  • The purpose of this study is to empirically analyze the rational decision-making process and perception differences of housing transactions in the market environment. It was designed through an analysis of the factors influencing housing sales based on the rational behavior theory model. Objective evidence was provided for the impact factors affecting the attitude towards housing sales, with the spouse and children being identified as significant influencers. Additionally, children and friends were found to have an impact on subjective norms related to housing sales, especially for unmarried individuals under 40 years of age and those with low income, who were found to be more influenced by their parents. It was also discovered that the influence of these factors varied based on age and income levels. Younger individuals tended to rely more on their parents or friends, while those with high incomes showed stronger willingness to purchase homes. The presence of beneficial infrastructure for children was found to directly influence the decision to purchase a home. The study also provided objective evidence that the decision to purchase a home is influenced not only by economic factors but also by continuous encouragement and information from those around the buyer. These findings demonstrate the importance of the influence of close acquaintances in the rational decision-making process of home buyers. However, this study only investigated a limited portion of the factors influencing housing sales, as the market is affected by a variety of financial and governmental policies. Therefore, future research should consider various complex factors simultaneously when analyzing the influence of housing sales.

The data were analyzed using various statistical techniques, such as frequency and percentage for describing the demographics of the sample, Cronbach's alpha for testing the reliability of the data, skewness and kurtosis to check the normality of data, and further, multiple regression using SPSS version 25 was performed for examining the hypotheses. Results: The findings revealed that pharmacists' recommendation, recommendations from friends and family, and price positively influenced consumers' purchase decisions of OTC medicines in Jordan, whereas consumers' past experience and country of origin had no influence on consumers' purchasing decisions of OTC medicines. Conclusions: The paper examines the influence of various factors on customers' purchase decisions of OTC medicines, draws conclusions, and makes recommendations. • Decision-making in construction projects often include options features. Such embedded options are difficult to value properly and many decision makers do not have experience in option analysis. The purpose of this paper is to demonstrate how real option analysis can be used to value capital expenditures on construction materials. We propose a real option framework to evaluate decision-making processes involving the purchase of construction materials. A case study was conducted by evaluating the purchase decision-making of solar cells, a good with high price volatility. Using real option analysis two strategies to improve the financial feasibility of installing a solar panel system were derived. The first strategy involves using a price cap that gives the project manager the right, but not obligation, to buy the modules for a predefined price during the next year. The second strategy is to defer the purchase of the solar cells until future price information becomes clearer. Both of the strategies in the case study were valued using the binominal model. This study will help to improve the financial feasibility of purchasing construction materials with high price volatility by including the value of managerial flexibility.

  • Objectives Decision-making in patients with schizophrenia has been known to be inefficient in both cognitive and affective aspects. The purpose of this study was to investigate the influence of anhedonia and self-esteem on the decision-making process in schizophrenia. Methods Twenty patients with schizophrenia and 21 healthy controls performed the 'apparel purchase decision-making task', during which they were asked to respond to the preference, fitness, and price suitability, before making the final purchase decision. Generalized estimating equation and correlation analysis were conducted to explore for the difference of decision making patterns and influential factors between the two groups. Results The patients showed lower odds ratio (OR) of the fitness on the apparel purchase decision than the controls [OR 0.190 ; 95% confidence interval (CI) 0.047-0.762, p = 0.019). In the patient group, there was no correlation between the number of purchased trials and the severity of anhedonia, but the number of purchased trials was negatively correlated with the Rosenberg Self-Esteem Scale score at a trend level (R = -0.436, p = 0.055). Conclusions Patients with schizophrenia considered the fitness of clothes less than healthy controls on apparel purchasing decisions. Schizophrenia patients with lower self-esteem were intended to buy more clothes.

  • In this study, we try to understand the role of online social recommendation and the similarity of preferences between the recommender and the recommendee on consumer decisions in the framework of the two stage purchase decision-making process. Applying construal level theory to our context, we expect that the role of social recommendation and the similarity of preferences would vary over the stages in the two-stage decision making process. To test our hypotheses, we collected the data through an incentive compatible experiment, and analyzed the data with nested logit model. As a result, we found that the role of online social recommendation varies over the stages. Consumers take recommendation from similar others at the stage of consideration set formation, but no longer consider it at the stage of final choice. Consumers take recommendation from dissimilar others at the stage of consideration set formation. At the stage of final choice, however, consumers avoid choosing the option recommended by dissimilar others. The results of our study enrich the understanding about the role of social recommendation, and have implication to marketing practitioners who attempt to make online social recommendation system more efficient.
