The Effects of Non-Recourse Mortgages on Default Risks and Households' Surplus

  • We study whether a default option attached to non-recourse mortgages improves borrowers' surplus from mortgage financing. By defaulting on mortgage debt, borrowers can save their non-collateralized income from being foreclosed. In exchange, borrowers must forgo non-monetary surplus from retaining any collateral. Banks may charge a high mortgage rate due to increased default rates. We find that the interest rate of non-recourse mortgage decreases with the borrower's surplus from home ownership. Moreover, non-recourse mortgages benefit only borrowers who deem housing property as an investment asset. Hence, the transition to a non-recourse mortgage is detrimental to welfare if the borrower enjoys a large surplus from home ownership. Although the borrower privately knows how much surplus she enjoys from home ownership, a menu of non-recourse mortgage contracts may exist, yielding a separating equilibrium without information rent.

교육비 지출에 대한 부모의 태도 고찰 (A Study on Parent's Attitude in Educational Expenditure)

  • The purpose of this study was to find the specific property of educational expenditure, which is a monthly total income, level of educational expenditure, effect of means of living, and psychological burden of parents of students. The subjects for this research were parents of students that is two hundred twenty nine and most of them were official administrators or sellers. The monthly total incomes of them didn't get to the highest rank, and the educational expenditure was the highest for their expenditure of means of living and universally 20~30%. Therefore, the majority of parents of students who carry a charge thinks educational expenditure to be not sufficient. They thought that it was due to demand of a high class human strength in society to the most important reason of educational expenditure.

대구시 주거이동 결정요인별 선호주거지역 분석 (Empirical Analyses of the Relationships between the Factors of Residential Mobility and Preferable Residential District: The Case of Daegu)

  • We explore what factors influence the residential choice and mobility of people, and try to figure out the preferable residential district in Deagu. Household, housing characteristics, and neighborhood environments are considered as explanatory variables to predict the residential choice and the preferable residential district, and logit regression is used for the analysis. We found age, ownership, income, property, and education level as household characteristics, building age as housing characteristics, and accessibility to park and open space, public library and shopping mall as neighborhood environments are significant in determining residential choice of people whereas housing size, accessibility to elementary school, local market, cultural facility and gymnasium are not significant. These results imply people choose the residential district according to household characteristics as they did, as well as choose according to housing characteristics and neighborhood environments which are newly issued factors.

도시가계의 비목별 소비지출에 영향을 미치는 변인-주부의 생활양식성향을 중심으로- (Study on Urban Households' Consumption Expenditure -Focusing on Housewives' Lifestyle-)

  • This study shows how the lifestyle of Housewife as well as usual socio-economic variables affect the expenditure of urban household. The Result of Factor Analysis revealed that the lifestyle of urban housewives were composed by four different traits. 1) self-improvement and rational trait 2) consumption-oriented convenience seeking trait 3) traditional-conservation trait 4) money-oriented variety seeking trait. Based on the Multiple regression analysis the analysis of the relative influence of variables which were associated with the expenditure of each item showed that influential variables for each item were different but economic variables(e, g , income saving, property etc) affected on most of expenditure. Socio-economic variables were more influential than lifestyle variables for every item. But lifestyle variables were influential the same as Socio-economic variables for unnecessary expenditure item more than necessary items particularly consumption-oriented convenience eeking trait and money-oriented variety seeking trait affected.

어머니의 구강보건지식 및 행동이 자녀의 유치우식증에 미치는 영향 (Effect of mother's oral health knowledge and behaviour on dental caries in their preschool children)

  • The purpose of this study was to analyze the influence of child's general property, mother's social and economic property, mother's knowledge and behavior in oral hygiene upon the appearance and treatment of child's primary tooth decay. For the purpose, oral examination was applied to one hundred three(103) small children who were at the age between four(4) and seven(7) and went to two(2) places of day care centers located in Seoul, and questionnaire was done to their mothers. The results of the study are as follows. 1. The number of children's dt is 1.55, the number of their ft is 1.42, dft index for primary tooth is 2,98, ft rate is 45.61%, and the higher child's age is, the higher their value is. 2. Mother's age, educational background, and occupation does not show significant difference with dft index for primary tooth. The higher mother's monthly average income is, the higher child's ft rate is. 3. dft index for primary tooth does not show significant difference according 10 mother's knowledge in oral hygiene. And, the child of mother using dental floss does show higher it rate in comparison with the one of mother who does not use dental floss, 4. Experience using dental clinic to treatment tooth decay does show significant difference with dft index for primary tooth. And experience using dental clinic for the purpose of oral examination and preventive treatment does show significant difference with ft rate. 5. From the result of multiple regression with dependent variable of dft index for primary tooth, there is no variable having significant influence. From the result of multiple regression with dependent variable of ft rate, explanatory variable is 43%, child's age, mother's occupation, mother's monthly average income, and experience using dental clinic to prevent tooth decay are significant explanatory elements. Through the above results, we can know that mother should practice positive behavior in oral hygiene for child to improve oral health. Under the reason, oral health education should be applied toward mothers as soon as possible, and governmental support should be followed so that mothers can participate in the education.

재개발지역의 원주민 세입자 재정착률 제고방안 (An Analysis of the improving of resettlement for original tenant in redevelopment district)

  • Housing Re-Development business is to improve the environment of old residential area and secure insufficient infrastructure facilities for the public, and to provide housing of fine quality for the individuals and it is taken as an opportunity for the individuals to be able to increase their property. However, it is true that the benefits from the redevelopment has not offered to the original dwellers who has lived there for a long time. This research studies the related systems of the Rental House Redevelopment Supply Service and is to present the schema to raise resettlement rate through the investment on the rate of tenants who chose the rental house and their specific characters. This study is to present the reform measures about the following 3 problems, on the basis of prior theoretical studies which deals with the common factors having low rate to move in the rental house of the tenants. (1) Physical side, the problem of supply structure, which is not appropriate Housing Supply Structure, (2) Psychological side, the problem of socially excluded rental house residents (3) Economical side, low re-settlement rate of tenants caused from the unreasonableness of the estimated rental value. This study presents that the compulsory rental housing supply rate should be changed to the gross area not from the number of households, and the supply of rental houses should correspond to the household size of tenants through prior demand survey. Secondly, it proposes the housing complex layout for intermixing to solve the social problems to allow a housing for sale and rental houses mixing in a building. And it proposes that the rental value should be calculated considering the neighboring value and in the long run, it should be calculated considering the tenants' income instead construction cost estimate. Also, it should be arranged to provide an opportunity to create income through resident welfare center improvement and provide self-sufficiency functions leading residents to participate in the residential area's repairing and maintenances.

한국의 수질오염이 생활만족도에 미치는 영향에 대한 분석 (An Analysis of the Effects of Water Pollution on Life Satisfaction in Korea)

  • 본 연구는 한국노동패널(Korea Labor and Income Panel Study, KLIPS) 제1차~제15차년도 자료와 환경부에서 제공하는 수질자료를 이용하여, 개인의 전반적인 생활만족도(life satisfaction)가 수질오염으로 대표되는 환경오염에 의해 어떻게 영향을 받는가를 실증적으로 분석한 것이다. 서수적 순서를 가진 종속변수의 특성과 패널자료의 이질성을 감안하여 패널 확률효과 순서형 프로빗(panel random-effects ordered probit) 모형으로 추정하였다. 수질오염도를 반영하는 지표로는 생물화학적 산소요구량(biochemical oxygen demand, BOD), 총인(total phosphorus, TP) 농도를 사용하였다. 또한 기존의 연구에서와 같이 개인의 경제적 특성, 사회 인구학적 특성을 동시에 고려하였다. 분석 결과 BOD, TP 모두 개인의 생활만족도에 부정적인 영향을 미치는 것으로 나타났다. 그 외 다른 변수들은 선행연구에서 나타난 결과와 유사하다. 자신의 소득 증가, 연령, 기혼, 자가주택 보유, 건강, 여성, 높은 교육수준은 생활만족도에 긍정적인 영향을 미치며, 타인의 소득 증가, 실업자, 도시거주, 자영업자인 경우는 부정적인 영향을 미치는 것으로 나타났다.

공동주택 리모델링 시행 프로그램에 관한 한.미간 비교연구 - 미국 리모델링 관련 제도와 전문가 대상 면접조사 결과를 중심으로 - (A Comparative Study between Korea and the United States on Executive and Supportive Programs for the Multifamily Housing Remodeling)

  • The study is based on a two-year research study titled 'A study on the Development of the Programs for Housing Policy to support Multi-family Housing Remodeling in Korea'. The primary purpose of this two-year study was to recommend governmental program initiatives for supporting multi-family housing remodeling activities in Korea. As a part of this research study, this article was written based on the results from the two surveys regarding multi-family housing remodeling in the United States and Korea, and a focus group with housing researchers affiliated to the Joint Center for Housing Studies. Major research findings are presented as follows: First, there have been various types of supportive programs for single- and multi-family housing remodeling in the United States. Those have focused on lower income families than middle income families. Compared with the programs in the United States, the apartment remodeling in Korea has been focusing on small population of the multi-family housing owners. Apartment remodeling in Korea needs supportive programs for rental housing remodeling and the housing remodeling for low-incomes. Second, there have been various types of remodeling activities made in multi-family housing properties in the United States. Size of remodeling project also varied. Their remodeling activities were based on the long-term repairing plans initiated by professional apartment management groups. For making our multi-family housing properties more sustainable, we also need to have the long-term repairing plans. Third, the apartment property remodeling has been regarded as a substitute of reconstruction of apartment properties. However, remodeling should be regarded as one of the most efficient ways to extend the life-cycle of apartment buildings. Thus, benefits and executive plans of apartment remodeling should be studied by a professional research center under our governmental responsibilities as done in the United States.

경제적 지위 측정값으로의 주택자산의 적용 가능성과 한계: 수도권 지역의 아파트 거주자를 중심으로 (The Applicability and Limits of Housing Wealth as the Measure of Socioeconomic Status)

  • 이 연구는 사회조사에서 개인의 경제적 지위 측정값으로 주택자산의 적용 가능성을 알아 보았다. 이를 위하여 주택자산을 수입이나 주관적 계층평가처럼 기존에 널리 사용되고 있는 경제적 지위 측정값들과 비교하였다. 아울러 이러한 경제적 지위 측정값들과 다른 사회적 변수와의 관계를 살펴봄으로써 기존 변수와 주택자산의 유용성을 비교해 보고자 한다. 이를 위하여 전국의 3,000여 가구를 대상으로 조사된 2005년 전국가족실태조사 중에서 수도권 아파트 거주자 자료와 국민은행의 아파트 시세 자료를 사용하였다. 자료의 제한점에도 불구하고, 이 연구는 몇 가지 시사점을 제시하고 있다. 첫째, 다른 경제적 지위 측정값들과 분포나 다른 변수와의 관계에서 아파트 자산은 상이한 결과를 보였다. 자료수집이라는 측면만을 고려하여 경제적 지위를 측정하는 것은 연구자의 의도와 다른 결과를 산출할 수도 있다는 점을 보여 주고 있다. 둘째, 불완전하지만 아파트 시세 같은 보다 객관적인 지표의 활용 가능성을 적극적으로 검토할 필요가 있다. 최근에 부동산 자산에서 계층별 격차가 더 커지고 있다는 점을 고려할 때, 보다 객관적인 자료가 사회조사에서 적용된다면, 연구자의 의도를 보다 정확하게 반영할 수 있는 한 가지 방법이 될 것이다.

다문화가정 청소년의 가정 기능적 특성이 재산비행에 미치는 영향 (Influence of the Functional Characteristics of Adolescents in a Multicultural Home on Property Delinquency)

  • 1990년대 중반부터 시작된 세계화는 우리사회를 다문화사회로 만들었고, 갑작스러운 다문화사회의 형성은 아무런 사회적 대비 없이 사회의 구성원이 되어 많은 문제를 양산하였다. 특히, 다문화사회를 구성하는 다문화가정 청소년들은 일반청소년들과 다른 피부색, 눈동자 색을 가지고 있어 적응의 어려움을 가지고 있어, 청소년기의 모든 행위들은 영향보다 가정환경적인 영향을 많이 받는다고 예상이 된다. 이러한 내용을 바탕으로 이 연구에서는 다문화가정 청소년들을 대상으로 가정의 기능적인 특성이 다문화 가정 청소년들의 재산비행에 미치는 영향을 살펴보고자 하였다. 분석 결과, 다문화가정 청소년의 가정 기능적 특성 중에서 부모의 양육방식이 절도에 유의미한 영향을 미치는 것으로 나타났다. 나머지 특성들은 다문화가정 청소년의 재산비행에 유의미한 영향을 미치지 않는 것으로 나타나, 다문화가정 청소년들의 재산비행은 가정의 기능적 특성보다는 다른 요인에 더 큰 영향을 받는 것으로 보여진다. 따라서, 이 연구에서는 다문화가정 청소년의 기능적인 특성이 재산비행에 미치는 영향을 살펴보았으며, 향후 다문화가정 청소년의 비행을 살펴보는데 기초자료로 활용하는데 의의를 가진다.
