  • The remodeling of apartment that improves the improves the life level is going to be in the market because of lots of old apartment buildings. Until now, the research of remodeling is mainly restricted to the laws and financial funding, however, the needs in the trend of remodeling. This research, first, through the examples of remodeling in the country, this study draws remodeling factors that can be applied. Secondly, this study targets the study of remodeling to apartments and analyzes the type of housings made by the Korea National Housing Corporation. Thirdly the study analyzes the features that appear in housing units and draws out factors of remodeling This research's result Is arranged as follows. \circled1Need Remodeling thorough study of space expanded, grant between artificer and active performance improvement direction such as building equipment expansion along with Remodeling concept of unit repair. \circled2When apartments are newly built, systematic construction is necessary that considers future efficiency improvement from the design stage. \circled3This study, which applied the characteristic factors appearing after the 1990s to remodeling factors, show that they can be applied when remodeling the worn out wall-slab type apartments.

Block Trading Based Volatility Forecasting: An Application of VACD-FIGARCH Model

  • The purpose of this study is to construct the ACD model for the block trading volume duration. The ACD model based on the block trading volume duration is referred to as Volume ACD (VACD) in this study. By integrating with GARCH-type models, the VACD based GARCH type models, which include VACD-GARCH, VACD-IGARCH and VACD-FIGARCH models, are set up. This study selects Chunghwa Telecom (CHT) Inc., offering the America Depository Receipt (ADR) in NYSE, to investigate the block trading volume duration in Taiwanese equity market. The empirical results indicate that the long memory in volume duration series increases dependence at level of volatility clustering by VACD (2,1)-FIGARCH (3,d,1) model. Moreover, the VACD (2,1)-IGARCH (1,1) exhibits relatively better performance of prediction on capturing block trading volume duration. This volatility model is more appropriate in this study to portray the change of the CHT Inc. prices and provides more information about the volatility process for investment strategy, which can be a reference indicator of financial asset pricing, hedging strategy and risk management.

A Risk-Return Analysis of Loan Portfolio Diversification in the Vietnamese Banking System

  • The study empirically examines the effects of loan portfolio diversification on bank risk and return in the nascent banking market of Vietnam. Loan portfolio diversification is captured through the Hirschman-Herfindahl index and the Shannon Entropy with sectoral exposures. We access each bank's financial reports to collect the required data, especially the breakdown of sectoral loan portfolios, thus constituting a unique dataset. To compute bank return, we use the traditional accounting indicators, including return-on-assets, return-on-equity, and net-interest margin. For bank risk, we utilize the loan-loss provisions and non-performing loans relative to gross customer loans. Using a sample of 30 commercial banks over the period from 2008 to 2019 and the system generalized method of moments estimator for the dynamic panel, we indicate the downsides of portfolio diversification. Concretely, we observe that all diversification measures exhibit significantly negative signs in all regressions across different bank return proxies. At the same time, the estimates display the significant and positive impact of diversification on the non-performing loan ratio. Hence, sectoral loan portfolio diversification significantly hampers bank performance in both aspects of lower return and higher credit risk. The results are robust across a rich set of bank performance and portfolio diversification measures.

  • Despite both domestic and overseas markets are depressed due to the global financial crisis - the apparel industry is no exception, the market for the outdoor wears including the hiking ones has been recording a high growth rate, making the outdoor wear a high growth industry. The purpose of this study was to provide some basic data useful to our outdoor businesses to help them respond to consumers' needs in the rapidly growing outdoor markets. For silhouettes, the point was given primarily to the oblique cutting to have it follow the human body curves and thereby, look natural and slim. Another point was given to the color schemes along the cutting lines, so that an effect of optical illusion could be created to make the wears look slim making use of lines and colors. On the other hand, in consideration of the rapidly changing weather conditions during hiking, the details were designed practically by setting appropriate hip lengths, using attachable/detachable hoods as well as applying the Velcro & rubber band-type set-in sleeves for the tail edges. As discussed above, the researcher analyzed the design elements for the outdoor wears and developed some sensuous designs meeting consumers' needs to help our outdoor wear businesses to expand their target base, while awakening them of the importance of the outdoor fashion.

A Study to Improve the Return of Stock Investment Using Genetic Algorithm (유전자 알고리즘을 이용한 주식투자 수익률 향상에 관한 연구)

  • This paper deals with the application of the genetic algorithm to the technical trading rule of the stock market. MACD(Moving Average Convergence & Divergence) and the Stochastic techniques are widely used technical trading rules in the financial markets. But, it is necessary to determine the parameters of these trading rules in order to use the trading rules. We use the genetic algorithm to obtain the appropriate values of the parameters. We use the daily KOSPI data of eight years during January 1995 and October 2002 as the experimental data. We divide the total experimental period into learning period and testing period. The genetic algorithm determines the values of parameters for the trading rules during the teaming period and we test the performance of the algorithm during the testing period with the determined parameters. Also, we compare the return of the genetic algorithm with the returns of buy-hold strategy and risk-free asset. From the experiment, we can see that the genetic algorithm outperforms the other strategies. Thus, we can conclude that genetic algorithm can be used successfully to the technical trading rule.

A Study on New Power Business Model Using Power Information Technology

  • The Korea Electric Power Corporation (KEPCO) recorded 2.9 trillion won deficit in the aftermath of the world financial crisis. KEPCO is trying to escape from the business crisis in every way; however, it is impossible to make huge profit by selling electricity alone. Overseas electrical utilities make profits by selling gas and heat along with electricity. However, it is difficult for KEPCO to enter the gas and the heat selling market because other public companies are already dealing with them. In this situation, improving the business is possible when KEPCO develops a new business model and creates added value using Korean advanced Power IT combined with electricity. This study shows a new business model using Power IT, based on a survey targeting managers in KEPCO branch office and electrical engineers in the field. We hope the new business model suggested in this study is adapted to the real field to create high value in the future.

Consumer Perceived Risk in the Korean Mobile Phone Market

  • Purpose - This study aims to illustrate the relationship between demographic factors and perceived risk types, supposing that Korean customers tend to postpone buying or hesitate to purchase the new version of hand sets, because of an early buying risk. Research design, data, and methodology - In addition to existing perceived risk types, the authors introduced an early buying risk. In order to measure each variable, also, the study has employed a five-point Liker-scale. To increase research reliability and validity, the research adopted an exploratory factor analysis, a confirmatory factor analysis, and one-way ANOVA. Results - First, there were statistically significant differences between financial risk and the group. Second, there weren't any statistically significant differences between the group means among the four perceived risk types (Performance Risk, Social Risk, Psychological Risk, and Physical Risk) and 4 factors (Gender, Age, Job, and Education). Lastly, job is apparently differentiated from others (Gender, Age, and Education). Conclusions - The authors found that customers regarded an early buying risk as one of the important perceived risk types, when purchasing a hand set.

What Influences Decision on Seasoned Equity Offerings of Listed Vietnamese Companies?

  • This paper investigates the determinants on decision to conduct seasoned equity offerings (SEOs) of listed companies on the Ho Chi Minh Stock Exchange in Vietnam. Seasoned equity offerings (SEOs) are defined as the issue of more stocks by a firm to raise more capital after a primary issue. Using panel data collected from audited financial statements of 99 listed companies on the Ho Chi Minh Stock Exchange during 2014-2018, the study employs a logit regression model by fixed effects method to examine factors that affect the decision to implement seasoned equity offerings of those companies. The findings of this study show that profit, revenue growth and company's size have a positively significant impact on the decision, while dividend pay-out ratio negatively significantly influences the equity issuing decision. Furthermore, these results are robust after controlling for the forms of equity offerings, i.e. bonus stocks, stock dividends and rights to buy shares. These findings are consistent with economic theories such as agency theory, pecking order theory, and growth opportunity theory, and also could be explained by the real situations of the Vietnamese stock exchange. This study has important implications for corporate managers, policy makers and investors.

  • This study examines and analyzes the effect of innovation on the price to book value mediated by managerial ownership in Indonesian companies. In order to achieve the goals and objectives, the company increases its value by increasing shareholders. Improving the welfare of shareholders can be done through investment and financial policies, and is reflected in share prices in the capital market. The higher the share price, the better the owner's welfare, and the company's value will also increase. The population of this study is the manufacturing companies - as many as 162 - listed on the Indonesia Stock Exchange in 2012-2017. By using a purposive sampling method, 25 companies met the criteria for the sample. The data comes from the companies' annual report taken from the Indonesia Stock Exchange website. The data is further analyzed using partial least square (PLS). The results of the study showed that innovation has a significant effect on price to book value. The companies with high marketing innovation produce high company performance as well. The companies get a commensurate reward from marketing innovation activities to carry out continuous marketing innovations. In addition, managerial ownership does not mediate the relationship between innovation and price to book value.

The Role of Overconfident CEO to Dividend Policy in Industrial Enterprises

  • Researching the influence and role of CEO overconfidence to dividend policy is important for stock market investors. Therefore, this study was conducted to find out the relationship between CEO overconfidence and dividend policy in industrial enterprises in Vietnam. Data collected from 222 industry enterprises listed on the Vietnam Stock Exchange from 2012 to 2018. Data is collected on financial statements of listed companies. GLS model with panel data is used to analyze regression results. The results show that CEO overconfidence has dividend yield higher than CEO non-overconfidence. At the same time, the dividend payout ratio of enterprises has no difference between CEO overconfidence and CEO non-overconfidence. The results also showed that revenue growth has a positive impact on dividend yield in small enterprises, but negative impact on dividend payout in large enterprises. Research results by firm size have similar results with the general analysis for all enterprises. At the same time, the analysis of ownership type shows that CEO overconfidence has a positive impact on dividend yield of non-state enterprises without affecting other types of enterprises. From these results, the authors also made a number of recommendations to help investors choose businesses to invest in accordance with their strategies.
