Analysis of the Determinants on the Annual Average Price Rising Rate for Pyeong of Apartment Housing in Seoul (서울지역 아파트 평당 연평균 가격상승률 결정요인 분석)

  • The purpose of this study is to identify the impact of the building, site, and region characteristic factors on the annual average price rising rate of apartment housing in Seoul. The data were consisted of 272 apartment units in Seoul. A survey included checking the drawing documents and interview with apartment maintenance staffs and real estate agencies from October 2006 to February 2007. Data were analyzed with descriptives, frequency, crosstabs, and linear regression by SPSS/PC for Window. The linear regression model was employed to evaluate the price rising rate in apartment housing. Following results were obtained. The price rising rate for pyeong ($3.3m^2$) of apartment housing was determinated by the district zone, the construction company's brand name, the building age, the building stories, the floor space index, the building-to-land ratio, the green space rate, and the distance from the downtown. Especially, the district zone was the most important factor that affected the price rising of apartment housing in Seoul. Therefore, the policy has to focus to solve the imbalance between autonomous districts with the collaborated tax.

Analysis of Building Facade Noise and Ground Noise in a Roadside Apartment Complex through Noise Mapping (노이즈맵핑을 활용한 도로변 아파트단지의 세대외부소음 및 옥외지면소음 특성 분석)

  • The aim of this study is to estimate the noise exposure of roadside apartment complex according to the characteristics of apartment complex. The facade noise level of residential buildings and the ground noise level inside apartment complexes were predicted and analyzed using noise mapping based on a computerized noise model. In addition, the correlation analysis between these noise levels and the characteristics of apartment complex such as traffic volume, building coverage, the number of adjacent roads, etc. was done in a total of 21 apartment complexes. The results showed that building facade noise level and ground noise level were positively correlated with traffic volume (correlation coefficient, r=0.616~0.623) and the number of adjacent roads (r=0.340~0.496). On the other hand, they were negatively correlated with building coverage (r=-0.413~-0.477) and complex area per the number of roads (r=-0.478~-0.615).

  • This study purposes drawing changing tendency of apartment kitchen areas and character of that by figuring out type, form and per period cause of change of brand apartment kitchen areas. I adopted subject of study as the six leading construction companies considering the apartment rankings of brand and subcontract from 2001 to 2015 when brand apartment was activated(Samsung C&T corporation Raemian, Daelim Industrial Co., Ltd E-pyeonhansesang, Daewoo E&C Prugio, GS E&C XI, Posco E&C The sharp, Hyundai E&C Hillstate) and analyzed kitchen plane of $84m^2{\sim}102m^2$ housing units which were in great demand from apartment housing market. Also, I drew changing trends of kitchen areas by conducting a model house field survey. Through this study result, I will expect the utility of baseline data which is necessary for space development by figuring out kitchen culture, flows and cause of change.

  • The purpose of this study is to provide the improvement plans and the future development guidelines to improve the apartment housing remodeling. To achieve this goal, case studies and personnel interviews were conducted. Case Studies were performed on 3 apartment houses which had a remodeling association and personnel interviews were performed on the union presidents of the apartment houses. As a result of this study on the practice of apartment housing remodeling, the problems are as follows; 1) a lack of establishing the specific standards and the operation procedures in terms of the laws and regulations 2) a lack of the residents' right awareness in terms of the maintenance & administration 3) a lack of the funds raising in the case of remodeling in the small. middle size in terms of the finance. According to above results, to improve the apartment housing remodeling, it is showed to be necessary to establish the specific standards and procedures in the laws, regulations and policies, which will be accomplished by real remodeling cases.

A Study on the Improvement of Average Floor Height Ordinance through Analyzing Landscape Impacts of Average Floor Height System Applied to Apartment Buildings in Residential Areas of Seoul (공동주택 평균층수 적용에 따른 경관영향 분석 및 제도운용 개선방안 연구)

  • The purpose of this research is to suggest an improved method of how to apply and operate an average floor height system to rebuilt or redeveloped apartment buildings in general residential areas of Seoul. This research suggested two research findings by a computer simulation study for analyzing the difference between the average floor height of apartment buildings in experimental sites and the average of floors of buildings near experimental sites. The first finding is that an average floor height system should be applied to apartment buildings with a limitation of maximum height at sites larger than $12,000m^2$ in order to control the difference of the maximum height of buildings between apartment sites and their surroundings. The second finding is that the average floor height system should be operated by an appropriate average floor height ratio at sites greater than $50,000m^2$ in order to harmonize rebuilt or redeveloped apartment buildings with their surroundings.

  • Nowaday, The Sustainable Development about global environment is the most important subject. In urban environment, a variety of the nature energy utilization such as the solar energy are the most efficient solution to solve this issue. One of these efficient, solutions, a photovoltaic system using sunlight has been introduced to the building with an advantage such as cost-effective, safe for using and good for environment friendly in light with energy utilization. Recently, many of the apartment housings are built in domestic country. The apartment buildings have been constructed since early of 1970's. now apartment is taking over 50% out of entire housing in korea. The apartment housing applying to a photovoltaic system has been extensively studied in the foreign country but our county runs short. So, It was necessary to technical development of PV application which is suitable in Korean house culture. The objective of this study is to develop the building integrated PV application method for apartment building.

A Study on Applicable External Color Design of High-storied Apartment House Considering Street Components (주변가로 구성요소를 고려한 고층집합주택의 적용 가능한 외관색채에 관한 연구)

  • This study examined types and color conditions of street views through relationship of high-storied apartment house to street components which has great visual influence on urban street view and requires harmony with street environment as background factor and conducted positive experiment with high-storied apartment houses located at housing site development districts in Gwangju Metropolitan City since 1990s in order to set applicable color ranges in designing external colors of high-storied apartment houses which became background of street view by types. Consequently, in image changes of four factors of main colors in classified street types, P, RP, R and YR colors showed high average values in naturalness, harmony and unity and GY, G, BG and B colors showed dichotomy with low average value, but image of personality showed generally low average value. RP, R and YR colors showed higher adaptability and GY, G and BG colors showed lower adaptability. It was confirmed that according to adaptability of main colors used in high-storied apartment houses by street types, there was difference of appropriate color range in street components and external colors of high-storied apartment houses by street types.

Preference Analysis of the View in an Apartment Unit according to the Location of View Target (조망 대상 위치에 따른 아파트 단위세대 조망 경관 선호 특성 분석)

  • The purpose of this study was to analyze the characteristic of each view in an apartment unit in terms of the quality. This study was accomplished by two research methods; the field survey on 181 apartment complexes in Daegu, and the preference evaluation on 24 cases sampled in the sense of its location, i.e. inside or outside of a complex. In the field survey, view targets were categorized into various items such as a building, a road, a mountain, a tree, another apartment, the sky, and so on, and the characteristics of the distance from a viewer to view targets and view of the level in an apartment were analyzed. In the preference evaluation, 24 cases, each one has one of the follows; the natural view, the artificial view, and the combined view of the both, were chosen and those were evaluated by 167 interviewees. As a result, the conclusions from the study were drawn as follows; 1) The view, the combination of buildings, roads, mountains, trees, apartments, and the sky, is usually seen in an apartment unit. 2) The type of view target is more significant to a person than its location. 3) The natural and combined view are preferred to the artificial one. 4) In the case of the same outside view, a person likes the open view more than the somewhat covered one.

A Study on Characteristics of Apartment Housing Unit Plans (민영아파트 평면계획특성에 관한 연구 -서울, 수도권 및 신도시지역을 중심으로-)

  • The purpose of this study is to analyze characteristics of apartment housing unit plans based on analyzing overall patterns of housing unit plans and identifying the types of unit plans according to the size and to provide the fundamental data for developing diverse dwelling unit plans of apartment. This study deals with apartment housing unit plans built between 1999 and 2000 in Seoul, the capital region and new town. The major findings of this study are as follows; 1) Most apartment housing unit plans have fixed and uniform layouts. Most apartment housing units have L-DK type meaning they have isolated living room space. Certain layouts(especially $60-85\textrm{m}^2$ sized unit plans) show a "trickle-down" phenomenon with respect to the areas of units according to time series. 2) New plan types are rarely proposed since 2000, especially in large-sized(area more than $120\textrm{m}^2$) and $60-85\textrm{m}^2$ sized plans. 3) Another feature of apartment housing unit plans is increase of the service are (balcony, entrance area, additional kitchen, and storage area), and introduction of masters space (composition of master bedroom, dressing room, powder room, path, and etc.) and etc.)

An Analysis of Recognition and Preference for the View in an Apartment Unit (아파트 단위세대에서 보이는 경관에 대한 인지 및 선호 특성)

  • Following the previous ones, this study is intended to explore methods of qualitative assessment on the view from apartment units. It first complemented and analyzed the attributes of landscape elements and then set up questionnaire items based on these attributes to identify the tendencies in apartment inhabitants' recognition of landscape elements, and then conducted a preference assessment on the test cases sampled on the basis of picture and other data collected in the previous studies to identify the characteristics of the preference for the view from apartment units according to landscape elements. Consequently, the following results have been derived. First, the landscape elements seen from apartment units may be classified into a total of sixteen categories, and the overall ratio of natural elements to artificial ones is shown to be approximately one to three. Second, it is also shown that apartment dwellers tend to prefer natural landscape elements over artificial ones, and the preferences for the distance to and location of landscape elements exhibit certain variance depending on the type of the elements. Third, the analysis of the preference for landscape elements has revealed that the types of landscape elements, the make-up and diversity of landscape elements, and the perceived distance to landscape elements as well as the resultant feeling of openness all affect the preference tendencies.
