Improvement Factors for Reinforced Concrete Firm against Removing the restriction of Construction Market Activation (겸업제한 폐지에 따른 철근콘크리트 전문건설업체의 발전요인)

  • Recently, the Ministry of Construction and Transportation announced a notice of the legislation related to remove the restriction of construction market activation in advance. he removement is an overwhelming change of the business structure in the Korean construction industry and has a far-reaching influence on general and trade contractors. The purpose of this research was to suggest improvement factors to survive an excessive competition in reinforced concrete market. This research did SWOT analysis to examine the strength, weakness, opportunity and threat of reinforced concrete firm, and established business strategies. The factor analysis was also applied with questionnaire survey to staff in charge of reinforced concrete company. It is expected that the suggested improvement factors can give effective business strategies to reinforced concrete firm. Furthermore, trade contractors having difficulty in a bottleneck in management can get help from the result of this research.

  • A construction supply chain needs an integrated information system, as the general contractor and subcontractors must communicate regularly with one another and share a substantial amount of information in their cooperative work. In the construction industry, supply chain management is necessary in the management of a system, including business process improvement, participant-oriented management, and the supply chain. This research proposed a supporting system and developed the prototype focusing on materials that play an important role in the supply chain. Construction projects are managed mainly through schedule management. As such, supply chain management should be linked with schedule management. The research implemented a prototype of the supporting system for construction supply chain management. The prototype was implemented in Microsoft Project using VBA, including a simulation tool based on @Risk for Project.

  • International construction market have quantitatively increased and have reached up to 700 Bil. US$ through active effort of construction firms and government. In spite of this increase, substantiality issue has been constantly disputed due to qualitative problems such as lack of capability and technical shortage. To overcome these problems, many methods in performing quantitative growth and qualitative substantiality of overseas construction are being researched which showed that selection of subcontractors in general contractor is regarded as a very important success factor. However, it is difficult to make a reasonable decision for selecting the subcontractors due to the lack of evaluation standards and reliability. This study proposes an improved evaluation system through adjustment of the evaluation indicators using correlations analysis and multiple regression analysis with pre-qualification and performance evaluation of 121 firms in 6 countries.

  • A construction project is a designed product made up of labors, materials, and installations in the project positioned on the ground and may include the underground and ground section, and the section in water or on the water surface. It is a civil, industrial, transport, agricultural and rural development, infrastructure, or some other. A key phase in the life cycle of these construction projects is the implementation when building products are made directly with workers, equipment, materials, and managers. If there is a lack of management experience, information, and problem-solving solutions to tackle the risks faced by contractors, especially foreign ones, will fail in controlling the project's cost. This study was conducted with investigations, discussions, and evaluation of the factors that lead to cost overruns in the construction projects of international contractors in Vietnam. The principal component analysis (PCA) showed that those factors that influence cost overruns these construction projects fall into five general groups, including factors related to (i) the owners, (ii) the foreign contractors, (iii) the subcontractors and suppliers, (iv) state management, and (v) the project itself. Besides, the study proposes solutions to limit cost overruns in construction projects and improve the profitability of international contractors in Vietnam.

  • Poor usage of work-continuity for planning and management is one of the leading causes of decreased productivity in high-rise and complexity construction projects. For efficient finish work, tact scheduling method needs to be implemented according to tact time. But there are the studies about zoning of work area, daily construction information and tact planning and management, there are not the studies about tact time yet. The purpose of this study is to help implementation of tact scheduling by tact time and adjusted work-plan. The main contents of this study are as follow; (1)Tact time has been calculated as coordination of work-plan between a general contractor and specialties. (2)Project-plan can be without delay by tact time calculation method.

  • Modular Construction is a method, which factory-produced units are transferred to on-site and assembled to form complete buildings. It is expected that its demand will increase gradually. Because it has some advantages such as duration reduction, movement, reuse and environmental friendliness etc. For the Modular Construction to be introduced and applied, we needs the objective and reasonable performance criteria. This study presents the acoustic performance criteria of the modular building. For this one, this paper reviews legal standard related to performance, analyzes the performance evaluation and survey on pilot projects. The presented performance criteria can be specifically asked the demand by owner in a design guideline. In addition, it makes designer and general contractor accomplish target performance. Eventually, it can improve the performance of Modular Building.

  • Despite the recent depression of the construction industry, overseas plant market especially Middle East plant market is booming owing to the high oil price. Since many Middle Eastern countries are placing orders of big scale projects based on the high oil price, Korean EPC contractor are trying to get over the depression through theses plants. Presently, since the plant market is in prosperous condition in general, it is not hard to get overseas orders; however the original licenses that requirehigher technology and high added values are exclusive for advanced engineering companies which great difficulty is predicted for developing countries like us to join the crowd. Therefore, the objective of this study is to propose establishment of material management system on the filed to gain optimized effect of material management in connection with procurement system that all the procurement related personals execute tasks in advanced level by systemizing the task operation within the knowledge and task ability in time for plant construction procurement as a method to strengthening the competitiveness of Korean companies.

  • It is related to launch the CM market and to increase the profit and entire ability in company that is enforcing the ability of construction management in large-scaled construction company. According to the CM market in U.S, CM market is increased with competing to the companies, that is E&C, general contractor, design firm, specialized CM firm. Also domestic market is similar to US market. In this situation, large-scaled construction companies are filled with construction management ability for competing with foreign companies and domestic CM firms. This paper suggests how to enforce the construction management ability through education, and shows the detailed education strategy considered the fields, divisions and positions.

  • This paper shows the result of study on the detailed applicable procedure of software Escrow account applied for rolling stock. The customer as end-user requires software source code, related critical technical documents etc. about software based system of train for maintenance purpose through software modification and enhancement after completion of warranty period. Otherwise, it is not easy to keep up with the customer's requirement of demanding supplier's exclusive information because it is considered as intellectual property rights of supplier as software developer. Therefore, the main contractor(normally called as Car-builder) need to introduce software Escrow service in order to coordinate the different a standpoint between software developer and end-user. Software Escrow is a legal arrangement in which an software Escrow packages (software source code, software development tool, build process, proprietary information, copyright and etc.) is deposited into and Escrow account under the trust of a reliable third party (Escrow agent) depending on mutual agreement on Escrow contract condition as signing off Escrow agreement document. This paper deals with the study on the detailed procedure about the following general category of Escrow procedure and purpose to apply this specific procedure of Escrow into the future project onward.

  • The purpose of this study is to analyze technical manpower management problems that were made by specialized construction company, centering on the field of machinery and equipments, to offer an improvement of technical manpower management. For this study, the adapted research method select owners&foremans on 18 specialized construction company by machinery&equipment services and on-site supervisors on general contractor and then investigate the problem of contract and subcontract by survey. After analyzing the actual state of management, it present an improvement of technical manpower management. The results of this research are as follows. 1) It is analyzed foreman had a number of difficulty for dealing manpower management because of subordinate relationship between supervisor and foreman. 2) The improvement of technical manpower management is concluded that foreman is to be on- site proxy supervisor or to be hired by an annual salary.
