Evaluation Method for Value Analysis in the Remodelling of Apartment Building - Focused on Economical Efficiency and User Demand - (건축물의 리모델링 가치분석을 위한 평가방법 - 경제성 평가와 사용자 요구분석을 중심으로 -)

  • This research is aiming to specify the requirement of the investment such as initial cost, running cost earning rate to make effective investment considering the purpose of remodeling and economical value of store building enough to meet the initial purpose of remodeling. The review of earning rate for economical evaluation was performed by the on-site auditing on the structure and function of the building and applying the assessment simulation program, which is to find the possible business model to identify the requirement of building owner through case study. After the research, the following results are obtained. First, it is important that many aspects should be carefully analysis and the best method should be selected as characteristics of remodeling can tie defer each other in their implementations. Second, though the remodeling of exist buildings to promote the functions has been applied. no suitable assessment tool has bee developed for deriding the level of remodeling in the view of economical efficiency so far. Third, the economical benefit was evaluated by analysing annual earning rate which is applied by investment items and recovery period for the investment. More specific data base should be established to apply the suggested economic accession in business enough to forecast the future circumstances. More researches should be promoted on this area continuously as well as the integrated economic evaluation of remodeling on existing building.

Conceptual Cost Estimating System Development for Public Apartment Projects (공공아파트 프로젝트 기획단계 공사비 산정시스템 개발)

  • At the conceptual phase of a construction project, estimated construction cost is very important as it significantly influences the owner's decision-making. Accurate cost estimating, in the early stage of a public construction project, serves as a critical factor because initial decision-making effects the final cost of a construction project. However in the cases of Korean public apartment projects, excluding a few of the public owners, there is a problem in properly estimating construction cost due to the lack of construction cost estimating system. Thus, this research developed a public apartment cost estimating system using case-based reasoning that was suggested by a previous research with 66 cases of Korean public apartment projects. Based on the system experiments involving 19 public officers and 10 cases of Korean public apartment projects, the effectiveness of the system in terms of estimation accuracy and user-friendly was confirmed. As a result, the developed system has an error range of 1.47% to 13.74% and mean of 6.15%. In addition, the system was evaluated that it could greatly improve the current estimation task of public officers. Consequently, the results of this research can be used as a foundation for a technological advance in estimating construction cost and improving the accuracy and consistency of construction cost estimation.

Optimum Life-Cycle Cost Design of Steel Bridges (강교의 생애주기비용 최적설계)

  • This paper proposed a general formulation of Life-Cycle Cost (LCC) models and LCC effective design system models of steel bridges suitable for practical implementation. An LCC model for the optimum design of steel bridges included initial cost and direct/indirect rehabilitation costs of a steel bridge as well as repair/replacement costs, loss of contents or fatality and injury losses, road user costs, and indirect socioeconomic losses. The new road user cost model and regional socioeconomic losses model were especially considered because of the traffic network. Illustrative design examples of an actual steel box girder and an orthotropic steel deck bridge were discussed to demonstrate the LCC effectiveness of the design of steel bridges. Based on the results of the numerical investigation, the LCC-effective optimum design of steel bridges based on the proposed LCC model was found to lead to a more rational, economical, and safer design compared with the initial cost-optimum design and the conventional code-based design.

  • Infrastructure is provided to the user through long-term project period and large-scale working expenses. Existing facilities are getting old as time goes by. Accordingly, proper maintenance is required and generally more maintenance cost than initial invested cost is needed during life cycle. Therefore, a specific plan that just increases the value of facilities is required by evaluating performance of facilities and inputting minimum maintenance cost. Value engineering that increases the value of object by systemically analyzing Life Cycle Costs and function is actively promoted at the design phase of construction. These efforts can increase the performance of facilities at the maintenance phase of infrastructure. This study is to search how to evaluate the performance of Roadway by utilizing function analysis, as a core part of VE in the maintenance phase. In order to this a new evaluation criteria were proposed by adding an evaluation items to the existing criteria through the research of old documents, status of roadway maintenance and function analysis of VE. The results of this study may promote the effective performance evaluation to determine a resolution of roadway congestion in future. A succeeding study using the proposed evaluation criteria will be required.

Minimum Expected Cost based Design of Vertical Drain Systems (최소기대비용에 의한 연직배수시설의 설계)

  • In general, geotechnical properties have many uncertain aspects, thus probabilistic analysis have been used to consider these aspects. It is, however, quite difficult to select an appropriate target probability for a certain structure or construction process. In this study, minimum expected cost design method based on probabilistic analysis is suggested for design of vertical drains generally used to accelerate consolidation in soft clayey soils. A sensitivity analysis is performed to select the most important uncertain parameters for the design of vertical drains. Monte Carlo simulation is used in sensitivity analysis and probabilistic analysis. Total expected cost, defined as the sum of initial cost and expected additive cost, varies widely with variation of input parameters used in design of vertical drain systems. And probability of failure to get the minimum total expected cost varies under the different design conditions. A minimum value of total expected cost is suggested as a design value in this study. The proposed design concept is applicable to unit construction process because this approach is to consider the uncertainties using probabilistic analysis and uncertainties of geotechnical properties.

Improvement of BoQ Documents for the BIM based Quantity Takeoff (BIM기반 물량 및 내역정보 생성을 위한 내역서 개선방안)

  • It is very important to estimate accurate construction total cost needed early in the project. In the initial phase of the design, the project cost estimates are determined by total quantity from design documents and the variables that affect the calculation of the total cost of the project. In order to determine accurate total construction cost, the contractor has to produce detailed quantity information based on the drawings and specifications. The process of preparing quantification and cost estimation documents is still being worked out manually, and a lot of errors have been occurred in many cases. Recent advances in information technology have led to the BIM based quantity takeoff and cost estimation. However, there are some limits to the extent to which the current specifications for BoQ documents are computed from BIM model. This research analyze the current BoQ cases and analyze how to make quantity takeoff possible through BIM. The study defined five levels of quantity category that could be produced by BIM. Only about 40% or indirectly usable items can be used when information is extracted to BIM modelling. This is very insufficient to fill out the BoQ. The BoQ document structure quantity takeoff specifications should be simplified in order to BIM based cost estimation more efficiently.

  • In this study, medium capacity EHP and GHP for air-conditioning a building with a floor area of $1,200\;m^2$ are compared economically. To consider all the factors of initial and operation costs effectively, an annual equal payment method is proposed. For the initial cost, equipment, construction, installation, electric facility, financial subsidy and tax cut are considered. Basic electricity, energy(electricity and gas), space charge, labor, insurance and repair are considered for the operation cost. Under the assumptions made in this study, overall cost of EHP is less than that of GHP. However, different outcome may result if different assumptions are made. This study is useful for performing an economic evaluation of various air-conditioning systems.

Feasibility Study on Leveling Method of Electric Power Load by Applying Thermal Storage Air Conditioning System (축열식 열원시스템 적용에 의한 전력부하 평준화의 경제성 검토)

  • Reducing global warming potential has become important, and as one of those methods for reducing it, economic evaluation by applying ice thermal storage air conditioning system was performed. The floor area and height of the subject building was assumed $5,000m^2$ and 20 m. Absorption chillerheater system and air source heat pump system was used for comparing to the subject system, and payback period method was used to perform economic evaluation. Although the running cost of ice thermal storage system is reduced compared to two systems, the ratio is not significant compared to the increase of initial construction expenses, and payback period was calculated to be about 7.7 and 79.3 years. However, the heat storage system should be approached from the viewpoint of long term rather than the economic standard in the present standard.

A Study on the Maintenance Expenses of the Public Rental Rousing (공공임대주택 수선비 지출 실태에 관한 연구)

  • Public rental housing is constructed, owned, and managed by the public sector. The public institution for the public rental housing controls the whole building life cycle from the construction to the demolition. The construction company for the house built for sale is strongly interested in the cost for the initial investment, while the public institution is more focused on the maintenance cost for the preservation of the buildings Nevertheless, the maintenance cost of the public rental housing has been only managed as the accounting factor without the systemic research and analysis on the actual condition. This paper shows how expenses are related to the degree of obsolescence and presents the differences of the maintenance costs by the housing area and expenditure trends (vs time) of the maintenance costs, through analyzing time series data of public rental housing maintenance cost. Further, this paper helps understanding the causes of the differences of the maintenance costs by housing areas and characteristics of the expenditure trends. After all, this paper contributes to the improvement of the reliability and the practicality for the Life Cycle Cost modeling and the maintenance cost estimating.

The Estimation Analysis Method of the Annual Operation Cost of Korean High-rise Condominiums

  • In today's building industry the emphasis has been geared more towards construction, thus building maintenance and life cycle have been neglected until now. A direct result of this neglect is the rapid aging of building, which leads to more cost-effective decision making methods for the prolongation of building life span. The following study is conducted in the area of Daegu and Seoul in order to develop the estimation analysis method of the annual operation cost of the Korean high-rise condominiums for the cost-effective decision making support through mathematical and statistical analyses including the present value and standardized measurement corrections. Based on the assumption that the life expectancy of the high rise condominium is 50 years, initial cost is ₩421,212/$m^2$, and a total sum of yearly operation cost during life expectancy is ₩2,154,499//$m^2$), yearly accumulated operation cost is shown as below: $AOC=0.7097t^4-38.803t^3+806.95t^2+11045t-496.52$ ($R^2=0.98$) (Here, AOC = Accumulated Operation Cost, t = given years)
