Public Building Value Evaluation Using Contingent Valuation Method Based on Market Value Estimation

  • Building deterioration reflects the degradation of basic building performance including structural performance, energy performance, durability, and safety, and it also includes perceived deterioration, which considers a user-based perspective. More than 50% of the existing buildings in Korea are over 15 years old and public buildings compose 2.5% of all buildings domestically. Therefore, there are several different problems, such as poor energy efficiency, structural performance, and safety. To address the challenges of increasing stock in deteriorated buildings, it is necessary to make decisions about reconstruction or renovation. In this study, we propose a new method to evaluate public building value with a contingent valuation method (CVM). By estimating willing-to-pay (WTP) from users of private buildings in similar situation with the public building, it is possible to compare market prices and calculate a correction factor to adjust the WTP data. Finally, we apply the correction factor to the WTP of a public building and estimate market price, willingness to pay (WTP).   • Generally, power factor correction (PFC) techniques play an important role in the power supply technology. Many new circuit topologies and control strategies for PFC have been proposed. Among them, the brideless PFC (BPFC) reduces the number of switching devices and the losses and improves the power density as well. Moreover, by implementing the improved topology in the discontinous conduction mode (DCM) it ensures almost unity power factor in a simple and effective manner. In the DCM operation gives additional advantages such as zero-current turn-on in the power switches, zero-current turn-off in the output diode and reduces the complexity of the control circuitry. In this paper, a new control strategy for the BPFC is proposed. Also, the performance of the proposed system is demonstrated through experiments.

  • Two-stage Power-Factor-Correction (PFC) converters are the most common circuits for drawing sinusoidal and in phase current waveforms from an ac source with a good regulated output voltage. The first stage is a boost PFC converter with average-current-mode control for achieving the near-unity power factor and the second stage is a forward converter with voltage-mode control to regulate the output voltage. Stability analysis and design methods of two-stage PFC converters have previously been discussed using linear models. Recently, new nonlinear phenomena have been detected in pre-regulator boost PFC circuits and a new nonlinear model has been proposed for pre-regulated PFC converters. Therefore, investigation of two-stage PFC converters from the nonlinear viewpoint becomes important because the second stage DC/DC converter adds more complexity to the circuit. So, this paper introduces a study of the stability of two-stage PFC converters. A novel nonlinear model of two-stage PFC converters is proposed. Then, a stability analysis is made based upon this nonlinear model. The high correspondence between the simulated and experimental results confirms our analysis.

Dead Angle Reduction of Single-Stage PFC Using Controllable Coupled Inductors

  • This paper presents a new structure of single-stage flyback power factor correction (PFC) converter with a controllable coupled negative magnetic feedback (NMF) winding. NMF winding is used to reduce the bulk capacitor voltage at high line voltages and light loads. However, it would cause line current distortion at zero crossing condition. In the proposed circuit, a series winding is used with NMF inductor to eliminate the NMF inductor at low line voltages. As a result, the dead angle of the input current, near zero voltage crossing, is eliminated and the power factor is increased. The presented experimental results of the proposed PFC converter confirm the integrity of the new idea and the theoretical analysis.

  • A new ZVZCS Single-Stage Power-Factor-Correction(PFC) AC/DC converter with boost PFC cell is integrated with voltage doubler rectified asymmetrical half-bridge(VDRAHB) is proposed in this paper. The proposed converter features good power factor correction, low current harmonic distortions, tight output regulations and low voltage of link capacitor. An 85W prototype was implemented to show that it meets the harmonic requirements and standards satisfactorily with nearly unity power factor and high efficiency over universal input.

  • In case that electronic ballast employing a valley-fill passive power factor correction (PFC) circuit is used for feeding fluorescent lamps, a new method to reduce crest factor of the lamp current is studied in this paper. In order to reduce crest factor to lower value, a pulse frequency modulation technique based on the waveform of the dc-link voltage which is predetermined by the passive PFC circuit, is taken into the switching control action of the electronic ballast. An equation-based analysis between the crest factor of lamp current and the effect of varying the inverter switching frequency is comprehensively performed.

  • An experimental study has been performed on the effect of baffle parameters on shell -side heat transfer in a conventional shell-and-tube heat exchanger. The baffle spacing distance and the number of baffle were varied to investigate the behavior of unequal baffle spacing correction factor which is appeared in the Bell Delaware method for prediction of the shell-side heat transfer coefficient. It was obvious that heat duties obtained from the experiment significantly deviated from those calculated by the conventional Bell-Delaware method. A new correlation of the unequal baffle spacing correction factor was developed. It was shown that the new correlation improves the accuracy of the Bell-Delaware method considerably. This result may induce the use of the Bell-Delaware method in developing a computer software for design of shell-and-tube heat exchangers.

  • Linear displacement accuracy is one of the most important factors that determine machine tool accuracy The laser interferometer has been usually recommended for the measurement of linear displacement accuracy. In this paper, microcomputer aided measurement and compensation system has been developed for the pitch error in a CNC machine tool. For accurate pitch error calculation. the analysis code for the pitch error has been also implemented according to the international standards (ISO). The PC based automatic compensation system for the pitch error is also implemented. A new algorithm for calculating optimum value for pitch error compensation is proposed, minimizing the deviation at each target points. The development system has been applied to a practical CNC maching center and the performance has been demonstrated.

  • Arc lamps are now widely utilized as illumination sources for a large number of investigations in wide-field fluorescence microscopy. Among many power converters for the lamp, the PSFB (Phase-Shift Full-Bridge) converter with the ZVS (Zero Voltage Switching) is the most widely used soft switched circuit in high-power applications. Also, in the most luminaries, the power factor has to be more and more important. Thus, the power factor correction(PFC) must be included in the power system. A new igniter module using the switching power device and the transformer is proposed instead of the conventional igniter using the mechanical contactor. The proposed converter with the high power factor and high efficiency is verified through the experimental works.

  • When using a conventional power factor correction circuit, a comparatively huge capacitor is used to boost-up output voltage. It has a large amount of harmonic distortion in the input current waveform. To improve the input current waveform of diode rectifiers, we propose a new operating principle for the power factor correction circuit. Due to the fact that the proposed circuit uses smaller ones and a smaller reactor, the output voltage increases and obtains higher input current waveforms. These are suitable for the harmonics guidelines. The proposed circuit is able to obtain higher power factor and efficiency. Also, it has reduced switching loss and held over-shooting by using an inverter of eliminated dead-time HPWM that has non-linear impedance circuits to make up diodes, capacitance and a reactor. We compared the conventional PWM inverter and proposed HPWM inverters and found that a high input power factor of 97[%] and an efficiency of 98[%] were also obtained.
