Evaluation of Building Construction Management in Sylhet City, Bangladesh

  • Construction management is essential for a achieving any pre-determined objective. It is however seen that in spite of construction management, majority of the project do not keep up their original time schedule and their completion cost is also higher as compared with the estimated cost The main reason for overrun in time and cost is that the planning at the outset of the project was not adequate or method of planning was not a refined one. In this research work, I showed the overall conditions of construction work and management in Sylhet city of Bangladesh and found many drawbacks in the construction management after completing my research. I found several factors affecting proper construction management and I have provided brief results. I have also provided some recommendations after my research work.

  • GS E&C had developed construction management system, PMS which is based on EVMS in 1997. Recently, TPMS has developed for effective construction management through applying daily schedule management and JIT on materials, labors, equipments focusing field work. TPMS realizes "Shielding" and "Make-Ready Process" which are the main concept of Lean construction. Through this system, it can manage and plan daily field work, support the field work related material, labor, and equipment planning, and minimizes the non-valuable process. This paper introduces the concept of TPMS, and through established system, it can lead the construction culture and raise the competitive power of construction industry

CHARACTERISTICS OF ACCIDENTS IN CONSTRUCTION PROJECT IN KOREA

  • According to the labor related data from Korea Occupational Safety & Health Agency, accident victims of construction industry are increasing 6% annually since 2006. The major reason why the rate of accidents increases in Korea is that lots of labor working with another trades works simultaneously in various type of works. This study analyzes the current accident status in view of the type of building, type of works, and project size for the latest 3 years (2007~2009). As a result, 'single family & semi-detached houses' has the largest number of accidents among buildings. In addition, 'finishing work' shows the highest number in terms of work type. For the size, accidents occurred much for 'less than 300 million'. The results of this study can be used to focus on managing the highly hazardous area where the construction accidents mostly occur; therefore, it is anticipated to contribute to improve efficiency of safety management.

  • In recent years, apartment finishing work items have increasingly become more upscale and diverse, and the kinds have increased in exponential numbers. A huge amount of information about finishing work items is produced and changed in the stages of planning finishing work item design and selecting alternatives in the early days of an apartment project. However, there are many problems raised by the poor information management of finishing work items. Thus this study suggested a cost-based information management system to manage information about finishing work items generated in the initial stage of an apartment project. In order to build the suggested system, the investigator designed an information management system based on the concepts and organization of system. And after setting a scenario of selecting finishing work items by conditions including the initial information values of finishing work items, information management for each alternative, and cost fix or free condition, I implemented and applied a prototype of an information management system for finishing work items among the participants including the project manager, interior designer, and builder.

  • In modern society, there is a tendency to emphasize efficiency and lead to detailed planning of team projects and individual tasks within organizations. In a 24-hour routine, the ability to use time effectively is considered an indicator of conscientiousness, and people try to imitate planned and organized people and utilize various systems to manage their daily lives. The reason why you want to perform a given task efficiently is because it affects the success or failure of the project by completing the task within a set period of time. Neglecting the project schedule is considered a major risk that threatens a successful outcome. This applies not only to large-scale organizational projects but also to individual life, and utilizes a variety of schedule management tools that emphasize time-based efficient management. In project management, it is necessary to carefully understand the detailed work progress rather than simply based on Today. In this paper, we propose an Android application that can manage schedules by accessing the user's project in units of tasks rather than dates, and introduce its implementation. The application we implemented in this paper can manage the project's goals and schedule by registering the project to which the user belongs. In addition, it provides the ability to approach work efficiently by visualizing the progress of the entire project or individual goals. As a result, users can use the application we propose in this paper to focus on their projects and manage schedules by task, thereby improving the overall efficiency of the project.

  • There are many problems such as uncertainty of sequencing and irrational interdependence of processes in work breakdown structure of construction project. This study suggests work structuring for improving work reliability and transparency of processes to solve problems of work breakdown structure. Also, It proposes a process design diagram The goal of improving process design by work structuring is to make work flow more reliable and quick while delivering value to the customer. The process design diagram aims at achieving lean project objectives, such as, reduction in the share of non-value adding activities, increased transparency, process simplification and increased product flexibility.

A Systematic Approach Of Construction Management Based On Last Planner System And Its Implementation In The Construction Industry

  • The Last PlannerSystem (LPS) has been implemented on construction projects to increase work flow reliability, a precondition for project performance againstproductivity and progress targets. The LPS encompasses four tiers of planning processes:master scheduling, phase scheduling, lookahead planning, and commitment / weeklywork planning. This research highlights deficiencies in the current implementation of LPS including poor lookahead planning which results in poor linkage between weeklywork plans and the master schedule. This poor linkage undetermines the ability of theweekly work planning process to select for execution tasks that are critical to projectsuccess. As a result, percent plan complete (PPC) becomes a weak indicator of project progress. The purpose of this research is to improve lookahead planning (the bridgebetween weekly work planning and master scheduling), improve PPC, and improve theselection of tasks that are critical to project success by increasing the link betweenShould, Can, Will, and Did (components of the LPS), thereby rendering PPC a betterindicator of project progress. The research employs the case study research method to describe deficiencies inthe current implementation of the LPS and suggest guidelines for a better application ofLPS in general and lookahead planning in particular. It then introduces an analyticalsimulation model to analyze the lookahead planning process. This is done by examining the impact on PPC of increasing two lookahead planning performance metrics: tasksanticipated (TA) and tasks made ready (TMR). Finally, the research investigates theimportance of the lookahead planning functions: identification and removal ofconstraints, task breakdown, and operations design.The research findings confirm the positive impact of improving lookaheadplanning (i.e., TA and TMR) on PPC. It also recognizes the need to perform lookaheadplanning differently for three types of work involving different levels of uncertainty:stable work, medium uncertainty work, and highly emergent work.The research confirms the LPS rules for practice and specifically the need to planin greater detail as time gets closer to performing the work. It highlights the role of LPSas a production system that incorporates deliberate planning (predetermined andoptimized) and situated planning (flexible and adaptive). Finally, the research presents recommendations for production planningimprovements in three areas: process related, (suggesting guidelines for practice),technical, (highlighting issues with current software programs and advocating theinclusion of collaborative planning capability), and organizational improvements(suggesting transitional steps when applying the LPS).

The Study on the Project Delivery System for Vitalizing the Green Remodeling (그린리모델링 사업 활성화를 위한 발주방식 제안)

  • Aging buildings over 15 years reaches about 74% of 177 thousand buildings in Domestic public buildings. Due to the aging building, the energy loss is a serious problem. In order to reduce the energy usage through improving the energy efficiency on the existing buildings, the government & the local autonomous entity conduct the energy efficiency projects through the remodeling, repairing & equipment replacement on the existing buildings. The green remodeling is applied to the existing public buildings in recently revised the act on the creation and support of green building. However, the standard is not obvious that the work scope of green remodeling, financing and project delivery method. This paper propose is to suggest project delivery system for vitalizing the green remodeling. Green remodeling is defined on basis of the occurring work under project life cycle based on the existing building process and the financing method for owners and companies and the project delivery system according to work scope of green remodeling are proposed in this paper

Comparative Analysis on Unit Price based on Historical Cost Data Estimating for Large and Small-scale Civil Engineering Works (대·소규모 토목공사의 실적공사비 비교 분석)

  • Historical cost data estimating system has been introduced since 2004 in the construction industry. Based on contract prices of past projects, this estimating system estimates construction cost according to work types. The Korea Institute of Construction Technology (KICT) announces the historical cost data twice a year annually. The unit price of a small construction project is higher than large construction project due to the increase on production cost per work unit, equipment and labor cost, etc. However, the historical cost data estimating system is applied to project estimation uniformly regardless the construction project's size. This study compared and analyzed the historical cost data of large and small construction project to indicate the problem of historical cost date estimating system. The study derived that the unit price of a small construction project is 21.8% higher than that of large construction project.

Leader's Authentic Leadership and Follower's Project Performance (진성리더십이 구성원의 프로젝트 성과에 미치는 영향)

  • In addition to the recent business field, the importance of leadership in universities is becoming an increasingly important issue. Purpose of our study is to recommend the significance of authentic leadership by analyzing the effect of leader 's authentic leadership on follower' s project work climate and project performance. As a result of the previous studies that authentic leadership among university students as a quasi-social worker mitigates the role of leader and the tension between the members in the team, this study tries to examine the moderation effect of work climate on the relationship between the follower's authentic leadership and project performance. Therefore, a survey was conducted for students enrolled in some universities. A total of 175 questionnaires were used for the structural equation using STATA 14.0. The results of this study is summarized in three points. Our finding is as follow. The authentic leadership of the leader has a positive influence on the follower' s authentic leadership while the followers' authentic leadership had a positive effect on the project performance.
