생산 시스템을 고려한 모듈러주택의 가변형 평면계획 연구 (Flexible Unit Floor Plan of a Modular House Considering the Production System)

  • 모듈러주택은 세계대전 이후 신속하고 효율적인 주택공급을 위해 시도되었다. 국내에서도 30년 이상 품질 및 시공방법 개선을 위한 노력을 했으나 경쟁력있는 주택 상품이 되진 못했다. 모듈러 주택은 라멘구조로 평면구성을 자유롭게 할 수 있지만, 대부분 벽식 구조의 일반적인 아파트 평면을 분절한 형태로 변형하여 시공한다. 모듈러 주택의 생산 및 구조적 측면의 장점을 강화하기 위해서는 평면, 건축 구성재의 부품화 및 표준화, 자재, 제작 및 시공법, 공정관리, 공사비 관리 등 종합적인 측면에서 자동차와 같이 공장생산 시스템에 적합한 모델을 발전시키는 것이 필요하다. 본 연구에서는 생산 및 호환을 위해 MC(Modular Coordination)설계원칙을 적용하여 운반 및 생산 용이한 3m×3m 모듈을 공간의 기본 단위로 설정했다. 빌트인 가구를 포함한 3m×3m공간을 다양한 형태의 제품과 같이 생산하고, 이를 거주자의 기호에 맞게 조합하여 46m2 평면을 완성하는 방법을 제시했다. 생산설비, 운송수단, 시공크레인에 따라 생산 모듈을 다르게 설정할 수 있으며 운반장비가 소형화될수록 생산모듈의 가짓수도 적어질 수 있다. 이와같은 모듈러 주택 생산방식은 거주자의 요구에 맞춰 다양한 평면의 주택을 제공하기에 용이하고, 기술과 시스템의 발전에 따라 시공속도도 가속화할 수 있을 것이다.

CoLTV 지표를 이용한 임대차주의 상환위험 분석 (Analysis of the Redemption Risk of Renters Using CoLTV)

  • 이 연구는 금융시장 빅데이터인 개인신용정보와 주택시장 빅데이터인 주택실거래데이터를 연계하여 LTV 뿐만 아니라 CoLTV 지표를 추정하여 임대차주의 상환위험을 분석하였다. 분석결과, LTV로만 상환위험을 파악하는 경우, 전세임대차주보다 월세임대차주의 상환위험이 더 컸으나, CoLTV를 이용하면 전세임대차주의 상환위험이 더 크게 나타났다. 이를 통해서 주택담보대출이 있는 전세의 임대차주의 상환위험이 높아, 임차인의 보증금에 손실이 발생할 가능성이 있으며 이를 위해 CoLTV지표를 통한 위험관리, 전세금반환보증과 같은 보증제도를 활성화할 필요가 있음을 밝혔다. 또한 임대계약의 특성과 차주의 개인 특성에 따라 임대차주의 상환위험에 미치는 영향이 다르게 나타남에 따라 임대차주의 개별적 특성을 충분히 고려해야 위험을 관리해야 함을 밝혔다. 이 연구는 개념적으로 논의되던 CoLTV를 금융빅데이터인 개인신용정보와 주택빅데이터인 주택실거래 정보를 결합하여 산출하였으며, 이를 통하여 임대차주들의 계약 및 개인적 특성별로 상환위험을 분석하고 시사점을 제시했다는 점에서 의의가 있다.

TRADITIONAL PIG FARMING IN THE SOUTH PACIFIC: PROBLEMS AND OPPORTUNITIES FOR INCREASING PRODUCTIVITY

  • The project was undertaken to provide information on the present system of traditional pig farming in the South Pacific region, to identify the problems currently limiting productivity of such pigs and to offer practical strategies which could be used for increasing productivity of the animals. The problems were identified by surveying some 220 subsistence pig farms in eleven island countries in the South Pacific region using a prepared questionnaire. The units were found to be generally small, consisting of about 2-4 sows per herd. The productivity of the units as assessed in terms of sow reproductive efficiency was rather low, being only about 7.5. Feed, housing, breeding, disease, marketing, lack of capital, technical know-how and existing social traditions were identified as current constraints. Based on three of the most limiting factors identified namely feed, housing and breeding, strategies for improvement were developed on the basis of better and more effective use of locally available feed resources, better housing and genetic improvement through crossbreeding programmes. These improvement strategies were tested as a package model on some ten farms in two of the island countries. The results of these on-farm trials indicated that using the improvement strategies increased sow reproductive efficiency by approximately 60 percent, to nearly 12. The significance of these findings in the overall management of traditionally raised pigs in the South Pacific region is discussed.

택지개발사업이 산림에 미치는 시·공간적 누적영향 분석 (Temporal and Spatial Cumulative Impact Assessments on Forest Damages by Housing Development Projects)

  • Recently, it has been important not only to evaluate environmental effects but also to assess cumulative and comprehensive effects by the development projects. This paper concentrates on temporal and spatial cumulative impacts on Suji district in Yongin, Gyunggi-do. This paper adopted two methods to assess the cumulative impacts. First, it assesses the temporal change of forest patch size and land cover according to the patch size. Second, it compares housing development zones with the neighborhood. The result of the research appears that the damage is very serious, especially in small forest. The Forest area is changed to farm land, most of them become to built-up area later. In addition, it is assessed that the secondary housing development projects did more harm than the initial one. By assessing the cumulative impacts on Suji district, this research suggests to minimize two kinds of solutions : comprehensive environmental assessments in regional unit and regulation on total forest quantity.

The Correlation Research between Lifestyle Changes and Evolution of Residential Communities - Based on a Survey of Shanghai, China

  • From 1990s to the present, in China, residential communities has developed rapidly in terms of government policies and living environments. With economic development, dwelling commercialization and socialization gradually reshaped the housing distribution system and local government management in Chinese urban area. After this process, dwellings were endowed with commodity attributes, which were planned and designed depending on residents' requirements of life. During the 30 years of social transformation, Chinese citizens' lifestyle also had huge changes. In this period, the forms of residential area improved constantly to keep pace with social development. This study aims to research the features of contemporary communities and survey citizens' lifestyle changes to find the reasons of the evolution of communities. Moreover, in this paper, there is a clear explanation of the reasons why gated communities are popular in Chinese urban area. In addition, comprehensive data analysis is derived from a questionnaire administered in Shanghai, China. In this part, the questionnaire surveys what factors about lifestyle influence the transformation of living environments and residential buildings. The results of survey show that residents have housing preferences dependent on their lifestyles, and their daily needs related with environmental features.

제주도 휴양펜션시설의 건축실태에 관한 연구 (A Study on the Architectural Characteristics of the Jeju Province Recreational Pension)

  • The purpose of this study is to prepare desirable recreational pension facilities system in compliance with various characteristics of each region and to help establish policies regarding recreational pension facilities. This research is carried out by an on site inspection and the survey of the management of the recreation facilities. Jeju recreational pensions have the following characteristics : The site area is $1305{\sim}7850\;m^2$, the number of guest rooms are $8{\sim}10$, and the area of the guest rooms are $33{\sim}99\;m^2$. In addition, most of them are built with R.C. structure and the exteriors are made of artificial stones. As for plot plan, it has 5 types of prototype : type of outbuilding, arranging in a row, corridor, hall, and the composition of the other types. Although Jeju recreational pension were institutionalized to satisfy the functions as tourism recreations, they don't reflect the unique characteristics of Jeju province.

  • This study is under doing to suggest application manual using assembling reference plane design & standard finish material basis upon material classification code as a tool of a linkage between building design and construction standarization in order to enlarge the applicability of house building material that is produced by the module plant. We can say the goal of building standardization intend not only the improvement of construction productibility but also guarantee of subsequent performance through automatization basis upon informationalization of building design. For a etabilishing of this condition, it is neccessary to link the standardization's result of material--design--construction field. According to this neccessity, we are going to suggest information factor that can make relative business manager easily approach to the standardization practical task.

X선 장치용 절연유의 방사선 유기전류에 관한 연구 (A Study on the Radiation Induced Current of X-ray Insulating Oil)

  • Radiation induced current of the insulating oil used for X-ray tube housing was investigated in this paper. The X-ray induced current increased in proportion to the X-ray intensity and X-ray wave length and was greatly affected by the temperature of the insulating oil and the gap length` however, the current was not varied by the amount of the X-ray absorbed. The results suggest that one must consider the following problems as important factors for X-ray machine design and normal operation: cooling system of the X-ray tube housing, X-ray intensity, increasing temperature due to continuous operation, years used, and oil exchange and management.

Urban Regeneration in Korea

  • This short paper is about the background, progress, achievement as well as the direction of Urban Regeneration (UR) Policy since 2013 in Korea. The UR in Korea has been recognized and initiated late compared to UK, Japan as well as many other countries that have achieved economic growth earlier than Korea. In 2013, the Special Law on UR established and the UR project has begun in earnest. However, there are still a number of pending issues required to be resolved for the regeneration of declining cities. After reviewing the background of UR in Korea, we would go through the progress and achievement of UR and then we look at the follow-up measures required to be resolved in short period as well as longer term for successful UR.

  • This study is the last part of a collaborative study on the Family Life Issues of Middle aged Apartment-Residents in Seoul. This study is focused on case studies. The data were collected from 15 fulltime housewives who are in the upper-middle and the lower-middle families having at least one child in a middle or high school from Kangbuk and Kangnam areas. In this study, the whole family life issues were divided into the following 4 subareas ; 1. housewives' own life, 2. family life, 3. economic environments, 4. housing environments. The major result of this study is : the most important factor influencing the quality of life of the middle age family was the existence of children attending junior and senior high school, which brought various problems into the family with relation to self identity, time management and leisure of middle aged housewife, educational cost, shared family activities, housing space. Therefore the whole family life would be improved through the change of the current education system.
