BIM Application Method for the Quality Management of Modular Houses (모듈러주택 품질관리를 위한 BIM 적용 방안)

  • The recent paradigm shift in the construction industry has led to a growing demand for industrial construction. In particular, interest in modular housing, one of the areas of industrialization architecture, is soaring. Modular housing is a construction method for completing a building by transporting factory-built modules to the site and assembling them. However, modular housing in Korea has various problems such as errors in design books, lack of factory drawings, and lack of on-site construction plans. BIM is a tool for accumulating, producing and managing various information through 3D models and is a solution to solve various problems of modular housing. In this study, problems of modular housing and BIM utilization of modular housing were presented as ways to ensure the quality of modular housing. Therefore, this study analyzed the problems that are occurring in the construction process of modular housing. And, to address the problem of modular housing, BIM utilization measures were proposed for each modular process step. However, the application of BIM in domestic modular project is currently being carried out in pilot research project. Because of this, the BIM utilize method for modular housing is limited based on the BIM use for general projects and the examples for some modular pilot projects.

Standard Process and Work Breakdown Structure for Housing Construction Projects using Infill Modular System (인필식 모듈러 공법을 적용한 주택건설공사의 작업분류체계 구축 및 표준 프로세스 제안)

  • In Korea, the modular construction method was applied to the construction of facilities such as military barracks and school dormitories, beginning with the pilot project of Seoul New Elementary School in 2003. In 2017, public modular houses were supplied to Busan(Yongho-dong) and Seoul(Gayang-dong), and modular housing is expected to continue to be supplied in the future. However, there is no clear construction standard for the modular housing construction yet, and there are few cases where the infill modular system is applied. Therefore, this study established the work breakdown structure and proposed a standard process focusing on the infill modular system applied to the construction of Dujeong-dong modular house in Cheonan. Level 1 of the work breakdown structure by construction stage of Infill modular was defined as modular manufacturing, assembly, and finishing process. Level 2 was defined as preparation, modular production, modular infill, modular fixing, floor plastering, building finishing, and other site finishing. Level 3 is defined as 57 detailed unit work of infill modular construction. The standard process of infill modular is proposed for the assembly stage that is commonly applicable to infill modular housing construction. The results of this study can be used for the process plan, transportation plan, lifting plan of modular housing construction.

Suggestions for Quality Management through Analysis of Construction Process of Multi-layer Modular Housing (적층식 모듈러주택의 시공 프로세스 분석을 통한 품질관리 중점사항 제안)

  • The modular construction means that more than 70% of the parts such as walls, windows, electrical wiring, facility piping, bathrooms, and kitchen appliances are pre-assembled at the factory and transported to the site. It is possible to shorten the construction period than general construction work and to secure high quality through modular mass production since the modular construction works in the field at the same time as the modular production. However, there are only four domestic modular manufacturers, and each company's modular components and construction methods are different, so it is necessary to standardize them. Therefore, this study investigated the construction process centering on the stacking method of modular housing construction work applied to D site in Cheonan-si, and proposed the key points of quality management by construction stage. As the project was conducted as a pilot project for government R&D projects, some differences may occur from general modular housing construction. However, the construction process and quality control focus of each unit box type modular house analyzed in this study can be used as basic data in the future of modular housing construction. In addition, the results of this study can be used to establish construction standards, such as the development of checklists and establishment of standard processes.

  • At present, there are many companies that can produce modular housing. However, if the housing projects are conducted without design standards and principles, each company will supply housing according to its own design standards, resulting in a loss of opportunity to promote standardization at a national level. Korea's modular construction technology is still in its infancy, and there is a lack of MC design applications due to the limited construction market. In recent years, however, related R&D has been carried out by the Ministry of Land, Infrastructure and Transport in order to activate modular construction. As a result, test-beds for public rental housing are currently being built, and the public rental housing applied with the modular construction method is expected to spread in the near future. In this regard, this study seeks to promote more economical and efficient production and supply of modular housing. To this end, it investigates the current status of modular construction, analyzes the problems and proposes a serious of MC design standards as part of the design standardization and open system for modular housing industry to solve the problems.

Enhancing Productivity and Quality in Korean Modular Housing through Smart Factory Integration

  • Purpose: Korea's construction industry has faced declining productivity and quality issues due to labor-intensive onsite construction and variables like weather, material price fluctuations, and labor shortages. The modular housing industry, introduced in Korea in 2003, offered benefits like reduced construction time and enhanced productivity through offsite manufacturing. However, its adoption remains limited due to high costs, quality concerns, and low consumer acceptance. Research Design, Data, and Methodology: This study explores the feasibility and impact of implementing smart factory technologies in the modular housing industry to overcome these barriers. Using survey data from 179 construction industry experts, the study employs frequency and regression analysis to identify key factors influencing the adoption of modular housing and the effectiveness of smart factories. Findings suggest that government-led educational programs and strong policy support are essential for successful implementation, enhancing productivity, reducing costs, and improving quality. Conclusions: The study emphasizes the need for standardization of modular housing, deregulation of relevant laws, and increased public awareness to stimulate market growth and innovation. Policy recommendations include financial support for modular manufacturers transitioning to smart factories, ensuring stable supply volumes, and promoting the benefits of modular housing to consumers. Integrating smart factory technologies can lead to significant advancements in the modular housing industry, contributing to the sustainable development and modernization of Korea's construction sector.

Improvement of Manufacturing Drawings for Manufacturing Quality Assurance of Modular Housing Unit (모듈러 주거시설의 단위유닛 제작품질 확보를 위한 공장제작도서 개선 연구)

  • In modular architecture, manufacturing drawing which includes whole information for modular unit production is essential since works for modular unit have to be performed in manufacturing factory not construction field. Although the manufacturing drawing is important as known it is insufficient to utilize the manufacturing drawing in modular architecture project and this makes modular unit low-quality with re-work and work time delay. To prevent low-quality modular unit caused by insufficient manufacturing drawing, in this research firstly manufacturing drawing's current situation and error cases in manufacturing phase of past modular housing project were analyzed, and correlation between reduction of errors occurance frequency and improving manufacturing drawing was verified. Secondly manufacturing drawing improvement factors were deducted in interior, furniture, mechanical work phase which errors' occurance rate is high and the way of deducting manufacturing drawing lists and contents were suggested with light-weight work as an example in case of new type of errors occurance. A series of research process can contribute to good-quality modular unit by errors reduction. As a result of research, about half of errors occurance can be reduced with suggested manufacturing drawing improvement factors. And the manufacturing drawing process can contribute to modular production which have uniform quality.

The Practical Application of Modular Construction for Residential Facilities (주거시설로서 모듈러건축 활용화 방안)

  • The purpose of this research is to provide basic data for the promotion strategy to activate modular construction system as residential facilities, through a study on the architectural planning, institutions and policies and research on connection details, for the use as residential facilities of the modular construction that is not actively supplied for the general residential facilities. As a result, I suggest sample model plan of domestic and foreign case analysis and characteristic of modular construction and practical application of modular construction for Residential Facilities. Owing to many advantages including short construction period structural stability and economic benefits, modular construction is expected to play a role as residential alternative of socially controversial affordable housing and weekend homes, and potential housing shortage after reunification; and to contribute to the development of design automation and industrialized constructions. Though Korea is still lacking development of the system that meets the domestic context, if supported by ongoing researches on the development of construction methods, materials and details, the settlement of appropriate modular residential facilities to suit the national situation will serve a possible alternative solution for many housing and environmental problems.

An Economic Analysis of Steel Framed Modular Housing: Compared with Case of Urban Type Living Housing of Wall-slab (강재 프레임 주택형 모듈러의 경제성 분석: 벽식구조인 도시생활형주택과의 사례비교를 통해)

  • The technology-intensive unit modular method of factory production method is attracting attention by the limit of the labor-intensive and field centered wet construction method. In recent years, the unit modular method has been applied to the construction of schoolhouse and BOQ(bachelor offices' quarters), dormitories, etc. But the modular method still is not used in housing construction by the lack of verification of resident performance and construction cost. Therefore, this study analyzed the economics of modular house to vitalize the constructed residential building by modular method and to develop the modular method. According to the study results, the construction cost of the modular house was analysed more about 6.2% expensive than that of the existing housing. However, if the construction duration of modular house is shortened or the productivity of modular house is increased, the construction cost of modular house will be similar to the that of the existing house.

Prospecting the Market of the Modular Housing Using the Nonlinear Forecasting Models (비선형 예측모형을 활용한 모듈러주택 시장전망)

  • Recently, following the application of modular housing techniques to not only residential sector, but also to business sector, the scope of modular housing market b expanding. In the case of other developed countries, such markets are entering into the maturity stage, though the market in Korea is not fully formed yet. Thus, it is difficult to check its trend to estimated mid- to long-term prospects of the market. In this context, the study predicted demand of the modular housing market by using a non-linear prediction model based on time series analysis. To get the prospects for the modular housing market, the quantity of housing supply was estimated based on the estimated quantity of newly built housings, and assumed that a portion of the supplied quantity would be the demand for modular housings. Based on the assumption of demand for modular housings, several scenarios were analyzed and the prospects of the modular housing market was obtained by utilizing the non-linear prediction model.

The Study on the Developing Process of BIM Modeling for Urban-life-housing Based on Unit Modular (유닛모듈러 기반 도시형 생활주택의 BIM 모델링 프로세스 개발 연구)

  • The current architectural design of unit modular has been based on 2D of CAD program, so unit modular character which needs unit information management, as a dried-member system, has no effect on design process. The purpose of this study is We have developed a suitable BIM design process, according to various works of construction, then tried to contribute to supply and activation of the urban-life-housing based on unit modular. The BIM modeling process based on unit modular has been in order of unit combination with preparing manual classification, and, it has been constructed, at construction site, from housing foundation to roof finish by Bottom-up method. At a manufacturing factory, it has been produced in order of 1) grouping materials and parts, 2) fabricating unit boxes, and 3) interference examination of unit boxes, and each order has been classified as housing structure, architecture, plumbing process separately. At a construction site, the fabrication has been done in order of, like as a real housing construction scenario, 1) RC foundation work 2) unit module job-site-fabrication work, 3) roof truss work, 4) plumbing and HVAC work, and 5) housing interior finish work. After modeling process, the interference examination on each work of construction has finally completed modeling. The Unit modular utilizing BIM modeling can make easy housing maintenance through systematic control with preparing manual of unit module information, and securing accurate and speedy construction information. And it will promote design credibility and create maximum effect of unit modular construction method, such as construction period reduction and upgrade of construction quality, etc., through the computer simulation as real as construction environment in cyber space, and with the interfering examination.
