Load Transfer Capacity for the Planar Joints between Existing and New Slab in Apartment Remodelling Construction for Enlarging the Interior Space (평면확장형 공동주택 리모델링 공사에서 신/구 슬래브 접합부의 횡방향 하중전달 능력)

  • In General, post-installed dowel bars are used as a shear connector to ensure the composite actions between new slabs and existing slabs in an apartment remodelling constructions expecially for enlarging the interior space outward the existing buildings. But, it has not been checked that the connection performance between existing and new slab is satisfactory not only for the structural safety condition but also the for serviceability and dwelling requirements. In this research, an experimental works were presented to evaluate the load transfer capacity for the planar joints between existing and new slab. The existing slabs were obtained from the existing apartment housing which will be demolished. Test results showed that the planar joints with post-installed dowel bars behaved in full composite modes until ultimate capacity of test specimens, so sufficient ultimate and serviceability performance are confirmed.

  • The purpose of the study is aimed at estimating the reasonable price and forecasting the sales rate of the new apartment, using transaction data of the existing apartment that is close to perfectly competitive markets. In the present paper, therefore, attempts were made to determine the relationship between the existing apartment market and the new housing market. Also conducted an empirical analysis that complemented the problems of precedent studies.

  • Korea owns vast amount of apartment houses no less than those of world prominent countries, but did not pay enough efforts to maintain existing apartment houses and develop policies to reuse them due to growth driven policy of housing supply like construction of new houses. Korea constructed tremendous amount of houses in short period through government led forced house supplying policy, and resulted in excess houses such that present house supply rate happened to be reaching 110%. However, recently there are growing demand of change in housing policy due to social environmental changes like low birth rate and aging of society etc and nationals' demand for improvement of residential quality. When such social changes are demanded and 80% of apartment houses in Korea are less than 20 years old, renovations and remodeling of apartment houses are anticipated to emerge as important matter. In particular, the apartment houses in Seoul and the 1st generation new cities like Bundang and Ilsan etc have passed considerable period of time after construction and require safety measure, it is quite impending to loan programs for the maintenance of existing apartment houses. The objective of this study is to compare and analyze the system of loan programs about apartment houses of Japan, and then to propose to accelerate loan programs about maintenance for apartment houses in korea.

Analysis on the Architectural Characteristics of Super High Rise Apartments (초고층 공동주택의 건축적 특성 분석)

  • At the economical crisis of Korea in 1997, self-determined price for apartment and the revision increasing the ratio of residential area for mixed-use residential building were introduced to activate the construction industry, which causes construction companies to build super high rise apartment discriminative and high class orientated. This study aims to classify the super high rise building which is planned to build or built recently and to analyze the architectural characteristics. The objects are 288 unit households in 26 apartment complexes higher than twenty five story since 1998. As a result, super high rise building comparing with existing apartments were being varied in plan types of main building and unit household and in construction types. As for the plan, the number of walls having opening to outdoor were increased and it is considered that high rise building can take advantage of a view, lighting and sunshine. The location of living room that used to be in the center of unit in existing apartment was moved freely without rule.

  • Recently, indoor air pollution has been seriously apprehended, and became a striking issue, due to the airtightness of buildings or the misuse of building materials. Especially, SHS(Sick House Syndrome) and MCS(Multi Chemical Sensitivity) which can have bad influences on the resident in an existing apartment house as well as newly constructed apartment house start to attract public attention. The emission rates of VOCs is sensitively affected by the indoor/outdoor condition, construction materials, construction method, and character of ventilation facilities. Therefore, in this study, by measuring the indoor air pollution substance of the existing apartment house, the problem over this tends to be grasped and it is going to secure an improvement methods.

  • Transformation of complexity and diverse life style of contemporary men have call for increase in demand of single's and couple's living space of one-room apartment. Feasibility for intensive use of one-room apartment, regardless of it's openness and flexible character, multiple function in a single concentrated room without privacy and lack of confrontation of the changes in diverse living pattern enhance uniformity which reflects as an essential problem. Therefore, this study is to present a direction of one-room apartment interior space planning to differentiate from the existing system of uniformity and it's problems. Within the concept of flexibility, establishment of the flexibility factors for the application of hinged system with a movable furniture to compose a flexible space. In conclusion, the applications of hinged system concept of sliding, folding, over-hangings, are applied in existing one-room apartment plan to enhance flexible space planning which to drive in motivation and adaptation of the dweller's life cycle.

  • As a factor of housing environment, right of light became a subject of discussion as a social issue. Cases on the right of light in properties have been increased. Also many interests in the scape of the city have been increased. This study aims to show the possibility of variation of the shape of the apartment buildings considering the right of light. Reflecting this recent situation, we are setting up the night illumination and constructing a building which acts as Land Mark like the Jong-Ro Tower. And In case of the apartment building, various forms are deviated from an existing standardized form and skyline Existing studies on the sunshine of apartment buildings have dealt with just a standardized apartment building form. So this study analyzed a recently increasing interest for right of light and the changes of sunshine environment of apartment buildings having various forms of skyline.

$LCCO_2$ Comparison of Existing Apartment Housing and Environment-Friendly Apartment Housing (기존 설계기준 아파트와 친환경 저에너지 아파트의 $LCCO_2$ 비교)

  • In October 2009, the Ministry of Land Transport and Maritime Affairs noticed 'Environment-friendly housing construction standards and performance' to build energy saving environment-friendly housings (Green Homes) for the reduction of energy consumption and carbon dioxide emission. In this study, the $CO_2$ emissions were evaluated during the life cycle of the existing apartments which were built in 1980's and Green Home apartment. $LCCO_2$ was evaluated by dividing the life cycle into three stages which are construction, maintenance and destruction stage. $CO_2$ emission from the materials for improving insulation performance was estimated by Input-output analysis. As a result, in 40 year-life cycle of $84\;m^2$ apartment, 400.68 T-$CO_2$ was emitted from 1980's apartment, on the other hand 231.02 T-$CO_2$ was emitted from Green Home apartment.

The study of in-situ measurement method for wall thermal performance diagnosis of existing apartment (기존 공동 주택의 벽체 열성능 현장 측정법에 관한 연구)

  • Purpose : The energy saving in a residential building (apartment) sector is known as one of the effective solution of energy reduction. In South Korea, the government has recently reinforced regulations associated with the energy performance of buildings. However, there is a lack of research on the methods for the energy performance diagnosis that is used to analyze the wall thermal performance of the existing apartments. Because a reliable diagnosis is necessary to save the building energy, this study analyzed wall thermal performance of an existing apartment in Seoul. Method : This paper applied two methods for analysis of the thermal insulation performance; HFM(Heat Flow Meter) method and ASTR(Air-Surface Temperature Ratio) method. The HFM method is suggested by ISO9869-1 code to measure the thermal performance. The ASTR method is proposed by this study for the simplified In-situ measurement and it uses three temperature data (interior wall surface, interior and exterior air) and the overall heat transfer coefficient. This study conducted the experiment of an existing apartment in Seoul using these methods and analyzed the results. Furthermore, the energy simulation tool of the building was used to suggest retrofit of the building based on the results of measurements. Result : The error rate of HFM method and ASTR method was analyzed in about 17 to 20%. As the results of comparison between the initial design values of the wall and the measured values, the 26% degradation of insulation thermal performance was measured. Lastly, the energy simulation tool of the building shows 10.8% energy savings in accordance with the construction of suggested retrofit.
