As aging is notably developed, the elderly find it challenging to get around in housing chosen in their midlife, and seek for an alternative residential setting enabling them to continue the independent living. This research focuses on the residential mobility of the elderly who have recently moved to senior housing, and also is to investigate their residential satisfaction at previous residence. As a cross-sectional study, the research adopts the self-administered questionnaire survey. The questionnaires are mailed out, and one out of the two responses is retrieved. To investigate the residential mobility of the elderly, the research model is constructed based upon Morris and Winter's Housing Adjustment Theory. The result shows that the residential mobility of elderly from previous residence is a need-based choice, want-driven behavior and demand-oriented decision to maintain continued independence and utilize resources available during the aging process. Also, it is found that the vast majority of both co-op and rental households are satisfied with their previous residential environment. The previous residential satisfaction of co-op elderly is significantly influenced by household and housing characteristics, housing norm status, and environmental needs for independent living while only housing norm status is a significant predictor to explain the previous residential satisfaction of rental elderly.
The study finds a constructive way to improve shared houses by analyzing shared house living conditions, satisfaction of the residents and potential consumer's needs. For this, a survey of 179 single-person university residents and interviews with seven young adults residing in shared house was conducted. The results showed that shared house tenants had high satisfaction in regard to bedrooms, common spaces, and rental costs. They successfully adapted to community life by frequently using the living, dining spaces, and common spaces with respect and consideration towards other tenants by following rules. Single-person university household should prefer single rooms and the biggest consideration when they move into a shared house is rent. Affordable rates were 300,000 to 350,000 Korean Won per month (40.5%) and deposit of 3 million won or less (64.3%). Results also showed a need for a professional manager residing in the house with a cleaning service for common spaces and a want to share hobbies with other tenants (3.25/5 point scale). It is very important in a housing welfare perspective that one experiences the value of living and emotional sharing to heighten the satisfaction through shared houses. It is essential to put effort into developing a service that reflects consumer's needs for shared houses to continue as a housing alternative model for young adults.
Purpose - To understand the assessment basis of customers' coffee shop experience and give more practical advices to the franchised coffee shops which are poorly managed in the competitive market, this study identified factors to measure the quality of customer experience and explored the relationship between these factors and customer satisfaction and loyalty. Further, this study analyzed which role self-efficacy played in the structural relationship between the quality assessment factors, satisfaction and loyalty of franchised coffee shops. Research design, data, methodology - The data were collected from respondents who had visited franchised coffee shops within the previous month through online survey. The questionnaires were surveyed from February 11 to February 14, 2019. A total of 318 responses were collected after excluding four of incomplete or uncandid responses. A structural equation modeling approach was used to examine the proposed hypothesis and a confirmatory factor analysis was employed to verify the four dimensions of quality assessment. Results - The findings of this study are as follows. First, the three of quality assessment variables significantly influenced on satisfaction except environmental quality. Second, economic and service quality significantly influenced on self-efficacy but environmental and menu quality didn't. Third, satisfaction significantly influenced on loyalty but not on self-efficacy. Fourth, self-efficacy significantly influenced on Loyalty. Conclusions - This study identified the four dimensions to assess the franchised coffee shop service - menu, environment, service and economic quality and verified these four dimensions are valid as indicators to measure the quality of customers' coffee shop experience. Further, by empirically testing the structural relationships among these quality assessment dimensions, satisfaction, self-efficacy and loyalty, this study provided theoretical foundations to explore the relationship between customer and the franchised stores in restaurant businesses. For the industry, the study findings showed that customers highly appreciated menu and economic quality of the service rather than the stores' interior. This indicate that the franchised coffee shops need to focus more on the basics of coffee such as taste and menu variety and economic value than the decoration of the store, which are often over-invested nowadays.
Light is an essential environmental element for elderly people to do various activities. At senior welfare centers, healthy indoor lighting is especially necessary because the facilities are used by the elderly to perform their mostly indoor activities. The purpose of this study is to evaluate light environments at senior welfare centers for well-being lighting characteristics. We based the study on the 'Biophilia' theory, a concept related to health from happiness. Thus, this study is mainly based on literary review and survey research. For this, we conducted a location focused field study to identify the current state of the lighting environments at senior welfare centers in Busan, South Korea. First, we constructed structural questionnaire to evaluate lighting environment based on 'Light and Space' biophilia theory. Then, to survey subjective evaluation, the participant of research included total of 122 senior welfare center users. Based on the results of this research, the conclusions are as follows; 1) overall, it seems that the overall result of the light environmental evaluation seems to be high because the evaluated facilities in the case survey in large-scale were recently built elderly welfare centers. 2) most of the healing design elements are focused on the introduction of natural light and psychological influence. The satisfaction with actual natural light is evaluated to be high. Although shadow and reflected light are very important in discrimination and recognition of indoor space and wayfinding, the evaluation of reflected light and shadow was low for the study. 3) items that are related to the functionality of the light were highly evaluated, while the items that are related to the spatiality of the light were rated poorly. This study has its significance when examining the effects of light environments within the welfare center form of the perspective of senior citizens. It can be referenced when reconsidering the recognition of light environment as a major consideration factor to establish a desirable senior welfare center environment.
The purpose of this study is to analyze the design characteristics of Hanok hotel. This study was approached by using theoretical investigation and a field survey. The field survey analyzed the current situations by conducting the master plan layout, architecture and interior design of the Hanok hotel. The field survey was tested by examining four different Hanok hotels from February 2014 to July 2014. After all, the results were analyzed based on given categories. The results of this research can be summarized as following. First, the characteristic of the master plan layout in Hanok hotel was appeared as "ㄷ" and "ㅡ" shapes. Those layouts were based on the spatial and the functional aspects of Hanok hotel facilities. Second, three different structural methods such as the korean traditional wooden structure, concrete, and masonry method were used in Hanok hotel construction to deliver the traditional architecture aspects while considering the functionality and convenience of the building. Third, most of Hanok hotels had the limited furniture range. The consideration of using several types of traditional furniture in different rates of the guest rooms help to increase the service quality and customer's satisfaction. Fourth, there were no diversity of using materials and colors in Hanok hotels that only few of them were used to express the traditional look. Fifth, the local characteristics were found in several Hanok hotels. To reflect the local characteristics in Hanok hotel is to construct a suitable environment to fit in nature and also it is easily to convey the local culture to others.
There is a growing demand for public rental housing since housing price increased rapidly and socially vulnerable people need more stable housing. The purpose of this study is to investigate housing evaluation (satisfaction), moving plan, and residential service according to the type of the public rental housing and the characteristics of the resident, and to suggest the development direction for comprehensive housing services including the community level. Data used for analysis in this study are from 2016 Seoul panel survey of public rental housing residents. A total of 3009 questionnaire from public rental households were collected in 2016 Seoul panel survey. In order to investigate housing requirements, we analyzed household characteristics, housing satisfaction, moving plans, welfare services, residential activities and community facilities, social environment. In this study, the difference of residential satisfaction, moving plan, and residential service according to the type of the public rental housing and the characteristics of the resident is analyzed to identify their housing demands. As a result, there were differences in residential satisfaction, moving plan, and residential service depending on type of public rental housing and characteristics of residents. Residents in public rental housing modified from the multi-family housing after purchase showed lower residential satisfaction, and higher intention for moving plan compared to residents living in other type of public rental housing. In the residential service, residents in permanent lease type have higher experience of housing service as well as demand on housing service. Especially single household, elderly household, female household, or household with handicapped person indicated higher demand for housing services.
This study examined the nature of multi-cultural families' housing problems living in South Korea. A qualitative research was conducted through in-depth interviews with immigrant women from three Southeast Asian countries. The subjects of this study were 15 married immigrants from the Philippine, Cambodia, and Vietnam living in Seoul. The major findings were as follows: firstly, reciprocity for the in-between person and environment: the preferred to blend into Korean society instead of making a community based on national origin. Secondly, intention to housing: all participants were passive about moving and the Vietnamese and Cambodians placed more importance on the family community than the Filipinas. Thirdly, meaning of housing and interaction: for the most important area in the house, the Vietnamese and Cambodians stated that rooms were for a couple and treated family space more importantly than Filipinas who pursuit personal comfort. Fourthly, housing adaptation process: adapting to climate difference between home countries and Korea was the biggest difficulty. Fifthly, residential satisfaction/dissatisfaction: mostly satisfied with housing facilities; however, they were dissatisfied with the number of rooms and house size due to a necessity for personal space. In conclusion, ideas implied from native country of married immigrants in multicultural families did not change significantly in preference of the current environment. The needs for an ethnic community was not great, because they seemed able to assimilate positively by living with a Korean husband and relatives. Gradual assimilation through a cultural acculturation process can be considered desirable.
The purpose of this article was to research the effects of physical environment on risk perception in customers at raw-fish restaurants in the Northeastern area of Kangwon province, South Korea. In this research, reliability analysis, factor analysis and path analysis were carried out. Physical environments were divided into four factors and risk perception into three factors. 'Exterior facility' had a negative influence on performance (p<0.001) and financial risk (p<0.001). 'Interior facility' negatively affected performance risk (p<0.001), financial risk (p<0.001) and time risk (p<0.001). 'The others' negatively influenced performance risk (p<0.05). Lastly, 'press copy' negatively influenced performance risk (p<0.001). Based on these results, various physical environments affected the risk perception in customers at raw-fish restaurants, and satisfaction level of customers was based on risk perceptions. As a result, food-service companies need to manage the physical environment as a marketing strategy, as well as reduce risk perception to increase customers loyalty.
This study focuses on a concrete understanding of the characteristics of perceptions and needs about healthy housing of the elderly, who represent the most vulnerable group of people in society, on the four evaluation dimensions of healthy housing as part of the research for evaluation indicators development for housing health performance in apartments. First, it was found that the elderly perceive an environment where their physical health is well supported as the most important factor for healthy housing. Additionally, the management support of the housing was perceived as the second most important consideration. Second, the most frequently used area for the elderly is the living room and a desired place to be added to indoor spaces was a room of their own or a 'living room', which clearly indicates the importance of the indoor environment for the elderly. Third, the biggest factor for the interior environment that affected the satisfaction level of the elderly in their housing was largely based on the convenience factor that helped lesson the discomfort in their daily life due to the physical aging process, and also on factors related to the pleasant indoor surroundings. Based on the concepts discovered in this study on healthy housing, more concrete items should be developed in the future for an extensive indicator for health performance evaluation, and actual research on the general public should follow suit.

'Experience' is expressed as auditive expression through stimulation using a body and providing music. 'Relationship' has provided a communication environment or created relationship with brand by leading interaction with others. 'Estheticism' has increased visual satisfactory level by aesthetically sublimating lighting direction or form. 'Functionality' is expressed by providing various programs through smooth flow plan and grafting with the latest technology. 'Non-dailiness' has affected memory territory by inducing curiosity and astonishment through space modification or new and contrasting direction. The housing cultural center needs to be planned as a space where interaction of user and brand will be initiatively activated sensationally and psychologically by pursuing user-oriented brand identity.
