Industrialized Building Systems for the Kingdom of Saudi Arabia

  • Rapidly expanding population in the Kingdom of Saudi Arabia has a massive impact to put pressure on the shortage of housing and existing infrastructure. With average population growth rate of 1,9% yearly, the population in Saudi Arabia is projected to increase from 31 million in 2015 to 37 million in 2025. According to the housing ministry, Saudi Arabia needs to provide 3.3 million units to meet the demand in 2025, which is about 300,000 unit a year. In the past 40 years, using the conventional construction method, the Saudi construction industry was only able to build about 150,000 units per year. To meet the demand gap for the housing shortage, a new approach and innovation in construction methods are needed. Industrialized construction as an approach in construction methods has been studied and implemented in some countries that experienced similar corncerns. Industrialized construction can be defined as the implementation of manufacturing methods to construction-related activities to improve quality, reduce cost and project duration. Compared to the conventional construction method, prefabrication as industrialized construction methods has reduced construction labor on-site by 9.5%, construction project duration by 20%, and construction waste by 56%. It improves the quality, durability and cost saving not only for construction project owners, but also construction contractors. This paper discusses the possibility of 'industrialization' of building system in the Kingdom of Saudi Arabia as a solution for the housing shortage. It is an initial part of a study aims to develop a framework to develop industrialized building system in the Kingdom of Saudi Arabia. The is paper based on extensive literature review and case studies.

  • Large hospitals such as medical centers provide not only medical services, but also carry the responsibilities for emergency refuges, medical researches and education. The function of large hospitals is as important as other infrastructure systems such as highways, bridges, and utilities. When disasters occur, the hospitals have to provide emergency medical services for victims and support the patient's needs of health. In order to keep a smooth operation of hospitals, the maintenance management of hospital buildings should be carefully investigated. However, there are few researches focused on maintenance management issues of hospital buildings. This paper investigated the National Taiwan University Hospital (NTUH) and established a maintenance cost database. The NTUH is the best-known and most high-renowned medical center in Taiwan in which more than 4,000 employees serving approximately 2,000 in-patients and 7,000 out-patients daily. The data were collected from the NTUH which consisted of 16,228 maintenance records in the past ten years. This paper analyzed these data to obtain various characteristics of maintenance records, and revealed the key items of maintenance cost for large hospital buildings, which can provide the facility manager of hospital buildings to execute a proper maintenance policy for hospital buildings.

  • Over the years, the recovery of the domestic construction market, which does not appear on the reverse, but rather due to a surge of construction materials cost of the construction sector is experiencing greater difficulties.   • In the Past, The selection of individual method of construction was done by head of construction site or an experienced person very frequently. By doing this, The wrong selection of construction method without exact adjudication of construction site situation lead to increasing of cost and extension of construction term. Finally it will effect all over the construction process. Especially, In case of underground construction in the beginning, there are a lot of a variable factor and it also effect on the entire construction process and it need very careful process. The purpose of this study is to present the best suitable methodology for selection of construction method by considering potential risk of construction method and variables together with external condition for underground construction. The purpose of this study Is to select the most suitable construction method by analysing potential conditions(construction site situation and client request in designing ) To do this, We prepared arrangement rule to arrange the conditions for construction method. And thin make checklist of the analyzing construction method. Though above process, To expect the risk of individual construction method using above risk checklist and using Analytic Hierarchy process among Multiple-Criteria Decision making, the professional opinions is to be adapted. By doing this, it can lead and select the most suitable construction method considering the data which get from risk density test.

  • Unlike the past, supported by the development of digital technologies, free-form buildings are frequently designed with creative thoughts of architectural designers. However, there are some difficulties preventing successfully completion of projects, like reduced productivity and increased construction duration and cost upon the process of producing and installing concrete panels for free-form structures. In particular, there are active studies on the CNC machine for production of free-form concrete panels. Yet, it is difficult to effectively and easily come up with information on production and installation of free-form, curve-surfaced panels which are difficult to be mathematically defined. This requires a lot of manpower and time to implement the curved surfaces of free-form buildings as intended by architects. Accordingly, it needs a model that can effectively create production-installation data of free-form concrete panels for successful free-form building projects. Thus, the purpose of the study is to suggest data estimation model of production-installation using mathematical algorithm in free-form concrete panels. The study results will realize effective production and installation of free-form concrete members, allowing improved productivity of projects, reduced cost and shortened construction duration.

  • The capability of design and engineering of global EPC companies has long been equalized through past similar construction experiences. Among various key factors in the success of EPC project, the capability of engineering is considered to be the most important factor since the engineering is preceding activities of EPC contract. The failure of engineering may adversely affect the subsequent procurement & construction activities and in turn may cause cost overrun or schedule delay. Therefore, an EPC company needs to continue to improve the engineering capabilities for the success of project. The engineering capabilities can be further improved if the EPC company should prevent recurrence of similar design faults that were previously committed. This study is intended to present how to make the most of the failure examples from previous projects towards a success of project. Failure is but a stepping stone to success. The EPC company can obtain useful lessons from the analysis of past failure examples.

Survey of Corrosion Cost in China and Preventive Strategies

  • A national consultative project entitled "corrosion cost survey in China and preventive strategies" was funded by the Chinese Academy of Engineering in 1998. Soon afterwards, an expert group was organized jointly by the Institute of Metal Research, CAS and Chinese Society of Corrosion and Protection. The report on corrosion cost survey in China was published in 2003. According to this report the overall annual corrosion cost in China estimated by the Uhlig Method and Hoar Method at 1997-2001 was found to be 200.7 billion Yuan RMB and 228.8 billion Yuan RMB respectively, which is equivalent to 2% of the gross national product of China. However the total cost of corrosion including the direct and indirect cost was estimated to be more than 500 billion Yuan RMB per year in China. Among them, corrosion cost of infrastructure ranked in first comparing with other sectors. Although corrosion costs in some sectors, such as electric power, petrochemical, oil pipeline and railway in China has reduced in the past years, significant losses are still being encountered in most sectors of industries and cost-effective methods have not always been implemented. Both successful and unsuccessful cases in corrosion control and corrosion management were collected. As the investment in capital construction continues increasing rapidly in China, the maintenance and life extension of the infrastructures will become a big issue.   • 현행 공동주택 신축공사 발주 시 건설기술관리법에 의해 발주자는 공사예정가격에 환경관리비를 별도로 계상해야 한다. 그러나 환경관리비 산출항목과 세부산출기준이 명확하지 못하다. 또한 환경관리비는 공사현장의 특성이 고려되어 계상되어야 함에도 불구하고 품셈에 의해 산출 가능한 항목만을 계상하거나, 요율로써 획일적으로 적용하고 있는 실정이다. 따라서 본 연구에서는 건설기술관리법의 환경관리비 정의를 바탕으로 산출기준을 재정립하여 환경관리비 항목도출과 산출방법을 개발하였다. 본 환경관리비는 공동주택 신축공사를 대상으로 하였으며, 산출방법과 데이터의 신뢰성 및 객관성을 확보하기 위하여 공공기관인 OOOO공사의 실적데이터를 기반으로 자료의 수집 및 분석을 실시하였다. 그리고 공사현장의 특성을 고려하여 공동주택 신축공사 환경관리비를 쉽고 간편한 매트릭스에 의해 산출할 수 있도록 하였다. 또한 사례를 통하여 본 연구에서 개발한 환경관리비 산출 매트릭스의 타당성을 검증하였다.

  • Due to its high dependency of manpower, construction work has several difficulties in terms of quality control, imbalance of supply and demand of qualified manpower, safety management for them and improvement of production. Such problems related to the management can be at some degree solved by introducing an automation facility. Since the unique environment of a construction site in the past was not structured, it is very hard to introduce a facility to automate construction work from operation of the equipment to assignment of where to work. This is a preliminary research for automation of construction work. In this study, the trend of development of a cutting-edge technology, RTLS, was researched and analyzed in order to review the possibility of utilizing RTLS in construction work and present a control mechanism for construction equipment. Although the presented mechanism is at the concept stage, which still has lots of restrictions to be solved, the application of the RTLS will be very much feasible. That is, if linkage of the study between the RTLS and the automation of construction is built, it will be expected to contribute to many fields such as cost reduction through efficient and systemic management, the reduction of construction period and precise construction as well as raising the level of the automation of domestic construction work.
