주택유통산업에서의 주택가격과 기대주택가격간의 관계분석 (Relationship Between Housing Prices and Expected Housing Prices in the Real Estate Industry)

  • Purpose - In Korea, there has been a recent trend that shows housing prices have risen rapidly following the International Monetary Fund crisis. The rapid rise in housing prices is spreading recognition of this as a factor in housing price volatility. In addition, this raises the expectations of housing prices in the future. These expectations are based on the assumption that a relationship exists between the current housing prices and expected housing prices in the real estate industry. By performing an empirical analysis on the validity of the claim that an increase in current housing prices can be correlated with expected housing prices, this study examines whether a long-term equilibrium relationship exists between expected housing prices and existing housing prices. If such a relationship exists, the recovery of equilibrium from disequilibrium is analyzed to derive related implications. Research design, data, and methodology - The relationship between current housing prices and expected housing prices was analyzed empirically using the Vector Error Correction Model. This model was applied to the co-integration test, the long-term equilibrium equation among variables, and the causality test. The housing prices used in the analysis were based on the National Housing Price Trend Survey released by Kookmin Bank. Additionally, the Index of Industrial Product and the Consumer Price Index were also used and were obtained from the Bank of Korea ECOS. The monthly data analyzed were from January 1987 to May 2015. Results - First, a long-term equilibrium relationship was established as one co-integration between current housing price distribution and expected housing prices. Second, the sign of the long-term equilibrium relationship variable was consistent with the theoretical sign, with the elasticity of housing price distribution to expected housing price, the industrial production, and the consumer price volatility revealed as 1.600, 0.104,and 0.092, respectively. This implies that the long-term effect of expected housing price volatility on housing price distribution is more significant than that of the industrial production and consumer price volatility. Third, the sign of the coefficient of the error correction term coincided with the theoretical sign. The absolute value of the coefficient of the correction term in the industrial production equation was 0.006, significantly larger than the coefficients for the expected housing price and the consumer price equation. In case of divergence from the long-term equilibrium relationship, the state of equilibrium will be restored through changes in the interest rate. Fourth, housing-price volatility was found to be causal to expected housing price, and was shown to be bi-directionally causal to industrial production. Conclusions - Based on the finding of this study, it is required to relieve the association between current housing price distribution and expected housing price by using property taxes and the loan-to-value policy to stabilize the housing market. Further, the relationship between housing price distribution and expected housing price can be examined and tested using a sophisticated methodology and policy variables.

정부의 전통시장 지원 정책 효과에 대한 실증연구 (The Policy Effects on Traditional Retail Markets Supported by the Korean Government)

  • Purpose - A traditional retail market is a place that offers economic opportunity to employees and employers alike it also is a place where the community can meet. The Korean government has invested three trillion won to improve physical and non-physical aspects in traditional retail markets since 2004. However, little research on this has been conducted. We explore this research gap that could lead to theory extension. We analyze consumption behavior with respect to traditional retail markets through an empirical analysis, thus overcoming limits in previous research. We empirically analyze policy effects of traditional retail market projects supported by the Korean government. Research design, data, and methodology - We propose a traditional retail market improvement plan via the relation between cause and effect resulting from the analysis. More specifically, logit analysis was carried out with 1,754 consumers in 16 cities nationwide. In order to analyze consumer consumption behaviors nationwide, the probability was analyzed using a logit model. This research analyzes the link between support and non-support by the Korean government using binary values. The dependent variable is whether Korean government support is implemented; the binomial logistic regression is used as the statistical estimation technique. The object variables are:1 (support) or 0 (nonsupport), and the prediction value is between 1 and 0. As a result of the factor analysis of questions related to attributes of service quality, four factors were extracted: convenience, product, facilities, and service. Results - The results indicate that convenience, product, and facilities have a significant influence on consumer satisfaction in accordance with the government's traditional retail market support. Additionally, the results reveal that convenience, product, facilities, and service all have a significant influence on consumer satisfaction in a traditional retail market's service quality and consumer satisfaction. Finally, the analysis indicates that the highly satisfied traditional retail market customer has a significant influence on revisit intention. Moreover, the results reveal that the highly satisfied traditional retail market customer has a significant influence on recommendation intention. Conclusions - This research focused on consumers nationwide to measure policy effects of traditional retail markets compared to previous research that focused on one traditional retail market or a specific area. We verified the relationship of service quality and customer satisfaction and consumer behavior based on service quality theory. The results indicate that consumer satisfaction of traditional retail markets supported by service quality factors has a significant impact. In a concrete form, the results indicate that these effects are from facility modernization projects and marketing support projects of the Korean government. The results also imply that these facility and management support effects from the Korean government have been consistent. We realize that the Korean government has to selectively support traditional retail markets in major cities and small and medium-sized cities. To that end, the Korean government needs to select a concentration strategy for the revitalization of traditional retail markets.

친환경농산물 선택기준이 구매의도에 미치는 영향 : 소비자 태도와 신뢰의 매개, 조절효과를 중심으로 (Effects of Selection Criteria for Eco-Friendly Agricultural Products on Purchase Intention)

  • Purpose - This study investigated the effects of consumers' selection criteria for environment-friendly agricultural products on purchase intention and the effects of consumers' attitudes and the reliability of environment-friendly agricultural products on purchase intention by using the theory of planned behavior. Subjective norms of variables of behavioral intention, attitudes toward behavior and control of the behavior were used to create selection criteria, consumers' attitudes and reliability of environment-friendly agricultural products. The study investigated the effects of consumers' selection criteria, attitudes, and reliability of environment-friendly agricultural products on purchase intention constructing models and hypotheses of mediation and moderation between selection criteria for agricultural products and purchase intention by consumers' attitudes and reliability. Research design, data, and methodology - The findings were as follows: first, consumers' selection criteria for environment-friendly agricultural products had a significantly affirmative influence upon purchase intention. Health was the most important factor of selection criteria convenience was more important than quality and familiarity was next. Consumers' attitudes and trust had a significant influence on purchase intention. Second, testing showed that consumers' attitude and trust partially mediated selection criteria: sub-factors and purchase intention were important in selection criteria. Third, testing showed that consumers' attitude and trust had a significant moderation effect between selection criteria and purchase intention. In the test of the moderation effect between sub-factors of selection criteria and purchase intention, consumers' attitude had a significantly positive influence upon health, convenience, and familiarity, and had no significant influence upon quality and purchase intention. Consumers' trust had no significant influence upon health, convenience, and quality. Results - The study provided several theoretical implications: first, an empirical analysis was undertaken with selection criteria for environmental-friendly agricultural products, consumers' attitude, and trust to investigate subjective norms, attitude toward behavior and control of behavior based on the theory of planned behavior. Second, this study investigated both the mediation effect and moderation effect of consumers' subjective norms on attitudes toward behavior, the mediating effects of perceived behavior control and changes of behavioral intention depending upon size and direction of the variables. This study also provided several practical implications. Conclusions - First, consumption of environment-friendly agricultural products did not increase despite rapid increase of production therefore, promotion of consumption and distribution was needed considering the supply and demand of the products. Second, definite standards for selection criteria were suggested to build up consumers' attitude and trust. Consumers' attitude could be improved by factors including the brand of environment-friendly agricultural products, consistent quality, solving physiological problems caused by adverse effects of environmental problems, supplementary approaches, treatment of adverse effects by eating food, and the development and supply of products in accordance with changes of lifestyle. Finally, consumers' demand for sub-factors of selection criteria could be much higher than health, convenience, and quality of the products. Therefore, a process was needed that could continuously check consumers' needs for the products. Limitations were described at the end of the study.

후발 경제자유구역의 성공을 위한 물류유통 부문 활성화에 관한 연구 (A Study on the Revitalization of Distribution and Logistics in the Least Developed Free Economic Zones (FEZ))

  • Purpose - The objective of this paper is to explain the successful methods for the revitalization of distribution and logistics of the least developed FEZs (Saemangum, Yellow-sea, and Deagu-Kyengbuk) in Korea. With the recent changes in the economic terrain of Northeast Asia as with the rise of China, Korea has developed a logistics hub concept for improving the efficiency of logistics and distribution industry and its distribution and logistics policy has received positive worldwide evaluation. Therefore, we face severe competition and must always look for ways to address these problems. Research design, Data, Methodology - This study adopts two methods to propose successful revitalization of distribution and logistics in the least developed FEZ. The first method investigates the limitation of these FEZs by analyzing the statutes, and the second one follows comparable cases. Thus, we first reviewed the efficient strategic political alternatives for the least developed FEZ, Yellow-sea, Seamangum-Gunsan, and Deagu-Kyeongbuk, through the relative institution system, law, and future plans. Next, we studied the Bin-hai Economic Free Section (Zone) in China as a comparable example. In order to analyze the competitiveness of logistics in the three FEZs (Yellow-sea, Seamangum-Gunsan, and Deagu-Kyeongbuk), the total factor productivity growth of regional manufacturing industries is divided into three sources: the external trade effect, scale effect, and technical change effect. However, this paper does not test for a positive contribution of external trade, which is a reason of non-building on these FEZs. A FEZ that shows a larger external trade effect than the others will have a comparative advantage in the logistics infrastructure and policy support. This study presented the newly applied Bin-hai FEZ in China, in order to make the studied FEZ as successful by applying the strategy of its distribution and logistics center. Results - In Korea, there is an increased focus on the benefit of the regional development of regions such as the Free Economic Zones (FEZ). We have six FEZs, Inchon, Busan-Jinhae, Guangyang, Yellow-sea, Seamangum-Gunsan, and Deagu-Kyeongbuk. However, our FEZs do not have various supporting factors needed for the logistics and distribution industry. Korea designated the above six places as FEZ and has operated to enhance national competitiveness and ensure a balanced regional development since 2003. However, most FEZs did not receive favorable feedback in the first business performance evaluation and it is necessary to take action for substantial improvements. Conclusions - Especially, over the past 10 years, even though the FEZ policy has been implemented in an effort to promote success in distribution and logistics, there are still many underdeveloped industries in logistics. The main problem is the absence of revitalization of the high value added performance in the distribution and logistics industry. However, there is a limitation to this study. We have used non-empirical method based on a case study to arrive at our findings. Future studies should use appropriate statistical methods to supplement our results and provide a solution to this problem.

공연예술서비스가 고객만족과 재구매 활성화 의도에 미치는 요인에 관한 연구 (Study of the Influence of Service Quality on Customer Satisfaction and Repurchase Intention Activation in the Performing Arts)

  • Purpose - This study was conducted to evaluate service quality, perceived value, and satisfaction in the performing arts in order to establish a system of relationships that predicts repurchase intention, which increasingly needs to be studied as the domestic performing arts market grows. Research design, data, and methodology - Another purpose of this study is to identify 'work-related factors' and 'performing-arts-related factors' in the performing arts industry, and to observe the influence of the core SQ factors expected to influence audiences' purchase intentions through perceived value and customer satisfaction. The empirical study to test the hypothesis was based on a review of the literature and employed the survey method; data were collected from a total of 500 audience members. Results - The major results of the analysis are as follows. First, in terms of quality factors affecting perceived value, literary quality, level, professionalism, and musical quality were shown to have a significant influence as key factors from the performing arts perspective, while reliability, convenience, and related costs were indicated to exert a significant influence as additional factors related to work. Secondly, the quality factors with a significant influence on customer satisfaction were literary quality, professionalism, and musical quality, which were shown to have a significant influence from the performing arts perspective, while only reliability was indicated to exert a significant influence on work-related factors. Third, perceived value was shown to have a strong positive (+) influence on customer satisfaction, with both perceived value and customer satisfaction exerting a significant influence on the revisit intention. Finally, according to the results a difference analysis with demographic variables, viewing variables as moderating variables, differences according to gender were indicated in the influence of literary value and lel on perceived value, and in the influence of convenience and professionalism on customer satisfaction as well. Also, in terms of the influence of perceived value on customer satisfaction, males were found to be more influenced than females. Conclusions - Based on the above results, the suggested implications of the present study are as follows. First, through the consideration of not only the crucial work perspective in performing arts services, which has been inadequate in the past, but the additional performance-related level, the previously unevenly distributed viewpoints were expanded for application. Second, in verifying the relationship between expanded quality factors and the factors that determine consumer behavior while simultaneously considering key factors and additional related factors, work-related service quality factors were shown to exert a stronger influence on perceived value and customer satisfaction than performance-related factors. Third, for service factors related to performance, the reliability factor exerts an influence on perceived value and customer satisfaction, requiring that a performance planner secure and manage diverse channels to immediately support customer requests in providing performance theater services.

요양보호사의 전문성 인식이 서비스 질에 미치는 영향 (Effect of Care Workers' Awareness of Professionalism on the Service Quality)

  • 본 연구는 요양보호사의 전문성 인식이 서비스 질에 미치는 영향을 실증적으로 분석하고자 하였으며, 그 결과를 바탕으로 요양보호사의 전문성 향상과 서비스 질 개선을 위한 정책적, 실천적 제언을 하고자 하였다. 조사대상은 전라남도 S, Y시 소재 노인요양시설에서 근무하는 요양보호사를 대상으로 설문조사를 실시하였으며, 회수된 설문지 중 190부를 분석 자료로 활용하였다. 주요 분석방법은 요인분석, 신뢰도분석, 기술통계분석, 상관관계분석, t/F-검증, 회귀분석을 실시하였다. 분석결과, 첫째, 요양보호사의 전문성 인식변인 중 공공서비스에 대한 신념과 서비스 질의 감정이입이 가장 높은 수준으로 나타났다. 둘째, 요양보호사의 경력에 따라 서비스 질의 차이가 있는 것으로 나타났다. 셋째, 요양보호사의 전문성 인식은 서비스질에 영향을 미치는 것으로 나타났으며, 전문성 인식이 높을수록 서비스 질이 높아지는 것으로 나타났다. 연구결과를 바탕으로, 요양보호사의 체계적인 교육프로그램 개발과 보급, 요양보호사의 고용형태 및 임금 가이드라인의 설정, 요양보호사를 위한 윤리강령의 제도적 구축 필요성을 제언하였다.

R&D지원정책이 기술성과에 미치는 영향분석 (The Econometric Evaluation of the Impact of R&D Incentive on Technological Outcomes)

  • 기술정책은 기술획득을 위한 민간투자가 적정수준 이하로 과소투자되는 성향을 보전하는 중요한 정책수단이다. 그러나 기술정책과 관련된 정부정책에 대한 정량적 평가는 아직도 초보적 수준에 머물러 있다. 본 연구는 과제수준에서 기술개발지원제도의 성과를 계량경제학적 모형(Probit)을 이용하여 분석하고 있다. 정부의 지원, 민간부문의 대응 투자(현금과 현물), 기술개발과제 수행형태, 수행주체간의 역할 등이 기술적 성과에 미치는 영향을 가설을 검증하는 형태로 살펴보았다. 총투자규모 보다는 투자의 구성 및 내용이 중요하고, 기업의 대응투자, 특히 현금투자의 정도가 기술적 성과에 크게 영향을 미치며, 기업의 현금투자와 현물투자는 대체재 관계라는 정책적 시사점이 높은 결과들이 도출되었다. 이러한 결과들은 향후 추가적인 연구와 더불어 새로운 국가기술 개발지원제도의 기획은 물론 그 효율성 평가에도 많은 도움과 함께 시사점을 줄 것으로 기대된다.

항만개발.운영과 로지스틱스에 있어서 부두생산성 향상에 대한 종합적 접근법 : 개념적 관점 (Integrated Approaches to Berth Productivity Improvements in Port Development and Operation and Logistics : A Conceptual Perspective)

  • 선석/부두생산성 향상은 항만시스템에 밀접한 관계가 있고, 이러한 관계는 항만물류 수송 및 해운무역 전체의 영역에 까지 확대된다. 포괄적인 항만과 특정한 선석은 해상물동량을 육상측으로, 육상화물을 해상으로 환적하는 교량의 기능을 담당하고 있기 때문에 환적하는 교량의 기능을 담당하고 있기 때문에 항만개발 운영자 및 물류관련자는 화물이 원산지/선적지에서 항만/선석을 경유하여 최종목적지까지 수송되는 전체적 시스템과 관련하여 그 생산성 향상을 고려하여야 한다. 이와 관련하여 본 연구는 선석/부두생산성의 향상에 목적을 두고, 먼저 거시적 접근과 미시적 접근을 시도하였다. 그러나, 문헌조사에 따른 지금까지의 관련논문들은 미시적접근이 아니면 거시적접근으로 전체를 조명해 보기에는 한계가 있었다. 연구의 방법과 범위는 부두 생산성 향상을 위해서 직접/간접적으로 관련이 있는 항만개발기획과 운영 및 항만물류 수송에 연계된 미시.거시적 접근과 양자통합의 종합적 접근이다. 실제적으로, 항만은 그 자체의 활동만으로도 복잡하고 역동적이어서, 항만 기획단계에서부터 총체적 접근으로, 병목구간과 같은 애로의 문제점들을 효과적으로 해결함으로서, 궁극적으로는 국가경제에 이바지 할 수 있는 안목의 종합적 접근이 필요하다. 결론적으로, 그 최종목적달성의 근간이 될 부두 생산성에 대한 거시 또는 미시적 접근의 단편적인 안목을 탈피하여 양자를 통합한 전체적 관점에서 필요한 연구문제의 제기와 그 해결의 실마리를 제안 했다는 중요성은 지대하다고 하겠다. 본 연구의 한계는 개념적 접근으로 향후 이 논문을 바탕으로한 보강차원의 실증적 연구가 더 필요하다.

구조방정식모형을 이용한 개인연금 가입의향의 결정요인 분석 (An analysis of determinants of purchase intension of individual pension using structural equation model)

  • 본 연구는 노후대비를 위한 재무수단 중에서 중요성이 커지고 있는 개인연금의 가입의향에 영향을 주는 심리요인과 금융요인 간의 인과관계를 종합적으로분석하고자 하였다. 이를 위해 전국 7대도시에 거주하는 928명의 일반인을 대상으로 실시한 설문자료를 토대로 구조방정식모형(SEM)을 이용하여 실증분석하였다. 구조방정식에 의한 실증분석결과, 개인연금 미가입자의 신규가입의향에 있어 장수에 대한 가능성과 대처효용성은 장수에 대한 정서인 두려움과 걱정을 완전매개로 하여 개인연금의 신규가입의향에 영향을 주는 것으로 나타났다. 그리고 보험사 신뢰와 위험감수성향은 직접적으로 개인연금의 신규가입의향에 영향을 주며, 특히 개인연금 가입의향에 대하여 보험사 신뢰가 가장 중요한 요인임을 보여주었다. 또한 개인연금 기가입자의 추가가입의향에 있어서는 보험사 신뢰만이 개인연금 추가가입의향에 직접적으로 영향을 주는 것으로 나타났다. 본 연구를 통하여 장수 관련 정서적 측면이 개인연금 미가입 고객을 대상으로 한 마케팅 활동에 도움이 될 것으로 기대된다. 아울러 보험사 신뢰가 미래의 개인연금 신규가입뿐만 아니라 추가가입의향에 가장 큰 영향을 미치므로 보험사의 신뢰도를 높이기 위한 노력이 긴요함을 시사한다.

유동인구가 상가권리금과 임대료에 미치는 영향 -서초·강남구 상권을 중심으로- (The Effect of Floating Location on Goodwill and Rent of Retail Shop -Focused on Seocho·Gangnam Commercial Area-)

  • 본 연구는 권리금에서의 입지가치(바닥권리금)를 개념화하고 실증하기 위해 그동안 권리금을 결정하는 주요한 요인으로 지적되었던 유동인구에 초점을 두어, 유동인구의 규모와 구성이 상가권리금에 미치는 영향을 분석하고자 하였다. '바닥권리금'은 권리금 상승(거품)의 주요 요인임에도, (현(現))평가방법에서는 상가임대료의 입지가치와 다를 바 없이 평가되고 있다. 따라서 본 연구에서는 임대료의 입지가치 평가와 동일한 고정적 입지가치와 달리 권리금은 해당 상가 주변 유동인구(수요층)에 따라 급격히 변할 수 있음을 가정하고 이를 실증하고자 하였다. 실증 분석은 2013년 서초 강남구 일대 188개 상가(일반음식점, 휴게음식점, 주류점, 일반판매, 오락스포츠미용업)의 컨설팅 자료를 활용하였다. 분석 결과 다음과 같은 시사점을 도출하였다. 분석결과 권리금과 임대료는 양의 상관관계를 가지고 있으며 비탄력적인 속성을 가지고 있으나 평가 체계와 요인에는 차이가 있었다. 선형회귀모형을 통해 분석한 결과 권리금과 임대료 모두 건물특성, 유동적 입지요인, 고정적 입지요인의 순으로 영향력이 큰 것으로 나타났으나, 유동적 입지요인의 영향력은 임대료보다 권리금에서 더 크게 나타났다. 또한 임대료에는 건물노후도, 버스정류장 등 고정적 입지가치가 유의한 영향요인으로 나타났으나, 권리금에는 유의한 영향을 미치지 않았다. 이와 같은 결과는 권리금에서의 입지가치 분석 시에도 시 공간적 개념인 평가시점의 유동적 입지가치가 고려되어야한다는 것을 의미한다. 임대료는 계약종료 시까지 고정되나, 권리금은 유동인구 증가 등 새로운 입지가치 요인에 따라 유동적으로 반영되기 때문이다. 이러한 시차에서 오는 유동적 입지가치의 변화를 임대인은 임대료에 반영시키려 하고, 임차인은 권리금으로 보상받으려 하기 때문에 분쟁이 나타나는 것으로 이해할 수 있기 때문이다. 따라서 이와 같은 분쟁 해결을 위해서는 향후 지속적인 권리금 데이터의 축적과 함께 객관적 평가체계에 대한 연구가 필요한 시점이다.
