Residential building owners are turning toward renovating their existing buildings to improve old and inefficient HVAC systems. Due to the renovation, much of the added costs will inevitably be passed on to tenants by increasing rent rates. This increment often increases the vacancy rate in the buildings. To balance the interests of both owners and tenants, this paper suggested a method to determine an appropriate rental rate increment for the HVAC system renovation. A case study on residential buildings was conducted to determine a balanced point where the rental rate increment that offsets the amount tenants are willing to pay for the renovation. To calculate all costs incurred by the renovation, life-cycle cost analysis was carried out. Therefore, this paper ultimately provides a threshold value of rental rate increment such that building owners can make a reasonable decision on the HVAC system renovation.

This paper aims to analyze the safety evaluation of the existing transformer for the 0.85 millions of public rental apartments as EVs(Electric Vehicles) increase in order to overcome the environment pollution issue and maintain sustainable development. It is analyzed that the 56.4% capacity of power transformer could secure as EV charging infrastructure, based on the analysis of respective utilization patterns of the housing and power transformer. The acceptable number of EVs is 0.04~0.06 per household from the spare capacity of the power transformer. It is analyzed that EV stock is prospected less than 0.03 per household in 2030, considering the condition of the public rental apartments residents and the growth rate of EVs according to practical scenario. The power demand for EVs is within the allowable capacity range of the power transformer, so the research shows that there is no problem in the stability of the existing transformer until 2030.
The rental housing has played a key role to supply a decent living space for the low-income households. The owner of the rental housing should maintain and manage the building physical condition. On the other hand, rents should use the housing without any damage and pay a certain fare for the rent. A rent is classified into two types : private and public. The public rent is mainly to supply a living space for non-available home owner with a low-rent fare. Many of public rent are built and supplied by the public institution or local government. The supplier would take a responsibility to maintain the building and components, reflected by the maintenance plan and repair scope. In this paper, it aimed at providing the repair time in building components of the public rental housing such as lighting, electrical cable, paintings and etc.. The repair time is analyzed with three calculation methods which are solved by the probability and empirical approach. Results are as follows : First, the repair time of the electrical facilities are maintained with 11yr, 10yr and 7 in permanent, public and redevelopment rent respectively. The roof proof has a repair time with 14yr, 11yr and 8 in permanent, public and redevelopment rent housing respectively. Second, Most of the components has a prior length of the repair time in permanent, public and redevelopment rent sequently. There is a difference in repair time according to the rental types. Therefore, it would continue to research the difference in aspect of the living style, building physics, living consciousness and etc.

Housing selections of the elderly depends on various changing factors as they get old. Among those factors, housing satisfaction might be one of the most predictable and crucial factor. This study is focused on the casual effect of housing satisfaction on the elderly's likelihood of selection among three alternatives of housing type. The sample was selected from 349 elderly aged above 65 who were living in Jeonju area, and was analyzed from multiple regressions and casual analysis. The results could be summarized as follows; First, the elderly preferred 'their own house living at present (aging in place)' among three housing type. Second, factors that influenced on housing satisfaction of the elderly were condition of health, economic status, living with spouse or not, level of social activities, and family supports. Third, the elderly who were male, without spouse living in single-family houses, in better health condition and with lower educational level were having more likelihood of selection of present housing. The elderly who were having more likelihood to select reverse mortgage payment were male, with spouse, living in apartment houses, the older, in worse health conditions and economic status. And the elderly who were male, with spouse, living in apartment houses, and in worse health conditions were having more likelihood to select national rental housing.
The purpose of this paper is to analyze of the home energy consumption and conservation awareness, usage patterns and policy directions for housing energy-saving house by three types of houses tenure. The results of analysis is : First, there is existed to the difference in average by each housing tenure types. Second, the residents of sales apartment and tenants of private and public rental apartment are practices in the energy consumption and conservation Third, the behavior between residents of sale-housing and the tenants of private and rental housing on the energy-saving behavior items is existed with behavioral differences. Finally, the consumer-oriented incentives method in the future housing energy' policy direction might be used more efficient and effective than others
This study aims to examine the distinctions in evaluation index items between overseas and domestic ecological area-related systems, derive analytical indicators, and assess recently completed apartment complexes before and after the implementation of overall ecological area ratios. The objective is to analyse variances in the application of ecological area characteristics, categorizing them into ecological area analysis indicators and presenting their implications. The spatial scope covers completed apartment complexes in both metropolitan and non-metropolitan areas. Thirty-six completed apartment complexes were selected for analysis, and basic ecological area data were compiled. Subsequently, the data was utilized to categorize three analysis indicators-ecological area ratio, ecological area diversity, and ecological area connectivity-by metropolitan and non-metropolitan areas, as well as by type of apartment complex (sale housing versus rental housing) and size (large-scale, medium-scale, and small-scale). Results of the analysis indicate higher ecological area ratios and greater diversity in ecological area spatial types in metropolitan areas compared to non-metropolitan areas, and in pre-sale housing complexes compared to rental housing complexes. Mediumand large-scale apartment complexes exhibit higher ecological area ratios, with ecological area diversity being more pronounced. Ecological area connectivity reveals more numerous and varied connection points and types in metropolitan areas than in non-metropolitan areas. Implications of this study suggest that large-scale development should prioritize securing ecological area ratios and diversity in apartment complexes. Enhancing biodiversity necessitates establishing connections within and beyond the ecological area network of the complex. Future research should focus on linking the ecological area network within the complex.

Since 2020, quantitative easing and easy money policies have been implemented for the purpose of economic stimulus. As a result, real estate prices have skyrocketed. In this study, the relationship between sales and rental prices by housing type during the period of soaring real estate prices in Busan was analyzed spatio-temporally. Based on the actual transaction price data, housing type, transaction type, and monthly data of district units were constructed. Among the spatio-temporal analysis models, the SpVAR, which is used to understand the temporal and spatial effects of variables, and the GSTAR, which is used to understand the effects of each region on those variables, were used. As a result, the sales price of apartment had positive effect on the sale price of apartment, row house, and detached house in the surrounding area, including the target area. On the other hand, it was confirmed that demand was converted to apartment rental due to an increase in apartment sales prices, and the sale price fell again over time. The spatio-temporal spillover effect of apartments was positive, but the positive effect of row house and detached house were concentrated in the original downtown area.
