Feasibility Study on Remodeling Project By Using Real Option Model : Focusing on Apartment House Remodeling (실물옵션을 활용한 공동주택 리모델링 사업성 평가에 관한 연구 - 아파트 리모델링 사례를 중심으로 -)

  • After the global financial crisis, domestic construction industry has gone through a rapid recession. This resulted in gradual market shift towards architectural remodeling. Architectural remodeling not only improves residential environment but it has many advantages such as increase of each unit's exclusive area, free space within the horizontal or extension of an annex building, and increase number of household through splitting the household of bigger pyeong, etc. However, in case of the Korean market for apartment remodeling, due to various regulations and problem with business promotion procedures, majority of business is slow despite the figure that remodeling volume is not that small. Also, feasibility study which decides to push ahead public house remodeling business will have a flaw using net present value's law; it has a flaw of not considering properties of each phase of remodeling business and future's uncertainty. Hence, this research will improve the problem of traditional value assessment method of net present value's law. It will also consider one of the real options such as binomial model in order to supplement NPV which is used in current feasibility study. This research was based on real successful cases of public house remodeling and it was possible for feasibility study which was more realistic and valid. This research provided foundation for development of Korean public house remodeling market. There is high anticipation of increasing the validity by improving the problems of current feasibility study and economic efficiency assessment.

  • Determining the investment priority of the railway project is essential to keep its object of railway investment. [National railway construction plan] provide 4 major evaluation indicators and their weighting range in determining the investment priority of railway construction. Which are investment efficiency, inter-regional balance of development, network effects, government supporting policy. However this present criteria has inconsistency in determining economical feasibility of the railway transportation when applying the same evaluation indicator, investment efficiency, with the road transportation. The railway transportation is superior to road transportation in terms of transportation capacity and distance, while offering less carbon emissions. In spite of the prominent position of the railway transportation, it can be failed to obtain its proper investment priority when being determined under economical feasibility based. Therefore, this study analyzed the inconsistency under present evaluation criteria and proposed new evaluation method for the investment priority of the railway construction using AHP(analytic hierarchy process), while differentiate from the road construction. This method is optimized for only determining the priority of the railway construction itself under object of railway investment respectively.

  • Premise was needed to develop and utilize forestland for productive use. First, the market price of forestlands should be fixed on a reasonable level. Secondly, it should be ascertained whether efficient and economical use of capital is possible when individual investors intend to develop the forestland. Therefore, this study recommends the method for estimating the market price of forestland and theoretical methodology on feasibility of development promotion for individual investors.

  • Over the past 10 years, South Korea has implemented various plantation projects including the Pine Restoration Project in Tujiin Nars and the desertification prevention forestation in Lun soum. This study has evaluated the implementation feasibility on the small-scale A/R CDM projects in Mongolia through which carbon emission credits can be secured. Characteristics, pros and cons, economic feasibility, and project execution feasibility were compared among three possible sites, Khyalganat, Tujiin Nars, and Lun soum. Among the three evaluated sites, Tujiin Nars has the better condition in tree growth, economic feasibility, and the applicability of experience than the other two sites. A/R CDM project in Mongolia, which has a great environmental benefit of combating desertification, is expected to have some effectiveness such as lowering costs from credit benefit, sustainable management by villagers, contribution to communities, investor's contribution to society and achievement of green image, and strengthening forestry cooperation between Korea and Mongolia.

Analysis of cabbage acquisition by kimchi processor

  • Cabbage, which is one of the main materials of kimchi, normally has an unstable supply due to cultivation and climate conditions. This unstable supply negatively affects the profitability of kimchi processors in Korea. Thus, kimchi processors found a better method for acquiring a consistent cabbage supply with long-term storage of over 3 months. However, a consensus regarding the best method for the stable and economical acquisition of cabbage remains controversial. This study aimed to analyze the current issue concerning cabbage acquisition by kimchi processors and evaluate the economic feasibility of kimchi storage. Findings obtained through survey and economic analyses using theoretical methodology were as follows: First, A survey conducted on kimchi processors in Korea revealed that even though they recognize the importance of kimchi storage, they struggle to store adequate amounts of cabbage. This is particularly evident with summer cabbage, which experiences the highest supply volatility and thus requires greater attention from kimchi processors in terms of storage. Second, the price analyses using the coefficient of variation show that cabbage in Korea has a high level of price instability, which suggests more storage of cabbage. Third, the evaluation of the economic feasibility of cabbage storage indicated that kimchi processors should consider storing a greater amount of cabbage, particularly during the summer season. This approach can help reduce the overall cost associated with kimchi processing.

Feasibility Study on Soil Flushing for Railway Soil Contaminated with Lubricant Oil and Zinc (토양세정 기술을 활용한 윤활유와 아연 복합오염 철도토양의 정화 연구)

  • The feasibility study of soil flushing was investigated to remediate lubricant oil and zinc contaminated railway soil. In this study, mixed washing agents of surfactant and inorganic acid/base were used for the simultaneous removal. The mixed washing agent of non-ionic surfactant and HCl removed 15% of the lubricant oil and 40% of zinc, respectively. Alkaline-enhanced soil washing process increased the removal of lubricant oil up to 40%. This is because alkaline solution reduced the interfacial tension between water phase and lubricant oil phase due to the soap formation reaction. To simulate in-situ soil flushing for the remediation of railroad-related contamination, two dimensional soil flushing was carried out based on the results of batch soil washing. In the soil flushing, the removal efficiencies of lubricant oil and zinc were 34% and 16%, respectively. Even though the removal efficiency was low, the mixed washing agent can remove metal and lubricant oil simultaneously.

  • Korean agriculture has recently focused on the 6th dimension of industrialization, which includes the functions of healing and care. The green care and healing business is one of the most representative models, satisfying modern consumers' needs for care or healing in rural agricultural environments. Many studies have shown physical and social benefits from green care and healing, but studies regarding economic performance are rarely found. The present study aimed to analyze the economic feasibility of different green care and healing farm complexes proposed in recent domestic research, with various possible combinations of business scenarios. The results show that most of the scenarios are economically feasible as B/C (benefit-cost ratio) and IRR (internal rate of return) are 1.19 and 8.53%, respectively, under scenario 1. This study also performed a break-even analysis for providing more flexible decision-making information. Overall, scenario 1 from green care and healing site and scenario 4 from green care and healing cluster are found to be superior to the other scenarios in terms of B/C and IRR. The scenarios in this study reflect the domestic farms or complexes which have similar functions of care or healing. Therefore, the results of this study provide information on practical policies and business implications in making decisions on the specific size and operational patterns when adopting green care and healing complexes by central or local governments and private sectors in the future.

Feasibility of Using an Automatic Lens Distortion Correction (ALDC) Camera in a Photogrammetric UAV System

  • This study examined the feasibility of using an automatic lens distortion correction (ALDC) camera as the payload for a photogrammetric unmanned aerial vehicle (UAV) system. First, lens distortion for the interior orientation (IO) parameters was estimated. Although previous studies have largely ignored decentering distortion, this study revealed that more than 50% of the distortion of the ALDC camera was caused by decentering distortion. Second, we compared the accuracy of bundle adjustment for camera calibration using three image types: raw imagery without the ALDC option; imagery corrected using lens profiles; and imagery with the ALDC option. The results of image triangulation, the digital terrain model (DTM), and the orthoimage using the IO parameters for the ALDC camera were similar to or slightly better than the results using self-calibration. These results confirm that the ALDC camera can be used in a photogrammetric UAV system using only self-calibration.

A Feasibility Study for Renewable Energy from Sewage Sludge Biogas (하수슬러지 Biogas의 신재생에너지화 타당성 연구)

  • This study was carried out not only to evaluate optimal operating condition to increase biogas production, but also to estimate feasibility of renewable energy from anaerobic digester of sewage sludge. Semi- continuous Fed and Mixed Reactors (SCFMRs) were operated in various condition to quantify the reactor variables. The result of SCFMR operation showed that the biogas productivity and total volatile solids (TVS) removal of total solids (TS) 4% reactor at hydraulic retention time (HRT) 20 days with Organic Loading Rate (OLR) of $1.45kg/m^3-d$ were $0.39m^3/m^3-d$ and 26.7%, respectively which was two times higher than that of TS 2.5% reactor. Consequently the daily biogas production of $20,000m^3$ would be possible from the total volume of $52,000m^3$ of anaerobic digesters of the municipal wastewater treatment plant in D city. In feasibility study for the Biogas utilization, combined heat and power system (CHP) and CNG gasification were examined. In case of CHP, the withdrawal period of capital cost for gas-engine (GE) and micro gas-turbine (MGT) were 7.7 years and 9.1 years respectively. biogas utilization as Clean Natural Gas (CNG) shows lower capital cost and higher profit than that of CHP system. CNG gasificaion after biogas purification is likely the best alternative for Biogas utilization which have more economic potential than CHP system. The withdrawal period of capital cost appeared to be 2.3 years.
