Housing Preference Factors in Redevelopment - A Case study of Cheongju's Residential Property - (재정비구역 주민들의 주거선호요인에 관한 연구 - 청주시 사례를 중심으로 -)

  • Established redevelopment and reconstruction projects were unified into one law in 2003 when the 'Act of Urban, Residential and Environment Improvement' was enacted. However, the act only focused on the improvement of the physical state of residential environments established by maintenance projects. In order to be effective, the law also needs to improve the nonphysical aspects of the residential environment. While conducting our research and comparing it with past research, we identified the major factors of residential preferences in order to extract and analyze the nonphysical state of residential environments. As a result, we found that social and economic factors are significantly more important to residents than cultural factors. Also, we found that in each district studied the housing preferences were the most important in redevelopment and reconstruction with the exception of Sangdang-Gu (where the community was the most important factor) and Hungduk-Gu (where the social factor was most important). For future purposes, it is necessary to consider the variables according to each location in order to reflect the needs of the residents when building an apartment complex within the redevelopment and reconstruction district.

Housing Aspirations of College Students from Post Graduation to Pre Marriage (울산, 대구 지역 대학생의 결혼 전 독립생활을 위한 주거계획)

  • This study investigated the characteristics of housing considerations of college students from post graduation to pre marriage. The data came from the survey with 267 college students in Ulsan and Daegu from November 26 through December 14, 2012 and were analyzed with descriptive statistics, cross-tabulation analysis with chi-squared test, and logistic regression analysis. Over half of the respondents desired to separate from parents for the adulthood and about forty-three percent of them wanted to live alone. Among the housing characteristics, location, utilities, housing type and facility features were important for the respondents desiring to live the single life, and specifically, apartment and efficiency with $33-66m^2$, low monthly rents, floor plan with bedroom, kitchen and bathroom, and good public transportations were the most and primarily preferred features of housing for their future housing consideration. The variables influencing future housing preferences for the respondents were the number of roommate and preferred housing type.

A Study on University Student's Preference for own House in Future (대학생의 미래주거 선호에 대한 연구)

  • The purpose of this study was university student's preference for own house in future according to gender. This was the investigation of which 512 university students in Jeollabukdo province. In this statistical analysis, SPSS 11.5 program was utilized to calculate percentage, mean and standard deviation. Also, these materials were verified by factor analysis, t-test and $x^2$-test. The results of this study were as follows: The university students' future housing environment preferences has been appeared to be higher in the environmental equipment and the natural scenery. In the case of the gender variables was appeared to be higher for female than male students. The future housing area most of the university students wanted the medium city or over, $25{\sim}33\;p'y{\breve{o}}ng$ apartment, 3 bed rooms, 2 bathroom. In case most students have a yard in their future house, they'd like to grow lawn and trees. Also, they wanted to live in a short distance with their future parents-in-law. Therefore, It was desirable that make a plan based on the results of this study future-residing for the new generation.

A Study on the Lilfestyle types of the Middle Ages and Senior Housing Characteristics (중년층의 라이프스타일 유형 및 노인주거 특성에 관한 연구)

  • Recently elderly has been recognized as a healthy and active generation because of extended average life span by medical development, interests in health, and achieved economic power while elderly was regarded as a passive and dependant generation before. The primary purpose of this study was to analyze the lifestyle types and housing consciousness of the middle ages around fifty's who will have more inclinations in the future to consider the hosing problems of elderly. To collect the data, LOV survey method was used for 600 middle ages about their lifestyles and future housing types. The data analysis used SPSS PC 12.0 to find the frequency, chi-square, factor analysis, and cluster analysis. The results of analysis are as follows: First, the lifestyle was segmented into five groups and there were differences on demographics such as education and income, also on housing sizes and types of home-ownership types. Second, there were different preferences on the types of senior housing by different lifestyles whereas there were similar on the location and sizes of houses by different clusters.

  • Globally, the issue of aging populations has become a significant one, and while Korea is not yet in the same position as many other countries, it has been changing rapidly into an aged society. Korea will be an aged society and this will increase the problems which are associated with an aged society. So we are in the urgent situation of looking the solutions for aged society problems. On this theme, a society which is rapidly aging has a growing interest with developing solutions for suitable elderly housing. A possible model of elderly housing which accomplished this is shared housing. Shared housing is more integrated in local society, and is designed like a small-scale house concept. Also as it provides benefits for social, economical and practical to the continuance of independent life, the shared housing which gives the possibility of sustainable life in the local society is a unique housing type and not only an extension of a housing community, but also it an alternative plan of social integration. This study is one of the methods for the proposal of an alternative plan for the sustainable housing using a small group workshop. It aims to understand the housing preferences of seniors and introduce various shared housing types to a low-income senior group and offer new information of the shared housing for the future. So I give the source that senior could think about their housing plan and what is housing preference type. I anticipate that the better elderly environments, facilities and service to the elderly shared housing development in the future.

A Study on Risk Selection Behavior of Japanese Households: Focusing on the relationship between income level and hyperbolic discount (日本家計のリスク選択行動に関する研究 - 所得水準と双曲性の関係を中心に -)

  • This study analyzes the risk selection behavior of Japanese households. The study approaches the view of 'the hyperbolic discount' which is used in behavioral economics based on the rise in mortgage lending by low-income households in the late 2000s. The study focuses on how households risk preferences vary by income levels. The study analyzes the relationship of attitude of household interest rate risk using Binomial Logistic and Heckman two-step estimation method assuming that there are only two types of Adjustable-Rate Mortgage and Fixed-Rate Mortgage. As a result of the empirical analysis, low-income households annual income tend to have a higher proportion of housing debt as same as higher interest rate risk preferences households in proportion to income growth and interest rate risk preferences. Those results indicate that there is possibility of a hyperbolic discount on low-income households in Japan, and support the hypothesis that low-income households are relatively higher household debt ratio because of high utility due to home purchase in the near future (short-term).

A Theoretical Approach for criticizing the Model House of Apartment (아파트 모델하우스 비평을 위한 이론적 접근)

  • The objective of this study was to criticize the model house of apartment and suggest a evaluation model which could be used as an effective tool. The evaluation model had been developed based on the theoretical framework suggested by previous results of research related on housing design, which comprised the following four components : 1) the paradigm of future home and life-style, 2) marketing effects of housing developer, 3) goals and principles of housing design and 4) results of user-preferences study, an evaluation model was suggested as a preliminary form which would be modified in detail after series of tests in the field. The evaluation model will be used to provide standardized criteria for the quality of model houses, and eventually help to improve the quality of apartment housing design by balanced information from theorist, user and developer.

Residential Preferences for Elderly Women in Urban Areas (도시여성노인의 주거환경 선호)

  • The purpose of this study was to suggest a future senior housing plan by examining the preference of aged women in urban areas. The subjects were 465 elderly women in Seoul and statistics employed for the analysis were frequencies, means, Chi-square test, multiple regression analysis. Results were as follows : The respondents prefered senior housing located in suburbs. The most important locational factors were accessibility to garden and the aged women wanted living 20 minutes apart by walking or driving from their children's house. There was a tendency of moving toward three-generation house sharing kitchen and enterence with their children or assisted living which cared by warden as they get senile -living alone, poor income and poor health condition-.

  • Development of digital technology has become closely connected with housing environment. Especially for the matured population, it is very important because they need substantial support in their daily lives. Therefore, the purpose of this paper is to identify needs of digital network services for future housing development. Previous researches were limited to digital technology of network systems and its usages. On the other hand, this study focuses on not only the technology but services. This study consists of literatures review and empirical survey. The subjects were the mid-age and pre-elderly between 45 to 65. The analysis of this study results outlined as follows: First, the pre-elderly appeared to have, in general, positive perceptions about digital services of the housing environment. The results of needs for each space's, showed strongly in basic safety and aiding system for memories. Second, there are differences in needs according to respondent's characteristics such as sex, income, job, house type, experience in digital system. Third, there are differences between what they think and what they really responded in both spaces and services. It menas that present planning elements may not attractive and suitable to residents. Therefore it is necessary to redesign the services. In the future, the most important thing is, making comfortable space not convenient space. That is, excluding unnecessary elements and pick up the right ones for resident's real demands.

A Study on the Use of the Rural Housing Standard Plans (농어촌주택 표준설계도 이용현황에 관한 연구)

  • This research is according to the a future-oriented strategy, low-carbon green growth, and it is a basic research for dissemination of rural housing standard plan. Through the survey of plans use, we look at ways to rural housing standard plan use and then needed to establish measures for this. Looking at the type of used plans, we can find several points. One of them, 19 kinds of rural housing standard plans were used among the 61 total cases. Almost all change the plan, the reasons is different for the condition of the land, such as site conditions, family members, personal preferences, house color or material. A few cases have been constructed as rural housing standard plans, but rural housing standard plans are important data for the rural resident to determine plans, and it has an important role in the rural housing design process. Common features of the many rural houses is concrete structure, two stories, and construction period is two to three months. Land area is $300m^2$ to $600m^2$, building area is $71m^2-110m^2$. Heating system is an oil boiler.
