건물성능개선을 위한 리모델링에 관한 연구 (A Study on Remodeling for Building Performance Improvement)

  • The building remodeling is providing a lot of solutions - structural, aesthetic, environmental, and energy performance improvement - in improving buildings performance and environment. The remodelings influences on our society are resource conservation, environmental conservation, expansion of construction market, and creation of new employment. The three principal remodeler groups involved in this building remodeling are general construction contractors, interior architecture contractors, and ESCO (Energy Service Company). Having a representative character, this study classifies remodeling methods into five types: structural remodeling, spatial remodeling, exterior remodeling, environment-friendly remodeling, and ecological remodeling.

  • As remodeling market is growing and peoples' concern on health and well-being is getting high, there is a need to apply environmentally friendly approach to remodeling an interior space. Therefore, the purpose of this study is to provide basic information on environmentally friendly remodeling process focused on the implementation of interior construction process. The method of this study was two-folds. First, previous researches were reviewed to drive general remodeling process, and then content of implementation of environmentally friendly remodeling process were added. Second, semi-structured interview was conducted to eight experts in interior design who were members of KOSID. The results of this study are as follows; (1) Applying environmentally friendly method to remodeling will be essential. Therefore, it is necessary to develop various types of environmentally friendly finish materials and methods and continuing attention should be paid. (2) For broad implementing an environmentally friendly application on remodeling, builders, interior designers, manufacturers, and clients should change their consciousness through education and publicity, (3) The results showed that using environmentally friendly materials was the most primary concern for the designers. However, there is a lack of information about contamination derived from materials when manufacturing and constructing and even wastes. Thus designers should be aware of using environmentally friendly verified materials regarding materials itself and its manufacturing process.

인테리어 리모델링 사업에서 영업사원의 핵심역량 모델 개발 - LG하우시스를 중심으로 - (Developing a Competence Model for Salespeople in Interior Remodeling Business - Focus on LG HAUSYS -)

  • Recently, competition in the interior remodeling business is fierce. However, the interior remodeling business is basically B2B, and in this business, sales are basically dictated by the capabilities of salespeople. Therefore, in this study, we intend to develop a model for the core competency of salespeople in the interior remodeling business. To this end, based on the research on the existing competency and competency modeling, the competency model of the salesperson was derived using Dubois' overlay method. A total of 12 core competencies could be defined through the first and second modeling. The subject of this study was focused on LG Hausys, the most representative interior remodeling company in Korea. Based on the core competencies developed in this way, overall sales competencies can be raised through the development of a training course to enhance the sales competencies of salespeople, and a more efficient and objective HR.

  • Even though the Korean intoner architecture market has constantly developed in the past on the basis of the economic and social growth, it has had a tough time for varied reasons since 1998. Restructuring in the construction industry is required due largely to both the lack of market demand which resulted from the foreign exchange crisis and managerial trouble which is getting worse as time goes by. In actual, as the social necessity for remodeling in skyrocketing, the remodeling is getting more acclaim. That is because old architecture generates a great amount of architectural trash, and it is necessary to look for ways to saute the energy. In the wake of these situations, the remodeling industry is drawing attention as an alternative to the marketable limitations of the existing construction industry. However, it is true that the remodeling market has yet to be activated decisively. Accordingly, the purpose of this paper is to provide a basis for entering into and activating the remodeling market of the interior architecture industry by analyzing the scale and recent conditions of the remodeling sector.

  • The purpose of this study was to investigate the remodeling of apartments according to the area type and size in order to provide some information for the future plans for more consumer-friendly dwelling units. To achieve this goal, quantitative data analyses was employed. The sample was a total of 100 apartments analysed on apartments remodeling. The data were analyzed by SPSS WIN program package in terms of frequency, percentage, and x 2-test on the actual remodeling behaviors according to the area type and size of apartments. For the future research case studies recommended small, medium, and large sizes of apartments respectively through interviews, actual surveys, and questionnaires on remodeling behavior, interior design, and interior atmosphere according to the area type and size of apartments.

  • Apartments, which are typical residential spaces, are reconstructed or remodeled according to aging. However, reconstruction or remodeling of apartment complexes or an individual building requires following relevant laws and policies and requires a lot of time. Therefore, there are cases where apartment residents choose remodeling that improves the living environment by renovating only the interior of their household. In order to improve the interior space of an apartment, various materials such as windows, toilets, walls, and floors are replaced, and lots of matters must be considered in this process. Several problems arise in the process of selecting a remodeling company and carrying out construction, and the problem must be resolved through owner's decision-making. This study analyzes the problems through the case of apartment interior remodeling and suggests ways to improve them.

  • The objective of this research is not only making the planning guides regarding a small-scale residential remodeling but also examining closely the social roles of the interior design for the poor and the underprivileged class by analyzing the residential remodeling cases. The scope of research includes 40 remodeling houses free of charge which are broadcasted in the TV program 'Love House'. Taking in consideration the characteristics of users like parentless or single-parent families and families with disabled persons, this study uses the spatial approach, user's convenience approach and psychological problem solving approach, in terms of the methodology. In result of the analysis of their interior design, first of all, it is essential solving the problem of limited house space by comparison with the family number. Second, the universal design concept for the family with disabled persons(72.5%), old persons or children is strengthened guaranteeing privacy in small and old interior space. Third, the interior design is focused in increasing communication among family members, because mental and physical obstacle would obstruct accessibility among them. This research shows the importance of the interior design which makes wide social roles contributing to create "welfare society".

소비자의 주거공간 리모델링 인식에 영향을 추는 대중매체에 관한 연구 (A Study on Mass Communication′s influence on the Consumers′ Cognition of Home Interior Remodeling)

  • The purpose of this study is to identify the cognition differences of home interior remodeling and preference of mass media among consumers and analyze relationship between remodeling perception and mass communication. The data are collected through questionnaire surveys, which included demographic information and preference of remodeling, mass communication from adult consumers who live in Seoul. 223 samples are collected, and are analyzed by using SPSS-WIN program. The major results are as follows: Most of the media are preferences above the average. TV media is a leading mass communication, which has an effect of most consumers. Internet business preference is found at young, male, white color business group and small family. Remodeling has been a strange word with consumers, but now on its needs are spread among the public that is provide to solve the problem which were found in their home on the influence of mass communication.

BIM을 활용한 리모델링계획 사례연구 (A Case study on the Remodeling Design through BIM(Building Information Modeling))

  • In this study based on BIM(Building Information Modeling) apply for performing efficient remodeling project and utilized. And this study will examine a real project where a BIM based process was used in the remodeling of an single-family homes. In the remodeling design phase of the planning process was conducted for the BIM process modeling, BIM in the remodeling stage while performing the required range and level of the remodeling process were studied. Based on this, communication between client and remodeling designer, participants more expect that smooth and speeds up in remodeling. For client decision support, troubleshooting of remodeling of the design process to be effective in the BIM have been identified. The BIM model and deliverables data used for the remodeling design process of building remodeling is the most effective way, due to the increased efficiency gained in many areas.

거주자들의 참여 디자인 방법에 관한 연구 - 공동주택 입주시점의 개조행위를 통한 - (A Study on the Residents' Participation Design according to the Remodeling right before Moving in Apartments)

  • This research alms to understand the residents' actual conditions and reasons for remodeling in order to search for the desirable participation design methods, under the assumption that the remodeling of apartments by their current residents is a problem. The subjects of this research are residents of mixed-used apartments supplied via the fitting form housing supply methods recently. The results are shown below. First, the reasons for remodeling by the current residents we expansion of Interior space and change in interior atmosphere. Positive participation of the residents in the design decision is high and this remodeling problem is easily solved. Second, based on the Habraken's SAR theory, supports units and variable units were separated and in each process rational and systematic design methodologies according to the role and responsibility of the residents were observed. Third, considering the great level of remodeling right before moving in, there is a need for the variable housing supply methods of residents to easily participate in the design, construction, and supply of the apartments. Through the participation of the residents In the apartment design process will not only solve the problem of repeated apartment remodeling, but also accommodate the various needs of the residents.
