A Study on the Quality Improvement of Housing Environment in Low-Income Families of Daejeon Area (대전지역 저소득층 주거환경의 질적인 개선에 관한 연구)

  • The purpose of this study were ; (1) to analyze the relationship between actual housing condition and housing satisfaction with socio-demographic and housing characteristics of respondents and (2) to present the device on the quality of housing environment in low-income families. The sample was a proportional, stratified, random sample of 299 low-income families in Deajeon. The major findings were as follows: 1) The wholey, actual housing conditions were not good; especially the worst conditions appeared exterior walls, roof, kitchen, bath and toilet, heating, noise, recreation facilities as play-ground. 2) Actual housing condition has been found to be related to income, tenure(rent or own), persons/room. In the relation of the socio-demographic and housing characteristics, actual housing condition, housing satisfaction, income and persons/room were found to be a significant explanatory variable in actual housing condition. And actual housing condition ws appeared to be the strongest variable in housing satisfaction. 3) Housing of the low-income families should be improved physical aspects of the environment and be reflected in need of the occupant that based on the social-welfare housing concept.

The State of Housing of the Elderly with Vision Impaired and the Its Impacts on Quality of Life

  • People have experienced physical problems including vision problems with aging; some are normal and some are abnormal. When they have abnormal and impaired vision, they have a lower level of life satisfaction than their sighted peers. For the elderly with sight loss, well-designed housing could be an important indicator for their quality of life. Housing adjustment and modification could help the elderly cope with sight loss, do daily activities more independently, and lead to better quality of life. The purpose of this study is to investigate housing conditions for the elderly with vision impaired, state of housing adjustment or modifications, and the effects of housing conditions on the wellness of the elderly in Korea. For this study, 18 housing cases were investigated and a total number of 65 visually impaired people aged over 55 participated. Housing condition of those participated was poor. Most observed home hazards are level differences in living areas, obstacles in the hallway, confined space that is not allowed structural modification, swing doors from wardrobe or cabinets, color contrast, poor lightings, and etc. Majority of households participated in this study did not make modification or refurbishments, rather many of them tend to adapt themselves to their residential environments. Older adults living in better housing condition and under less difficult environments are likely to have higher life satisfaction. The effects of housing condition on wellness could be more influential when individual capabilities (e.g. health condition) are weaker. The findings underline that with intervention of individual characteristics, the effects of housing and physical environment on negative outcomes of vision loss would get ameliorated or reduced.

A Comparative Study on the Condition of Management and Consciousness of Bogumjari Housing Complex and Private Condominium (보금자리주택 단지와 민간분양아파트 단지의 관리 실태와 관리의식 비교연구)

  • The purpose of this study is to understand the actual condition of Bogumjari Housing Complex residents' management consciousness and to provide suggestions on ways to induce residents' volunteer participation and practice of the apartment management. This study was performed on Bogumjari Housing Complex which was occupied in 2012 and the similar-sized apartment complex of the private condominium to compare and analyze their actual condition of management and consciousness of their residents. The results of the analysis could be summarized as follows: 1) In terms of management of operation, there is no distinct difference. In terms of maintenance management, Bogumjari Housing Complex has difficulty in maintenance because of lack of management manpower. Also, the apartment complex of the private condominium has higher spontaneous participation rate, which seems to be influenced by activation of various organizations. 2) In terms of the satisfaction of management process, Bogumjari Housing Complex has have higher satisfaction with promotion of the apartment Management Rules, but it has lower satisfaction with public hygiene, community facility maintenance and operation of program than that of apartment complex of the private condominium. 3) Bogumjari Housing Complex has higher maintenance and participation consciousness, drawing conclusion that Bogumjari Housing Complexs' residents have higher expectations for apartment, a keen interest and strong will.

Analysis on the Inequality Indicator of the Housing Condition Distribution (주거복지 분배 불평등 지수 연구)

  • Purpose: Housing is the most essential element for well-being in a society. The government would continuously supply decent housings to make a better living condition for people. As various housing policies have been implemented into practice, the effectiveness of policies need to be assessed and improved to rearrange the financial resources. The indicators, such as quality of life, housing supply amount and etc, could be used to estimate housing policy to provide a guidance for a new policy direction. Though various indicators are utilized to assess the policy effect, most of the items are depend upon a relativeness in aspect to assessment goal, items, time and its weighting. Therefore, it needs an absolute indicator to compare the policy effectiveness regardless of time elapse or items. In this paper, it developed the housing welfare indicator to assess the level of living condition, utilizing the Gini coefficient which is used for explanation on income distribution. Method: To suggest an inequity indicator, this paper used Gini coefficient to explain the level of living condition which is used on economics to provide the level of income distribution. Data are collected through the Korea Housing Survey by Ministry of Land, Infrastructure and Transport between 2006 and 2014. Indicators of living condition focused on the development of the estimation model using the frequency of room use. Result: Gini coefficient between 2004 and 2014 is about 1.5 score except in year 2013, and the trend of score has been decreased slowly which means the inequality gradually improved. In this result, it implies the living condition and distribution level would be improved than before.

  • Current socio-demographic change that small households are increasing fast requires new business model in housing industry. Purpose of this study is to suggest a strategic direction to the private constructors by analyzing the condition of small household's housing and small-housing market in Seoul metropolitan area. With referring to literature and analyzing statistical raw data, it was found that residents of small household were residing in different type, scale and occupation of housing depending on their age, gender and region, and small housing market was at the beginning stage so that there was no dominant figure yet. Implications are as follows: private supplier should satisfy the needs of individual subgroups of small household, then should respond to the industrial change towards rental business, finally were suggested to launch a new brand of small housing.

The Site Planning of Idyllic Housing Development (전원주택단지 계획에 관한 연구)

  • The development of idyllic housings, is in increasing growth in the suburban areas of Seoul, presents some critical problems such as in sufficient common open space and poor living condition, which are mainly caused by disorderly designed. Through comparing planning indices of idyllic housing, this paper aims to diagnose the condition and causes of those problems and to present some basic issues on improvement direction. The causes of problems can be summarized as the blind point in regulation system, the shortness of planning elements of a housing block which includes road systems and public facilities, and the mismatch of housing type with density, on which includes road systems and public facilities, and the mismatch of housing type with density, on which hereafter improvement suggestion should be focused. And this study suggest the simulation models on an ideal idyllic housing to be applied in our forthcoming idyllic housing of Korea, which can indeed become a generalized alternative to the livable idyllic housing.

A Study on the Housing Condition and the Residents' Preferences of the Suburban Housing Complexes (단지형 도시근교주거의 현황 및 선호 조사)

  • The purpose of this study is to understand the present housing condition of the suburban housing complex, and the residents' preferences to make their living condition better in Yong-in and Yang-pyeong, Pocheon, Kwang-ju and Kimpo in Kyung-Ki province, Korea. Questionnaire survey has been carried out to figure out the current status and residents' preferences of the Suburban housing complexes (hereafter SHC). The study showed the present status and the demands of people for their houses as a result like the below. First, currently the SHCs are managed by a joint control type, and the preferences of the residents' showed the similar way. Because of this status, the SHC planning is supposed to have the self-governing management and community space to support the activity of their community. Second, most SHCs doesn't have many public facility, in contrast, each house has various exteriors. This result shows the residents want more to develop their own houses' exterior than that of the SHC's public facility. Prior to plan the SHC, a program should be considered to give better understanding to residens what is the complexed life and make them choose what they really want to have. Third, the studied SHCs' renovation activities are commonly focussed on the exteriors. This shows the residents' life style is focussed more on the out-door life. The planning for the future SHC is supposed to have the points that could follow up the out-door friendly situations.

The proposal of urban regeneration methods for deteriorated downtown residential area, considering the development condition of urban blocks - A case study of Kwangju City (쇠퇴한 구도심 주거지의 개발여건별 재활성화 방법 제안 - 광주광역시 구도심을 사례로)

  • The purpose of this study was to suggest urban regeneration methods for deteriorated downtown residential area, considering the development condition of urban blocks. Through the research that are based on literature, field survey, urban planning map and local experts consulting, it found out suitable sites for development such as a deteriorated residential zone or a unused site and it was deduced eight development types from analyzing the characters of developable sites. And then it is suggested various housing forms which were applied to eight development types of developable sites. The consequences of this research are summarized as follows. There are various housing forms by eight development types; block housing, low rise-high density court housing, medium low rise-high density housing, urban housing for low-income groups belong to T1-development of urban strategic position; block housing, housing on hilly site, semi-detached house, lodging house, urban housing for low-income groups, elderly housing belong to T2-development for living benefit; block housing, low rise-high density court housing, housing on hilly site, low rise housing, lodging housing, urban housing for low-income groups, elderly housing belong to T3-development of a small-scale rental housing; block housing, low rise-high density court housing, medium low rise-high density housing, terrace-house, housing on hilly site, low rise housing, block-typed detached house, semi-detached house, cluster-typed low rise housing, town house, urban housing for low-income groups belong to T4-residential environment renewal development; terrace-house, housing on hilly site, low rise housing, block housing, semi-detached house belong to T5-development of a small-scale housing; terrace-house, housing on hilly site, low rise housing, cluster-typed low rise housing belong to T6-development to adapt natural environment; block housing, low rise-high density court housing, low rise housing, block-typed detached house, town house belong to T7-development for community; block housing, low rise-high density court housing block housing, medium low rise-high density housing, terrace-house, housing on hilly site, low rise housing, elderly housing belong to T8-development of environment-friendly.

Analysis of a Repair Time Preparation for the Preventive Maintenance in a Public Rental Housing Types (공공임대주택 유형별 구성재 사전예방보전 수선시기 설정연구)

  • The rental housing has been a main role to supply a living space to the household who can not be available for the home-owner. Specially, the public rental housing is targeted for the low-income household and supplied with low rental fee. Therefore, the rent owner should manage and maintain the housing condition decently with a systematically maintenance plan which includes a repair time and scope, a repair cost. Among them, the repair time is important to make a repair plan. The repair time would be explained with two types, which is divided into a breakdown maintenance and a preventive maintenance. Each of them has a advantage in a repair cost, maintenance of the living condition and provision of the repair scope and method. In this paper, it aimed at providing the repair time in 12 components of the public rental housing which is reflected from a preventive maintenance. This study shows that overall, a permanent rental housing has a longer repair time than any other rental housing in 12 housing components. A public rental housing is closer to the a permanent rental housing then a redevelopment rental housing in repair time. On the other hand, the repair time of the 12 housing components is different form the rental housing. This leads to further study in difference of the repair time according to a tenant type.

  • In foreign countries, the use of containers has already been stabilized with their advantages utilized in various forms. Containers are also utilized in Korea as various forms of architecture, but domestic container buildings have poor public consciousness so as to be limitedly utilized as temporary structures based on economic efficiency. Besides, there is the lack of research and development on them. Particularly, despite the advantages of containers as housing facilities, the use of containers as short- or middle-term temporary housing is limited and does not spread. Also, compared to general housing, containers have lower quality of physical environment and even frequently bring about negligent accidents such as fire and electric shock. Thus, this study intends to identify the actual condition of using container houses, the problems in using them, and the direction of improving their residential environment. For this purpose, it analyzes the present condition and characteristics of domestic container housing, and derives conclusions from the focus group interview with 23 residents who have lived in Seoul and Gyeonggi-do for over a year about such survey items as daylighting, ventilation, privacy condition, water service and sewerage, insulation, soundproofing, view, and room scale.
