The study was intended to suggest the efficient usage plan of the village community center in rural area by examining the floor plan and usage pattern of the village community center and the needs of the elderly for them. This would be helpful to the welfare of the elderly in rural areas. The subjects were 24 community centers and representatives of each village, and 96 old peoples lived in there, GyungNam. The data were collected by sketching and taking pictures of community centers, and interviewing with the representatives and old peoples. The results were as follows : 1) when the percentage of old population, the physical conditions of private houses of the elderly, and the usage pattern and needs for village community center were considered, the village community center as the welfare center for the elderly would be efficient. 2) The necessary spaces in village community center were entrance, kitchen, 2 rooms, living room, restroom, and storage. In addition to these, healthcare room or auditorium can be added according to the conditions of each village. 3) The elderly wanted the village community center as a social exchange space. Therefore, two rooms which many centers had, can be used for it, one for men and another one for women. 4) The living room can be used as the space for dining. 5) Maintenance and its fee should be considered at the stage of planning. 6) The outdoor toilets should be upgraded and the indoor restroom would be desirable.
Previous research on elderly care in rural areas has focused on inter-generational support, ignoring the possibility of elderly care among community members in the rural areas of Korea. This study attempts to explore the roles and potentials of community-based elderly care in rural areas where nearby family or formal services are unavailable. For this purpose, data was collected from the elderly in three Korean rural villages using qualitative case study methods. Each village was studied as a separate case study and in-depth interviews with the elderly in each village were conducted. All interviews were tape-recorded and transcribed verbatim for the analysis. The data was analyzed using the Reflective Qualitative Analytic Technique. Results showed that rural elderly in all three villages had lunch, talked, and played together; almost everyday in the winter. However, the nature of care among rural elderly varied depending on the characteristics of the rural community (the traditional rural, the rural mixed with the urban, and the neighboring rural with the urban). Specifically, the use of mutual aids (providing food, repairing housing, and checking personal safety by telephone or visit, etc.) was most consistent at the traditional rural village. Because both the rural village mixed with the urban and the neighboring rural village with urban have better access to many aids and programs from formal institutions, mutual aids among community members decreased compared with the traditional rural village. However, regular group activities such as sports, dancing or debate help to provide pleasure and integrate the community. These results suggest that community relationships as a substitution for social support provide by family or formal services can be utilized in rural areas.
The adaptive reuse of older buildings to housing for the elderly persons is a relatively new but growing phenomenon in the Western Societies. With regard to many tangible and intangible benefits, adaptive reuse can be a way to help older persons who choose "aging-in-place" in the "long-term" community. The exploratory case study indentifies changes in the stisfaction level of residents after relocation to an adaptive reuse elderly apartment in a rural community in the U.S. Data were collected using personal interviews with 17 pre-occupancy and 16 post-occupancy respondents. Findings described characteristics of respondents and dwelling, neighborhood, and overall satisfaction level changes. This exploratory study, one of few studies about adaptive reuse for housing for the elderly, suggests implications for futher studies.
The purpose of this study was to find the effects of reverse mortgage including lands for rural elderly households. The data were drawn from 2005 Farm Household Economy Survey. And 1,165 households, which householder age were 65 to 75 and owned lands, were selected. The major findings as follows; First, in the case of conducting mortgage using only lands in rural area, the average substitute rate of current consumption was found to be over 100%(LTV=100%). This result implied that the conducting mortgage with land could be very effective for enhancing economic well-being of rural elderly households. Second, in the case of conducting mortgage using only shelters in rural area, the average substitute rate of current consumption was found to be only 25.7% (LTV=100%). This result implied that the conducting mortgage with only shelters could be no use for enhancing economic well-being of rural elderly households. Third, with FTA, it is time to rebuild agribusiness from small farm with family business to scale of farm business. It is expected the mortgage system with lands may very effective for not only enhancing economic well-being of rural elderly households, but for better farm business.
This study has been performed to analyze association between general housing status and demographic characteristics such as family extension period, total fertility within a family, male birth rates, and birth order among the elderly in Korea. In this study, 183 subjects aged late 60s to 70s were interviewed for their childbearing history under legal marriage and current housing status such as tenure, residence(urban vs rural), and household composition. In this study , average term from the first to the last birth is 11.88 years, and total number of live births is 4.51. The average rate of male firths among live births within a family is 0.532, which is close to data of Korean statistical office in 1995. There were some association of housing status and the fertility; those living in rented units have longer family extension period and rural elderly have higher rate of male children. in addition, there is a significant impact of birth order on tenure. Majority of the first-born subjects were home owners by virtue of bequeath eligibility, and the rate of home owners was 50% higher than the second-born group. Overall in this study, it is recommended that when planning elderly living facilities, service policies be differentiated by both housing & fertility characteristics.

The elderly rate in South Korea in 2013 is over 12%. Especially, the elderly rate in rural area is 36%, i.e., in rural area, one of three is people aged 65 and over. Senior community project in rural that is being promoted by the government. This project is to improve the quality of life health and welfare services for the elderly in rural Area. This paper investigates cases used as living space by interview and remodeling senior centers (village community center) for the elders living alone in rural areas. In Gimje two the nation's first senior centers were remodeled in 2006 (for both the village community center) and were begun to use these as group homes. Evaluation was a success. Since then, these were increased by approximately 20 centers per year by year and are currently 108 centers at the end of 2011. In Chungcheongnam-do, a pilot project has been begun for communal living by remodeling the senior center (for both the village community center) and elderly housing. Municipalities are similar in their business (is mostly). Senior community center projects can proceed smoothly in the direction of some of the following tips and suggestions to promote. Senior community center should be expanded for 'private room type'. Government must support the operating costs. It will increase employment in rural areas. Senior community center should be 'Home Atmosphere'.

The society experiencing the industrialization and urbanization has got over the socio-demographic change. these changes make the number of the population around the world, and this phenomenon is flowing into the whole country. Based on this study, it was broken down by the type much more. Binary Logistic Regression Analysis of Factors affecting the Elderly housing choices were subdivided. Through this process, improvement and the implications of this study was derived. this study deducts 3 kinds of implications. First, the preference for the development of elderly housing are different with each type of characteristics. Second, the indicators along with the individual characteristics account for the most part of the surface. so the specific investigation for the demand must be required to check the indicators. Third, when it comes to development of urban elderly housing, it requires to have a part of a local government plans securing the land. Fourth, when it comes to development of suburb elderly housing, it is required to arrange the living environment around the suburbs to let user classes living in Gyeonggi-do flow into elderly housing and live their new-life in the suburbs. Finally, when it comes to development of rural elderly housing, a variety of production, leisure and other programs should be made and put into there.

In order to improve the housing environment and quality of life for the rural elderly, this study aims to identify and present the status of community centers, most widely used by the elderly in rural areas. Through the literature review, type and space elements of community centers were derived and selected three target areas were investigated. As a result of literature analysis, the space type of rural community centers were classified as indoor space and outdoor space. The indoor space types were classified as entry space, public space, sanitary space and the outdoor space were classified as entry space and leisure space. Some community centers were surveyed in Seocheon-gun, Wanju-gun, and Cheongju-city. Results indicate the indoor and outdoor space design and elements were undergoing a lot of inconvenience partly because standard design was considered and the space was not planned for the physical, psychological and social health of the rural elderly. Therefore, this study will be used as a basis for building healthier and more friendly residential environments that can enhance the health and quality of life for the elderly in rural areas.
The study is aimed to suggest user-oriented improvement strategies for spatial plan of senior centers that provide the elderly with leisure and welfare functions for in rural areas. Five counties with the highest ratio of the elderly of 65 or over were selected from Gyeongsangbuk-do rural areas. The study classified the senior centers into 5 types depending on their floor plan, conducted individual interviews on the representatives and users of the centers using open-end questions through one-day observation on the spot, and performed actual measurement of the floor and analysis of current use. Based on above research, the result was drawn by physical characteristics, the current use, and requirements. The study is intended to serve as preliminary data for future plan of senior centers in rural areas.
The purpose of this study is to suggest the basic data which can be used as comfortable dwelling circumstance to keep a life as self-reliant and secure as possible for their activity daily life in the elderly housing. In the results of this study we can be found that the elderly complain many difficult when they do their activity daily life in the interior housing space. See the aspect of space, improvement of architectural arrangements like stairs, lighting arrangements, bathroom, kitchen are required and in the characteristic of elderly, we can found the effect of health condition, education in activity daily life.
