  • Urbanization affects the local thermal environment due to the large scale land use changes. To investigate the weather environment change of large scale urban redevelopment, 9 surface temperature and humidity observations were accomplished at Eunpyeong new town area. The observation period is from March 2007 to February 2010. In the center of development area, the air temperature has increased and relative humidity has decreased, by the changes of the land cover and building construction. In the area where the green zone is maintained, air temperature and relative humidity were not changed significantly. The air temperature and relative humidity for the other development observation stations is decreased and increased, respectively. The relative temperature difference between study area and a neighboring rural location was increased during observation periods. The difference is the highest during winter. The urban-rural minimum temperature difference was increased at development area, which means that urbanization affects increasing of minimum temperature in study area.

The results of the study are as follows: First of all, Daedeok Science Town was not only self-sustenance with marketing garden of agricultural regions in the suburb of Daejeon city but also was consign of agricultural products to Daejeon city before 1972. Since that time, the identity of Daedeok Science town has been formed by externally factors of the science development, by the local decentralization of population and public offices in Seoul metropolitan area in terms of the world economy system, and by the internally accessibility maximization of the central location in Korea between 1992 and 1999. • This study suggests story telling-based scenery color plan that uses local story resource in order to raise possibility of success in making characterized town implemented by Ulju-gun, Ulsan Metropolitan City. Characterized town making project of Eoeumhari Town is the first in Ulsan, and detailed project planning is going underway to transform it into story telling street by providing local story to the resource of Eoeumhari Town. Ulju-gun expects big help in luring tourists and activating local economy by maintaining these towns. As in this way, local marketing that uses story telling is recently being taken as a desirable way of overcoming the limit of local development, and it suggest new possibility of scenery color plan. Therefore, I attempted to extract Brand Story from story resources based on climatic color of Eoeumhari Town and apply them to the color plan in order to unique color identity with a town as a unit. It is significant to study as it suggests a direction to discover values of color which can be used for establishing local identity and activating local community breaking from current color plan by large-scale maintenance implemented by each local government.

  • Land is key natural resource that Chinese government actually owns. Real estate and land development have played an important part in China's urban development and economic development. The Chinese local governments' land development policies can mainly be characterized as the establishment of economic development zones and the development of new towns. Given the great importance of these measures, we can expect that these policies can generate noticeable impacts on land development and land price. However, little research has explored these impacts empirically. Using the data collected from land development projects of three districts in Linyi city-old town, new town, economic development zone, this paper attempts to investigate the impact of government development policy on land development and land price. This research chooses investment amount and land price as dependent variables. The multiple regression results demonstrate that the local government's land Development policies can affect land investment size and land price significantly. As we have noticed, the target of government development policy is to make use of urban land resources more scientifically and efficiently. Based on my empirical analysis, some useful insights can be provided for improving our understanding concerning the effects of these government land development policies.

  • In general, based on criteria of subway law, radius 500m from subway station is defined as SIA(Subway Station Influence Area). Therefore, in this paper, selection models of SIA are developed to identify appropriate SIA for recently developed 4 new towns based based on CART analysis. As a result, following outputs are obtained; (1) walking distance from subway station is the most influential factor to define SIA (2) SIAs vary with new towns (i.e., bundang city: 856m, ilsan sanbon city 508m, pyungchon city 495m), and (3) walking distance from subway station is influential to land price of SIA. In addition, bundang and pyungchon new town are more affected in land price and walking distance. Therefore, it is desirable for current definition of SIA (radius 500m from subway station) to reflect characteristics of land use and walking distance in the new towns.

  • The purpose of this study is to review the meaning of the self-containment of new town from the viewpoint of ESSD and to derive some policy implications for enhancing the level of the self-containment. The case study area selected for empirical research is Ilsan in Seoul Metropolitan Area. As the self-containment of a new town is related to the energy consumption in transport and the increment of air pollution, the behavioral analysis of residents using self-contained facilities is one of the important subjects in ESSD. So, in this paper the characteristics of the land use plan and the level of self-containment in Ilsan new town are analyzed with regard to the supply of schools, jobs, goods and services. The empirical study shows that the degree of self-containment in the supply of jobs has low score(21.8%) because Ilsan new town is involved in the region in which the provision of a variety of employment opportunities is restricted by the metropolitan arrangement plan. The degree of self-containment in the supply of schools and goods has high score(94.0% and 89.4%). But there is a time lag in the supply of public services. It is suggested that new towns must be located remote from Seoul to avoid the restrictions by the metropolitan arrangement plan. To bring up the self-contained facilities, it is desirable to draw up a plan of attracting the tertiary sector in new town such as office industry. And, as the office industry prefers to locate in CBD of central city, it is necessary to give financial incentives to relocate the industry to new town. The establishment of an office complex for the pursuit of agglomeration economy would be an appropriate alternative. To solve the problem of time lag in the supply of self-contained facilities, it is necessary to prepare the synchronized development plan of housing and convenience facilities, especially schools and public services.
