주거환경 만족도와 주거선택요소 중요도 변화에 관한 연구 - 서울지역 거주자를 중심으로 - (Study on the change in the Satisfaction Degree on the Residential Environment and the change in the Selection Tendency of the Residential Property - Targeting Seoul Residences -)

  • Recently, Seoul residential real estate market showed a big change, especially in 2007. The residential property price in Seoul had been mainly affected by 5 provideces: Kangnam-gu, Seocho-gu, Songpa-gu, Gangdong-gu and Yangchun-gu, but these providences started to show the decrease in price while the other providences ironically showed the opposite direction. Therefore, this project was derived from this phenomenon recognition and the necessity as the new market trend requires. The pre-research was carried out with the point of social-population academic view, but this project provides the analysis on the new market trend by simplifying the complex valuation indexes, originated from the pre-research. In result, the aspects of the change could be categorized into time-manner classification and territorial-manner classification, in cope with the change in the satisfaction degree on the residential environment and the selection tendency of the residential property. Based on the the moving-preferred area criteria, the territorial classification was categorized into 3 areas: 5 providences, which showed the initial decrease in real estate price (area 1), the other Kangnam area (area 2), and Kangbuk area (area 3). The result illustrated the reasonable change in the satisfaction degree on the residential environment and the selection tendency of the residential property. This project was able to reach the following conclusion : Firstly, the housing development planning should be devised by the residential environment, including the view and the natural environment, not by the area. Secondly, the housing development planning in the other Kangnam area (area 2) and Kangbuk area (area 3) should embrace the business function, not the housing development only. Last, the housing development planning in Kangbuk area (area 3) should be able to enhance education and culture function and be connected by various transportation system. This project analyzes the change in the satisfaction degree on the residential environment and the selection tendency of the residential property. Thereafter, this project has the purpose of providing the aid in understanding of the basis of housing development information.

  • With the change of construction environment, the main body of construction industry was moved from project suppliers to consumers. Accordingly in order to strengthen competitiveness, project suppliers have to concentrate on marketing for diversification. Thus, it is required to utilize real estate marketing from the beginning of development project to introduce 'consumer-centered marketing strategies' instead of 'supplier-centered marketing'. This study aims to find out what consumers consider the most important factors when selecting apartment. According to the study, when residents select their apartment in residential area, they valued those attributes with investment, location, dwelling attribute, apartment complex attribute, unit price per square meter, in order. This result will contribute to qualitative improvement of housing development project.

Suggestions for Resolving the Social Conflict in Affordable Housing

  • The purpose of this study is to employ a method called 'conflict impact assessment' to analyze the progress, background, cause and relevant issues of conflicts related with affordable housing for youth (Happiness Housing Project), a project that has been implemented since last May 2013, thereby identifying the relevant problems and draw out objectives for improvement. The researchers expect that this study will contribute to solving the current issues regarding Happiness Housing, and contribute to improving the quality of the government's policies. For the above purpose, literatures on Happiness Housing produced from August to November 2013 were reviewed, in-depth telephone or face-to-face interviews were conducted with personnel associated with project implementation in the Ministry of Land, Infrastructure and Transportation and LH, etc., and major interested parties including Yangcheon-gu residents. Key issues identified regarding Happiness Housing construction include: the way that the project was implemented, living quality of residents, impact on educational environment, inconsistence with existing plans, relatively high construction cost, insolvency of public corporations, land use fee issue with Korail, need of preliminary feasibility survey, securing sufficient amount for supply and issue of additional designation, likelihood of finishing construction in time and issues related with actual source of demand, etc. Through analysis of conflict development and positions of interested parties, the main causes of the conflicts were identified as follows: lack of deliberation on pledges during election, lack of viability review on pledges, lack of conflict management plans, one-way implementation without consent of interested parties, project plans established with no regard to local circumstances, frequent project revision, underwehlming level of conflict management. In order to address issues above, the following measures need to be taken: selecting election pledges based on actual effectiveness, thorough assessment on pledges by relevant departments, gradual implementation based on consideration of the actual circumstances, participation of key interested parties, consistent policy and adopting conflict management techniques that reflect the reality.

  • 최근의 국내 건설시장은 시장 규모의 축소로 인해 과잉경쟁이 이루어지고 있으며 이에 기업들은 적극적인 수주산업인 기획제안형 주택사업 분야에 관심을 기울이고 있다. 기획제안형 사업에서 가장 중요한 단계는 사업성 여부를 판단하는 초기 기획단계로서 현재 각 기업들마다 기획업무 모델을 갖고 있으나 표준적인 모델이 제시되지 못하고 있다. 이에 본 논문에서는 국내 기업의 기획업무 절차와 문제점파악에 의한 개선 방안을 바탕으로 개발형 주택사업 의 성공적 수행을 위한 전략적 기획업무 모델을 제안하려 한다

  • Since 1970, concentrated development in Gang-nam caused serious differences with Gang-buk, such as housing environment, education, culture, industry, economy, and consumption behavior as well as Urban Infrastructure. In this result, the government has executed New Town project to solve these matters, but the residents' opinion wasn't reflected. The purpose of this study is to research New Town project district residents' consciousness and prefered image for housing and this research will be applied to basic study for housing environment improvement policy in future. The results of this study are summerized as follows : First, living satisfaction is revealed almost low level, and the most demands for improvement are to solve lacks of park and green yard. Second, image of Gang-nam, which of housing environment is better than Gang-buk, is expressed as the words, 'Complicated', 'Complex', 'Polished', 'Convenient', 'Rich'. Third, prefered types of housing are high-rise Residental Complex, Apartment mixed with detached housing, and tower-type apartment. And These are connected with there values

  • In recent days, the study of urban regeneration has been conducting with purposeful and sincere intent starting out with the residential environment improvement works. Within the range of urban regeneration, the low-cost housing technology means development of totally-integrated housing technology that may be applied to the regeneration project, especially for the rundown areas where infrastructure facilities in the urban zone have been degraded and obsoleted. In line with this, among many and varied methods in order for realization of the low-cost housing as a part of urban regeneration project, this study should like to propose an improvement methods of the key technologies in relation to the construction works by type of work with which construction costs (directing cost) would be reduced. And, in order to elicit the method for element technology that has been developed and improved in the most optimal manner centering on the selected construction work by the type of work, the researcher conducted comparative review of summary of element technologies related to the construction works concerned, characteristics, and construction method thereof. In particular, the researcher investigated the expenses (construction cost and labor cost), constructions (contractibility and productivity), safety, quality of works, and the technical status in environmental aspects, and the researcher also conducted analyses and evaluations thereof.

공동주택단지 건설에 있어서 주거환경과 가구밀도에 관한 연구 -택지개발사업지구를 중심으로- (A Study on the Relationship between Dwelling Environment and Household Density in Multi-Family Housing Development)

  • To accomodate increasing housing shortage in many cities, Korean Government has implemented various residental land development projects to provide more land for new housing construction. Most of the residential areas developed by these projects were used for multi-family housing units. Under this process, the size and location of the neighborhood service facilities in the development area were regulated by uniform standards. For this reason, the neighborhood service facilities were not able to be provided according to the household density but provided in minimum status required by these standards. Based on these considerations, this study aimed to evaluated residential land development project conducted by pubilc authority, one of the residential land development projects in Korea. Results of the case studies confirmed findings from literature review and proposed that existing regulations applied to these projects need to be amended not only to accomodata unique situation of each development area but also to enhance level of the dwelling environment. As ways to resolve these problems, this study suggests followings: (1) more flexible operation of the regulations, (2) inclusion of the socio-economic characteristics of the perspective resident in planning process, and (3) introduction of design techniques in the project. Finally, this study proposed future study directions in relation to this issue.

Revitalization of Urban Regeneration through the Happiness Housing Project as Public Housing Policy

  • Urban space structure in South Korea when through drastic changes ever since public housing policies began their full-fledge implementation. That is, public housing policies represent the main cause for formation of the current urban space structure, as the public houses are constructed in accordance with changes of demographic/social structure, considering changes of housing demand, in urban spaces demanded by the end users. After rapid industrialization and urbanization in the 1960's, each government in different periods have implemented housing supply policies through massive urban developments, to resolve the issue of housing shortage and residential instability. Phase 1 New Towns were developed in the 1980's resulting in suburbanization of the Seoul Area, followed by urban sprawl due to construction of small-size New Towns after deregulation in the 1990's, and construction of Phase 2 New Towns for resolution of housing shortage in the early 2000's and the resulting urban problems. In the mid-2000's, construction of Bogeumjari houses in GB areas led to insufficient housing supply in downtown areas, and the period after 2010 witnessed continuous deterioration of existing urban areas and acceleration of the rental housing crisis caused by rental housing shortage in downtown areas. Moreover, the residentially vulnerable classes consisting of young, 1~2-member households is expanding, with the real estate market in recess. Therefore, the government is trying to achieve urban regeneration through public housing policies so as to resolve the urban space problem and the housing problem at the same time, and the Happiness Housing Project has been implemented as a policy to achieve that goal. The Happiness Housing Project for young, residentially vulnerable classes in downtown areas, is going through diversification aimed at conjunction with urban regeneration projects in downtown areas, as exemplified by conversion of rental houses in residential environment improvement project districts and redevelopment/reconstruction project districts into happiness housing, and supply of happiness housing in conjunction with small reorganization projects for deteriorated residential areas in such areas as those excluded from New Town designation. Continuous supply of Happiness Housing in conjunction with urban regeneration requires mixed-use residential development which includes convenience facilities and public facilities, along with improvement of rental conditions (rental period/rent) and diversification of project methods, considering that the project is implemented in downtown areas.

공동주택 개발사업 참여결정을 위한 사업타당성 분석모델 개발 (Development of Feasibility Analysis Model for Developer-requested Housing Projects)

  • With construction industry recession, many construction companies are increasingly conducting the development projects by themselves. However, housing projects requested by developers still stand large portion. Although many studies on feasibility analysis were released, they mainly focused on economic feasibility and lacked research on factors and criterions of overall project. Also, because previous studies overly break downed factors related to project, they rarely used in practice. Therefore, this study developed the feasibility analysis model of housing development projects to help main contractors to easily and effectively decide if it is feasible enough to promote the projects requested by developers, and verified the reliability of the model. In this study, thirty one driving factors were identified under seven different categories and the criterion of each factor was also developed. The survey on important index of each factor found 'salability', 'economic feasibility', 'site location' and 'method of raising fund' significant. 12 projects were tested by the model and its results showed resonable reliability.

신한옥 건설통합정보화를 위한 표준정보분류 및 사업번호체계 (Standard Classifications and Project Numbering System for Integrated Construction Management of Modernized Korean Housing (Hanok))

  • A comprehensive research effort in order to develop and disseminate modernized Korean housing (Hanok) has recently been initiated by Korean government. This large scale research project encompasses a wide spectrum of housing development including public policy, architectural plans, modules, construction materials and methods, prefabricated assemblies, automated production, construction management, and advanced information systems. For the purpose of integrating and automating the whole processes from an industry perspective, it is of great importance to develop a standard classification system and project numbering system (PNS) for the modernized Korean housing. This paper focuses on the standard classification systems and PNS for cost and schedule control. The distinct characteristics and managerial requirements were explored and embedded into the proposed classifications for modernized Hanok.
