  • This paper has attempted to analyze the site planning theories of Raymond Unwin (1863-1940), who is called the father of British town planning. A prominent contribution of his was to establish both the site planning of garden suburb and urban housing style in British type. Here it attempts to analyze how he greatly and firmly established the concept of Housing Group, and how he got this the concept from the life and spatial composition of villages. It could be pointed out that the main factors of the Unwin theory are social mixture, creation of community consciousness and informal landscape design, and that the small enclosed space with plenty of amenity is his main theme. It is pointed out that the Unwin theory is composed of recognizing urban life as totality, and group planning theory, and that he definitely originated a new technique: Housing Group. It is analyzed that the syntactic relations between the group planning theory and housing designs in the English garden suburbs are epitomized in Hampstead Garden Suburb, Middlesex.

  • The purpose of this study was to gain understanding about residential satisfaction and preference of the members of the future elderly generation who have an intention to develop senior congregate housing. The data for this study were collected from 600 participants who were in their 40s to 60s, residing in Seoul, and who have an intention to develop senior congregate housing. The data collection spanned from December 1st to 20th, 2004. The results of this study were as follows: Firstly, the respondents who had a higher level of education, higher income, and a high-ranking job showed relatively higher residential satisfaction with their present house. Similar satisfaction level came between their present house and expecting ones in their later life. Financial responsibility was the most serious expected problem when they continue living in the present house in the later life. It means that the economic ability is the primary factor that determines whether they will have a stable life later. Secondly, as for the preference for the senior housing developer type, the group who preferred collectively developed senior congregate housing far outnumbered the other who preferred independent developer type. Also, the group who preferred collective developer type had higher economic ability than that of the other. These results indicate that above all, economic competence is the must significant variable, which should be considered in the future life and residential planning for the elderly. Korean senior congregate housing models should be developed based upon elaborate research. It is also necessary to develop different types of housing, such as a more practical type and a high quality type, as well as to respond to different kinds of developmental objectives, such as marketability and public benefit.

  • Since the provision of Permanent Affordable Housing in the early 1990's, it is confronted with the need to strengthen its welfare service due to aging of its facilities and the declining welfare system for its tenants. In addition, the aging population of tenants is on the rise, increasing the group of tenants that are in need of care. The local social community center has entered into the community of permanent affordable housing and takes partial responsibility in the tenant's social welfare. However, social community center is mainly responsible for providing welfare service to its local residents and thus limited in its ability to satisfy welfare service to tenants of permanent affordable housing. Therefore, it is required to renew the existing welfare system to better suit social demands of tenants according to its specific social group and the characteristics of housing complex. This study aims to propose methods that can strengthen welfare service and analyze the characteristics of welfare service by investigating the existing conditions of welfare system for the tenants in permanent affordable housing complex. For this purpose, this study presents with categories of service standards, by breaking down and codifying welfare service and propose applicable mixed-use service in pre-existing permanent affordable housing.

Lying area of one of sow housing was designed with concrete fence to give the shelter for weak sows. The other was floor type without any obstacles. Group housed sows were fed using electronic sow feeder (ESF) during gestation. Daily feeding pattern of sows was automatically recorded in ESF feeder program. Most sows ate all feed during night. • Welwyn Garden City benefits from the greater design cohesion and management of development which gave it a more distinctive 'brand image' almost from the outset than its older garden city(Letchworth, Hampstead). Its planner, Louis de Soissons, brought a more obvious sense of traditional formal urbanism to the design of the second garden city. This was rather different to the distinctive but rather more informal arts and crafts approach of Raymond Unwin. Here it attempts to analyze how they greatly and firmly established the concept of Housing Group in the residential design, and what similar elements between Unwin and de Soissons in the New Town planning. It is pointed out that the Housing Group theory is composed of recognizing urban life as totality, and group planning theory, and that they definitely originated a new technique in the residential area. It is analyzed that the syntactic relations between the group planning theory and enclosed housing cluster designs in the English garden city are epitomized in Welwyn Garden City.
