This study tries to promote an effective use of semi-public space of urban street in social point of view. The main results are follows. First, semi-public space is occupied by private users and it makes urban landscape unrecoverable. The real problem is that people do not know the space is for public use rather than pure private use. Second, the standard of semi-public space requirement should be changed from floor space to lot area. In addition, the standard should apply to buildings on an area less than a legal standard. Third, some ways of attaining the semi-public space in relation with adjacent lots should be introduced in the case of urban redevelopment nad living condition improvement projects.

This study is about the research of living environment in residential areas created by the land readjustment projects in the modern era, and recently lifted from Residential Environment Improvement district at the same time. The five criteria for evaluating the residential area are safety, health, convenience, comfort, and sustainability. The level of resident satisfaction in general is as follows. [completely dissatisfy as 5.30%, dissatisfy as 16.29%, neutral as 49.62%, satisfy as 16.29% and completely satisfy as 6.82%]. The results of the five survey items on the residential areas show that residents are aware of the area not as an old residential area to be demolished, but as a comparatively excellent residential area, namely very different results from the designation criteria of the redevelopment area designated by the Urban and Residential Environment Improvement Act. If the road conditions and the deterioration of the buildings are judged to be designated as the redevelopment area and to be removed these settlements, the residential areas with social sustainability could demolished. Based on this study, it is necessary to conduct the research to find out the reason for deriving the results of each evaluation item in the succeeding study. These studies are needed to rediscover, to develop and manage the value of many old residential areas scattered in the city centers of local areas.

This study aims to propose a hypothetical urban neighborhood, HanGyo-dong, which is a model for understanding the relationship between the neighborhood change and educational facilities. Three issue layers of the model derived from preceding case studies are: establishment, relocation and redevelopment of educational facilities; formation and redevelopment of adjacent residential areas; and growth of neighborhood commercial cores. The neighborhood changes observed through HanGyo-dong include (1) the formation of educational base and commercial activities along the stream, (2) the growth of student and intellectual community and the installment of public transportation nodes, and (3) the relocation of schools and hospitals followed by a series of redevelopments of single family house into multi-family housing of low-rise residence and high rise apartment complex. The findings call for the collaborative practice of educational administration and neighborhood planning regarding how educational facilities, which were the tool for urban expansion policy, will contribute to the development of the neighborhood's identity as a localized hub.
A regional planning is central to addressing various urban problems surrounding the detached housing areas of a metropolitan city of Daegu. The problems are related with decrease in population, socio-economic issues of redevelopment and a sustainable society, the various housing market and housing rights, and a need to explore a desirable alternative to enhance the civil needs when renovating General Residential Zone. The aim of this paper is to look into a possible method of residents led environmental improvement by surveying the residents' consciousness in low-density residential areas. The residents wish to have a residential parking permit program to be set up in place and financial support for old independent houses and finally for lampposts and CCTV to be installed by the administrative assistants. The 75.7 per cent residents who inhabit in the low-density residential areas wish that a residential environmental improvement plan is required and the population at 65.9 per cent could consider a need for the citizens to participate in the residential improvement. 70.3 per cent answered that a consultative group of inhabitants is needed to be built, while 40.5 per cent expressed that they would like to participate in that group in case the group is set up. The possibility of productive residential improvement via resident participation in the low-density residential areas is high, as long as small various environmental improvement projects are created, a resident-consultative group formed, and finally a residential improvement plan is addressed in a comprehensive way.

This study is aimed to provide basic data for the estimation of carbon effects in development project areas such as Happy Housing Project which includes redevelopment and reconstruction projects by inducing the basic unit of carbon effects and strategic planning and management to enhance carbon effects. According to the analysis, in urban parks, carbon uptake and carbon storage by the unit area of living area parks were $7.614kg/m^2$ and $18.5203kg/m^2$ respectively while carbon uptake and carbon storage by the unit area of theme parks were $1.2261kg/m^2$ and $2.831kg/m^2$ each. In facility greens, carbon uptake and carbon storage were $0.5683kg/m^2$ and $0.6636kg/m^2$ respectively while they were $10.77kg/m^2$ and $13.69kg/m^2$ individually in other urban planning facilities. In other greens, on the contrary, carbon uptake and carbon storage were $0.45kg/m^2$ and $1.02kg/m^2$ respectively. In site landscape, carbon uptake and carbon storage by the unit area of apartment landscape were $3.7394kg/m^2$ and $9.2292kg/m^2$ each.
Urban space structure in South Korea when through drastic changes ever since public housing policies began their full-fledge implementation. That is, public housing policies represent the main cause for formation of the current urban space structure, as the public houses are constructed in accordance with changes of demographic/social structure, considering changes of housing demand, in urban spaces demanded by the end users. After rapid industrialization and urbanization in the 1960's, each government in different periods have implemented housing supply policies through massive urban developments, to resolve the issue of housing shortage and residential instability. Phase 1 New Towns were developed in the 1980's resulting in suburbanization of the Seoul Area, followed by urban sprawl due to construction of small-size New Towns after deregulation in the 1990's, and construction of Phase 2 New Towns for resolution of housing shortage in the early 2000's and the resulting urban problems. In the mid-2000's, construction of Bogeumjari houses in GB areas led to insufficient housing supply in downtown areas, and the period after 2010 witnessed continuous deterioration of existing urban areas and acceleration of the rental housing crisis caused by rental housing shortage in downtown areas. Moreover, the residentially vulnerable classes consisting of young, 1~2-member households is expanding, with the real estate market in recess. Therefore, the government is trying to achieve urban regeneration through public housing policies so as to resolve the urban space problem and the housing problem at the same time, and the Happiness Housing Project has been implemented as a policy to achieve that goal. The Happiness Housing Project for young, residentially vulnerable classes in downtown areas, is going through diversification aimed at conjunction with urban regeneration projects in downtown areas, as exemplified by conversion of rental houses in residential environment improvement project districts and redevelopment/reconstruction project districts into happiness housing, and supply of happiness housing in conjunction with small reorganization projects for deteriorated residential areas in such areas as those excluded from New Town designation. Continuous supply of Happiness Housing in conjunction with urban regeneration requires mixed-use residential development which includes convenience facilities and public facilities, along with improvement of rental conditions (rental period/rent) and diversification of project methods, considering that the project is implemented in downtown areas.

A Soil Nail is a structural element which provides load-transfer to the ground in excavation reinforcement applications. The nail may simply consist of a steel tendon, but most commonly the tendon is encapsulated in a cement grouted body to provide corrosion protection and improved load- transfer to the ground. For temporary excavation support in a congested urban area, the steel bar of Soil Nails should be removed to get permission of the private land to install Soil Nails. Several removable nail systems were developed and evaluated by pull-out load tests. The Soil Nail pull-out tests were performed on five nails installed in soft and hard rock at a 00 housing-redevelopment area in seoul. Two nails are plastic socket type and two are complex socket type mixed steel and plastic. The nail was 0.1mm in diameter, 4m long. In this study verification tests, and steel bar removing tests of plastic socket type nails and complex socket type nails were performed and presented.

The Purpose of this study is to find out necessity and possibility of low-rise high density housing improving an old residential district of hillside areas. Housing of hillside areas should be maintained and it is necessary to make topographical adaptation plan. For this purpose, we calculate the floor area ratio to break even on case study area by GIS date. As a result, we found out that floor area ratio as minimum qualifications for the feasibility of urban redevelopment is 180%, and carried out a landscape simulation to a low-rise high density housing by AutoCAD 2004 and ArcView 3.2a. In results of simulations, it reveals that a rule to low-rise high density housing effective for topographical adaptation development.

This study analyzed the physical characteristics and change characteristics of urban detached residential area. In the reality of South Korea in which the history of modern urbanization is not long, the densification that progressed together with sudden population growth without any consideration of city plans became to reveal many problems. Thereafter, apartment-centered large scaled development plans have been implemented until now as an alternative for the foregoing. As the residential environments of old downtown areas that were excluded from the development have been gradually deteriorated, large scaled re-development and reconstruction projects have been adopted as ways to solve the problems of the old downtown areas. On one hand, the development methods that damage the history of the detached housing areas have been resisted. With such a background, this study attempted the analysis of the change characteristics of the Kookmin Housing Complex in Suyu 1-dong, Seoul with a view to playing the role of evidentiary materials for the disappearing urban detached housing areas or those urban detached housing areas that may be revived. This author hopes and the results of this study will lead to careful development that presents measures to maintain and develop modern urban residential areas where the history of past residential areas and culture are disappearing due to full-scale redevelopment.

The purpose of this study was to set and analyze the standard model for prioritizing and deciding to take part in housing environment improvement project in the perspective of the public sector. The results of this study were as follows. The location competitiveness, potential demand, marketability and competitive price, etc were selected by assessment indicators. And Various indicators, including of the size of the area, public transportation, accessibility, convenience of living and the influx of the population, were used by weights indexes. The profit of local residents and the public promoter, variability of earnings, sensitivity analysis and the ratio of money in reserve, etc were also established as detailed indexes for the profitability and business risk analysis. To analyze the cash flow of the project process and review the necessary capital in advance, the payback, total working expenses, gearing ratio and sensitivity of a risk, etc were also set as additional detailed indexes. Lastly, considering it is quasi-public projects, the measure to protect tenants, necessity need of redevelopment and local government's will were additionally used by indexes. And Points were distributed on the importance of each index and scored out of 100. It will allow for the public project promoter to decide rationally whether to come in on the project. The public project promoter like the Korea Land and Housing Corporation will be able to make use of various indexes are based on this study to make decision whether joining the housing environment improvement project in depressed region.
