The long-life housing certification system must have been applied more than 1,000 households apartments since 2015. The basic design guideline for the popularization of long-life housing has been developed in 2017, which include the concept of long-life housing and basic principle of design long-life housing. The demonstration project of long-life housing is be currently under construction in Sejong-si. The aim of this study is to find items on design checklist considering construction stage. The main goal is the development of design manual of long-life housing.

Recently, apartments have had several fundamental problems in planning uniformity caused by fixed space programs and difficulties of maintenance. So decision-makings become more important in design process which were essential to performance realization of long-life housing. Therefore, this study aims to analyze the plans of the Bogeumjari Nae-gok based on the applied designs, and suggests improvements for advanced design process of the long-life housing in the domestic market. This research procedure are as follows: (1) Analyze design guide, district land development plan and local code which have influence on design limitation. (2) Compare partial plans of joined designs and analyze each design characters (3) Implement case studies of design process due to design timetable and design elements of Nae-gok. In result, this study suggests significant fundamental materials for advanced decision-making in design process of long-life housing: details credibility and noise control, etc. This research could be useful in making integrated design process applied for long-life housing.

The desultory reconstruction of multi-family housing, no more than 20 years from the permit on the completion, have invited environmental disruption and extravagance of resource. To get over these problems, it is important to develop long-life housing, which is physically strengthened durability(long life) and functionally not outdated(remodeling ability). To activate Long-life housing, investigating current regulations on the long-life housing is as much important as the research on the technologies of long-life housing. To meet the raised, diverse, and varying needs of occupants, the research on the long-life housing must go side by side with the investigation on the regulations. So this research focused on the analysis of regulations and pratical revision of regulations to develop flexibility of the long life housing.

Domestic apartment housing has been designed in accordance with the new housing supply-driven policies for a long time. As a result, its design, material production, construction, maintenance and remodeling process, rather than being systematically performed, were individually approached to cause insufficient linkage between technologies. For these problems and the supply of long life housing, active research on long life housing has been conducted in Korea since 2005. However, the existing research on long life housing has been focused on a single item with no connection made between infill systems, and no overall interface rule, resulting in no activation of the business. In this study, for the supply and activation of long life housing, we aim to analyze the problems of existing long life housing to set up its matching standards for infill systems.

Since most domestic apartment, built in bearing wall system limiting variability of space, in spite of its good durability, cannot accept life style change and is being wasted, dumped scraps of which cause environmental pollution and waste of resources. As a response for this, researches on sustainable housing, that is, 'long-life housing' which has high durability, and variability responding life style change of the resident are in progress in and out of country. Therefore, this article aims, in suggesting the various status appearing on apartment and the interior plan responding the problem, to research on the house plan in the future which can be used continuously instead consuming type of apartment shortly used and discarded with understanding of long-life housing developed in foreign countries, and grasping the factors of application plan. Various reports from previous researches were comparatively analyzed and the studies on the characteristics, the real examples and the types of the surfaces were performed on the experimental model of long-life housing and similar residential surfaces to find the concept to be applied to Long-Life Housing and the introduction method of such concept. This article tries not only to prevent 'scarp and build', the serious cause of environmental pollution, but also to be basic materials for interior construction plan afterwards through 'long-life housing interior design plan' as the new conception which can accept life style and life cycle change.

The purpose of this study is to suggest ways to design for the environmental Interface of Long Life Housing. Research, improving the performance of the interface, is underway at the research organization of Long Life Housing. Infill system should accommodate the various changes in the space. So dismantlement, replacement, and repair of the act are essential. In this process, A lot of substance, which can damage or spoil the environment, may be produced. However, the eco-friendly aspects of the interface design of infill system is not made in the approach or evaluation. Therefore, this paper is to analyze the problem of Interface of Long Life Housing in terms of eco-friendly, and it try to find a design method, complemented in the next research.

Recent increased interest for long-life housing so research and policy transition is underway. Is the trend these days in the long-life housing to promote resident lifestyle as the most important element of the design elements that reflect. Long-life housing means a housing which structural members (Support) such as columns and floor are maintained for a long period of time and the housing can be used for approximately 100 years by replacing components (Infill) such as walls and furniture. The government established "Certification standards of long-life housing construction" on December 24, 2014, requiring the long-life housing certification for construction of apartment houses for over 1,000 households. However, it is necessary to prepare an incentive measure which could be granted to construction related personnel and housing owners due to the effectiveness of such system and recognition that the initial construction cost of long-life housing is high. The purpose of this study is as follows. First, the reasons and necessity of long-life housing cost increase for each construction company, housing owner, infill component manufacturer and designer which are long-life housing related personnel are determined. The direction of incentive grant for supplying long-life housing based on the determined items is established. The result of this study is as follows. First, a special treatment which is higher than the alleviation of construction standards according to the previous ordinance is necessary for construction companies to secure the business feasibility. Also, incentives such as the provision of service space and wide balcony are necessary to improve the preference level of parceling out. Second, financial incentives such as financial support for housing purchase, reduction and exemption of tax (acquisition tax and registration tax), and support of maintenance cost are required for house owners. Third, it is essential to increase opportunities to participate in the market for infill component manufacturers by applying additional points for PQ. Fourth, it is needed to provide compensation for additional human resource and time at the time of designing to designers by preparing the long-life housing design cost standards.

This research is aimed at the development of Long Life Housing, which can realize sustainable construction and environment. It also promotes practical use of Long Life Housing with evaluation of the field application through Mockup House. This research is one of the important tools to realize Long Life Housing and deducts various traditional design's element technology to cope with demands of change of life cycle and style of residents. this study set three elements of plans for modernization in the traditional design factors that opening, wall and bottom as space composition elements of interior facts. first, Jang-ji wall and storage wall system separated from elements of wall that applied modernize elements of the wall. second, element of opening was restructure swing-lift-up opening system into modernize. third, maru and toet-maru system separated from elements of bottom that was applied modernize elements of the bottom. each elements segregation with four types as basic type, separate type, movable type and mixed type. This research make a proposal of plans for modernization in the traditional design factors, aimed at Long Life Housing through these four types blend. In addition, it points to promote realization of the sustainable 'Korea-style Long Life Housing' through modernization.

In order to solve housing shortage, an apartment has been built and supplied in large quantities in Korea. As such a result, the apartment became a typical housing type in Korea. However, the housing became vulnerable to accommodate rapidly changing life-style & life-cycle of koreans and was lost the concept of Korean traditional housing for inheriting and developing Korean traditional culture. Therefore, this paper aims at eliciting of design elements for development on standard model of long-life housing with durability & flexibility based on data derived from housing consumers's questionnaire survey and expert's opinion surveys. We expect that the standard model developed on the basis of open building applying support & infill elements will be used as a standard model for planning future long-life housing with capacity.
