Applications of Agent-Based Modeling (ABM) in Enhancing Facility Operation and Management

  • Agent-based modeling (ABM), as a relatively new simulation technique, has recently gained in popularity in the civil engineering domain due to its uniquely advantageous features. Among many civil engineering applications, ABM has been applied to facility operation and management, such as energy consumption management, as well as the enhancement of maintenance and repair processes. The former studies used ABM to manage energy consumption through simulating human energy-related behaviors and their interactions with facilities, as well as electrical, heating, and cooling systems and appliances, while the latter used ABM to enhance maintenance process through facilitating coordination, negotiation, and decision making between facility managers, service providers, and repair workers. The present study aims to provide a short qualitative review on the most recent applications of ABM in the above-mentioned areas. Based on the review and follow-up analysis, the study identifies the advantages, disadvantages, and limitations of ABM applications to facility operation and management, and offers several potential future research topics in the hope of filling the existing literature gaps.

A Management Characteristics of the National Government Park in Japan (일본 국영공원 관리 특성 분석)

  • This study sought to discover new directions for management and operation national urban parks in Korea by analyzing the reality of the national government parks of Japan where these parks are already well established and managed. In the case of a Japanese national government park, its supporting system was established after the park was built. The means of management also shifted their direction from putting more priority to the administrative body to the residents. The management practices are changing process of its character with focus on residents as the main entity of activity from their existing position of participants. In other words, the national government parks of Japan are going beyond the previous practice of providing maintenance activities to providing experience, interpretation functions to these activities. Especially, they were establishing local networks to plan and execute programs in collaboration with the park management and NPOs. However, they fall short of tangible outcomes despite their continuous efforts to expand the community involvement and reduce the cost in maintenance. To facilitate the effective management of the urban parks in Korea in the near future, much thought needs to go into the management practices ensuring conservation of resources in the land of Korea, as well as people's use of recreation, community revitalization, and development and transfer of advanced technology to provide appropriate preparations to create urban parks in Korea.

Periodic Preventive Maintenance Policies when Minimal Repair Costs Vary at Failures

  • This paper considers a repairable system, which is maintained preventively at periodic times and is minimally repaired at each failure. Most preventive maintenance policies for such repairable systems assume that the cost of minimal repair is constant regardless of its age at failure. However, it is more practical to consider the situations where the cost of minimal repair is dependent not only on its age at failue, but also on the number of preventive maintenance carried out prior to its failure. We consider the preventive maintenance carried out prior to its failure. We consider the preventive maintenance policy with age-dependent minimal repair cost. The optimal policies which minimize the expected cost rate over an infinite time span are discussed. We obtain the optimal period and number of preventive maintenance prior to replacement of the system.

  • The aim of this study is for performing the efficient and systematic facility maintenance management by using 2D CAD data and the technique of updating spatial DB. The existing system of the facility maintenance management and the performance is not properly made out utilizing the information about the construction drawings. Moreover, the management of the DB renewal, which is about the information of construction drawing, is not carried out properly Furthermore, this study draw the conclusion on the effectiveness of reducing maintaining active by the lack of the interior and exterior location information. This study suggest the method of the efficient maintenance management of facilities by using the technique of updating spatial DB and the facility location information.

  • This study proposed a breakdown structure for maintenance and management technologies under the concept of comprehensive asset management at the life cycle level of infrastructure based on benchmarking with other developed countries. For this purpose, a comparative case study was performed to review and analyze the existing definitions and hierarchies for infrastructure maintenance, repair, and rehabilitation (MR&R) systems under major industrialized countries and South Korea. In accordance with the ratio of maintenance costs to GDP, the U.S., U.K, and Japan were selected to review their systems. The classifications and definitions of MR&R technologies under the laws were analyzed. The result showed that most developed countries differentiate maintenance and repair from improvement and constitute a system centered on preventive maintenance activities. On the other hand, Korea's system for facility management is not definitely classified and still focused on reactive structures, which need to be improved. In this study, as proposed, a breakdown structure established the concept of Maintenance and Management, Maintenance & Repair, and Performance Improvement. Consequently, this study could be used as the basis for the implementation of preventive MR&R activities and reasonable resource allocations from an asset management point of view.

  • Existing management of bridge is being writing management paper at field and computing at office. These are instability factor on bridge structure because of authenticity deterioration, disutility data management. Therefore, this paper is possibility expedient and objectivity inspection considering check situation at field for solve these problem. And development software which is intelligent bridge maintenance based Ubiquitous. This software can increase authenticity of data through computerization of maintenance data and reduce of time. Also, we confirm effective and facilitate maintenance management using ubiquitous.

  • Based on the previous year's statistics, 37% of buildings in South Korea are aged over 30 years. As the number of the aging buildings increases, so does the need for maintenance. Building maintenance involves a significant number of works; the work of 'maintenance manager' accounting for the largest part. Currently, the maintenance history record is mostly in drawing or handwritten form which makes reviewing the data highly time consuming. Therefore, to improve the convenience of maintenance works and optimize historical data management, the existing maintenance process was analyzed. Problems were derived and a smart device-based automation model was established. In order to establish a smart device-based automation model, ① general flow of facility management process was analyzed and related articles were reviewed, ② current maintenance process was optimized, ③ functional block diagram of BIM Data, COBie Data, IoT, and AR-based automated maintenance management model was created, ④ a smart device-based automated maintenance management model was constructed, ⑤ finally, the above system was verified by testing the aforementioned model in the field site, evaluating the time required for the maintenance process and reviewing maintenance history data against the current one.

  • The various photo data has a lot of information that had produce by the process of construction project lifecycle. Therefore construction site images is very important for effective management of the photograph information to transmit of accurate object information included in photography data. So the purpose of the study is to make application direction of intelligent image information that had image information in tandem with information of 5W1H for effective management of sites image in construction and maintenance phase.

Developing the Optimal Decision-Making Process through Preventive Maintenance Policy Based on the Reliability Threshold for Leased Equipment (대여장비의 신뢰도 기반 예방보전 정책을 통한 최적 의사결정 과정 개발)

  • Purpose: This study proposes the optimal PM (preventive maintenance) policy of leased equipment for lessee's decision-making using two types of reliability condition. Methods: We consider reliability threshold based PM model. Equipment reliability is estimated and used as condition variable. The effect of repair for maintenance is imperfect and represented by age reduction factor. Results: We provide two PM policies. Policy 1 is focused on minimized total cost. This policy guarantees reliability threshold until last maintenance action. Policy 2 focus on maintaining reliability threshold during leased period. The proposed approach provides optimal reliability threshold under number of PM. Through result, we finally construct decision-making process for lessee using reliability threshold and end of reliability. Conclusion: This study provides two PM policy for lessee's decision-making. Through numerical example, we get a result of optimal reliability threshold, number of PM, optimum alternative under lessee's reliability condition.

The Study on the Analysis of Elemental Maintenance Costs for Educational Facilities

  • The purpose of this study is to analyze elemental maintenance costs for educational buildings. The adapted research method selected three school buildings in Seoul as BTL projects. On the basis of the selected case, the study suggested a model to establish a system for each parts and to estimate analyzed maintenance costs through that system. According to the analysis, the study proposed a partial maintenance costs standard and analyzed proper maintenance costs. The results of this study are as follows 1) The system is divided into 8 large-groups and 24 small-groups for the analysis elemental maintenance costs. 2) The average rations followed by analysis of partial maintenance costs of the three school buildings are as followings, the total maintenance costs are analyzed 3,992 million won and each part of average rations is exterior of building 10.9%, interior of building 41.58%, electricity & fire fighting facility 14.22%, water supply & healthy facility 11.39%, heating & water supply facility 12.93%, landscape 6.3%, civil engineering works 2.69%.
