  • This study was aimed at determining the characteristics of circular multi-family housing under the assumption that the shape of a residential building affects local identity. A total of six case studies were included in this study, three case studies on idle historical industrial facilities turned into residential buildings and another three on multi-family housing located in newly developed residential complexes. The study drew its conclusions as follows. First, the design of circular multi-family housing was intended to maximize security and defense from the outside in older times. This was later developed as the terrace house style with geometric urban squares designed under the urban planning of the Baroque period. This evolved high-density housing with a courtyard in the center offering a green open space, with the aim of restoring a sense of humanity. Second, the six case studies on circular multi-family housing were analyzed from the viewpoint of each factor of local identity, including historical and cultural, landscape, and community. Third, the historical and cultural elements of circular multi-family housing are found in some unused historical industrial facilities remodeled into residential buildings. They provide new capabilities and shapes desired by society at a given time, while maintaining familiar styles and elements of history, integrating a legacy of the past into the present. Fourth, circular multi-family housing with unique shapes and structures often become landmarks of a region with their distinctive appearance against a uniform urban environment and the monotonous scenery of residential complexes. They also show a high level of visual awareness with the distinctive shapes made possible when new elements are added to a historical exterior. Finally, circular multi-family housing with courtyards in the center prompt social contact between inhabitants, especially with dormitories and rental houses for the low-income bracket, which provide a small individual units with high use common space. Circular multi-family housing are planned in a manner similar to a small village or a city. They are designed to enhance sense of community, allocating various public amenities and provide cultural and commercial spaces on the ground floor and courtyard areas.

  • The goal of this study is to identify the sense of community that is present in people based on different housing types and to devise methods for a sustainable community by comparing and contrasting the factors affecting the sense of community between apartment residents and non-apartment residents. The data for the analysis was collected using the questionnaire survey method from July 23~30, 2015, and the sample consisted of 225 respondents living in Gongdukdong, Mapo-gu, in Seoul. The results were as follows: (1) The attitude and sense of community in both groups turned out to be near the middle range without showing a significant difference. (2) All the variables related to the attitude towards the community that have impacts on the development of sense of community show significant positive correlations in both groups. (3) Determining factors of the sense of community are -in the order of importance- frequency of interaction, community awareness, and satisfaction level of community facilities. This result indicates that developing customized programs to enhance community interactions and making people aware of policies and support available are more effective in building a strong sense of community than expanding and refurbishing community facilities.

While world leading projects in holistic regeneration such as "Ballymun of Ireland" and "Buffalo of U.S.A" appeared, recently in Korea, "Rainbow project" is getting paid attention as a similar example due to its Socio-Physical approach. The purpose of this study is to find the Effect of Socio-Physical Regeneration on Social Network characteristics of Elderly Residents in a public rental apartment. The subjects of the study are elderly residents who have resided since much before the environmental intervention. The research methods is in-depth interview. Specific features of social network included awareness of the physically improved surrounding environment, awareness of and participation in welfare programs, social interactions, identity, and vandalism behavior. As results, most of elderly residents recognized environmental improvement and felt very positive enough to enhance their attachment and pride in their residences. Physical environment changes had a considerable impact on the social network characteristics and also had a strong influence on their relations with community. Considering that permanent public rental housing has been a socially isolated place, it is significant to notice that residents' perception of being excluded and behaviors are changed gradually being influenced by environmental improvement.

Likewise, accident prevention effort is very limiting and weak. Accordingly, this research examines current situation in which fire results, identifies root causes and studies application of regulations and develop design measures centered on the single housing that is most afflicted with fire. As part of the measure to prevent fire that afflict housing, it is necessary to classify single housing as specific target for fire fighting just like the joint housing among the types of the building structures that are classified according to the usage on the "Appendix Chart I of the Enforcement Ordinance of the Construction Law" for management purpose. Moreover, it is necessary to make the installation of fire-fighting facilities such as simple sprinkler facility for residential area, fire extinguisher, warning system and others for the sake of the senior citizens and disabled people who reside in single housing, mandatory.

  • The main objectives of this research are to compile all the researches published in the registered academic journals to study the trends of researches and analyze the relationships between research contents and the social factors so that the accomplishments of community related researches and future tasks can be identified. For this purpose, 97 papers published between 1973 and July 2011 were chronologically organized and analyzed in terms of research methods, main contents, and their relationship with social factors. The key findings are as follows; 1) Researches on multi-family-housing community started in 1973 mainly focusing on the social factors of neighbors in a complex; since 2000, however, the researches on physical factors were increased the most followed by psychological and social factors accordingly. 2) The research findings were not fully developed to give a guidance for appropriate space programs or an analysis of residents' preference on facilities. The cause of this shortfall is due to the fact that there was a lack of studies on residents' usage of community facilities based on quantified database. 3) More comprehensive researches should be conducted in the future for vitalizations of community through facility supply system and design guidelines, development and operation of community programs and measures to enhance community awareness targeted on public housing and more diverse types of housing being apart from typical multi-family-houisng provide by private sector.
