A Study on Space Requirement and Planning for Various Size of Apartments, Recently Built in Metropolitan Area (최근 입주된 수도권 아파트 거주자를 대상으로 본 규모별 실 구성 요구 분석)

  • The purpose of this study was to suggest optimum guidelines apartment rooms by conducing survey among residence whose apartment floor size is between $66-198m^2$ and whose apartment is less than 3 years old. The effective numbers of survey questionnaire turned in was 226 and the survey analysis has been made by using of SPSS WIN 12.0. The results and conclusion of the studies are as follows; (1) $66{\sim}98m^2$ : The recommended numbers of bedroom is 2 and 3. The size of maser bedroom needs to be decreased whereas the size of living room be increased. (2) $99-131m^2$: The recommended numbers of bedroom is 3 and 4. The size of maser bedroom and maser bathroom needs to be decreased whereas the size of living room, 2nd bedroom, kitchen and dining room needs to be increased. (3) $132-164m^2$: The recommended numbers of bedroom is 3 and 4. The size of maser bedroom and bathroom needs to be decreased whereas the size of dress room, kitchen and dining room, and 2nd bedroom needs to be increased. (4) $165-197m^2$: The recommended numbers of bedroom is 3 and 4. The size of maser bedroom and maser bathroom needs to be decreased and the size of dressroom and kitchen /dinning room needs to be increased. (5) $198m^2$ and above: the recommended numbers of bedroom is 3,4 and 5. The size of dressroom needs to be increased. It is revealed that the number of bedroom doesn't need to be increased as the size of apartment is increased. Larger space is required for the public space for the family and dressroom. And smaller space is required for the maser bedroom and master bathroom.

POST-OCCUPANCY EVALUATION (POE) AFTER THE EXPANSION OF AN APARTMENT PARKING LOT

  • Despite the serious lack of parking lots, studies on parking lot expansion are insufficient; research on users' satisfaction following parking lot expansion is practically nonexistent. Therefore, this study sought to provide basic data for the parking lot expansion of old apartments by comparatively analyzing users' satisfaction before and after the parking lot expansion through a questionnaire survey that targeted residents benefiting from the expanded parking lot. Results revealed a low post-occupancy satisfaction with the parking lot expansion despite the parking lot expansion and improvement of the parking lot environment. This was because the parking lot was not expanded up to the second basement floor due to the lack of appropriate parking space. Other factors included the construction cost burden and lack of connectivity of the basement parking lot with elevators. The results actually raise the need for the establishment of an optimally suitable expansion plan and development of method and technology requiring lower cost and shorter construction period in the design and construction processes for parking lot expansion. Through post-occupancy evaluation (POE) after parking lot expansion, this study quantitatively identified the problems associated with the parking lots of old apartments and ensuing expansion effects. The findings in this study can be used as basic data to seek a suitable diagnosis and evaluation method for the parking lots of old apartments.

  • Built in 1944, in Busan, Sohawjang has currently remained in severe state of transformation. Sohawjang is a rare case of modern housing complex in Korea and it is a significant historic building as housing history and technique history. This study is to leave the basic data about modern housing by finding the substance of Sohawjang, a unusual case of modern housing complex in Korea, and examples of housing transformation through this study. This study attempts to find the original shape and architectural history about Sohawjang, modern apartment building, and analyze the actual conditions of transformation. For implementing, this study carried out the surveys and interviews with experimental research. As the result of the study, after the independence, various cases of transformation were investigated from floor plan of Japanese middle corridor. This study classified according to types of housing by analyzing outcomes and examined the reason and characteristic of transformation. This study discovered the Sohawjang's housing transformation cases, modern housing complex, that has not been disclosed so far and draw the characteristic of transformation as the Architectural Planning.

PSM based Price Estimating for Local Mixed-Use Apartment Development (PSM기반 중소도시 주상복합 아파트의 분양가 추정에 관한 연구)

  • Since the late 1990s, mixed-use apartment, armed with high qualities and large scales with a high ratio of TFA(Total Floor Area) have been continuously provided accommodating exclusive community facilities along with high-tech securities, not to mention excellent skyline view. However, especially in mid-small cities, there have been only a few supplies. As a result, none of the mixed-use housing provided by high-end brands has ever been built in non-metropolitan area. But constructors couldn't plan the projects which aims to build the mixed-use apartment in local city, because they couldn't get the basic data or advanced research for feasibility analysis. Therefore, to suggest the useful price for mixed-use apartment supply project of local city, the PSM(Price Sensitivity Method) widely used for determining the price preferences as a market research tools has been applied. As analysis results, the estimated price of mixed-use apartment is 10.8% higher than general apartment, and mixed-use apartment has lower price sensitivity than general apartment. As price determinants, the age, education level and family size influence on UTP in significant level. It is expected that these research findings can be applied for establishing the solid marketing strategy of mixed-use apartment development project in local city.

  • The demand against the house space of the style which is various increases with to join in and the importance which the color does hold gradually is magnified and color meaning from house space is embossed, diversification the necessity of the color plan which hits to the social change which is turning out is recognized. From the research which it sees the importance recognition against the color plan which is must become accomplished variousfrom house space. It analyzes the color tendency of the apartment model house and it presents it does the guide line of house space color design $2001{\sim}2004$ It was sold in lots from the year Busan area in center, the acreage and the space(the wall/the ceiling, the furniture type, the window and door type and the floor type) it used 'The hue&tone 120 color system' and it grasped to the sincere analysis method and the color use present condition which leads a frequency analysis. When it sees the color analysis result of the research which it sees space especially the color plan period for a discrimination compared to the organic enemy the unity which considers a relationship the crisis which will the plan is become accomplished with the direction for, Magnification feeling or high class of the area it is that it shows the color tendency which is discriminated it was with equilibrium general classification.

  • The awareness of ecological friendliness has been emerging in the recent years, and the application to housing is quite notable. The purpose of this study is to evaluate environment-friendly planning factor in Environment-friendly Housing Certification. For this purpose, this study has analyzed 5 multi-family housing in Environment-friendly Housing Certification. The findings of this study are as follows: The application of environment-friendly planning factor in interior space are limited. Most of plans are located in south. The variability of floor plan is not applied but the built-in storage is well-applied. Environment-friendly finishing material and the garden-style balconies was applied in a passive way. This analysis showed current status of planning factor of unit apartment in Environment-friendly Housing Certification and proved basic information for future direction.

Case study on frequency bands contributing the single number quantity for heavy-weight impact sound based on assessment method changes (중량충격음 평가방법 변화에 따른 단일수치평가량 기여 주파수 대역 사례 분석)

  • With the introduction of the post-verification system, the measurement of floor impact noise performance on-site has become mandatory, and the evaluation method has changed. To track the performance changes since the policy implementation, research is needed on how the characteristics of heavyweight impact sound change according to the varied evaluation method. In this study, we analyzed the contribution rate of the frequency band-specific sound pressure level on the single-number quantity for a multi-family housing unit with the same floor plan and floor structure, comprising 59 households, based on the changed impact sources and evaluation indicators. It is difficult to compare simply because the method of calculating contributions by frequency band according to the single-day evaluation is different, but the average contribution rate of 63 Hz was 80.8 % in the evaluation method before the introduction of the post-confirmation system (Tire measurement and evaluated as L'i,Fmax,AW), and the average contribution rate of 125 Hz was 19.2 %. The current evaluation method (rubber ball measurement and evaluation as L'iA,Fmax) shows that the contribution rate has decreased to 33.1 % on average at 50 Hz ~ 80 Hz, 58.7 % on average at 100 Hz ~ 160 Hz, 6.9 % on average at 200 Hz ~ 315 Hz, and 1.3 % on average at 400 Hz ~ 630 Hz. This result is a case analysis for the target apartment house, and it is necessary to analyze measurement data for more diverse apartment houses.

  • This study introduces the basic concepts of the vibration reducing methods and presents a case study of 'A' apartment construction site which located nearby railroad. The site is only 60m away from the railroad. Therefor much noise and vibration damages could be expected during train or any other transportation's passing. Especially, the first and second floor may suffer much vibration with the low frequency radiation noise from the walls and floors. This study estimates the noise level of indoor area by measuring the vibration of indoor walls and floors. From this result, vibration barrier, as a method to reduce the noise level which exceeds proper standard value, was attempted to protect vibration transmit from the railroad.

Analysis of Determinant Factors of Apartment Price Considering the Spatial Distribution and Housing Attributes (공간지리적 요인과 주거특성을 고려한 공동주택 가격결정 분석)

  • Because local cities are different from large cities, they need to reflect their own characteristics of housing market. Thus in order to obtain useful implications for the establishing sound housing market in Jinju City, this paper investigated the characteristics of spatial distribution and determinant factors that affect apartment price in Jinju City. GIS representation of the apartments showed that most of old and small apartments were built in 'land readjustment project' areas executed in 1970s. On the contrary, new and large scale apartment complexes were built quite recently and distributed in the western and southern parts of the city. Next, in order to examine the factors which affect apartment price, this paper subtracted firstly several variables from the related studies. However in order to avoid multi-colinearity, variables were summarized by means of factor analysis. Then, setting apartment price as a dependant variable, 12 hedonic price models were established with 33 independent variables. As results, building age, floor area, accessibility to university and hospital, accessibility to arterial road, and stair-type building were turned out to be significant. These results will be used in making the supply and allocation plan of urban facilities and housing. Finally as conclusions this paper emphasized the need of periodic analysis of local housing market and establishing detailed housing information systems.

A Comparative Study on the Life Cycle Cost of Wall Type Apartment and Beam-Column Structural Apartment (생애주기비용 분석을 통한 벽식 구조 공동주택과 장수명 공동주택의 경제성 비교 연구)

  • Ministry of Land, Infrastructure and Transport (MOLIT) promote long-life housing to reduce social costs generated by poorly considered rebuilding and extend the life-span of housing. Long-life housing has advantages of durability, floor plan variability, efficient maintenance and ease of remodeling because it is a beam-column structure building. However, long-life housing requires somewhat higher initial construction cost than wall type apartments. It makes increase of long-life housing more difficult. In this study, we compare between wall-type apartment and beam-column structure apartment from Life-Cycle Cost's viewpoint. As a result of the study, long-life housing incurs 18% higher initial cost than wall type apartment, but is 7% more economical than wall type apartment in terms of Life Cycle Cost. Therefore, it is shown that long-life housing could be a beneficial alternative to traditional wall type apartments.
