Who Occupies the Green Building: a Case of Australia

  • For successful outcome of real estate development projects, it is important to understand the potential tenants as they drive the demand for properties. The aim of this study is to investigate tenant characteristics of the Australian green office building sector. The specific objectives are to; (1) compare and contrast the increment trend of green buildings within the green office building sector; (2) identify the tenancy profile of green buildings; (3) ascertain the possible industry concentrations within the current green building sector; and (4) explore the relationship between green building occupants' characteristics and their tenancy. Descriptive statistics shows that Finance, Insurance and Real Estate (FIRE) industries along with government owned companies are the major tenants of green office buildings in the NSW State of Australia. In particular, real estate companies occupy more than half of the NSW based green office buildings whilst one third of them are the tenants of the 6-star rated buildings - the highest rated building in the current form of Australian Green Star accreditation scheme.

A Study on Comparison of National Park Management Systems in Korea and Japan (한.일 국립공원 관리체계 비교)

  • This study has been conducted as a basic research for developing efficient ways of managing Korean National Parks by finding differences via the comparison of present management systems of national parks in Korea and Japan. The survey was conducted through telephone interviews and direct interviews with staffs of related organizations as well as related literature study. In result, it is found that Japanese national parks have a numerical standard of minimum area, with less staff than Korea, and larger designated areas are being managed. Management organizations of both countries are divided as main and commission. In Korea, 6 staff in Natural Resources Division under Ministry of Environment are managing main organization, and in Japan, 53 staff of 3 divisions(National Park Division, Natural Environment Management Division, General Affairs Division) are taking charge of it. Moreover, General Affairs Division, dividing whole country into 11 blocks, manages 11 units of natural preservation offices, 12 branch offices, and 67 units of nature preservation management offices. In case of commission, Foundation of Natural Park Beautification & Management in Japan has a headquarter and 20 branch offices with 54 staff who are only doing site management, while in Korea, the National Parks Management Corporation has a headquarter and 25 offices with 748 staff carrying out main office jobs and site management side by side. From the differences in both countries, we could suggest efficient measures for our national park management as follows: \circled1 introduction of numerical value as criteria for national park designation, \circled2 review of use zone, \circled3 division of the national park management office into site office and regional office, with dividing works and re-posting staff, \circled4 enlargement of park management division in Department of Environment, \circled5 National Park authority becomes a national public servant

  • The purpose of this study is to present an effective management model for planning phase of architect office in korea. The research method of this study includes a questionnaire survey and statistical analysis. The results of this study are as follows; The suggested model for planning and management involves business strategy, manpower strategy, technical strategy and marketing strategy. It is verified by correlation analysis and multiple linear regression from the questionnaire survey data.

  • As the construction site becomes larger, more complex and more special, the information of construction is expanded in quantity and specialized in quality. Therefore the computing system is necessary to effectively manage the construction schedule management. At present, main office at construction site bring in the computing system to perform the schedule management, so the data input and access for schedule management is performed by engineer on foot between construction site and main office. Therefore in this paper, we arrange wireless communication system between construction site and main of office and develop application program for data input and access of schedule management immediately using PDA at construction site. Through the our system we can improve the schedule management at construction site, and we can look forward to reduction of manpower, equipments, time, and money in whole construction.

Assessing the Safety Management Performance of Korean Domestic Construction Companies and Improvement Plans (국내 건설회사의 안전관리 수준분석 및 향상방안)

  • This paper presents the safety performance of Korean domestic construction companies including the characteristic and current status of safety management actions of the firms. Safety performance both at the head office and job sites of each construction companies, which are divided four groups by construction capacity ranking, are investigated. General recognition that there is a wide difference of safety performance among domestic construction companies by construction capacity ranking was confirmed by comparing the safety performance at the head office and the job sites of the companies under the study. Data analysis shows that the safety performance of the group I and II has the largest difference, and this difference of the group II and III and group III and IV are gradually decreased, respectively. This paper presents the safety performance improvement measures, which is applicable to safety management components consisting of both the head office and job sites safety management systems of each group (e.g., I, II, III and IV) suffering the lack of safety performance.

  • The purpose of this paper is to provide a review of the background information regarding to the role of workplace on affecting people's performance. In today's industry creativity has a very special and important place because of the dynamic organizational changes and rapid growth of technology. To support these new working styles and specifically, to support creativity within an organization, flexible workplaces are often suggested. Since open-plan office offers more flexibility when compared to completely closed and private ones, they are seen to have more capabilities and are highly valued in today's industry. So the result of this study will contribute towards enhancing the understanding of the effect office design to enhance employees' performance, especially in creative tasks.

  • 한국전력공사(이하 한전)에서는 제주지역 전력공급의 안정을 위해 '98년부터 국내 최초로 육지전력 계통과 연계하여 장거리 해저케이블 송전선로를 건설하여 운영하고 있다. 해저케이블은 해저에 포설되고 외부적 환경에 견디기 위해 육상케이블과 다른 많은 보호층을 포함하고 있어 설비의 유지보수에 많은 제약사항을 안고 있다. 특히 해남${\sim}$제주 연계선로는 기술적 장점 때문에 AC송전 대신 HVDC 송전을 하고 있어 한단계 Upgrade된 설비운영 기술이 필요하다. 본 고에서는 HVDC 해저 케이블의 설비운영에 있어 선로의 고장시 케이블의 고장점 위치를 탐지하는데 중점을 두어 실제 고장점 탐지 사례를 중심으로 HVDC 해저 케이블 고장점 탐지 방법 및 시험 결과를 검토하고 향후 유사 고장 발생에 효과적으로 대응하기 위한 절차를 제시하였다.

  • Recently, in the elevator of the buildings, such as apartment and office building, the visitor monitoring cameras for surveillance, advertising LCD to provide a variety of information, emergency call devices, and safe driving information sensors are installed. A variety of multimedia data from these devices to the central control office, management office, or to guard room are transmitted in real-time. Each sub-systems in the elevator are installed with a separate lines and operated independently and use different management principals, so integrated management for each sub-systems are very difficult. In this study, we develop a new IP-based multi-channel video surveillance system which is integrated surveillance camera, emergency call devices, communications devices, various sensors in the elevator, DVR, ODM, and can manage all devices by two-way communication and integrated interface. And we evaluated the performance of the developed system.

The Study on the Impact of the Task-Technology Fit Model and Organizational Characteristics of the Mobile Office System on the Job Performance (모바일오피스의 과업·기술 적합모델과 조직특성이 직무성과에 미치는 영향에 관한 연구)

  • It is required for enterprises to construct the proper information management system in order to cope with the volatile business situations. The mobile office system is introduced from the needs to provide organization members smart information and mobility. By setting the model, hence, we intend to scrutinize the impact of the task-technology fit model and organizational characteristics of the mobile office system on the job performance. As a result, system quality, information quality and mobility are revealed to affect positively the task-technology fitness and the fitness also affects the job performance positively. Organization characteristics affects the job performance positively through the task-technology fitness, too. Therefore the organization which plans to introduce the mobile office system should consider the task-technology fitness and exert organizational-level efforts to adopt and use the mobile office system in the workplace.
