  • SHIFT is public rental housing policy introduced by Seoul Metropolitan in 2007, which works as Chonsei(korean unique deposit rental system). This paper examines the effect of SHIFT on Chonsei prices of neighborhood apartments. To estimate the change in prices of Chonsei after the provision of SHIFT, I collect data on Chonsei prices of apartments within a 5km radius from the SHIFT housings. Summary of main results are following. Chonsei prices of the apartments within a 2-3km radius decreased by 4.4% after the provision of SHIFT housings. In contrast, when it comes to apartments within a 1-2km radius, I can't find the stochastic relationship between the provision of SHIFT hosing and price changes. This results can be explained by "Offset effects" caused by real estate development. Provision of SHIFT can sequentially induce nearby area's development, which plays a factor in the effect of price increases. And this offset effects varies in each apartment complex depending on demand for Chonsei and supply of the SHIFT.

  • Servitization presents an innovative model to create business value in the automotive industries. This study set out to introduce a servitization model based on the rental business of the tire industry and identify determinants to affect the renewal of contracts around the service types of servitization and the characteristics of customers. Independent variables include the service types, demographics and regions, and inflow channels in 163,742 contracts by case companies in the nation in 2016~2019 with the renewal of contracts as a dependent variable. Correlations between variables were analyzed through cross-tabulation and binary logistic regression analysis. The findings show that the contract renewal rate had positive(+) relations with customized service and negative(-) ones with vehicle maintenance service. There were differences in the contract renewal rate according to such customer characteristics as gender and region, but no clear correlations were found in the age group and vehicle type(domestic/foreign). Of the inflow channels, offline channels tended to have a higher renewal rate than online channels. At open malls, contract renewal increased by 8.4 times due to contract switches at offline channels. Based on these findings, the study discussed directions for practical strategies with regard to the development of new service, implementation of customer-centric servitization, and management of sales channels according to the servitization of manufacturers.

  • Despite the economic downturn, the amount of clothing being discarded is increasing due to the fast fashion. The purpose of this study is to propose a fashion sharing service development to settle the rational consumption culture along with the abandoned clothes problem. Shared fashion rental service has attracted as a solution to environmental problems not only when clothes are incinerated but also in manufacturing process, but there is a lack of precedent research. Therefore, this study is meaningful in that it has developed two development plans based on the results of analysis of service case based on three factors by Rachel Botsman. First, active community development. Second, it is the creation of goods through activation of the shared economy. In this study, there are limitations that can't be proved through actual application, so more research is needed through empirical studies on actual users in the future.

  • In modern society, the transportation sector is having difficulties with mobility, safety, energy and environment issues so that solutions should be prepared progressively. Recently developed countries are paying greater attention to car-sharing systems as alternatives for relieving problems caused by increasing number of vehicles. Car-sharing systems are believed to keep the number of personal vehicles down and traffic congestion due to the fact that this system induces efficiency of vehicle operation. In this study, authors focused on solving the imbalance problem of car-sharing systems dynamically, to specifically improve one-way car sharing service. Therefore vehicle relocation algorithm was designed for maximizing profit of car sharing operators. For the application of the vehicle relocation algorithm among rental offices, we selected Haeundae-gu, Busan as the area of study. Rental offices have been designated to the zone centroid and we calculated the shortest path between rental offices by using TransCAD. In the study, we adapted MATLAB for the application of vehicle relocation algorithm. As the results, the total vehicle relocation time was estimated as 59.9 minutes. In addition, vehicle relocation algorithm was verified successfully by using Decision Tree method.

With the rapid growth of related fields, users can easily rent shared electric kickboards in the vicinity, but management after use is not performed properly due to the absence of a designated rental station, and It is a situation that electric kickboards are being damaged. For this reason, citizens' perception of shared electric kickboards has changed negatively, and it is said that the service of shared electric bicycles is limited in some cities. Therefore, in this paper, we propose a user filtering system that extracts Black Consumers that can negatively affect the rental system through indiscriminate use. • Aging is accompanied with numerous transitions in life, and residential environment becomes a pivotal part of the elderly's lives. Physically supportive housing linked with services emerges in midst of the reality that retrofitting housing with special features has been seriously underfunded. The purpose of this study was to examine the residential satisfaction of the elderly in two types of independent living arrangements specially designed for the elderly. The indices of residential supportiveness were developed, and the questionnaire survey was adopted for data collection. Two hundred eighty residents living in two different kinds of senior housing participated in the survey, and all the collected responses were used for data analysis. The finding showed that almost all of the elderly positively assessed their senior living. That is, the statistical analysis illustrated that satisfaction indices of senior living significantly and positively contributed the satisfaction with overall residential environment. Satisfaction with physical environment was the only strong predictor in explaining current residential satisfaction of the elderly in senior rental housing, and accounted for a small proportion of the variance in the dependent variable. Since affordability was the biggest concern among residents in senior housing, it was of significance that long-term housing affordability was ensured and reduction in service cost by utilizing economies of scale was pursued.
