As a model house has attempted a role change from a conceptual perspective as a housing cultural center starting from the 90ties, it began to direct the change into a high end building. In particular, large construction companies have recently invested on an unimagined scale, unlike in the past, in building a model house and pursued the construction of new attractions of cities as well as the upgrade of a brand image by hiring and implementing the designs of celebrity architects or designers. In addition, they have been in pursuit of a change by enhancing the satisfaction and pride of residents by offering spaces and programs for various cultural arts for apartment residents or potential customers and having them participate in those programs. This study aims to expound on the possibility of the utilization of a housing cultural center as a local complex community center by analyzing the spatial organization and the operational program of a housing cultural center appearing since the 90ties. With this aim, the study analyzed the cases of a complex community center and the program and the operational method of a housing cultural center within the case study in order to propose the possibilities for the utilization of a local complex community center. The elevation of the cultural and economic level of citizens and a rapid social change are shown as various demands for welfare, and the subsequent social physical change has led to the expansion of a space as a complex community. A housing cultural center is also directed to grow as a complex community center from the perspective of diverse demands and participations of consumers, and prepares a field for a broad spectrum of communications from the perspective of housing and cities.

The public facilities are essential of resident life, the public facilities affect quality of life. The purpose of this study is to analyze the present condition of social welfare service and local cultural welfare program of public facilities complex in Seoul. In this study, www.oklifr.go.kr is used for data. The results of his study are showed as followings: First, most of the public facilities' program are composed of educational program and program for middle-age. Second, mos of the program for infant and elderly age are composed of welfare program and most of the program for teenager, young people and middle age are composed of educational program.
This study aimed to provide data for planning of a small-sized complex-cultural facility for not only artists but also the common. The main interest of the study was to make them understand spirit related to the culture to each other. The data was collected from 100 artists in various art fields and 100 the common by a questionnaire and a visiting survey. This study aims to find the determining factors for apartment rental prices by using Stepwise Multiple Regression Analysis. In the process, differences among the groups and multicollinearity and correlation between the variables are examined using analysis of variance(ANOVA), correlation analysis and factor analysis. The comprehensive analysis of reliability of the variable and comprehensivization ensure objectivity. For this analysis, the characteristics of the determining factors for apartment rental prices by sub-regions in Seoul are as follows : First, the housing supply rate appears center of the central and the southwest region is influenced by the cultural and ecological environment, convenience, the size of the complex and reputation of the developer. Second, the northeast region is generally influenced by the regional economy, housing size, the density of the complex, well-known construction companies and relevant variables of individual housing and the density of the complex, physical and social environment, reputation of the developer, local economy and housing size. This study explores the typology of the urban detached houses in the new housing quarters that were created in the process of Seoul's urbanization in the aftermath of the Korean War. It analyzes and compares the urban tissue and space allocation set when the new urban residential areas were organized according to different methods of production. Based on the comparative analysis of housing built in the same time of 1960s, this study aims to deduce why a specific urban detached housing type was selected as an influential housing prototype and how this spread in later generations. Case study sites selected for this study include: the new Urban Hanok towns of Yongdu-dong, filled with mass Urban Hanoks built by housing developers; the single-family detached housing district of Myunmok-dong, filled with individual dwellings built by private builders; and the housing complex of detached houses in Suyu-dong, developed by government-sponsorship during the early 1960s. Each case examines the following: first, the difference in housing typology allocation according to urban tissue; second, the difference in spatial composition and arrangement within plots. As a result, it was found that differences in typology occur depending on which of the social, cultural, economic and technical factors was preferentially considered in forming urban tissue and allocating buildings in each residential area.
The purpose of the research is to track the morphological transformation of apartment complex sites in Busan, especially focusing on building arrangement on apartment complex sites. Though there have been numerous studies regarding apartment housing, only few studies have been performed about the building arrangement. The arrangement has been poorly treated and not well disclosed as compared with other apartment-based research such as form of residential towers, floor plan, etc. The building arrangement is one of the most critical decisions at the early design stage and is affected by numerous social aspects such as building/zoning code, market demand, cultural preference, etc. Thus, the transformation of the arrangement may provide the hint for the change of socio-cultural demands of apartment housing. The research has been done on the existing 269 apartment complexes which have been built through 2016 in Busan. There are three categories set for analysis: relationship between buildings, relation between road and buildings, and the building arrangement along site perimeter. The result shows that significant change has occurred since 2000s; the arrangement has become diverse from three types to seven types. The early model of parallel or lattice types have been dominant until 2000, but the skewed one replaced the parallel or lattice types in Period V and Period VI, which is from 2001 through 2016.
This study investigated the elements of soundscape in and around the traditional Korean style housing complex and the standardized Korean style housing complex popularized as farm village by Traditional Korean style housing assistance policy located in the rural area of Jeollanam-do. The purpose of this study is to understand the phenomenon and characteristic differences of the sound environments in various observation points in order to utilize them as the important elements of sound scape to consider for standardized Korean style housing complex development in the future. As a result, the traditional housing in rural area led more positive evaluation of nature sounds than standardized, newly developed Korean style housing complex. In the list of noises in each residential development type, traffic sounds and construction noise were majorly ranked. However, nature sounds had high rate of response in the sounds of introduction request. Additionally, the sounds generated by human activities such as whispering and footsteps were also in the wish list. This may suggests that soundscape design needs to approach in cultural level of a society rather than simple investigation and treatment of individual sounds of natural and artificial.
The idea that a school could take a role of educating each community personnel as well as students and the school building could be a center in a community is discussed in this paper. Also, as rental housings being included in the community and placed near school buildings, school facilities can be shared and cover the shortage of social welfare facilities. Thus urban social facilities including schools, social and cultural facilities, and rental housings should be planned as a bundled scheme. The objective of this Paper is to find the suitability of building a complex of school, gymnasium, cultural facilities, welfare facilities in school sites, and building rental housing in public building sites, such as cultural facilities and welfare facilities, gymnasium sites in the City of Pyeong Teak. It is found that this assumption can be proved when building a public school of 6 to 7 story or a rental apartment with a floor area ratio of 150% - 200%.
This study was intended to suggest the design guidelines of digital home on the basis of digital-related human behavior. In order to achieve this, what and how often internet was used in the home, how living pattern and space usage was changing according to digitalization were examined and lastly, the design guidelines of digital home based on these findings were suggested. The subjects were 400 housewives who lived In 85m'-sized housing unit of the new apartment complex in Busan. They were average age of 38 and their eldest children were in the stage of elementary schooling or preschooling. Many of them had relatively high educational level and middle income level. The results of the study were as follows; 1) The respondents used internet more frequently for information searching, children's education, and Internet shopping. Therefore, it would be desirable to divide zoning of housing unit into space for routine activities, space for working, and for cultural activities. 2) Digitalization changed human living pattern like follows; it reduced time of shopping, information searching, banking, and going out. Also, it increased time of spending alone, watching movie, and playing game. Therefore, digital home should be designed to facilitate social Interaction between family members, cultural and recreational activities, and indoor or outdoor exercise within each housing unit or in apartment complex.
