고해상도 위성영상과 수치지형도를 이용한 지목 불부합의 정도 측정 (Land Category Non-coincidence Measurements Using High Resolution Satellite Images and Digital Topographic Maps)

  • 필지는 지번, 지목, 경계, 면적이라는 기본적인 구성요소를 가지고 있다. 그 가운데 토지의 가치는 대부분 지목에 의해 결정된다. 많은 수익이나 산출이 기대되는 용도로 토지를 이용하려는 경향에 따라 토지이용 전환이 많이 이루어지고 있다. 결국, 이것은 토지의 불법 형질변경, 난개발 등의 원인이 되고 있고, 지목 불부합의 발생을 가중시키고 있다. 그러나 이에 대한 대처나 정리는 상대적으로 미흡한 편이다. 본 연구에서는 고해상도 위성영상과 수치지형도를 이용하여 지목을 기반으로 한 필지별 토지이용/토지피복을 분류할 수 있는 방법을 제안하였다. 이렇게 분류된 필지별 토지이용/토지피복도와 편집지적도상의 지목을 비교·분석하여 지목 불부합 정도를 통계적으로 측정하였다. 그 결과 연구지역의 불부합 정도에 대한 통계적인 해석이 가능하여, 향후 지적 불부합지를 정량적으로 자동 해석할 수 있는 가능성을 제시할 수 있었다.

중도시내(中都市內) 도서(島嶼)와 육지거주부인(陸地居住婦人)의 모성보건실태비교(母性保健實態比較) (Comparative Study on Maternal Health Status With Island and Land Women in A Middle City Area)

  • To compare the maternal health status between women in island and land, the study was conducted to adjacent land (kukdong) and island (kyonghodong) areas in Yosoo city during April 1976. The results obtained from 174 interviewee in island and 192 in land areas were the same as follow, 1. General characteristics of both area. Age: Land, group 20-29 year of age was the largest. Island, 30-39 year of age was the largest. Education; Low educated group, less than primary grade (land 88.6%, island 93.1%), was predominant in both area. Occupation of herself; agriculture and labor was the main occupation (land 50%, island 82.2%) in both area. Occupation of husband: labor and fishery was general (81.2%) in land, and agriculture and fishery was general (81.6%) in island. Duration of residence; Land, 25.0% being resided here more than 10 years. Island, 64.3% being resided here more than 10 years. 2. Marriage, Pregnancy, and Present children. Average age at marriage; Land, 20.7 years. Island, 20.9 years. Average frequency of pregnancy; Land, 4.4 times. Island, 4.3 times. Wastage of pregnancies: Land, 236 per 1000 pregnancies. An Empirical Study on Impacts Caused by Excessive Profits Tax on Land of Korea and Counterproposal

  • The Korean government has introduced land policy reform measures recently, in order to stabilize the circulating system of land, without a parent law involving effective land use. The measures aim to change the pattern of land market rather than the pattern of land use. Expecially, the excessive profits tax on land intends to redistribute the owernership of residential land, and to recapture windfall gains on an accrual basis. However, it may incur secondary gains in macro economics and an unintended reduction of urban land supply in the land market. This paper aims to study empirically the impact caused by the excessive profits tax on land, and to promote urban land supply. Ultimately, this paper can be regarded as an interim report on outcome of research projects which aim to propose a method of urban land supply suitable to an advanced society.

  • Land Reform is a distributive measure which transfers power, property, income and status from one group in the community to another. There are two strategies in land reform, capitalist strategy and socialist strategy. The two strategies are different not only in their objectives and ideologies, but also in the method of land allotment and confiscatin. Capitalist land reform is aimed at accomplishing the land -to -the -tiller program of which the implementing process is always included rent reduction and sale of public lands. Socialist land reform is aimed at achieving abolition of property right of land and application of all rent revenue from land to public purpose. The process of the socialist land reform is comprising Bauernbefreiung and land collectivization. In conclusion, the former is resulted in high productivity of land and the later is identified low productivity of land.

GSIS를 이용한 제주도 국토개발에 따른 환경변화에 관한 연구 (A Study on Environment Change According to Land Development Plan of Cheju Island Using GSIS Technique)

  • The purpose of this paper is to present the environment change of Cheju Island as land development process using GSIS(Geo-Spatial Information System) technique. We implemented the process based on the maps of soil color, underground water pollution points, land use, land development planning and land sight seeing supported by Cheju Province Office. To use the maps for GSIS data, first we transformed the picture data of the office into raster structured picture data using scanner. Second, the coordinate system was added to raster data using 1/50000 geographic map. Third, we estimated land planning process using GSIS technique(overlay and reclass technique). The results showed that land development effected the natural environment(forest, green field, farm land). However, the chemical pollution and land sight seeing was not so much effected by the land development that was found.

대도시 도심의 토지용도별 지가구조 분석: 대구시 중구의 사례 (An Analysis of Land Price Structure by Land Use in Urban Center of Metropolis: The Case of Jung Gu, Daegu City)

  • 이 연구는 2013년 개별공지시가 자료를 활용하여 대구시 중구를 사례로 대도시 도심의 토지용도별 지가구조를 분석하였다. 분석결과, 지가구조가 토지용도에 따라 상당한 차이가 있는 것으로 밝혀졌다. 도심의 지가는 좁은 공간에도 불구하고 필지에 따라 변동성이 매우 크지만, 이것은 상업용지에 해당하는 것으로 주거용지나 주상복합용지에는 해당하지 않는다. 지가의 거리조락 역시 상업용지는 매우 크게 나타나지만, 주거용지나 주상복합용지는 거리조락 현상이 거의 없다. 주거용지와 주상복합용지는 지가최고점(PLVI)으로부터 가까울수록 지가가 오히려 하락하는 분화구 현상이 발견된다. 선형화한 지가함수의 회귀식에서도 상업용지와 업무용지는 지가의 거리 설명력이 크지만 주거용지나 주상복합용지는 거리 설명력도 미미하고, 특히 기울기가 음이 아닌 양의 값을 갖는다. 따라서 지금까지 일반적으로 상정되어 온 지가구조는 상업용지에는 유효하지만, 주거용지나 주상복합용지에는 유효하지 않다고 할 수 있다. 그러나 지가함수에 의한 토지용도의 분화 예측은 실제 토지이용 상황에 상당히 부합하여 알론소의 입찰지대이론의 현실적 적합성이 확인된다.

2,000년대(年代)의 토지이용도증가(土地利用度增加) 및 경지확대면(耕地擴大面)에서 본 비료(肥料) 수요(需要) 전망(展望) (The Prediction of Fertilizer Demand with Respect to the Increased Utilization Ratio and Enlargememt of Arable Land up to the Year of 2,000 in Korea)

  • Only 22.7% of total land area is arable land in Korea, it is anticipated that the increased land utilization of present arable land and enlargement of arable land through the reclamation of hillside and tidal land will be of great importance for the support of increased population in the future. Followings are the prediction of increased land utilization ratios, increased arable land through the reclamation of hillside and tidal land, and the increase] in fertilizer demand up to the year of 2000. 1. On the assumption that irrigation facilities, farm mechanization, and cropping systems would be improved remarkably by the year of 2000, the land utilization ratios of paddy land and upland are estimated to be 179% and 193% respectively. 2. Increments of fertilizer demand due to increased land utilization ratios, are estimated to be 2, 290 M/T in 1980, 70, 611 M/T in 1990, and 153, 619 M/T in 2000, when the amounts of fertilizers per unit area are fixed at present lrevels. 3. Increments of fertilizer demand due to the expansion of arable land through the reclamation of 516,330 ha of hillside land and 160,568 ha of tidal land, which are the present estimation of the reclaimable areas, are estimated as 32,960 M/T in 1980, 136,320 M/T in 1990, and 366,861 M/T in 2000. 4. Total increments of fertilizer demand due to the increased land utilization of arable land and the expansion of arable land through the reclamation of hillside and tidal lands in 2000's are estimated as 196,285 M/T for N, 147,351 M/T for $P_2O_5$, and 176,844 M/T for $K_2O$.

경지정리 사업이 농업기계화에 미치는 영향 (Effect of Land Consolidation on Agricultural Mechanization)

  • In 1990's, two types of land consolidation has been widely carried out to enforce competativeness of rice production in Korea. One is so called large-scale land consolidation for resizing paddy field and farm road, the other is general land consolidation for changing both size and shape of field, water channel and farm road. This study was conducted to evaluate how much effect on fm mechanization the land consolidation had. To evaluate the influence of the land consolidation, theoretical analysis and surveys were accomplished. Land consolidation was analyzed to increase field efficiency by 180 to 670% depending on the type of land consolidation and machine selection. Also, land consolidation brought increment of real working time ratio by reducing traveling time on farm road. Trends of large scale mechanization and increment of custom work were observed to be accelerated by land consolidation. It also gave effect on the pattern of machine troubles. Farmers were conscious of the influence of land consolidation on machine utilization, however, in plains level of satisfaction was shown to be low.

  • The price-volume in land by land categories is evaluated with dynamic approaches in the era of aging society This research tries to investigate in the respect of major factors such as real estate, macro-economics, and population that is simulated by land categories. The system dynamics approaches on price-volume in land are forecasted until 2020 using the data in the period of 2000-2014. In regard to methodologies, this research adopted system dynamics to evaluate the relationships between price-volume in land and aging society. The meaningful results have been found during the last over 10 year's analysis as the dynamic relations with major factors. Regarding land categories, this research tries to overcome former research limitations. As an implication from the price-volume in land, it confirmed that the multifaceted aspects show that system dynamics approach effectively simulated them by price-volume in land with the population of aging society.

농지이용계획의 합리적 책정을 위한 농지적성 평가기법의 개발 (Development of Land Suitability Classification System for Rational Agricultural Land Use Planning)

  • For rational agricultural land use planning, it is quite necessary to get hold of land suitability precisely and to make decision on land use patterns accordingly. In the methodological viewpoint, objective and scientific evaluation techniques for land suitability classification should be supported for the systematic land use planning. As one of technical development approaches to rational land use planning, this study tried to frame a land suitability evaluation system for agricultural purposes. Evaluation unit is defined as a tract of land bounded by road, other land units and topographical features. And quantification theory was applied in the determination works of evaluation criteria. The administrative area of Namsa-myon(district), Yongin-si(city), Kyunggi-do(province) was selected for the case study. In order to check the feasibility of the evaluation system developed in the study, field check team, consisting of 2 government officers and 2 representative farmers, carried out evaluation works by observation on 148 sample land units, 10% of total 1,480 ones. Between estimated and observed results, there showed very good relationship of its multiple correlation coefficient, R=0.9467.
