Citizen participation in local redevelopment has recently been regarded as essential, since progress in democracy and diversified public interests have contributed to more importance being placed on citizen participation in the implementation of public policies. While the importance of resident participation has been increasingly emphasized in principle, in reality more effort is still required in its application. We need to develop practical strategies of collecting community opinion in order to reflect it in public policy, if we are to achieve a resident and citizen-centered society. The purpose of this study is to develop an image map construction tool that can be applied to the "Maul-Mandulgi" projects as a visualized method to facilitate the exchange of opinions and work toward agreements. The tool is intended to assist public discussion by visualizing policies and plans and reducing the possibility of misunderstanding, so that residents can properly respond to the plans. Second, this study will verify the effectiveness of the tool in the application to local community workshops. The main research method is participant observation method and field study. Major findings are as follows, First, every resident who had participated in previous workshops gathered together, used the tool and represented their opinions unusually more than once. Each resident tried to make sure that other participants appropriately understood his or her opinion. The workshop finished when all participants agreed and produced a consensus. The workshop took much less time, which is in stark contrast to previous workshops in which it took significantly more time to collect opinions. Second, it proved that residents in the redevelopment area can strike a broad agreement by themselves on a method and direction for residential improvement. In previous workshops, conflicts between residents developed over the choice between the two methods, of local improvement and total demolition prior to multi-housing construction. In this study, opinions of residents were not limited to the two methods by finding a winwin solution. Third, the use of the tool kit for image map became efficient for inactive residents to develop their own opinions in regard to the direction and orientations of the residential improvement process. In addition, for those who have either no or a slight understanding of the residential improvement projects, the tool can provide access to information and knowledge. This study concludes that the developed tool for imaging of the redevelopment projection like a design game, rather than using forms of text and speech, can be a useful tool in collecting opinions and forming an agreed opinion for forthcoming residential improvement plans.

This study aims to identify the characteristics of the cancelled districts of housing redevelopment and housing reconstruction project. The subject of this study is 189 project districts(121 promoted districts, 68 cancelled districts). Both 121 promoted districts and 68 cancelled districts were analyzed by Decision Tree Analysis. The first separation of the release zone influencing factors was made by the Development Actors. In other words, the most important independent variable for determining the release zone influence factor was shown to be the presence or absence of propulsion actors. Of the 89 districts without propellers, 41 were lifted and 48 were promoted, and 9 out of 100 districts with propellers were lifted and 91 were promoted. The second separation of the impact factors on the zone was then made by Land Owners, and the probability of cancellation increased if the number of landowners was less than 468 and 37 out of 62 were removed. On the other hand, four out of 27 districts with more than 468 landowners were lifted and 23 districts were promoted. The third separation was made by the Average Land Assessment, and 35 zones were lifted below the standard of KRW 269.64 million/m2 approximately KRW 8.91 million per pyeong, and two zones were lifted at higher official prices. In the second division, the number of landowners was 468 or more, and in node4, four areas were removed from areas with a public land area ratio of 29.43% or more, and no areas less were released. This study used SPSS Statistics 26 S/W for analysis.
Under the guise of a residential environment improvement, distendedly designated Pre-Housing Renewal districts and Renewal Districts by Basic Plan for Renewal Projects are not promoted and leaved for a long-term so that residential problems have become worse. In case of the canceled Housing Renewal district, at the time when the district are canceled, the residential environment has become already superannuated for more than 10 years but there is no follow-up plan to manage that problem so that the exact management plan for those neglected districts is urgently needed. Therefore, the purpose of this study is to analyze the aspect of change of residential environment after the cancellation and indicate appearing problems by conducting on the case of Canceled districts of Daegu Housing Renewal District. This study will be the first step to seek practical management measures for canceled districts, and on the basis of this, the research will become a precedent to seek the sustainable planning measures for the designation and management of Renewal Projects from now on.

An increasing number of cities employ rescaling strategies that not only construct metropolitan production network scaled down from national context, but also tune up new governance to effectively control local geographies of the city. In this context, urban redevelopment has emerged a key 'global' strategy to empower governmental institutions of the city, which not only eliminate such threatening spatial variables as deteriorated housing, working-class ghettos, and crime areas, but also increase and extract exchange value of those spaces. I view such practices a process of 'glurbanization'. This paper investigates how state/city government employs the discourse of urban re/development for 'inventing' poverty at an urban scale: how it institutionalizes the discourse for implementing concrete projects: and how urban institutional apparatus appropriate their discursive practices of redevelopment for their own ends in the city. By particularly focusing on the California Redevelopment Law and the Community Redevelopment Agency of the City of Los Angeles, this paper analyzes the ways in which the law and the agency extract value from what they define 'blight areas' by means of eminent domain and tax increment revenues. For empirical analysis I employ discourse analysis and institutional ethnography. I conclusively argue that the urban spaces stigmatized as 'blight areas' are increasingly entrapped by the urban redevelopment agency, which extracts increased exchange value from the areas and redirects it for supporting external investors, private developers, and the body of the agency itself.
This study aims to propose the comprehensive evaluation of performance multi-family housing. Most of the existing studies for the reproduction have evaluated by the safety of structure. Therefore those pass over the functional factors which is important for the evaluation of residential qualities. This study represents that the reproduction renovation should not be secured the safety of structure but established the quality of lift. And questionnaire asking expert's opinion also supplemented. As a result, the item for examination and the weight for evaluation are suggested in functional deterioration. The results of this study are summarized as follows: 1. Existent redevelopment criteria are not appropriate to decide the environmental comfort, the vital function of housing and the residential management finance. 2. The future criteria have to evaluate the existing environmental comfort, be reconstructed to put first general deterioration. 3. Evaluation elements was extracted throughout the document research, evaluation elements analysis system was separated in residential area, suburb of dwellings, community, and housing complexity environmental assesment, 4. Each category of influence ratio was extracted to assess total deterioration throughout the expert question survey. 5. Each category analysed (1) $0{\sim}30%$: function is good (unnecessary to improve) (2) $31{\sim}40%$: average (necessary of partial improvement) (3) $41{\sim}59%$: bad (necessary of total improvement) (4) $60{\sim}100%$: the worst (unable to improve throughout the repair)
The purpose of the this study was to provide the basic information about the formation background of urban squatter and their housing state in Korea. This study was progressed on the basis of socio-historical point of view from after the Korean War to the present time. Therefore, this study considered the meaning of housing for urban squatter in the Korean housing history. For this study, the formation background of urban squatter was divided into five periods. The first one was the period of the policy on the mass migration (1955-1960) after the Korean War. The second period was the period of reproduction of deteriorated residential area (1960-1970) for the continuing mass migration policy. The third was the period of disbanding of deteriorated residential area (1970-1980) for redevelopment. The forth period was before the IMF (1980-1997) broke up the deteriorated residential area. The fifth period was after the IMF (1997-) produced the new poverty due to the unemployment and the business failure. Thus, such social change increased the number of urban squatter and created the new type urban poor.
This study is for the development of C.B.D. residential land that is available in the changeable housing market and urban planning paradigm. The results are as follows. First, we developed a Logit model to analyzed the suitable resident for living downtown and we used several variables in the model such as their living place, the location of their works, in come according to sex and age, and whether they have a car or not. Second, in analysis for the suitable residents using the Logit model, the main demanders who live in C.B.D. or have a job there and the young and old were chosen, Third, it shows that the suitable residents prefer semi-C.B.D. because it has convenient accessibility to C.B.D. rater quickly (in ten minutes). They prefer apartment and Mixed-Use building. Fourth, there are much residential land in semi-C.B.D. (63.7%) so as to support enough land in ease of redevelopment. The land price is tremendously low compared to that of land for business or for C.B.D.
The amount of construction waste increased to 176,447 ton/day in 2008 from 28,400 ton/day in 2000, a 6-fold increase in just 10 years. Such dramatic increase in the waste of concrete, asphalt concrete, wood and metals was due to demolition of old buildings as well as a great number of building redevelopment projects and hurried city industrialization. Many buildings targeted for demolition today were built in line with the government policy to provide affordable housing to citizens in the shortest time possible and consequently, said buildings underwent rapid deterioration and required periodic repairs and reconstruction. Based on the above, we predict that construction waste will continue to increase for the foreseeable future. In particular, due to limited availability of suitable space to construct apartments and residential buildings in the city, old buildings are being torn down to make space for new development, further increasing construction waste. In light of that, efforts to recycle as well as reduce generated waste are urgently required.
The shortage house in seoul is an important issue of which has been caused by the population concentration. The apartments and large housing complex had begun to build up to solve its problems, but the apartments on a small scale have being constructed recently due to the growing of a land value. As a result of these, the problems appear to the system and organization of a present residential district. This study has a purpose of researching about the change in the sphere of resident system and the organization, as the apartments being made up on the present residential district.

It is necessary to supply Long-Life Housing in the green technology in terms of the sustainable housing development based on various life style, life cycle of the residences, the restrain remodeling and redevelopment in construction. This study is aim to establish the development of maintenance process to make continuous inhabitation of Long-Life Housing that has the separated SI for maintenance, durability, variability and remodeling. The maintenance for Long-Life Housing is very important to have more than 50~70 years the long term of life cycle in comparison with Housing. Also, the roles of manager and user are important parts in Long-Life Housing. The present maintenance for Housing is shift and repair works by the routine maintenance and demage. However, The maintenance for Long-Life Housing should consider movement and flexibility. In addition, Long-Life Housing requires the proper process of maintenance because it is different from Housing in housing concept, design and constructions stage. Therefore this study shows the efficient maintenance process for Long-Life Housing.
