A Landscape Design of Mixed Use Development Project by Project Financing in Baebang, Asan (아산배방 복합단지개발 PF사업 조경설계)

  • This landscape design proposal was presented for a competition for mixed-use development project by project financing in Asan Baebang which was held by the Korea National Housing Corporation in July of 2005. The site is a center of Asan Baebang New Town Development District and has a commercial area of $57,929m^{2}$. Design guidelines and judging criteria of this competition were to build a symbolic center and cultural core for district, to elevate positive image and identity of Asan New Town by attractive place making, to link with separated block in the site and regional context, and to make environmentally sustainable design by creating an attractive waterfront of Jang Jae stream passing through the site. This is the most important condition for the design. Therefore, the authors developed design concept and strategy within the guidelines and this conditions. The schema of the design was introduced by the water in the site. To evolve design concept, we reinterpreted water and context in the site combining with landscape design strategy. So the proposal set the main design concept as 'all that is solid melt into water' as if Marshall Berman said. By doing that, design concept of the proposal evolved as follows: 'extension' of water and greer, 'a joint' of space,'newness' of experience, 'breath' of consensus with each other. The spatial concept of this project was developed by expressing five theme spaces; eco zone, entertainment zone, art zone, culture zone, leisure zone. These theme spaces were consecutively placed along the pedestrian path and to consists of vertical layer in each level and diverse design technique and spatial effects are used.

Development of Forecasting Model for the Initial Sale of Apartment Using Data Mining: The Case of Unsold Apartment Complex in Wirye New Town (데이터 마이닝을 이용한 아파트 초기계약 예측모형 개발: 위례 신도시 미분양 아파트 단지를 사례로)

  • This paper aims at applying the data mining such as decision tree, neural network, and logistic regression to an unsold apartment complex in Wirye new town and developing the model forecasting the result of initial sale contract by house unit. Raw data are divided into training data and test data. The order of predictability in training data is neural network, decision tree, and logistic regression. On the contrary, the results of test data show that logistic regression is the best model. This means that logistic regression has more data adaptability than neural network which is developed as the model optimized for training data. Determinants of initial sale are the location of floor, direction, the location of unit, the proximity of electricity and generator room, subscriber's residential region and the type of subscription. This suggests that using two models together is more effective in exploring determinants of initial sales. This paper contributes to the development of convergence field by expanding the scope of data mining.

  • Within regional and municipal planning we are using several levels or types of EIA in the city of Dresden. Some of these types, practical aspects and some experiences of our work will be presented in this contribution. Firstly I may introduce you to some general conditions for your better understanding of our principles of work. Surely you know about. the destruction of the political and economical structures in Eastern Germany since 1989. Until today our not quite simple task is to build up new ones. At the same time people were in great expectation of freedom and high standard of living as soon as possible. Economical difficulties increased in association with the breakdown of the market in Eastern Europe. How to rebuild industrial estatements and how to renew the traffic systems? We had to find answers to all these complex question. Should we only repair the former damages or could we reach a really environmental sound production for the future? The demand for a rapid economic growth is an incredible challenge for the application of new environmental ideas. I am truly not sure whether you know the city of Dresden or not. So I would like to give you a short introduction. Dresden is situated in a valley shaped by the river Elbe. There live about 500,000 people. Dresden has a great reputation for arts and sciences. Its also well know as a town of high technology industries such as electronics and optics. We restored the power plant and therefore we don't need any atomic power plants actually we haven't got one. Since 1990 there were founded many official agencies in Dresden because it is the capatal of Saxony. Considering nature and environment we there is a large forest area called "Dresdner Heide". The river Elbe and the meadows are situated on both sides of the river. There are a lot of green and free places in the city area too. Furtheron there is something unusual for a large city: about 50% of the drinking water resources mostly take place within the city itself. The origin is the ground water as well as water from the river Elbe after filtration of course.

  • The region of Southeast Asia had already experienced rapid urbanization and cultural change before the East Asia region did. None the less, nowadays shophouses and rowhouses still form the major portion of streets in Chinese town in Southeast Asia countries. The purpose of this study is to examine the adaptation process of shophouse and rowhouse in the Southeast Asia region and the architectural characteristics between the middle of 18th and the early of 20th, which Chinese people of the region inherit and develop, for more thorough understanding of cultural adaptability and regionalism of Chinese architecture in Southeast Asia. The common fact found in the Southeast Asia region is that Chinese people in countries of this region gradually started to live densely as a group in a certain zone in city area since they got to play important roles in commerce, trade and service works related with cities, due to European countries' advance into Southeast Asia and their construction of colonial cities in the region. Chinese people in the region utilized residential rowhouse and special shophouse, which is a kind of shop adapted from rowhouses' sitting room or storage, for their commercial and industrial activities in urban areas, which had problems of limited space. They also realized high densities through vertical expansion of space in order to adjust to changing urban structure under execution of urban planning in cities of colonial area and rapid urbanization. Even though residence of Chinese in Southeast Asia was influenced by new political, social, economic and cultural rules of European colonies in Southeast Asia, it has continuously succeeded to the cultural tradition of China, their home country, in terms of planning principle which puts air well in the middle and hierarchial spacial construction method. Appearance of the open connected verandah, designed by Stamford Raffles, the founder of Singapore, can be regarded as one of the architectural characters. Hence, Chinese residence in cities of Southeast Asia can be understood as a new regional architectural culture in the context of European countries' urban planning and urbanization of colonial areas, Immigrants from southern China and their role, their adjustment to urban areas by utilizing mixed type houses of residence and business, cultural tradition of Chinese home country.

Analysis of the Surface Urban Heat Island Changes according to NewTowns Development and Correlation with Urban Morphology (신도시 개발에 따른 표면 열섬현상 변화분석 및 도시 형태와의 상관관계)

  • Land cover change due to urban population concentration and urban expansion can cause various environmental problems such as urban heat islands. In particular, New towns are considered an appropriate study site to analyze changes in urban climate due to rapid urbanization in a short period. This study used Landsat satellite imagery to compare and analyze the land cover changes before and after the development of two new towns with different plans, and the resulting changes in surface urban heat island (SUHI) phenomena. Correlation analysis was also conducted between urban structural features that may affect the SUHI intensity. The results of the analysis confirm the rapid change in land cover as new town development progresses and the direct intensification of the SUHI phenomenon. This study confirms the differences in SUHI caused by different urban plans and suggests the need for three-dimensional urban planning to improve the thermal environment.

  • The purpose of this study is to investigate the planning of the community spaces for sustainable apartment complex under the aging society. For this, it is needed to identify the practical meaning of community spaces for elderly residents. In many cases, existing apartments' community spaces have been designed without considering the elderly. In order to develop successful environment for aging society, it is necessary for us to precisely review how elderly residents are changing their needs. Survey and depth-interview methods were used for data collection of this study. This study was performed in the five subject apartments located in Haeundae new town, Busan. In planning of community spaces for sustainable apartment complex in the aging society, 1) The population of the elderly in apartment complex has been increased with progress of the aging society, and it has been necessary to enlarge and consider the aging-friendly community space. 2) When the community space is located in a good accessibility, visual openness, multipurpose composition and the center of complex, it was investigated that the degree of its usage was high. 3) Common apartment complex for the elderly was deficient, and the composition and the layout of community spaces were needed, which included sports facility, spaces for leisure culture and study. This study could be utilized as basic data for designing community spaces in apartments from the perspective of sustainable community.

A Study on the Residents' Perception about New Towns of Seoul Metropolitan Area (수도권 신도시에 대한 주민의 인식 평가 연구)

  • The government is recently pushing for five large-scale public housing sites near Seoul, the so-called third wave of new towns. In this regard, this study sought to analyze the key considerations in planning new towns from the perspective of the residents who are the consumers, using survey data. For this purpose, frequency analysis and variance analysis(ANOVA) were conducted on existing first and second era of new towns and the third era of new towns scheduled for construction. Eight indicators, such as environmental comfort, self-sufficiency such as jobs, transportation access and convenience, were set as subordinate variables, and characteristics of residents, including gender, age, number of households, household income, occupation, and residential areas, were set as explanatory variables. According to the analysis, the respondents rated the first era of new towns more positively than the second era of new towns. For self-sufficiency items such as jobs, both the first and second era of new towns showed low levels. In addition, for the eight indicators, the first era of new towns were no significant differences depending on gender, number of households, or household income, and the second era of new towns were no significant differences by the number of households, household income, occupations or place of residence. However, for new towns in the third period, the assessment of the importance of each indicator by age, number of households, household income and occupation showed significant differences. The results of the multi-comparison analysis of the third era of new towns showed that the importance of environmental comfort was highly valued by the youth, the managerial/professional/clerical position, single or five more persons of household, and the youth, high income household, the managerial/professional/clerical position when it comes to accessibility and convenience of transportation. It suggests that various personal characteristics and demands for each of the planning indicators need to be considered in planning for the third era of new towns.

A Study on the Meaning and Limitations of Architectural Phenomenology of Norberg-Schulz (노르베르크-슐츠의 건축 현상학이 갖는 의의와 한계)

  • The aim of this study is to review Norberg-Schulz's architectural phenomenology to find out its meaning and limitations in contemporary architecture. His phenomenological trilogy, 'Existence, Space and Architecture', 'Genius Loci' and 'The Concept of Dwelling' are main texts to examine background, characteristics, meaning and limitations of his theory in relation to Structuralism and Heidegger's thoughts. Heidegger's phenomenology, especially his dwelling concept, had great impacts on forming Norberg-Schulz's architectural phenomenology. However, since his architectural phenomenology was strongly influenced by Structuralism, his theories present unstable combination of phenomenology and semiotics. And this results in instrumentalization, and overlooking body movement and socio-economical elements in his theory. In spite of these limitations, his theory also shows possibility to go beyond the theory of Modern architecture and plays important role in suggesting direction for better environment through applicability from single building to city in Postmodern architecture. Another meaning of his theory lies in presenting theoretical background for new way to interpret regionalism and specific policy tool to make town planning in Finland.

  • High-rise residential complex type is getting important as new town development and urban regeneration in the downtown area. However, literature review of high-rise residential complex and research on satisfaction analysis of real residents are lack. Therefore, this paper is analyzing environmental friendly planning elements of high-rise building as housing subdivision, inside of building, facility, and maintenance by a survey on experts. The purpose of this paper is to suggest improvement method of environmental-friendly planning elements of high-rise residential complex by M-IPA. First, as a result, the part of housing subdivision has to keep complex land utilization, environmental-friendly transportation. Second, the part of inside of building shows that ecological housing subdivision, indoor air environment urgent and indoor temperature environment keeps maintaining. Finally, the part of facility/maintenance shows that material and facility, and index of energy management are urgently needed.
