A Study on Consumer's Perception Survey for Improvement of Long-Life Housing Certification System (장수명주택 인증제도 개선방향 설정을 위한 공동주택 수요자 인식도 조사에 관한 연구)

  • The domestic housing paradigm has changed from quantitative growth to qualitative growth, and demands for pleasant living environment and meeting basic living conditions have increased due to increased living standards of the people. In a related move, the Ministry of land, Infrastructure and Transport introduced "long-life housing construction standards" in the Article 21 paragraph 6 of the Housing Act through a revision of the Housing Act in December 2014, devised detailed criteria and enforced the Ministry of Land, Infrastructure and Transport, titled "long-life housing construction certification standards" which require long-life housing certification in construction of apartment houses that accommodate more than 1,000 households. In this regard, A survey of consumers was conducted to collect opinions about consumers' perception and requirements regarding long-life housing, and thus to promote long-life housing and improve certification system criteria. The general public who wish to purchase housing were selected as the subjects for the present study, and the survey was conducted at the site of apartment house PR hall in Seoul and Gyeonggi-do as of January 2015. The result of this study is an opinion survey of long-life housing consumers. For future work, additional research is needed to establish legal standards and devise support systems, along with technology development for long-life housing.

Demand and Requirement Analysis on the Flexible Method of Long-life Housing (장수명주택 가변 방식에 대한 수요 및 요구사항 분석)

  • It is essential to maximize the advantages of long-life housing in consideration of the occupants' demands in order to promote the construction of long-life housing. The diverse plan types with flexibility should be developed based on those demands. Therefore, this study aims to review the level of awareness of long-life housing, and identify the customer needs by conducting the survey for the preference to pre-defined plan types. The results of survey are as follows: 1) Despite the enforcement of the Long-life Housing Certification System in 2014, the recognition among the customers about the long-life housing is still on the low level as shown in that 79.9% of respondents were not aware of the long-life housing; 2) For three alternative plan types, 78.5% on the integration type in front, 63.1% on the moving kitchen type, 47.0% on the Divided Housing type had intention to change; 3) 68.9% of the total are willingly ready to purchase the long-life housing under the condition of no difference in price between normal apartment and long-life housing. The less the number of family members is, the bigger this ratio of positive purchase intention is. Reflecting these results into the designs is expected to contribute to the enhancement of customer satisfaction as well as the diffusion of long-life housing.

A Study on the Housing Life Situations of North Koreans and Their Housing Behaviors Based on the Interview and Empirical Survey with Defectors (북한 주민의 주거생활실태와 주거행동에 관한 연구-탈북인 대상인 면접 및 설문조사 분석을 중심으로-)

  • South and North Korean societies have been segregated during the past 50 years with different socioeconomic conditions and ideologies resulting in disparate living cultures even though sharing the same traditional culture. The purpose of this study was intended to examine the housing life situations of North Koreans their housing behaviors and their perceptions of differences between South and North Korean culture. The study was based on in-depth interviews and an tempirical survey with North Korean defectors. The interviews were conducted with ten defectors and the empirical survey was done with 158 North Koreans who escaped after 1990. This study revealed housing life situations such as housing type. length of residence housing layout finishing materials levels of housing facilities and the residential system. It also revealed housing dissatisfaction and housing behaviors while they were living in North Korea and attempted to discover the defectors' perceptions of the differ nces between their housing life in the South and North. The findings of this research will present a realistic and recent account of the housing situation in North Korea. We hope that the result of this study will serve to foster understanding between two Koreas.

Housing Satisfaction and Performance of Daily Life Activities of Elderly in the Detached House (단독주택 거주 고령자의 주거공간 만족도 및 일상생활행위 수행정도)

  • In this study, we made a survey of the degree of satisfaction and performance of daily life activities on independent elderly households in the detached house. The purpose of this study is to suggest basic data for elderly housing design to be considered elder's characteristics. A survey carried out for 110 respondents with face to face interview visiting each house between May and June, 1999 with modified and drawn questionnaire from analysis of preparatory investigation data. The questionnaire was composed of the general characteristics of respondents, general characteristics of housing, residents' satisfaction with the use of housing space, performance degree of the elder's daily activities. To analyze the data of 106 cases, frequency, percentage, mean, standard deviations, one-way ANOVA, reliability analysis and Scheffe test were used by running SPSSWIN program. The results on the housing satisfaction and performance of activities in daily life of elderly in the detached house were as follows.: In this survey, the elderly had high value in satisfaction with the size of current house as the mean 3.14 points, but they were dissatisfied with the rising of house as the mean 2.82 points. The satisfaction with living room space was the highest but the satisfaction with toilet space was lower than others. Among the activities of daily life in housing space, housing related activity was the hardest to perform as the mean of 3.15 points. In consequence, consideration on and interest in the planning of residential spaces are needed so that the elderly can perform the action of housing life effectively and efficiently.

Characteristics of Pre-Elderly's Housing Mobility Living in Seoul and New Towns in the Capital Area (서울 및 근교신도시 예비노인층의 주거이동 특성)

  • The purpose of this study is to identify pre-elderly's housing mobility related characteristics (reasons for moving, change of personal life after move, housing attachment, and plan to future move) and to examine the associations between their socio-demographic characteristics and housing characteristics, and their housing mobility related characteristics. A total of 200 usable data were collected through personal survey using a questionnaire developed by the researcher. Samples were selected in Seoul and new towns in the capital area and a survey conducted from February, 2014 to December, 2014. For the analyses, descriptive statistics, factor analysis, t-test and ANOVA were used. The most frequently mentioned reasons for moving were 'a good place for nature and retirement life'. Age, education level, liiving expenses, locaion, tenure status, and housing size were the variables to show significant difference to reasons for moving. Respondents experienced positive personal life changes after moving, especially, 'physical health' and outgoing activity'. Respondents who moved to a new town was more positively changed. Personal life changes was the most important variable associated with 3 factors of housing attachment. Location, tenure status, housing size were the major variables to show differences to housing attaachment. Also, personal life changes after moving and housing attachment were the important variables affecting a plan to future move. In other words, the respondents who do not plan to future move showed higher positive life change and strong housing attachment.

A Study on the Elicitation of Design Elements for Development on Standard Model of Long-life Housing (장수명 공동주택 표준모델 개발을 위한 계획요소 도출 연구)

  • In order to solve housing shortage, an apartment has been built and supplied in large quantities in Korea. As such a result, the apartment became a typical housing type in Korea. However, the housing became vulnerable to accommodate rapidly changing life-style & life-cycle of koreans and was lost the concept of Korean traditional housing for inheriting and developing Korean traditional culture. Therefore, this paper aims at eliciting of design elements for development on standard model of long-life housing with durability & flexibility based on data derived from housing consumers's questionnaire survey and expert's opinion surveys. We expect that the standard model developed on the basis of open building applying support & infill elements will be used as a standard model for planning future long-life housing with capacity.

Needs for the Housing Consultation and Information about Housing in Seoul Area (서울시 거주자의 주택상담과 자료 요구도에 관한 연구)

  • This study aimed to aimed to obtain some basis data for the housing consultation and information about housing through survey of needs for the housing consultation. Respondents were housewives from 395 households living in Seoul area. Questionnaire was used for survey and the collected data were classified by two items such as types of residence and age of housewives. The survey was performed during two weeks in September 1997 and analyzed by frequency mean and percentage using SAS program The finding are as follows; (1) According to the actual conditions of housing consultation the main source of information related to housing was a newspaper Those who had experience detached house had much more opportunities than those of multi-family house. The most frequent agency for housing consultation was a realty dealer showing 65.8%. However the percentage of visiting permanent housing exhibition centers was high among the people aged 20 to 30, noted 20.4%. (2) Level of understanding housing consultation showed 3.45 points among 5. This result indicated that the service system of housing consultation were required. Architects and interior designers were most preferred as specialists whom the respondents wanted to consult with . As to the contents of consultation the most required item was changing of interior space(22.6%). In case the housing information leaflet is sold the respondents were willing to pay 523 won for each of it. (3) Among leaflets related to various information leaflets about housing purchase were most preferred(21.0%) According to the result of the survey the need for the information about housing purchase indicated higher preference than about housing management. The fact could be thought that consumers' consciousness of housing should be changed. Therefore it is desirable to lead consumers to lengthen the expected life span of their house and value happiness of the house by providing them with consulting systems about housing management throug housing consultation materials and development of its programs.

Post Evaluation on the Constructibility of the Lightweight Wall in Long Life Housing through Interview Survey (설문조사를 통한 장수명주택의 경량벽체 시공성 사후평가)

  • Recently, structural system of apartment building is changing from wall type to column type to accommodate various life styles of residents in Korea. Reinforced-concrete bearing wall structures have been mainly used in apartment construction since 1980's. It is impossible to remove the bearing wall in case of remodeling a house, so that the lightweight wall is needed to apply to the column type structure of the Long Life Housing. Therefore, the purpose of this study is to evaluate the construction performance of the wall. Constructibility reviews are performed throughout interview survey from builders who charge with managing the construction of the lightweight wall in field. This paper present that constructor prefer the bearing wall rather than the lightweight wall because of the schedule delay, difficulty of management, and lack of skilled labor. The results indicate what we should improve on the lightweight wall from now on.

Housing Life Styles of Apartment Dwellers by Alteration in Ulsan (울산시 중소형 개조 아파트 거주자의 주거생활양식)

  • The purpose of this study was to analysis housing life styles of apartment dwellers by alteration in Ulsan, got hold of the influencing variables of housing life styles and indicated source materials about the plan of alteration of apartment dwellers. As a methodology for this study, questionnaire survey were used. The number of 228 cases were analyzed through SPSS PC+. For the analysis of the data, such techniques were used as reliability analysis, frequence analysis, factor analysis, correlation analysis, and multiple regression analysis.The major findings of this study were as followings: 1. Housing life styles of apartment dwellers by alteration in Ulsan identified five factors. In order of decreasing importance, these factors included: i)practicality, ii)ornament, iii)the faculty of space, iv) actuality, and v) spending habits. 2. The size of a family, wife's education, income, cost of alteration, and the area of installment sale were the most significant factors that influenced housing life styles of apartment dwellers by alteration in Ulsan.

The Effect of Residential Environmental Satisfaction on Quality of Life and the Moderating Effect of Housing Type: The Case of Gyeonggi, Korea

  • This study examined the relationship between residential environmental satisfaction and quality of life, and how the relationship between variables differed depending on housing type. Residential environments can affect a person's life in a variety of ways. However, there have not been many studies on the relationship between quality of life and residential environments, which increases the importance of this study. In this study, residential environments were categorized according to amenities, safety, and neighborhood relationships, which enabled the comparison of influence between these elements. In addition, this study analyzed the moderating effect of housing type to look for improvements for low-rise housing residents. For testing the hypotheses, moderating regression analysis was conducted with data from the 1st Gyeonggi Province quality of life survey that had 18,953 subjects. Results showed that residential environmental satisfaction had a positive effect on quality of life, with amenities having the largest influence. Furthermore, housing type had a significant moderating effect on the relationship between safety and quality of life. In other words, safety was proven relatively important in improving quality of life for low-rise housing residents. Today, with the limits to quantitative growth, qualitative development has become more important. In this respect, this study provides important implications for many developing countries undergoing urbanization.
