The purpose of this study is to analyze elemental maintenance costs for educational buildings. The adapted research method selected three school buildings in Seoul as BTL projects. On the basis of the selected case, the study suggested a model to establish a system for each parts and to estimate analyzed maintenance costs through that system. According to the analysis, the study proposed a partial maintenance costs standard and analyzed proper maintenance costs. The results of this study are as follows 1) The system is divided into 8 large-groups and 24 small-groups for the analysis elemental maintenance costs. 2) The average rations followed by analysis of partial maintenance costs of the three school buildings are as followings, the total maintenance costs are analyzed 3,992 million won and each part of average rations is exterior of building 10.9%, interior of building 41.58%, electricity & fire fighting facility 14.22%, water supply & healthy facility 11.39%, heating & water supply facility 12.93%, landscape 6.3%, civil engineering works 2.69%.

As buildings and especially eco-friendly facilities are increasing, maintenance of the aged buildings are interested by many maintenance companies. Therefore, a lot of companies are increasing by the maintenance form. These Earned Value should try to minimize the increasing forms. Therefore, this study has an effort to gather data related to earned value of building facility maintenance and analyze the data in terms of local dimension, used duration dimension, building types dimension and so on in order to prevent the building deterioration.

최근 건설분야에서는 시설물의 사용을 극대화하기 위한 유지관리분야에 많은 관심이 집중되고 있는 추세이며, 특히 여러 시설물 중 교량과 같은 경우는 일반인의 사용빈도가 많으므로 시공상의 결함이 발생할 경우, 치명적인 피해는 물론 많은 경제적인 손실이 예상되는 부분이라 할 수 있다. 본 연구에서는 교량 시설물의 안전한 사용과 품질향상을 위해 국내 중소규모 교량에 대한 유지관리 현황 및 교량 관리시스템을 분석하여 새로운 형태의 유지 관리시스템인 BF\_IETM (Bridge Facility\_Interactive Electronic Technical Manual)을 제안하여 그 활용효과를 살펴보았다. $BF\_IETM$은 그 이름에서 알 수 있듯이 일반 IETM의 기능과 역할을 포함하고 있는 것으로, 기존의 종이 기반의 건설기술문서를 컴퓨터를 이용한 전자문서체계로의 전환을 이룸과 동시에 첨단의 정보기술매체를 통한 시설물의 유지관리 업무 활동을 지원할 수 일도록 구성된 시스템이라 할 수 있다.

최근 스마트폰 보급이 확대되고 기술이 발전함에 따라 오프라인 현장에서 언제 어디서나 온라인 정보를 활용하여 실시간 의사소통과 업무처리를 할 수 있는 시스템 요구가 증가하고 있다. 본 논문은 공동주택 및 각종 시설물 하자관리와 유지관리 업무에 적용될 수 있는 안드로이드 기반의 모바일 어플리케이션을 이용한 실시간 시설물 유지관리 시스템 모델을 제시하였다. 제안하는 시스템은 시설물 유지관리를 위한 제반 과정의 시스템화를 기초로 하여 모바일 오피스 구현이 가능한 웹/모바일 통합관리 시스템 개발을 목표로 하였다. 또한 모바일 시스템 개발 시 요구되는 기술적 보안체계도 분석하여 시스템에 구현하였다.

The practiced conventional methods for maintenance management in Malaysian Polytechnic faced many issues due to poor service delivery, inadequate finance, poor maintenance plan and maintenance backlogs. The purpose of this study is to improve the conventional method practices which tend to be ineffective in Malaysian Polytechnic. The case studies were conducted with eight Polytechnics and are selected based on conventional method practices and its major problems. There are around 32 Polytechnics in Malaysia and almost are using conventional methods. The number is considered very big indicating that the use of modern Information and Communication Technology (ICT) is still very limited compared to other institutions of higher learning in Malaysia. The overall findings of this research indicated; poor service delivery, inadequate financial, poor maintenance planning and maintenance backlogs. There is also need to overcome less man power competencies of maintenance management practices which existed with all eight Polytechnics. The proposed system is intended to be used for maintenance management practices at Malaysian Polytechnics in order to provide high-quality of building facility with safe and healthy environments.

Educational facilities are more uncertain about maintenance costs due to their comprehensive and long life-cycle compared to commercial buildings. In addition, maintenance of the existing post management system can not maintain the original function of education facilities continuously and economically. In order to overcome this problem, it is necessary to analyze the repair and replacement cost for the uncertainty factor in maintenance. This study propose a model to determine repair and maintenance cost and cycle of educational facility based on probabilistic estimation concept. For the analysis, Monte Carlo simulation, a probabilistic analysis method, was applied based on the repair and maintenance history data of the educational facilities in Florida. The results of this study can be used as a guideline for quantitative facility management and facility management research.

Due to the deterioration of infrastructure, the importance of maintenance is continuously increasing. Therefore, an integrated maintenance method for various facilities is required. In this study, a maintenance priority determination method for integrated maintenance of roads and pipe network facilities was developed. It is possible to analyze attribute information by using GIS data of roads and pipe networks, and shape information can be used. This information is derived as quantitative figures for determining maintenance priorities. In the future, it is expected that facility maintenance can be further advanced in connection with maintenance method and quantity information for each facility.

본 논문은 사전에 위치가 알려져 있는 시설물에 설치된 Wi-Fi AP에 접속한 기록을 이용하여 결정한 사용자의 위치 정보를 이용하여 서비스를 제공하는 방법을 제안한다. 본 논문에서 제안하는 위치 기반 서비스는 작업자의 위치 및 시간 정보를 이용하여 승강기 등 주기적 점검 및 유지보수가 필요한 시설물을 대상으로 현장 작업자의 작업 진행 상황을 관리하는 것이다. 본 논문에서 제안하는 작업 스케줄 관리 방법은 작업을 위해 작업자가 시설물에 도착해야 하는 사전 스케줄된 시간과 실제 그 시설물에 도착한 시간을 기반으로 한다. 또, Wi-Fi AP 접속 정보를 기반으로 한 위치 결정 및 시간 정보를 기반으로 한 작업스케줄 관리의 가능성을 보이기 위해 본 논문에서는 주기적 점검 및 유지보수가 필요한 승강기 유지보수 분야에서 적용할 수 있는 실험적 구현을 일부 하였다. 실험적으로 구현한 결과는 본 논문에서 제안한 방법이 시설물의 점검 및 유지보수 관련 분야에 활용될 수 있음을 보인다.

향후 교육시설의 노후화 관리는 단편적인 개 수공사가 아닌 안전하고 쾌적한 교육환경을 목적으로 하는 시설물의 기능을 고려한 통합적인 서비스 관점에서 이루어져야 한다. 이를 위해 현행 유지관리에서 주류를 이루고 있는 편향된 성능기반 관점의 한계성을 인지하고 시설물이 제공해야 하는 유지관리 서비스의 기능과 속성을 반영한 유지관리 체계를 구축하여야 한다. 따라서 본 연구는 교육시설물에서 제공하는 시설물 서비스 기능의 적절한 평가를 위해 서비스 수준 인지에 영향을 미치는 유지관리 항목들을 도출하고, 이를 적절한 범주로 설정하여 향후 지속적이고 효율적인 유지관리 체계를 구축하기 위한 기초자료로 활용하고자 한다. 이를 위하여 주요 유지관리 범주별 영향요인을 측정하기 위한 설명변수가 제시되었고, 그 타당성을 확인하기 위하여 전문가들을 대상으로 수행된 설문에 대해서 적절한 통계적 검증을 수행하였다.
