The Changes of Housing Characteristics Occupied by Two or More Households from 1995-2005 in Korea

  • This paper examines the changes in housing characteristics occupied by two or more households from 1995-2005, as a replicated follow-up study done by the previous decade of 1985-1995. The data analyzed were based on the Population and Housing Census in 1995, 2000, and 2005 by the Korean National Statistical Office. Results showed decreasing trends in the percentages of housing units occupied by multi-households and of households sharing a housing unit, while the average number of households for a shared housing unit was increasing. Detached dwellings in dongs (neighborhood) including ordinarily single-family detached ones, mainly multi-family houses, were the most often shared with other households even in the trend of the decreasing number of the detached housing. Further research is suggested to focus on housing circumstances of households sharing a detached dwelling in Dongs by the type of detached dwellings.

A Study on the Measurement of Airtightness Performance of Detached Houses in Chung-cheong area (충청지역 단독주택의 기밀성능 실측 연구)

  • The purpose of this study is to investigate an airtightness of typical Korean detached houses with field measurements. Air leakage testings by means of blower door test in accordance with ASTM E79-8 were measured in 22 detached dwellings in Daejeon and Geumsan. The results showed that detached dwellings have an average airtightness with ACH50/20 (air chang per hour at a pressure difference of 50 Pa between inside outside) of 0.82 $hr^{-1}$ which is a higher range than for typical apartments and leakage class G by normalized leakage area of ASHRAE.

  • The purpose of this study is to examine the trasfiguration of the inner-courtyard (MADANG) at the single-detached urban dwellings in Taegu using the documentary research and survey method. The data was analyzed by the frequency, percentage, and x2-test. The major finding of this study was that the conventional meaning of the inner-courtyard existed in the designation and necessity, facilites, and needs in the future of the open space at the single-detached urban dwellings. Although people who were in their 30s favored the western style of house and garden, people who were in their 50s favored the traditional style of inner-courtyard. Finally, the concept of inner-courtyard at a single-detached urban dwelling is gradually changing to that f westren garden.

  • The purpose of this study is to analyze the Apprehension inclination and Behavioral Patterns in Single Detached Urban Dwellings. For this purpose, a survey was conducted by 200 housewives who live in Daegu. The data were analyzed by using frequencies, percentage, mean, factor analysis, $x^2$ -test. The results of this study are as follows: 1. An-Bang of the Single Detached Urban Dwellings has been still shown traditional Apprehension inclination. 2. 5 types of Behavioral patterns in An-Bang are identified. 5 types of Behavioral patterns are related with Seating style. 3. Apprehension inclination in An-Bang are identified. 5 types of Behavioral Patterns and Seating style.

Research on the Characteristics of Garden Design and Dwellers' Understanding of Garden Maintenance in Single Detached Urban Dwellings (도시 단독주택 정원의 공간적 특징과 유지.관리에서 보이는 거주자의 정원 인식에 관한 연구)

  • There is little research on the exterior spaces or gardens of single detached urban dwellings in Korea because apartments are the general housing type of most inhabitants. However there is an increasing demand for idyllic houses in the urban fringe and for environmentally friendly dwellings or healthy houses that is represented in urban residents gardening activities. The purpose of this research is to analyze residents' preferences and problems in gardening and management of single detached urban dwellings, and to evaluate the possibility of gardens as biotopes. It also addresses the issue of providing public amenities in the urban landscape. One hundred thirty-six dwellings were selected in residential areas of the city of Gwangju. The layout and plant composition, residents' evaluation and understanding of their own gardens, and maintenance and management were investigated. The results indicated that residents associate gardening with mental health and recognized a lack of space as one environmental restriction. Watering was seen as a primary difficulty for maintaining gardens. This research suggests that providing space for gardening could be a tool for participatory community making. When considering the important aspects of gardening, residents responded that gardens offer naturalness, scenic beauty, and practicality and also felt that gardens provide a buffer from environmental pollution and relief from mental duress. Results from the factor analysis using 15 semantic differential variables showed that 'spatial openness', 'natural variety' and 'familiarity' were representative factors. Although a garden is mainly considered as a space for the appreciation of nature with plant material, our results suggest that meaning and environmental symbolism are important elements.

A Comparison of Urban Detached Houses in Seoul's New Housing Quarters in the Early 1960s (1960년대 초 서울 신흥 주거지의 단독주택 세 유형 비교)

  • This study explores the typology of the urban detached houses in the new housing quarters that were created in the process of Seoul's urbanization in the aftermath of the Korean War. It analyzes and compares the urban tissue and space allocation set when the new urban residential areas were organized according to different methods of production. Based on the comparative analysis of housing built in the same time of 1960s, this study aims to deduce why a specific urban detached housing type was selected as an influential housing prototype and how this spread in later generations. Case study sites selected for this study include: the new Urban Hanok towns of Yongdu-dong, filled with mass Urban Hanoks built by housing developers; the single-family detached housing district of Myunmok-dong, filled with individual dwellings built by private builders; and the housing complex of detached houses in Suyu-dong, developed by government-sponsorship during the early 1960s. Each case examines the following: first, the difference in housing typology allocation according to urban tissue; second, the difference in spatial composition and arrangement within plots. As a result, it was found that differences in typology occur depending on which of the social, cultural, economic and technical factors was preferentially considered in forming urban tissue and allocating buildings in each residential area.

  • Global demand for dwelling energy and implications of changing climatic conditions on buildings confront the built environment to build sustainable dwellings. This study investigates the variability of future climatic conditions on newly built detached dwellings in the UK. Series of energy modelling and simulations are performed on ten detached houses to evaluate and predict the impact of varying future climatic patterns on five building performance indicators. The study identifies and quantifies a consistent declining trend of building performance which is in consonance with current scientific knowledge of annual temperature change prediction in relations to long term climatic variation. The average percentage decrease for the annual energy consumption was predicted to be 2.80, 6.60 and 10.56 for 2020s, 2050s and 2080s time lines respectively. A similar declining trend in the case of annual natural gas consumption was 4.24, 9.98 and 16.1, and that for building emission rate and heating demand were 2.27, 5.49 and 8.72 and 7.82, 18.43 and 29.46 respectively. The study further analyse future heating and cooling demands of the three warmest months of the year and ascertain future variance in relative humidity and indoor temperature which might necessitate the use of room cooling systems to provide thermal comfort.

A Study on the Application of Detached House Smart Home Service for One-person Households (1인 가구를 위한 단독주택의 스마트홈서비스 적용 방안 연구)

  • The number of one-person households in the modern society continues to increase, and is expected to increase steadily. In addition, one-person households had the largest number of detached house dwellings, while one-person households had the advantage of free living and free time. However, one-person households have concerns such as loneliness, health problems, safety, risk, and meal solutions, while detached house have problems such as living problems, maintenance, management, safety and risk, and lead to future concerns. This study was conducted in the following ways to improve the concerns of one-person households and the problems of detached house by applying smart home service to detached house. It was integrated through the investigation of concerns and grievances of one-person households and the case of preceding research on the problems of detached house. The latest technology trends of smart home services and the technologies currently developed and marketed were identified through prior research cases and literature surveys. Based on this, the smart home service list and application measures were derived to compensate for the concerns of one-person households and problems of detached house in applying them to smart home services.

  • Since the apartment was built in 1961, the amount of its supply has been increased greatly, especially from the late 70's. The ratio of apartment housing to detached housing was already over 65% in 2000, and now the apartment becomes the most general type in domestic dwellings. But from 90's, the residents of apartment housing have been dissatisfied with the indoor noises and have issued civic petitions. Some national assemblymen front new towns where a high rise apartment is common are interested in This problem, and promise that they try to solve it. The government has also enacted the related regulations. This paper presents the present state and action plans of indoor noise in dwellings. Details on these will be demonstrated at the presentation.

Floor Plan Analysis of Detached Houses for the Low-income Households

  • Energy poverty has been defined as low-income households who paid energy cost more than 10% of their ordinary income. Therefore, there are various subsidy programs focused on house remodeling for low-income households and one of them is the Home Energy Efficiency Assistance Program which have done by Korea Energy Foundation since 2007. The aim of the program is to improve the thermal performance of dilapidated dwellings and analyzed the detached house for the low-income households to develop the building typology. The database contained approximately 3,061 households which was obtained from the program in 2013 and the results of the study were like this; 1) For the shape of residential houses, the number of rectangular shaped building was higher than non-rectangular shaped ones. 2) For the orientation of buildings, the south layout of the detached housing was dominant to gain heating energy into buildings. 3) For the floor area, the average floor area was $44.2m^2$, although its size varied wide variations, which range from $6.3m^2$ to $107.1m^2$. 4) For the windows and doors, the south-facing window was larger than the other side. Finally it would be possible to determine the characteristics of residential houses for low-income families. A future study could establish typology of low-income housing that it would estimate the performance of each model building before and after the retrofit to improve the energy performance.
