bench arrangement should be used in big scale play space, aspectant type and gazebo type of the arrangement can be situated only outside of complex. This research could serve as a baseline of physical environment analysis to invigorate communication for play space in apartment complex.
