Planning of low-rise high-density small-scaled urban housing complex (국내 도시지역에 적용가능한 저층고밀 소형 공동주택 계획안)

  • Recently, we have seen the change of population and family structure, population growth has slowed and family differentiation was constantly done. A rapidly increase of single and couple household. So small-scaled house demand will be increased. Therefore this study planned to solve recent collective housing problem and to satisfy new housing demand. The purpose of planning was that low-rise high-density small-scaled of urban housing complex. This study used for two methods. First methods were literature analysis for domestic collective houses's present conditions and issues. Other purpose was to confirm change of household. Second method is case studies. It went through two phases to select the cases. The cases selected domestic and foreign each eight, total sixteen. The cases analyzed to twelve elements characteristic of housing complex, unit and community facilities. This study applied one area of Seoul to the low-rise high-density small-scaled housing complex.

UK Social Housing and Housing Market in England: A Statistical Review and Trends

  • Around 80% of the 63 million people in the UK live in urban areas where demand for affordable housing is highest. Supply of new dwellings is a long way short of demand and with an average annual replacement rate of 0.5% more than 80% of the existing residential housing stock will still be in use by 2050. A high proportion of owner-occupiers, a weak private rental sector and lack of sustainable financing models render England's housing market one of the least responsive in the developed world. As an exploratory research the purpose of this paper is to examine the provision of social housing in the United Kingdom with a particular focus on England, and to set out implications for housing associations delivering sustainable community development. The paper is based on an analysis of historical data series (Census data), current macro-economic data and population projections to 2033. The paper identifies a chronic undersupply of affordable housing in England which is likely to be exacerbated by demographic development, changes in household composition and reduced availability of finance to develop new homes. Based on the housing market trends analysed in this paper opportunities are identified for policy makers to remove barriers to the delivery of new affordable homes and for social housing providers to evolve their business models by taking a wider role in sustainable community development.

  • The purpose of this paper is to predict the future changes of housing through the Delphi technique. The targets to predict were set by housing type, housing space, housing demand, and architectural technology. The results were as follows: ① The influences of social and value perspectives on the change of housing type, space, and demand would be high, on the other hands, the influence of political perspective would be low. ② In terms of housing type, the increase in demand for downsizing housing for high-rise buildings and the possibility of realizing remote medical support services and homecare using big data are highly predicted. That is, ③ it is anticipated that IoTs will have a significant influences on future housing changes, and ④ enactment of co-housing and related laws by the sharing economy, services for maintenance through the supply of high-rise and high-density homes, housing support for residents, and advanced lease markets by developed architectural technology are expected as anticipated forms of future housing.

  • The purpose of this thesis is to derive the demand expediting measures of the garden-housing site suitable to the Pusan metropolitan region through understanding the characteristics of the preference based on the investigation of the demand. From the empirical study of the thesis, we developed the following demand expediting strategies of the garden-housing site. First, the development concept should be focused on the market demand and community building. Second, the garden-housing site has to be developed near the existing urban areas and the site must have the convenient facilities and infrastructures. Third, community building concept should be applied in the site design.

A Study on Car Ownership Forecasting Model using Category Analysis at High Density Mixed Use District in Subway Area

  • The Seoul Metropolitan Government is striving to minimize the amount of traffic according to the supply of apartment houses along with the solution of housing shortage for the low income people through high density development near the subway area. Therefore, a stronger policy is necessary to control the traffic of the passenger cars in a subway area for the successful high density development focusing on public transportation, and especially, the estimation of the demand of cars with high reliability is necessary to control the demand of parking such as the limited supply of parking lot. Accordingly, this study developed car ownership forecasting model using Look-up Table among category analyses which are easy to be applied and have high reliability. The estimation method using Look-up-Table is possible to be applied to both measurable and immeasurable types, easy to accumulate data, and features the flexible responding depending on the changes of conditions. This study established Look-up-Table model through the survey of geographical location, the scale of housing, the accessible distance to a subway station and to a bus station, the number of bus routes, and the number of car owned with data regarding 242 blocks in Seoul City as subjects.

Demand and Requirement Analysis on the Flexible Method of Long-life Housing (장수명주택 가변 방식에 대한 수요 및 요구사항 분석)

  • It is essential to maximize the advantages of long-life housing in consideration of the occupants' demands in order to promote the construction of long-life housing. The diverse plan types with flexibility should be developed based on those demands. Therefore, this study aims to review the level of awareness of long-life housing, and identify the customer needs by conducting the survey for the preference to pre-defined plan types. The results of survey are as follows: 1) Despite the enforcement of the Long-life Housing Certification System in 2014, the recognition among the customers about the long-life housing is still on the low level as shown in that 79.9% of respondents were not aware of the long-life housing; 2) For three alternative plan types, 78.5% on the integration type in front, 63.1% on the moving kitchen type, 47.0% on the Divided Housing type had intention to change; 3) 68.9% of the total are willingly ready to purchase the long-life housing under the condition of no difference in price between normal apartment and long-life housing. The less the number of family members is, the bigger this ratio of positive purchase intention is. Reflecting these results into the designs is expected to contribute to the enhancement of customer satisfaction as well as the diffusion of long-life housing.

Prospecting the Market of the Modular Housing Using the Nonlinear Forecasting Models (비선형 예측모형을 활용한 모듈러주택 시장전망)

  • Recently, following the application of modular housing techniques to not only residential sector, but also to business sector, the scope of modular housing market b expanding. In the case of other developed countries, such markets are entering into the maturity stage, though the market in Korea is not fully formed yet. Thus, it is difficult to check its trend to estimated mid- to long-term prospects of the market. In this context, the study predicted demand of the modular housing market by using a non-linear prediction model based on time series analysis. To get the prospects for the modular housing market, the quantity of housing supply was estimated based on the estimated quantity of newly built housings, and assumed that a portion of the supplied quantity would be the demand for modular housings. Based on the assumption of demand for modular housings, several scenarios were analyzed and the prospects of the modular housing market was obtained by utilizing the non-linear prediction model.

  • This paper introduced the affordable housing support programs and system of the State of Michigan and Lansing Metropolitan Area and reviewed the affordable housing plan of Lansing area. This paper also examined their challenges and efforts to solve the affordable housing issues with additional analysis. The affordable housing planning process was also presented with a comprehensive analysis and future prediction of demographic characteristics and housing supply and demand for affordable housing. Especially, the trend and future forecast of the elderly and low-income households who have a significant impact on the affordable housing demand are considered. The U.S. and South Korea have different housing characteristics and situations. A part of the plan and suggestions of Lansing are somewhat unfamiliar, and it is difficult to introduce their suggestions into our policies. However, the affordable housing plan of Lansing Metropolitan Area suggested various solutions to solve the issues, and some of them deserve to be considered on our housing policy making.

Rural Residents' Demand for Rural Rent-House (농촌 임대주택에 대한 요인별 입주의사 분석)

  • Housing is one of the most important factors determining the quality of rural life. Housing condition in rural area has been deteriorating over the past years in spite of many rural development programs. Korean government formulated 'Rural Housing Environment Improving Plan' including rural rent-house program in 2006. This study aims to find the fundamental intension of rural people for adopting the rent-house system in rural area. To do this, background and current state of rural rent-house program are presented and the demand for rural rent-house is analyzed based on the survey results done by Korea Rural Community Corporation in 2005. Major findings from the survey analysis imply that the size/age/ownership of the current houses and the age of householders, motive and time period of current residing, and components of households are significant factors when considering whether they are willing to apply rural rent-house.

  • The purpose of this research is to prepare fundamental data which will help the proposal for future a small size housing's plan and direction by looking into customers needs of community space and service for personal household because the personal household demand of the housing market is expected to be the most importance. To accomplish this, 150 people of age range from 20 to 30 who lives alone in Seoul has been surveyed from November 15th to 25th 20008. Also the socio-demographic characteristic, satisfaction of housing life, living characteristic and etc. of young people have been examined.
