A Study on the Design Process for Building in District of Housing through Preferences of Design Concept Determinants (개념도출인자의 선호를 고려한 주거지역 건축물의 설계과정)

  • It is the purpose of this study that propose design process of building in residential district con-sidering preferences of design concept determinants. The procedure of this study is as follows : First, classifying concept determinants and then investigate the preference of concept determinants according to the use of building in residential district. It will be proposed the process of design concept determinants through such preferences. And We will investigate applicable steps for constructing an elementary school in land development district, in order to verify these process of architectural design. It was investigated paper-survey and case studies, made up questionnaires twice. In the results, we could verify that design process considering the preference of concept determinants in residential district. These results can help designers to design appropriately, according to building usage in residential district.

Determinants of Housing Down Payment Sources Among Baby Boomer Households in the U.S.

  • Using data from the 2001 American Housing Survey, the purpose of this study is to profile the economic and socio-demographic characteristics of baby boomers according to housing down payment sources and to identify determinants of housing down payment sources among baby boomers. Results of the multinomial logistic regression analysis indicated that household income, housing value, age, education, gender, marital status, race, and geographic region were all significant determinants of housing down payment sources among baby boomers. Identification of factors affecting the occurrence of borrowing for housing down payment would aid in the development of financial education programs for baby boomer households.

A Study on the Financial Strength of Households on House Investment Demand (가계 재무건전성이 주택투자수요에 미치는 영향에 관한 연구)

  • Purpose - This study investigates the following two issues. First, we attempt to find the important determinants of housing investment and to identify their significance rank using survey panel data. Recently, the expansion of global uncertainty in the real estate market has directly and indirectly influenced the Korean housing market; households demonstrate a sensitive reaction to changes in that market. Therefore, this study aims to draw conclusions from understanding how the impact of financial strength of the household is related to house investment. Second, we attempt to verify the effectiveness of diverse indices of financial strength such as DTI, LTV, and PIR as measures to monitor the housing market. In the continuous housing market recession after the global crisis, the government places top priority on residence stability. However, the government still imposes forceful restraints on indices of financial strength. We believe this study verifies the utility of these regulations when used in the housing market. Research design, data, and methodology - The data source for this study is the "National Survey of Tax and Benefit" from 2007 (1st) to 2011 (5th) by the Korea Institute of Public Finance. Based on this survey data, we use panel data of 3,838 households that have been surveyed continuously for 5 years. We sort the base variables according to relevance of house investment criteria using the decision tree model (DTM), which is the standard decision-making model for data-mining techniques. The DTM method is known as a powerful methodology to identify contributory variables for predictive power. In addition, we analyze how important explanatory variables and the financial strength index of households affect housing investment with the binary logistic multi-regressive model. Based on the analyses, we conclude that the financial strength index has a significant role in house investment demand. Results - The results of this research are as follows: 1) The determinants of housing investment are age, consumption expenditures, income, total assets, rent deposit, housing price, habits satisfaction, housing scale, number of household members, and debt related to housing. 2) The impact power of these determinants has changed more or less annually due to economic situations and housing market conditions. The level of consumption expenditure and income are the main determinants before 2009; however, the determinants of housing investment changed to indices of the financial strength of households, i.e., DTI, LTV, and PIR, after 2009. 3) Most of all, since 2009, housing loans has been a more important variable than the level of consumption in making housing market decisions. Conclusions - The results of this research show that sound financing of households has a stronger effect on housing investment than reduced consumption expenditures. At the same time, the key indices that must be monitored by the government under economic emergency conditions differ from those requiring monitoring under normal market conditions; therefore, political indices to encourage and promote the housing market must be divided based on market conditions.

Macroeconomic Determinants of Housing Prices in Korea VAR and LSTM Forecast Comparative Analysis During Pandemic of COVID-19

  • During COVID-19 the housing market in Korea experienced the soaring prices, despite the decrease in the economic growth rate. This paper aims to analyze macroeconomic determinants affecting housing prices in Korea during the pandemic and find an appropriate statistic model to forecast the changes in housing prices in Korea. First, an appropriate lag for the model using Akaike information criterion was found. After the macroeconomic factors were checked if they possess the unit root, the dependencies in the model were analyzed using vector autoregression (VAR) model. As for the prediction, the VAR model was used and, besides, compared afterwards with the long short-term memory (LSTM) model. CPI, mortgage rate, IIP at lag 1 and federal funds effective rate at lag 1 and 2 were found to be significant for housing prices. In addition, the prediction performance of the LSTM model appeared to be more accurate in comparison with the VAR model. The results of the analysis play an essential role in policymaker perception when making decisions related to managing potential housing risks arose during crises. It is essential to take into considerations macroeconomic factors besides the taxes and housing policy amendments and use an appropriate model for prices forecast.

College Students' Search and Self-assessment for Internet Site of Housing Related Information (대학생의 인터넷 주생활정보 사이트 탐색 및 평가)

  • The purpose of this study was to analyze the internet site components related to housing informations, and to find determinants affecting college students' self-assessment for internet site of housing. the major findings were as follows; First, four factors were retained from the site components related to housing informations. Second, the college students' satisfaction with the site components was differed by the sex and taking computer courses or not. Third, the sex, monthly pocket money, computer skill of students, and usefulness of internet site were the determinants affecting college students' self-assessment to internet site of housing. Male students rather than female counterpart were, the less the monthly pocket money was, the less the computer skill was, and the more usefulness of internet site was, the more satisfied with the internet site of housing.

Determinants of Residential Satisfaction and Attachment According to the Urban Multi-family Dwelling Types (도시형 생활주택의 유형별 거주만족도 및 거주애착에 미치는 영향요인에 관한 연구)

  • The aim of this paper is to examine the determinants of residential satisfaction and attachment according to the urban multi-family dwelling types. On the basis of the surveys, the factor analysis and regression are employed as the empirical analysis on residential satisfaction and attachment in Daegu metropolitan city. The major findings are as follows; First, as for post-occupancy evaluation of residential environment of building and outside, the residents of complex type of multi-family housing satisfied with most of items more than studio type except the location, amenity facilities around building and utilities fee. Second, about the Residential Satisfaction and Attachment by types, the residents of complex type of multi-family housing satisfied with most of items more than studio type too. Third, the determinants in residential Satisfaction of complex types are 'welfare and amenity facilities factor', 'maintenance factor' and 'location factor'. On the other hand, the determinants in residents of studio type are 'inexpensive rent fee factor', 'welfare and amenity facilities factor' and 'maintenance factor'. Going forward, this research will help us better understand residential satisfaction from the point of residents and find new ways to improve resident satisfaction and attachment.

Determinants of Media Influence on College Students' Housing Expectations (미디어가 대학생의 주거 기대에 미치는 영향력 수준 결정 요인)

  • The purpose of this study was to examine media influence on college students' thoughts and explore determinants of the media influence. Between September 7, 2013, and September 12, 2013, a questionnaire survey was administered to students at university-A and total 328 useable responses were collected. Findings are as follows: (1) Houses in TV drama had a strong influence on college students' future housing preferences but had a relatively weak influence on housing satisfaction and concrete housing expectations; (2) students perceived that houses in TV dramas did not reflect reality well; (3) females and/or relatively younger respondents tended to perceive a stronger influence of media on their thoughts and expectation on housing; (4) respondents who had a stronger desire to imitate lifestyle of TV drama characters and a stronger perception that houses in TV drama reflected reality well, and the respondents whose consumption preferences were more easily influenced by media were found to perceive media influence on their housing expectation stronger; and (5) to see regression analysis results, a linear combination of desire to imitate lifestyle of TV drama characters, perception of reality reflection of houses in TV dramas, gender, perceived media influences on clothes and accessories, and electronics preferences was found to be able to explain 46.4% of variance in media influence on housing expectations.

An Evaluation of Determinants to User Acceptance of Blockchain Technology for the Implementation of Public Rental Housing Management System: Approached by the Unified Theory of Acceptance and Use of Technology (공공임대주택 관리시스템 구축을 위한 블록체인 기술 수용의도의 선행요인 평가: 통합기술수용모형을 기반으로)

  • Currently, various discussions are underway to establish a more advanced management system for public rental housing. Also, it calls for improvement methods for problems arising in management of the current rental housing system. In this regard, this study aims to evaluate determinants that affect user acceptance intention of blockchain technology to implement a new system that complements drawbacks of the current public rental housing system. The study uses the Unified Theory of Acceptance and Use of Technology (UTAUT) as a theoretical model; the study model utilizes three UTAUT variables -performance expectancy, social influence, and Facilitating conditions-, applies security, availability, and reliability that are perceived from blockchain technology as external parameters to facilitate understanding of user acceptance intention of blockchain technology, and evaluates whether innovativeness can regulate the influence of performance expectancy, social influence, and Facilitating conditions on user acceptance intention of blockchain technology. Based on the significant survey result where 274 IT technicians participated, the study applies structural equation modeling to explore structure of user acceptance intention in the blockchain-based management system for public rental housing. As a result, security-reliability and availability are found to factors as determinants for user acceptance intention, affecting implementation of the public rental housing management system, while innovativeness shows no significant statistical results related to regulation effect. This study has implications in that it understands characteristics of blockchain and empirically analyzes the relationship between the characteristics and acceptance intention to enable blockchain's contribution to activate the public rental housing management system in the future.

The Determinants of Change in Residential Size of Households in the Seoul Metropolitan Area: According to the Patterns of Residential Mobility (수도권 거주가구의 주거면적 변화 결정요인: 수도권 내 주거이동 방향에 따라서)

  • This study examined the determinants of change in residential size according to the patterns of residential mobility in the Seoul Metropolitan Area. Particularly, this study examined the upward and downward in residential size, which is emerging as an important factor in the era of increasing non-face-to-face environment. For the empirical analysis, I used 「2018 Korea Housing Survey」 and employed binary logistic regression model. The empirical analysis shows the change of residential size is statistically significant depending on the direction of geographic. In addition, there are differences in the determinants of change in residential size. When people move within Seoul, housing factors, accessibility, age of residents, and the number of household members can be the determinants. When people move from Seoul to Gyeonggi or Incheon, housing factors, safety, gender, and the number of household members work as determinants. On the other hand, when moving from Gyeonggi or Incheon to Seoul, whether it is studio or not, housing type, accessibility, the number of household members, and the disability of homeownership are the determinants. When moving within Gyeonggi or Incheon, housing factors, Accessibility to green areas, safety, age of resident, income, and the number of household members, are the determinants.

The Determinants of Housing Affordability (주거비 과부담 결정요인)

  • This study examined the determinants of housing affordability using the 2014 fact-finding survey of housing. This study identified the effects of characters of districts as well as the effects of characters of family and housing, taking advantage of HGLM(Hierarchical General Linear Model). The results of this study showed that male householder, higher education level, the monthly housing, higher satisfaction of environment of housing are the factors that increased the odds of living at unaffordable housing, but higher income, public transfer recipient, living at sub-standard housing, the Jensei housing are the factors that decreased the odds of living at unaffordable housing. And the higher housing price, the higher rent of the districts increased significantly the odds of living at unaffordable housing, but the higher rate of public housing of the districts decreased the odds of living at unaffordable housing. This study provides the basis that the price of housing and rent should be controled and the policy of public housing should be expanded for housing welfare.
