The purpose of the study is to establish a concept of property development planning process and factors by analyzing the several case studies, which prior proposed the highest and best use development of property. The value of property is dependent on the circumstances and the timing. Real property development is essential to develop in the highest and the best. The prior concepts of the highest and best use focused on the real estate appraisal, but these studies aroused an interest that related the highest and best use concept as a determinant of property development. As a results, this study suggests the process and the check points of property development planning phase. The first step is having a thorough grasp of the status of property. The Second step is the circumstantial analysis including legal restriction, locational environment, real estate market and economic conditions. The next step is, in accordance with these analysis, setting up the development concept and alternatives. Through the feasibility studies, we can make a choice the highest and best use development plan. In these days, the importance of development strategies such as design exceptionality and plan management are increased. Therefore, the integrated plan for the property development is very important.
This study aims to present an evaluation scheme to improve the problems in tree shapes and tree growth which were identified through shape and growth assessments of landscape trees currently planted in Haedoji Park, Songdo, Incheon Metropolitan City after plant structure status and propriety review for funtion of space and concept of planting. Suitability the planting concept was evaluated according to function of space. The result indicated that the shade planting areas accounted for 29.5% of the the shade spaces area. 58.7%, respectively planting areas of visual landscape. And 11.8%, respectively planting areas of buffer. Because the planting areas was lacked according to the park established spatial configuration of central facilities and the result of plant young trees. Plant structure status required consideration with plant structure, density, size, growth status for improve planting function. The tree assessment was performed on a total of 28 species and 600 trees of which 22 species and 209 trees were planted in the buffer zone, 8 species and 71 trees in the shade zone, 16 species and 266 trees in the visual landscape zone, and 4 species and 54 trees in the ecological landscape zone. The trees were divided into grades based on their assessment score and were statistically grouped by the functional zone in where they are planted and by tree species to verify their significance. The tree shape assessment was an average of 56.6 points and the tree growth assessment was an average of 76.0 points. Using the results of the tree assessments, the tree standards for each functional space were identified and a concept of optimum planting and cultivating was applied. When applying the shape assessment results by zone to the concept of planting, since trees for buffering require high functionality they received E's, the lowest grade; as trees for ecological landscaping require diverseness and naturalness, they received D's; since trees for shading require utilization, they received C's as trees with branching at the main stems were considered; and since trees for visual landscaping required aesthetical value, they received A's and B's. When applying the growth assessment results by zone to the concept of planting, based on planting foundations of favorable and poor, for buffering, visual landscaping, and ecological landscaping, trees from grades A to E could be planted, and for shading, trees from grades A to C could be planted. For a cultivation plan that could improve the growth of the trees, we proposed that the topography of the land be selected considering the tree's characteristics and that a method of pot seeding be used. Also, to improve the shape of the trees, we proposed that poles be used to improve the growth of vertically-straight stems, an appropriate planting density be applied for reasonable branch growth, manage tree shape to maintain good crowning, and better manage fertilization to maintain a reasonable crown density.
The Earth's surface temperature still continues to rise, and extreme weather phenomena such as heat waves, drought, and precipitation have been repeated every year. It is reported that international communities attribute the main cause of the Earth's surface temperature rise to the excessive use of the fossil energy. Recently, the damage caused by climate change is getting worse, and the place where we live is suffering the most. Cities have been continuously growing not only meeting the basic functions of human habitation, work and leisure but also being places for various economic and social activities. But Cities, the victims of climate change, have grown only considering human needs and convenience rather than predicting their physical and ecological systems(Albedo effects, urban microclimate, resources and energy of the circulatory system, etc). In other words, the cities offer the cause of the problems of climate change, and even worsen the extreme weather phenomena without coping with them. Therefore, it is urgent priorities to protect the climate, to prevent the causes of the extreme weather phenomena and to enhance the adaptive capacity for the worse weather events. This study is to derive the concept for adapting to these climate changes which can make cities escape from exposure to these climate change impacts and make themselves safer places to live. And it analyzes some European cities and present developing models to implement planning methods. In this study, the concept of the climate adaptive cities will be suggested to prepare the adaptation measures for urban planners, and climate change adaptation models will be presented by analyzing some preliminary cases.
The emergy concept was used to valuate the contributions of a tidal flat ecosystem included in the fourth stage reclamation plan for the Youngsan River area to the Korean economy. Emergy contributions of the ecosystem were compared with those of economic valuations performed on the same ecosystem. The tidal flat ecosystem contributed 3.55 million EmW/ha annually. This, however, cannot be compared directly with those of the economic valuations because both methodologies approach the valuation of ecosystems in different perspectives. The emergy methodology is a donor-based valuation in which what goes into making a product or service is measured, while the economic valuation is a receiver-based approach in which human receivers determine the value of an ecosystem product or service. An emergy valuation was conducted for the three ecosystem functions included in the economic valuations to compare the results of both methodologies on the same basis. Fishery production and pollutants removal contributed 9.86 million EmW/ha/yr and 0.88 million EmW/ha/yr, respective1y. The conservation value of the tidal flat ecosystem was 3.55 million EmW/ha/yr. Overall, the emergy valuation that try to include works of both human and nature on the same basis resulted in higher economic contribution of the tidal flat ecosystem than that calculated by the economic methodologies in which only human works are measured based on the willingness-to-pay of people. This study showed that the emergy concept could provide an alternative tool for policy decision-making regarding utilization and conservation of ecosystems by approaching the ecosystem valuation from a different perspective than that of economic methodologies.
In its Declaration of Principles, the United Nations Conference on Environment and Development recommends that, "to achieve sustainable development and a higher quality of life for all people, states should reduce and eliminate unsustainable patterns of production and consumption...." This notion of sustainability lies at the core of many "commons" problems, where the central issue is to enable "individuals to sustain long-term, productive use of natural resource systems". In other worlds, a common definition of "sustainability" captures the idea of aligning human consumption with the capacity of ecological systems to supply, over a long period of time, such natural resources as air, soil, or water on which production depends. The concept of sustainability raises all sorts of political, social, and economic questions about the distribution of environmental protection. For sustainable community development to be addressed, these questions must be raised. In order to convince different citizenry of the necessity of sustainability, these questions must also be answered. This is where questions of equity, justice, and fairness arise. Sustainability and equity require that we deal with nature as an undivided whole, with no part being unsustainable. Sustainability and social policy also requires that we deal with the human population as an undivided whole. We simply cannot move people around the planet to either perpetuate past practices of earth exploitation or to implement sustainable planning. Everyone must work with the people inhabiting sensitive ecological areas, especially areas of regeneration. In the sustainable global community, we are as strong as our weakest link, or our most toxic community. This is the undeniable driving force for the infusion of equity into the sustainable development debate.
The classification of biotope type in major Korean cities was made based on the land use concept rather than the ecological concept of the land as the habitat of biological communities. Therefore, biotope type need to be reclassified according to ecological concerns and regional characteristics. This study attempts to clearly define various critical concepts regarding the classification of biotope type, such as classification hierarchy, classification criteria, classification factor, classification indicator, classification key, and classification standard. Furthermore, it also attempts to suggest the ways to improve the classification system of biotope type by sampling the cases of major Korean cities. The classification system of biotope type is required to have a coherent system that provides basic guidelines, standards and hierarchy with regard to biotic, abiotic and anthropotic factors, as well as classification indicators and classification keys.

In conceptual ecology, a concept does not exist independently but occupies an ecological niche in ecological environment. Among many biological concepts, genetic concepts are connected to several units including the genetics unit, and within the genetics unit the concepts of sub-areas are highly dependent on one another. For this reason, we analyzed conceptual diversity and conceptual proximity of genetic concepts through the ecological niche approach. For this purpose, we surveyed 995 9th graders. The areas covered in the survey were four genetic concepts: gene, chromosome, mitosis, and meiosis. The questionnaire presented biological concepts or terms related to each area, and the respondent marked the relevance between the presented biological concepts or terms and each area on a scale of 1~30 points. With 9th grade students, we analyzed the change of genetic concepts through class by the ecological niche approach. Through class, the total number of concepts increased in all of the areas, and the increase was smallest in the area of meiosis followed by mitosis, chromosome and gene. Relative density decreased with increases in the number of concepts. The conceptual diversity index also increased through class in all of the areas, and the increase was smallest in the area of meiosis followed by mitosis, chromosome and gene. In addition, difference in the relative density of concepts was reduced after class, and difference in the score of relevance was also reduced and consequently similarity among concepts increased. From these results were drawn conclusions as follows: First, through class, the conceptual diversity of genetic concepts increased. Second, through class, the conceptual proximity of genetic concepts increased.
This study has been conducted focusing on the analysis of the turn-key proposal for Gimpo-Han River New City. The study expected that it would come up with design trends and introduction properties of each plan for the eco-friendly development of an apartment house. The concept of environment-friendly design was thought in four parts: 'Land use and transportation,' 'Ecological environment', 'Energy resource and environmental impact' and analysis factors of each part were chosen by specific items from the prospective researches and guidelines that already given on the projects. In conclusion, a proper development of the environmental-friendly apartment house will not be achieved unless the designers try to overcome their prejudice against eco-friendly planning elements applications. Along with the designers' attempt, it is also necessary to review the evaluation articles of the certification system for the existing environmental-friendly structures as well as to compensate and establish detailed evaluation standards. As the problems are being worked on, an integrated, effective evaluation standard for the eco-friendly planning elements will be determined. This way, an environmental-friendly residential development with a better quality will be eventually realized.
Since 2004, community childcare centers are legislated and the centers are running as the concept of community-oriented child welfare services. Recently child welfare paradigm are changed from simple "study room" for protection to the future capabilities of the "social welfare". For children who grow in their community, it must request to new construction with ecological system.
The concept of architectural sustainability is gradually being highlighted in several ills and consciousness of crisis of modern architecture. However, many of us tend to realize its sustainability focusing on ecological sustainability in many ways. Such perspective is considerably technical and extensive. Therefore, I paid attention to Herman Hertzberger's architecture to find out how to consider spatial aspects, when interior architecture designers engage in design process. This study aims to analyze architectural progress for social communication of Herman Hertzberger's project, breaking from the existing research to only limit him to one of structuralism architects. In particular, it was found that in relation to social sustainability, universal/social design, cultural design and green/ecological design have been progressed in their forms through communicational perspectives of social architecture which he's insisted since the structuralism era. Recently, majority of issues about sustainability are restricted to economical aspects. Accordingly, further study is needed to consider his architecture from social aspects. As his architecture is concentrating on coexistence from a social perspective for communication, not on modern spatial discourse, his architectural works need to be analyzed consistently as realistic measurements.
