Building deterioration reflects the degradation of basic building performance including structural performance, energy performance, durability, and safety, and it also includes perceived deterioration, which considers a user-based perspective. More than 50% of the existing buildings in Korea are over 15 years old and public buildings compose 2.5% of all buildings domestically. Therefore, there are several different problems, such as poor energy efficiency, structural performance, and safety. To address the challenges of increasing stock in deteriorated buildings, it is necessary to make decisions about reconstruction or renovation. In this study, we propose a new method to evaluate public building value with a contingent valuation method (CVM). By estimating willing-to-pay (WTP) from users of private buildings in similar situation with the public building, it is possible to compare market prices and calculate a correction factor to adjust the WTP data. Finally, we apply the correction factor to the WTP of a public building and estimate market price, willingness to pay (WTP). This paper proposes a new approach to technology valuation, the market-replacement cost approach which integrates the cost-based approach and market-based approach. The proposed approach estimates the market-replacement cost of a target technology using R&D costs of similar R&D projects previously conducted. Similar R&D projects are extracted from project database based on document similarity between project proposals and technology description of the target technology. R&D costs of similar R&D projects are adjusted by mirroring the rate of technological obsolescence and inflation. Market-replacement cost of the technology is then derived by calculating the weighted average of adjusted costs and similarity values of similar R&D projects. A case of "Prevention method and system for the diffusion of mobile malicious code" is presented to illustrate the proposed approach.

This work is for listing, patent, reasonable valuation of environmental-friendly agricultural company. In this study, agricultural company in environmental friendly industry that consider nature, customer's wellbeing and safe would be evaluated by DCF (Discounted Cash Flow) and ROV (Real Option Value). And company in environmental-friendly industry would be checked whether it is to be related and concerned to listing in the stock market and patent acquisition with the basis of company valuation. After then agricultural company value is evaluated with the consideration of growth in environmental-friendly industry, and company valuation comparison would followed about intellectual property right. It can be assumed that value of environmental-friendly agricultural company has low relation and concern to listing of stock market, and valuation would be increased through the intellectual property right such as patent, development or core search ability.

The purpose of this paper is studying the valuation of option prices in Incomplete markets. A market is said to be incomplete if the given traded assets are insufficient to hedge a contingent claim. This situation occurs, for example, when the underlying stock process follows jump-diffusion processes. Due to the jump part, it is impossible to construct a hedging portfolio with stocks and riskless assets. Contrary to the case of a complete market in which only one equivalent martingale measure exists, there are infinite numbers of equivalent martingale measures in an incomplete market. Our research here is focusing on risk minimizing hedging strategy and its associated minimal martingale measure under the jump-diffusion processes. Based on this risk minimizing hedging strategy, we characterize the dynamics of a risky asset and derive the valuation formula for an option price. The main contribution of this paper is to obtain an analytical formula for a European option price under the jump-diffusion processes using the minimal martingale measure.

20세기 후반 이후 영상, 음성, 부호, 문자 등의 디지털 데이터에 IT 기술을 융합 적용하여 디지털포맷으로 상품화된 미디어 콘텐츠의 시장가치를 높이려는 많은 노력이 있어 왔다. 그렇다면 미디어에서 언급하는 드라마 '태양의 후예' 혹은 애니메이션 영화 '겨울왕국'에 대한 시장가치는 어떠한 기준과 방법론으로 산출할 수 있을까? 현재까지 미디어 콘텐츠 가치평가 프레임워크나 시스템 개발 등에 대한 연구가 전무한 실정에서, 본 논문에서는 영화, 온라인게임, 방송광고, 애니메이션 등 4가지 미디어 유형에 대한 콘텐츠 가치평가 프레임워크를 정형화하고 제시함으로써, 향후 콘텐츠 이전거래, 투자적정성 검토 등 다양한 목적을 위한 실용적인 가치평가모형을 제안하고자 한다. 따라서, 여기서는 미디어 콘텐츠 유형별로 제작(개발)비용을 포함한 현금흐름(cash flow: C.F.)의 산출방안을 제시하고, 이와 연관된 기타 가치평가 핵심변수요인(경제적 수명, 할인율, 콘텐츠 기여도 및 로열티율)에 관한 참조정보 D/B를 제시하여, 기존 무형자산 평가시에 적용되었던 수익접근법 및 로열티공제법 방식의 가치평가 개념을 활용한 미디어 콘텐츠 가치평가 프레임워크를 개발하고 제안한다.

Rural Development Administration (RDA) has developed a manufacturing technology which can increase the amount of platycodin D in Platycodon grandiflorum. A study is needed to estimate the value of this new technology and predict the market demand for a new product. This study estimates additional amount of willingness to pay (WTP) using contingent valuation method (CVM) for a new product with the technology that RDA has developed. The survey was created under virtual health functional foods market of Platycodon grandiflorums. It was conducted with 1,000 adult males and females aged between 19 and 59 years old in 17 major cities and provinces nationwide from December 4 to December 7, 2018. The amount of WTP for the health functional Platycodon grandiflorum was drawn using maxinum likelihood estimation method. The estimated average and median WTP values are 21,933.85 won per person and 10,000 won per person, respectively. The independent factors, including the ratio of monthly average health function food consumption to income, the average monthly income level of a household, and existence of family members or relatives engaged in food and nutrition-related professions in a household, have been shown to have a statistically significant influence on the WTP. This study presents the potential magnitude of health functional food market and the value of the new technology based on health functional food market.

지식기반 경제시대를 맞이하여 국가 간 경쟁이 치열해지고 있는 가운데 R&D 연구결과물에 대한 기술이전 사업화 중요성이 강조되고 있다. 기술이전 사업화를 위해선 기술개발자와 사업화주체인 기업간 이전비용에 대한 협의가 선행되어야 한다. 이전비용의 협의과정에서 기술가치 평가기관의 결과물이 활용되고 있으나, 결과물에 대한 신뢰성 문제는 기술이전 시장의 활성화에 걸림돌이 되고 있다. 본 논문에서는 사업화주체가 확정되지 않은 이전대상 기술에 대한 기술가치평가 신뢰성 제고방법에 대해 논한다. 제안하는 방법은 개관적인 기술 및 시장자료 등을 활용하여 발생 가능한 사업화 환경 시나리오에 대한 기술가치평가 결과물들을 그래프 형태로 도식화하여 제공하는 것을 특징으로 한다. 기술개발자와 수요자는 도출된 가치평가 정보를 활용하여 기술이전 거래금액의 적정성을 판단할 수 있게 될 것이며, 이를 통해 기술이전 거래가 활성화 될 것으로 기대된다.

최근 무형자산의 이전 거래 등에 대한 관심이 증대하였으나, 전자적 데이터베이스(electronic database)와 같은 지식정보 콘텐츠의 시장가치를 객관적으로 평가할 수 있는 모형이 부재함으로 관련 연구의 필요성이 제기된다. 따라서, 본 연구에서는 특허, 논문, 보고서 등을 포함하는 과학기술정보 콘텐츠의 시장가치를 평가하여, 무형자산 콘텐츠 시장에서 객관적 참조정보로 활용할 수 있도록 모형을 제안하는데 목적을 둔다. 먼저 기존의 가치평가에서 요구되는 핵심변수 중에서 콘텐츠 유형에 따른 현금흐름 산출로직을 살펴보고, 특허의 경우 기존의 기술가치평가에서 적용하는 개념을 기반으로 평가 방법을 제시하였다. 다음으로 논문과 보고서의 경우 이들 콘텐츠의 특징을 반영하기 위해 경제적 수명 추정시 기술혁신 지수와 시장수요 지수를 토대로 조절 가능한 정성적 평가 방법을 새롭게 제시하였으며, 현금흐름 산출로직은 투입원가 기반의 산정방식을 제시하였다. 본 연구를 통해 개별 과학기술정보 콘텐츠의 저작권 실시, 매매 등 적용할 수 있는 기술분야별, 비즈니스 모델별 평가체계를 구축할 수 있으며, 이러한 평가기반 구축을 통해 보다 객관적이고 합리적인 과학기술 콘텐츠 시장가치의 산출이 가능할 것으로 기대된다.

본 고는 기술을 거래대상으로 보고 대표적 방식인 라이센싱 거래에서 기술가치평가가 갖는 의미를 살펴보고, 기술가치에 대한 평가정보의 분석기법을 라이센싱과 관련하여 고찰한다. 기술가치 평가정보 분석기법을 크게 비용기반 가치평가기법, 시장기반 가치평가기법, 할인현금흐름법, 경제적 분석기법 등으로 구분하여 각 방법론의 개념과 구체적인 운형, 그리고 실제 적용방법 등을 살펴본다. 지금까지 다양한 기술가치 평가기법이 논의되고 있으나 기술의 라이센싱과 관련하여 그 기법들을 적용할 경우에는 특히 거래당사자간의 예상이익을 어떻게 나눌 것인가를 명확히 고려해야 한다는 사실이 확인된다.

우리나라에서 부동산은 투자대상이라기보다는 투기의 대상으로 인식되어 온 배경에는 부동산의 투자에 거액의 자본이 필요할 뿐 아니라, 부동산투자에 대한 정보의 부재가 큰 원인 중의 하나이었던 것으로 생각된다. 본 연구에서는 부동산투자를 건전한 방향으로 유도하고, 투자대상으로 활성화시키기 위한 투자가치평가모형 및 가치평가에 필요한 정보에 대해 설명하였다. 부동산 투자를 건전화하고 투자대상으로 활성화하기 위해서는 투자와 관련된 현금흐름의 추정 및 위험의 평가가 가능해야 한다. 이를 위해서 부동산의 유형별 및 지역별 거래량, 가격의 공시, 및 정부의 규제정책에 대한 정보가 필수적이다. 또한, 소액의 자본으로 부동산투자를 가능하게 하기 위하여 REITs와 같은 간접투자방법을 가속화하기 위한 정부의 제도적인 지원이 필요할 것으로 생각된다.
