Development of Feasibility Analysis Model for Developer-requested Housing Projects (공동주택 개발사업 수주를 위한 사업타당성 분석모델 개발)

  • With construction industry recession, many construction companies are increasingly conducting the development projects by themselves. However, housing projects requested by developers still stand large portion. Although many studies on feasibility analysis were released, they mainly focused on economic feasibility and lacked research on factors and criterions of overall project. Also, because previous studies overly break downed factors related to project, they rarely used in practice. Therefore, this study developed the feasibility analysis model of housing development projects to help main contractors to easily and effectively decide if it is feasible enough to promote the projects requested by developers, and verified the reliability of the model. In this study, thirty one driving factors were identified under seven different categories and the criterion of each factor was also developed. The survey on important index of each factor found "salability", "economic feasibility", "site location" and "method of raising fund" significant. 3 projects were tested by the model and its results showed resonable reliability.

  • Managed Aquifer Recharge (MAR) in the form of Aquifer Storage and Recovery (ASR) systems are being applied for numerous water augmentation projects both in developed and developing countries. Given the onset of Climate Change and its influence on weather patterns and land use, it has been acknowledged the utilization of this technology will be ever increasing. This technique like all others does have its drawbacks or disadvantages, whereby to overcome these drawbacks or disadvantages it is recommended that logical planning process be followed. In this study, we developed a decision framework known as "Decision framework for the planning, designing, construction/testing and implementation of subsurface water storage system" to further standardize the planning and design process of subsurface water storage system to increase the probability of having a successful ASR/ASTR project. The formulation of this framework was based on earlier frameworks, guidelines, published papers and technical reports which were compiled into a data collection database. The database of which consider both qualitative and quantitative aspect for example recharge objectives, site location, water chemistry of the native, source and recovered water, aquifer characteristics(hydraulic conductivity, transmissivity, porosity), injection/pumping rate, ecological constraints, societal restrictions, regulatory restrictions etc. The assimilation of these factors into a singular framework will benefit the broad spectrum of stakeholder as it maps the chronological order under which ASR project should be undertaken highlighting at each stage the feasibility of the project. The final stage of which should result in fully operational ASR system. The framework was applied to two case studies and through the application of a modified ASR site selection suitability index (Brown et al., 2005) a score was derived to identify the performance of each site. A high score of which meant a maximize chance of success given the reduce presence of project constraints.

  • A project is being implemented to develop the long distance energy transport technology using the chemical reactions. This project can be classified into three main research categories covering heat recovery reaction, long distance energy transport, and heat generation reaction. In this study, the methanol is selected as a system material since it shows several unique superior characteristics as follows: gaseous state of reactant and product, large heat of reaction, high yields of reaction at relatively low temperature, and also steady and economical supply. Furthermore, it is anticipated that the outcomes of this study can be widely applied to the related industries. A feasibility study was carried out to evaluate the economics of this technology which study was based on the following case: 10,000 households, 15km distance energy transportation, utilization of waste heat from power plant.

  • BTL projects, which has been 3 years since it was carried out in 2008, trigged the controversy on the adequacy in the calculation of disbursement for Government due to such problems as low earning rate and the burden of service level compared with the project suggestion. Thus, the purpose of this study is to offer a suggestion on the calculation system for the purpose of the standardized - expense appropriation by item and database including the antecedent study on the finance model and the feasibility in BTL projects. The system is composed of 4 steps - project management, basic database, an analysis on expense by item and the result, and an analysis on sensitivity, and it is possible to carry out a comparative analysis on single and multi alternatives by variable change along with the ground on expense calculation.

  • Construction industry is an important key industry and many measures to revitalize it as local economy has been stagnant. However, construction industry works combined with governmental policies, global and local economies, populations, construction companies and many other related factors, and it is very hard for those counter-plans to meet every need and goal of the related. In this study, interviews and questionnaires of the professionals of the construction industry in Busan, were carried out, to find the cause of the inactivity of the construction market, the problems of the policies and regulations, and the problems of the construction companies in Busan and the solutions were suggested. The realistic master-plans and the reduction of the cost price for the problems of the redevelopment business having no feasibility, the reasonable relaxation of the restrictions for the problems of the governmental policies, the professional training and education for the lack of the high-quality human resources and the working system changes for the problems of the local construction companies turned out as results. The results of the study will be a chance to understand the different ideas of the professionals, and help with the plans to improve and to revitalize the local construction industry.   • High-rise construction sites, especially those situated in spatially constrained urban areas, have difficulties in timely delivery of materials. Modern techniques such as Just-in-time delivery, and use of information technology such as Project Management Information System (PMIS), are targeted to improve the efficiency of the logistics. Such IT-driven management techniques can be further benefited from state-of-the-art devices such as Radio Frequency Identification (RFID) tags and Ubiquitous Sensor Networks (USN), which has resulted in notable achievements in automated logistics management at the construction sites. Based on those achievements, this research develops USN hardware toolkits for construction lifts, which aims to be automated the vertical material delivery by sensing the material information and routing it automatically to the right place. The gathered information from the sensors can also be used for monitoring the overall status. The developed system will be tested in the actual high-rise construction sites to assess the system's feasibility. The proposed system is being implemented using Zigbee communication modules and RFID sensor networks which will communicate with the intelligent palette system (previously developed by the authors). To support the system, a lift-mountable intelligent toolkit is under development. Its feasibility test will be conducted by applying the implemented system to a test bed and then analyzing efficiency of the system and the toolkit. The collected test data will be provided as a basis of autonomous vertical transport equipment development. From this research, efficient management of the material lift is expected with increased accuracy, as well as better management of overall construction schedule benefited from the system. Further research will be expected to develop a smart construction lift, which will eliminate the need for human supervision, thus enabling a real 'autonomous' operation of the system.

A NEW FEEDBACK TECHNIQUE FOR TUNNEL SAFETY BY USING MEASURED DISPLACEMENTS DURING TUNNEL EXCAVATION

  • This research project was carried out to develop the technique to assess quantitatively and rapidly the stability of a tunnel by using the measured displacement at the tunnel construction site under excavation. To achieve this purpose, a critical strain concept was introduced and applied to an assessment of a tunnel under construction. The new technique calculates numerically the strains of the surrounding ground by using the measured displacements during excavation. A numerical practical system was developed based on the proposed analysis technique in this study. The feasibility of the developed analysis module was verified by incorporating the analysis results obtained by commercial programs into the developed analysis module. To verify the feasibility of the developed analysis module, analysis results of models both elastic and elasto-plastic grounds were investigated for the circular tunnel design. Then the measured displacements obtained in the field are utilized practically to assess the safety of tunnels using critical strain concept. It was verified that stress conditions of in-situ ground and ground material properties were accurately assessed by inputting the calculated displacement obtained by commercial program into this module for the elastic ground. However for the elasto-plastic ground, analysis module can reproduce the initial conditions more closely for the soft rock ground than for the weathered soil ground. The stability of tunnels evaluated with two types of strains, that is, the strains obtained by dividing the crown displacement into a tunnel size and the strains obtained by using the analysis module. From this study, it is confirmed that the critical strain concept can be fully adopted within the engineering judgment in practical tunnel problems and the developed module can be used as a reasonable tool for the assessment of the tunnel stability in the field.

An Economic Feasibility Study of AR CDM project in North Korea (북한 지역을 대상으로 한 조림 CDM 사업의 경제적 타당성 연구)

  • Potentials of AR CDM project in North Korea are assessed and feasible land area for AR CDM project is estimated. According to our estimation, There could be 515,000 hectares of forest lands deforested before 1990 in North Korea and 8,854 hectares at the regional level of Gae-sung City, which are eligible for AR CDM project, based on researches of satellite image analyses conducted from 1980's to 1990's. A baseline scenario assumed 44.73 tones of carbon stored in soil per hectare with no vegetation above ground remained during the project period following the default value of IPCC's Good Practice Guidance for LULUCF considering soil structure, climate and land use of the project area. The scenario also assumes that black rocust (Robinia pseudoacacia) is planted and the CDM project is implemented for 20 years. The costs for producing greenhouse gases CER (certified emission reduction) credits include costs of tree planting and forest management, and costs of project negotiation and transactions for issuing the credits. It is estimated that 376 tones of carbon dioxide per hectare can be accumulated and 503 temporary CER credits per hectare and 265 long-term CER credits per hectare could be produced during the project period. It is estimated to cost US$ 4.04 and US$ 7.67 to provide one unit of temporary credit and long-term credit, respectively. These values can be regarded as the cost of conferring emission commitment of a country or a private entity. However, it is not clear which option is better economically because the replacement periods are different in these two cases.

  • After the global financial crisis, domestic construction industry has gone through a rapid recession. This resulted in gradual market shift towards architectural remodeling. Architectural remodeling not only improves residential environment but it has many advantages such as increase of each unit's exclusive area, free space within the horizontal or extension of an annex building, and increase number of household through splitting the household of bigger pyeong, etc. However, in case of the Korean market for apartment remodeling, due to various regulations and problem with business promotion procedures, majority of business is slow despite the figure that remodeling volume is not that small. Also, feasibility study which decides to push ahead public house remodeling business will have a flaw using net present value's law; it has a flaw of not considering properties of each phase of remodeling business and future's uncertainty. Hence, this research will improve the problem of traditional value assessment method of net present value's law. It will also consider one of the real options such as binomial model in order to supplement NPV which is used in current feasibility study. This research was based on real successful cases of public house remodeling and it was possible for feasibility study which was more realistic and valid. This research provided foundation for development of Korean public house remodeling market. There is high anticipation of increasing the validity by improving the problems of current feasibility study and economic efficiency assessment.

An Analysis of Housing Price Affected by the Implementation Stage of Redevelopment Project (재개발사업 특성 및 시행단계에 따른 사업구역 내 주택가격영향에 관한 연구)

  • The purpose of this study is to analyze the housing price variation within the redevelopment project district, affected by the characteristics of project and implementation stage. This study implemented the hedonic price model employing the actual transaction price with 24 dependent variables from 2006 to 2016 inside 19 redevelopment districts in Seoul. Research finding indicates that the larger ratio of the number of tenants and general distribution, the smaller ratio of rented households and the more positive effect of housing price. It is noteworthy that this study demonstrated the actual transaction price of houses located within the project districts by implementation stage. This study is expected to help the policy makers, the developers and the investors make more reliable decisions on the feasibility study related to the redevelopment project.
