A Study on the Development of Life Cycle Cost Database in Building (건축물의 LCC Database 구축에 관한 연구)

  • The importance of LCC analysis has been enlarged. Also, it would be necessary to computerize LCC analysis for accurate and logical analysis of LCC. In other papers, they showed LCC analysis model but the study of database development which could be applied in LCC analysis have been undeveloped. As a result, the final goal of this study is to develope LCC database. And this progress is devided 4 steps as design, construction, maintenance and disposal and derived the detailed cost item in the progresses. Futhermore, it would be possible to develope cost DB, fluent DB, general DB, building section DB, material DB and to propose database which would be applied in accurate and logical analysis of LCC.

  • LCC(Life Cycle Cost) analysis on design process has to be performed for a selection of reasonable and economical design alternatives in highway construction projects. To be performed of LCC analysis, the maintenance data such that are maintenance periods, rate of repair, maintenance cost, and so on are required. Therefore the Hi-Portal System had been developed and the maintenance data has been accumulating in the Korean Expressway Corporation. However, the data are not effectively used because the system have no consideration for LCC concept, and currently, th data are acquired by survey with experts. In the study, it is proposed that the concept of Generally Annual Maintenance are practically and easily used to perform LCC analysis. Some of generally annual maintenance data are suggested through Hi-portal data analysis due to the proposed concept and LCC analysis of a real highway construction project is preformed by comparison with a current approach. From the results, it make sure that the proposed concept are effectively used to preform LCC analysis until during exactly practical data from Hi-Portal system are obtained.

  • The report of the Korean Board of Audit and Inspection(BAI) on May 2007 indicates the problems of Life Cycle Cost (LCC) analysis and evaluation in the Design-Build(Turn-Key) and alternative bidding system. The point which the report indicates is that the cost estimation system for LCC analysis has nothing in common each other and there's no consistency among the repair cycle and ratio per facilities parts. For solving these problems, BAI demands the establishment of the guidelines for LCC analysis and evaluation from the competent authority Korean Ministry of Construction And Transportation(MOCT). The objective of this study is to develop the improvement directions for LCC analysis and evaluation which are suitable to the public construction projects especially for the Design-Build and alternative bidding system in Korea. For this study, the LCC related raws and regulations, LCC analysis guidelines of public cooperations, actual condition of LCC analysis and evaluation which include, the elements of LCC, the estimation rules of the initial cost and the maintenance cost, the analysis standards of time value of money, etc. are investigated to provide the improvement directions for LCC analysis and evaluation.

  • The failure of LCC analysis is recognized as a serious risk for companies in fast-paced business environment. LCC analysis has been mentioned and analyzed only in accounting perspectives, but recently engineering perspectives of LCC analysis based on the execution of appropriate procedures become more important than the accounting perspectives. Especially, the practical use of reliability engineering related methodologies is recognized as a key factor for the LCC analysis. For the practical use of reliability methods, LCC analysis for unexposed problems is a key issue, and utilizing FMEA and FTA techniques is needed to solve the unexposed problems. Reliability, maintainability, availability, and safety should be evaluated by the LCC analysis with the reliability methods, so we study methodologies for the LCC analysis. Present Worth can be calculated by multiplication of Annual Equivalent Cost and PWAF. Reliability engineering related methods are needed for the process of dividing Present Worth into PWAF, and the practical use of reliability methods can improve accuracy of LCC analysis.

  • Building information modeling (BIM) is a smart construction technique that is recognized as essential for current construction facility projects. The Public Procurement Service (a construction project-ordering agency) announced a plan to introduce BIM and has required changing the operation of projects by using BIM design information. LCC analysis is essential for items, quantity, and cost information of the construction, and it is expected that efficient work will be achieved by using BIM design information. In this study, a BIM-LCC analysis system was established for selecting optimal design alternatives by actively using open KBIMS libraries. The BIM-LCC analysis system consists of a single alternative and an optimal alternative LCC analysis, but it has a limitation in that only the architecture and machine libraries have been applied. However, by applying BIM, practical use and work efficiency can be expected. In order to use the method as an LCC analysis support tool with BIM design information in the future, it will be necessary to collect user opinions and improve the UI.

  • This study is a LCC case analysis on the school one of the BTL projects which is constructed by private organizations and rented to government. According to the RFP to make out documents, it is performed the case analysis based on the results of LCC calculation about maintenance & conservation costs; repairing costs and replacement costs. It is analyzed LCC on maintenance & conservation costs for 20 years(rent period) and 65 years(life cycle). As a result of LCC analysis, about more than 50% of total LCC are architectural works and the rest of them are machinery works, electric works, and civil works in the order. And it is also suggested some problems and their solutions to perform LCC analysis on the current BTL projects of school.

  • Selecting a railroad line requires the comparative evaluation of various elements. As a systematic approach to this selection it will be necessary to apply the VE study and the LCC analysis. This study proposes a methodology for selecting the optimum line of the ralroad using VE-LCC analysis. The VE study is performed by following four steps : Information analysis, Function analysis, Alternative evaluation, and Optimum plan selection. The economics evaluation in VE study is using LCC analysis and Sensitivity analysis. Cost items in LCC analysis are classified into bridge, tunnel, rail, and earthwork. We could select the optimum alte-rnatives considering not only cost elements hut also various evaluation element in VE-LCC analysis.   • The purpose of this study is to assess economic effects for a new technology-based ventilation system. The study has been performed using LCC technique for the economic analysis. Data for LCC analysis are collected from estimation and interview of estimators and maintenance experts of buildings. Based on the LCC analysis, the economic effect of a new technology-based ventilation system has been predicted as follows: for the investment during 15 years of study period, (1) return rate for the investment is 9.3 times. (2) 7.3% of LCC saving is predicted.

  • This paper presents brief history and a state-of-the-art survey of Life Cycle Cost (LCC) analysis, in particular LCC analysis in the Urban Transit Vehicle, based on a internationl codes and standards related to LCC analysis. A main objective of the LCC analysis is to quantify the total cost of ownership of a product throughout its full life cycle, which includes research and development, construction, operation and maintenance, and disposal. The predicted LCC is useful information for decision making in purchasing a product, in optimizing design, in scheduling maintenance, or in planning overhaul. This paper presents a LCC procedure consisting of seven steps, which are "Problems definition", "Cost elements definition", "System modeling", "Data collection", "Cost profile development", "Evaluation", and "Verification". Sub-activities to be encompassed in the seven steps procedure are described.

  • The Ministry of Construction and Transportation has estimated the reconsideration of economy in construction and the dullness of LCC forcast method which supports decision-marking in safety and maintenance of buildings. So, they have introduced LCC analysis method in steps of a feasibility study and design. Because of the introduction of LCC analysis process and method, it would be possible to make a logical decision from management maintenance, estimation, user point of view. In this study, it would bepossible to show a plan and alternative of design factors and structure in one building by using LCC analysis method and to compare and analyze the reduction of life circle cost bi the elapsed time.
