Most previous studies, in general, related to housing needs have analyzed the data from self-administered survey or interview using questionnaire or simple 2D floor plan. This study was Intended to suggest how to increase the reliability and effectiveness of such survey methods in examining the residents' housing needs. In order to accomplish the purpose, the two kinds of surveys using Web based VR media and typical questionnaire were peformed. The same questions were used for these two surveys, and they included the furniture characteristics, use of each room, adjustment of room size, preferences for interior colors, preferred furniture in living room, space layout of floor plan, housing life style, and preference for housing characteristics. The answer differences between these two were analyzed. The subjects were 402 housewives who lived in apartment houses in Haeundae, Busan. Finding were as follows: first, the media method was more likely to be effective than typical questionnaire survey in explaining housing needs for the adjustment of room size in housing unit plan. Second, the media method was more realistic and reliable than the other in comprehending the needs for the interior colors. Last, the VR media tended to be more effective than the other in understanding the space layout of floor plan. "Environmentally Sound and Sustainable Development (ESSD)" is a key word in recent years. The construction industry, have put a great influence on ergonomic and sustainable environment. Recently, "green building certifications", such as Indoor Air Quality (IAQ) and eco-friendly material regulation have been established. With this regard, new construction and aged-housing remodeling projects are required to meet these certification criteria. Multi-housing residents have great concern on eco-product, since many cases are reported that Sick Building Syndrome is caused by toxic substance from building materials. Aged-housing remodeling project is very unique in that building residents are selected prior to design phase. Therefore, the analysis of resident's need for building materials in aged-housing remodeling is relatively easy compared to new building construction. As such, it is very important to analyze their preferences for eco-friendly materials prior to project execution. The purpose of this study is to find the needs of residents and priority of their needs. Based on their needs and priority, this paper provides a new strategy in using environment-friendly materials and maximizing their satisfaction level when aged housing remodeling is constructed. In addition, this paper provide new criteria in selecting new developed environmental materials in remodeling projects for the purpose of improving the safety and health level in construction industry.

Globally, the issue of aging populations has become a significant one, and while Korea is not yet in the same position as many other countries, it has been changing rapidly into an aged society. Korea will be an aged society and this will increase the problems which are associated with an aged society. So we are in the urgent situation of looking the solutions for aged society problems. On this theme, a society which is rapidly aging has a growing interest with developing solutions for suitable elderly housing. A possible model of elderly housing which accomplished this is shared housing. Shared housing is more integrated in local society, and is designed like a small-scale house concept. The purpose of this study is to analyze the distribution characteristics of the agency-managed shared housings in Seoul and draw the possible implications from it. The needed data for the study was obtained from an on-line shared housing portal service which provides housing information from various shared housing management agencies. By mapping out the locations and other related data into a GIS(Geographic Information System) program, this study shows that shared housings in Seoul can be sorted into four large clusters. Each cluster has a different ratio of housing types and room capacities reflecting each regional circumstance and common causes. Women-only shared housing takes up 79% of the overall shared housing ratio and, while multi-family housing type has the most count, the apartment type has a noticeably high ratio in women-only housing compared to the apartment type ratio among the other gender-specific housings. Given the high crime rate against the single-person household of young adult women, the reason for the popularity of shared-apartment housing among young women can be deduced. However, the potential tenants' practical choices and their concern for safety are not the only causes that drive the current shared housing market. The young adults in their 20's and 30's choose to live in popular places where they can engage social activities. A new tier of shared housing market has also appeared in places where young adults could not have afforded if they lived alone. Choosing where we live is no longer about just meeting the requirements for a house based on what she/he needs but also about satisfying the preferences for a living based on what she/he desires. This paper indicates that although there is an undeniable premise that 'sharing a house' revolves around the realm of housing welfare and is not a typical topic for the upper-income households, the way we live and how we choose our place to live is shifting.
Up until the mid-90s, the housing market of Korea has been supplier-oriented with the constant shortage of housing supply. But today, with the surplus of supply over demand and ever-increasing competitiveness in the housing market, understanding consumers needs have become one of the keys to successful business. Consumers overall living standard have increased and they are now looking for better living environment. As a matter of course, there have been much studies focusing on the evaluation factors and consumers preferences of the living environment, somewhat overlooking the asset value of a residential property. Consumers see their house in terms of both a living space and an asset. Therefore, it is these two values altogether that influences the buying decision process of consumers. This study seeks to stress on the importance of the fact that it is both the living environment and asset value of a house that are considered in the buyers valuation of residential property. And the study suggests that influencing factors of housing attributes in the decision-making process of buyers be sub-categorized into two broad groups, value as a living space and value as an asset. This is to serve both the researcher in the academic field and marketers for better understanding of consumers needs and influencing factors of buyers valuation of housings vis-a-vis market.
The purpose of this research was to find out the preferences in HMUBs for living space in respondents' later life. For this purpose, this research was conducted by social survey research using a questionnaire for those who lived in an urban area around Seoul. The data was collected from November to December, 2005. The results of this research were as follows. Firstly, respondents agreed with living in high rise mixed use buildings in their later life because of convenience. Willingness to move into HMUBs was positive. Concerning preferred physical features, residents preferred living in either lower floors or higher floors because of safety or fine views. Regarding the usage of common space and facilities, they wanted to use them with other generations and preferred 2 bedroom type unit located in a suburban area. Secondly, the preference for living in a HMUB in later life was higher in women respondents than in men. Thirdly, the preference for living in a HMUB in later life was higher in upper floors than lower floors according to property and asset value. As a conclusion, the development of HMUB housing for older people has a bright prospect for urban residents in Korea.
Regarding leisure and work as very important in residential life of old ages, this study analyzed their preference by leisure and work for senior congregate housing, which can provide proper work and leisure activities for older people who are able to manage their social activities with healthy condition. It conducted a survey of middle aged of the 50's who would face problems of senior housing in 2010, with stratified sampling by region, sex and housing structure type. Totally 556 Questionnaires were used for the final analysis. The research results showed that, first, the group which was positive toward their works mostly had spouse of the age of early 50' s and work for professional, technological, managerial positions with good health. Second, the more positive group towards their work showed high willingness to move in senior congregate housing, than a negative group towards their work, and put a weight on the openness of shared space and facilities as well as various alarming equipments, common space, common programs and the ability of managers. Third, according to the attitudes toward leisure activities, there were differences in each group by housing structure type, education of their own or their spouses, monthly income, property, economic ability, health condition, living together with spouse, housing tenureship, and usable area of houses. The fourth was that those who enjoy active leisure activities presented high willingness to move in senior congregate housing than those of negative attitude and also there was a difference in managerial ways. Throughout the results of the study, it appeared that a group of positive attitude toward work and leisure, than that of negative attitude, recognized the importance of senior congregate housing which social and leisure programs could support. It implied necessary to develop housing for the older people who have enough ability to manage their leisure activity as well as their work. The study is likely to have a contribution to suggest practical data for helping the development of housing for self-reliant seniors by analyzing their preference on senior congregate housing by their attitudes toward work. The research for the factors of various designs and managements by leisure and work may become the following research theme of the study.
